***First: This hotel has new owners as of July 2025. They're already making renovations to the rooms and the lobby/ breakfast area. My review is from a stay in January 2025. *^* The Mainstay Inn is a small independently owned hotel in the heart of Phoenixville's commercial corridor - picture an area with great restaurants, breweries, shops, and the legendary Colonial Theater. That is its most valuable draw, as there are no other hotels around - the closest is 2 miles away. I reserved a room, as a local, because the colonial had an all day movie festival that ended at 10:30 PM. Oh, and it was snowing. I parked in the adjacent city owned lot. The hotel has a small number of spots behind the building and they fill up. The room was very clean , though dated. Actual room keys! Patterned bedspread! It was small, as in no chair or desk or whatever. My room faced the parking lot. I was impressed that it was quiet. I felt safe and comfy. The next morning I had muffins & fruit & tea from their breakfast bar before checking out. Staff were professional and friendly. It's a comfy, quiet small hotel in an unbeatable location. Thru are probably already sold out for Blobfest next year - it's that perfect. If you're looking for expansive space and luxury amenities, it may not be for you. I have seen photos of what the new owners are doing and it looks great. read more

The Mainstay Inn was the perfect location for our stay just a 2-3 minute walk to great bars and restaurants. The rooms were very clean and appeared to be newly remodeled. you're given a set of keys to your door, which I think was super cute nowadays people go out of their way to experience retro style things. So an inn with keys to the room was super fun to me! The staff were extremely welcoming and helpful throughout our visit. We stayed for a girls' weekend, and it was the perfect amount of space to get ready and relax before heading out to explore. The inn is owned by a friendly couple who truly made us feel at home. I've stayed at the Mainstay several times over the years; they're under new management as of this past summer and the difference is noticeable right when you walk in. The new owners have been working on updating the look of the place, and the coffee area you see when you first step inside has been revamped. Very nice-looking, with lots of options. The staff, including the owner, her daughter, and the guy they had on in the morning when I checked out, were all extremely friendly. They knew most of their guests this past weekend were there for the Exhumed Films 24-Hour Horror-thon, and set out snacks in a big bowl for us. I don't mind that Phoenixville only has one place to stay overnight--it's a good one and I always look forward to getting a room there. read more

This was my first time staying at the mainstay as my son just moved to the area. I was told there is new ownership as of the summer of 2025. Lovely updated hotel in the Heart of Phoenixville with awesome shops and restaurants will definitely be returning. Staff was accommodating and the best part, very very clean, great shower pressure and extremely comfortable beds. These are my hard stops. Thank you Mainstay staff ....see you again soon! Great location, bad experience. The first room they gave us was not clean and had a bloody towel on the bed. When we came back after a night out, the door to our room was wide open. Apparently they had given a key to our room to another guest. Just imagine if you were sleeping and at 2am some stranger with a key to your room walks in. Completely unacceptable. My husband and I stayed at the Mainstay Inn this past weekend- We were in the area for a work holiday party that was right around the corner. We called from the car on our way to ask about parking and the front desk was super helpful and so nice. The room we stayed in was extremely clean and perfect for what we needed. Christina, the owner, was exceptionally nice and very accommodating-you can tell she cares a lot about her property and her guests. The bed was the most comfortable hotel bed I've ever slept in! I loved that they lock the doors after a certain time at night, and you have to enter with a passcode-which made me feel very safe. The room was decorated very modern, which I loved-and I could not get over how clean everything was. There was no carpet in the room (which was one of my favorite things because who wants to walk on dirty carpet). They had very nice and clean wooden floors. Everything was just perfect. I wish we stayed more than one night- We will definitely be back!! read more

Parking is tough and we has to ask the front desk to TP and the second TV remote. Otherwise it's clean and comfortable. The star is really the town of Phoenixville. read more

We were a group of 9 Bike riders who booked 5 rooms at the Mainstay Inn. The hotel is located on Bridge Street one block off the Schuylkill River bike trail. The staff could not have been more helpful in making this a pleasant experience and stay in Phoenixville. Big thanks to Jennifer and Natasha for helping to store our suit case bags for our arrival and for helping to safely store our bikes overnight. Complimentary breakfast is enough to get you out the door for the day. Rooms were clean and comfortable. If you visit Phoenixville I would definitely recommend this hotel for its location and service. read more

The room was a neat and clean room. The tv worked fine and the lighting and heat were functional and appropriate. The bathroom and vanity area served its purpose. It's a decent place to stay if you're simply looking for a reasonably priced place to serve the purpose of sleeping, bathing and storing some luggage bags and not seeking anything luxurious and equally not suspicious. The staff is pleasant also, however, they messed up the day of our reservation. They did rectify the day but we learned that it was not noted that two adults would be in the room. The reservation was innacurtaely made for one, so room service made up the room for one person regarding towels and wash cloths and we had to ask for an additional set. The parking situation is also frustrating. They have a lot in front of the premises that is not theirs and you have to pay at. The lot is so cramped and you can barely open your car door. Thats not their fault but it is annoying and something to consider before trying to park in there. They have 8 spaces behind the building that you can use with a parking pass that they give you but they were unavailable to us the whole time we were there, so if more than 8 guest they have booked, that's a bust. There is also a lot one block away that they share with the Iron Hill restaurant and the pass can also be used there, but on a Saturday that too is also full from the restaurants customers and there is no designated area for Main Stay customers. We ended up paying for parking in a lot that was about 3 blocks away and it was very cold and windy so it really sucked to lug our belongings in the cold. When they emphasize there is no guaranteed parking on their confirmation email- believe it. I will say the restaurant beneath the hotel, il Granio is excellent, so that was nice also and something to consider. read more

OMG ..I don't know where to begin... We were staying here because we were at a wedding at the Baxter and didn't want the hassle of driving home. By the way Baxter very fun place. This place rivals any cheap place in NY as far as size and accomidations. The problem is you are not in NY, but Phoenixville. No blankets on the bed, only top sheets, Parking.... FORGET ABOUT IT! Dirty, dark rooms, 40 watt light bulbs and the few lamps that were there half of the bulbs were burnt out. The beds had no blankets. We had to ask 4 one. People at the front desk were nice but going in later that night three old guy's (looked like regulars there) were smoking and I am a smoker but still it seemed very low rent. I have been to all kinds of places however we were supposed to sleep over but this place had us packing our bags and saying night night Phoenixville! Take an extra 8 minutes and go down 422 and stay at the Valley Forge Raddison. read more

My posse stayed here, needing cheap accommodations for a video game convention we were attending. The other hotels closer to the expo center were double the price of this one, so we opted to drive an extra ten minutes and save $150 per weekend, per room. For a cheap hotel, this wasn't too bad. Sure, there was an awkward hole in the ceiling above the bathroom door, the towel situation was pretty dire, and trying to wedge a big ole pickup truck into the itty bitty parking lot was an exercise in frustration.. But it was safe, tolerably clean, and free of vermin. The beds were hit-or-miss. My room had comfy beds, but there were giant, sharp metal fasteners protruding from the bedframes at the exact height and angle to take a good chomp out of your ankle. My traveling companions across the hall had a very uncomfortable bed, but it lacked the element of danger that ours had. The walls were pretty thick. When I stood in the hallway, I heard Family Guy in surround sound, seeping through the door of the nerd-infested rooms around me, but there was nothing to be heard once in my room. The soundproof nature of the rooms make this hotel perfect for all sorts of.... activities. I'd give this place 3 stars if it were not for the Really Amazing Pizza Place that delivers. I forget their name. Alfredo's, perhaps? Anyway, their food is super cheap and extra-delicious and they brought it right up to our room. This hotel deserves an extra star based on the fact that I was able to obtain best stromboli I've ever had in my life while sitting in it. Will I stay here again? My mom was visiting for an extended time, 17 days, and I didn't have room at my apartment, so she stayed here. She was upstairs, and enjoyed her stay there. The room was definitely small, but it was recently remodelled,clean and had a tv/mini-fridge/micro in the room, so she was very happy. Had an issue with the original room, and the staff was attentive and remedied the issue straight away. You can't beat their weekly rate, and besides being a bit crowded, and possibly a bit loud on the weekend, it was a ghost town during the week. Also, in the heart of downtown Phoenixville, with plenty of eateries within walking distance. The staff was friendly, very helpful to my mom when she needed anything, and overall she really enjoyed her stay there. Would definitely recommend for someone looking for an extended stay. read more

I've stayed here several times over the past few years. If you are looking for a cheap place to stay so that you can go out in Phoenixville, and grab brunch the next morning, this does the trick. Rooms are sparse and definitely have the "family owned" feel. But I did not feel creeped out or anything. You get what you pay for and this place is cheap so it is a value for what it is. read more

It's a great place to leave your things to enjoy phoenixville, and to come back to after a long night. There was complimentary breakfast and the location was great. Staff was friendly. DON'T STAY IN ROOM 107 I was put in this hotel by my company because the Democratic Convention was in Philly that week and everything was sold out everywhere else. I was there for job training. I had no idea what I was getting myself into when I checked in to this hotel, all I could find online prior was parking was terrible in this town. I called ahead to see if i could check in to the hotel 30 minutes early as check in was at 2Pm and I needed to be at work training by 3. I was told that if i were to check in early at all there would be a charge.... ok fine i'll arrive by 2 and chance it. At check in I parked in the big lot next to the hotel because there was no street parking, it was a Saturday and street parking was only a 2 hour time limit Monday through Saturday from 8 AM-10PM The actual "lot" for the hotel was 6 spaces and are a first come first serve basis. 6 spaces for a hotel that has over 15 rooms.... I pay the meter which was something like .25 cents per 15 minutes or so. I walk in and ask what should I to do about parking they said you can park on the street (which doesn't allow extended parking) the hotel lot (6 spaces), the county lot next door(which is metered) or we have a lot "down the street.) That was all the guy at the front desk told me. I get my key which was an actual key to a old jiggly doorknob and the deadbolt didn't work, I later played with the doorknob and ended up jiggling the lock to unlock, totally not safe for you or your belongings. I walk in and get hit in the face with the overwhelming smell of dog-fabulous they allow pets and don't do squat about the smells. The room was hot and muggy- I ended up leaving the AC turned as far down as it would go to help with the smell my entire stay which was 3 nights. The room was tiny and god help you if you're a larger person. I quickly noticed there were holes (about the size of grapefruits) in the floor but the carpet kept you from falling through. I had to quickly leave and go to work. Upon my return that night at about 9PM, again no parking ANYWHERE not even in the county metered lot and I had no idea where the "other lot down the street was" because the front desk guy just told me it was a lot down the street next to a bank- so helpful- I call the front desk multiple times to no answer- I'm starting to get pissed- I google the hotel and find another number- they said I can park next to this latin food place as long as I had my parking pass- WHAT PARKING PASS? IT WAS NEVER GIVEN TO ME OR EXPLAINED I NEEDED ONE TO BEGIN WITH!!! I walked quickly through the droves of drunk and belligerent college kids back to the hotel -I asked if parking next to the latin place was OK because there were signs everywhere saying it was for their customers only- the guy at the front desk said i think it should be ok- not very reassuring but at that point I was dead tired and just wanted to go to sleep, got the pass and walked back and hoped my car would still be there when I woke up the next moring- which is was! yay there's 1 good thing so far. I'm walking back to my room and all I hear is this awful loud music and a drum set coming from somewhere... The hotel has a bar in the basement and guess where the band was set up... under my room.... they played their crappy cover songs until about 1230AM. It was literally like they were playing in the hallway it was soo loud, I turned the TV up, the AC was cranked and the bathroom fan was on to help drown out the sounds but to no avail. The fun didn't stop there- once the music stopped and the bar closed the loud drunks moved out to the back lot right next to my window....... I asked to move rooms and was told they didn't have any other rooms available....The sheets on the beds were soo stiff it was like trying to sleep in a shower curtain and there were these weird brown and black fuzzballs all over them..... and one small fleece blanket was available. The bed was uncomfortable the pillows where flat as can be and everything just smelled like dog. That next morning I asked the front desk woman if where I parked was ok- she told me NO I should be parking on the other side next to the bank and I was lucky I didn't get towed- seriously WTF. Sunday night was the same as Saturday with the music but I guess they closed earlier as it stopped around 11PM? I tried to use the microwave, the rotating plate was missing and the rotatory thing inside didn't even work- and it started smoking and acting weird when I tried to heat up my sub- super safe... The amount of miscommunication with staff and the decrepit state this place is in I would never recommend this hotel to anyone. I made my company aware to never give this place anymore money. This is a college town for drunks and hipsters- everyone else need not stay- disrespectful college brats puking and fighting all over the place and throwing trash on the ground. I'll be happy to never come back here-EVER read more

This is a no frills hotel in the heart of Phoenixville. My girls and I recently spent the night after enjoying the Cinco de Mayo bar crawl and Food Truck Festival. We weren't really sure what to expect but I can say that our room was super clean, not skeevy at all. And we felt completely safe. There was even a fridge/microwave in the room and the tv was a flat screen. The beds were hard but like I said, this is a no frills hotel. Totally doable for one night and the price is definitely right! No complaints! We'll stay again. read more

I recently stayed at this hotel for the food festival, they were undergoing renovations to the hotel rooms. The furniture is new dark wood, freshly painted walls, flat screen tv, new everything. The room was a bit small for a queen bed, but it worked well for us. I loved that we could walk everywhere and even do a little shopping. I would and will come back again. read more
