Service and convenience have gone significantly downhill since the management change. Residents are repeatedly inconvenienced by poor coordination: scheduled alarm replacement was canceled after residents waited all day; balconies were cleared for inspections that never happened or turned out to be unrelated maintenance; and maintenance notices require residents to rearrange their schedules, only for no one to show up. Key fobs now require in-person pickup during limited office hours, and residents are flooded with unnecessary messages while legitimate concerns such as smoke and theft remain unresolved. The parcel locker system is another joke. Residents have no alternative but to use it, yet are now charged $5/day after only 2 days--Even if your package is delivered at the end of the day, you've already lost one of those two days. If management requires this system, residents should not be paying for its problems. Even an occasional missed rent payment has become unnecessarily complicated. Instead of simply paying online with the applicable late fee, residents must get a cashier's check or money order and physically deliver it to the office. I honestly had to look up where to get a money order. It's 2026, yet this process feels straight out of the dinosaur era. Ironically, the one thing that remains quick and convenient is taking our payments online. They also used to send payment reminders before charging late fees. Now they skip the reminder and go straight to a late fee or 30-day notice, claiming they're "too busy"--yet there's plenty of time for mass texts about missing pets, kids, and other matters unrelated to most residents. Overall, it feels like the service is moving backward instead of forward--more outdated procedures, less convenience, and more of residents' time wasted. Their slogan is "Love Where You Live." But how are residents supposed to love where they live when management is providing 1990s-level service in 2026? And lastly, the communication is almost comical. The manager told my partner she was "waiting for my reply"--except I never received anything to reply to. Then I finally got a "new message" notification, opened it and... nothing. Just old emails. Apparently I'm expected to reply to invisible messages. read more

We toured this community in hopes of finding our next home. During our tour, we came across multiple large cockroaches and rat poop on the ledge of the apartment balcony. Many apartments still had old 1990's white kitchen appliances that were extremely yellowed and covered in rust. Such a shame because the community seems great but it's just not worth sacrificing health and sanitation. read more

I'm extremely disappointed with the level of customer service I've experienced at The Park and subsequently while attempting to escalate my concerns through Irvine Company. I have never been late paying my rent or failed to meet my rental obligation. In fact, I generally pay my rent ahead of the due date. Despite that history, my normal online payment privileges were suspended following an issue I encountered while attempting to make advance payments through the resident portal. I explained that I had experienced technical/usability issues with the mobile portal and that I had not received direct notification alerting me to the issue when it occurred. I asked management to take those circumstances--and the fact that I have never been late on rent--into consideration and provide a reasonable accommodation. Instead, my concerns were repeatedly dismissed. The Community Manager, Gloria Mendez, ultimately informed me in writing that her decision was "final" and that the matter would not be further escalated. That was particularly concerning to me. Regardless of whether a manager believes a policy has been correctly applied, a resident should be able to request review by a higher level of management when they believe the circumstances have not been adequately considered. I then spent considerable time attempting to reach Irvine Company customer service. When I finally received an escalation call from a representative who identified herself as Erin, the experience was even more disappointing. She declined to provide her last name, would not allow me to speak with her supervisor, and showed very little interest in helping me identify a workable solution. When I asked basic questions about the alternative electronic payment options being offered, including whether I could use my debit card, she could not provide an answer and made no apparent effort to obtain one. I also explained repeatedly that I am currently traveling for business, making a requirement to physically obtain and deliver certified funds extremely inconvenient. The electronic alternative presented to me involved paying a substantial convenience fee. Again, there seemed to be no meaningful effort to understand the circumstances or identify a reasonable solution. What bothers me most is that this was never an issue of me refusing or failing to pay my rent. I have never been late. I was asking for assistance resolving an account and portal issue so that I could continue paying my rent conveniently and on time. Policies are one thing. Customer service is how you treat a resident when an issue arises. I expected someone to listen to the circumstances, consider the technical difficulties I reported, review my actual payment history, and at minimum provide a meaningful avenue for escalation. Instead, I encountered rigidity, dismissive communication, and repeated resistance to allowing anyone else to review the situation. For a community and management company positioned at this level, I expected a substantially higher standard of professionalism, resident care, and problem resolution. I have now formally documented my concerns with Irvine Company and hope someone in senior leadership will take the time to review both the underlying issue and the manner in which I have been treated while trying to resolve it. read more

I absolutely love living here... I'm on my morning stroll right now with my baby and my dog, chatting with neighbors, and greeting everyone who is cleaning the area thinking to myself "what a dream"! The Park Apts are beautiful, no doubt. With the lovely greenery, the meticulous architecture, the gym, pools, and all the other amenities... our friends and family visit us and tell us it feels like a resort! All of the big moments in our lives have happened here. We moved here right before we got married, we had a baby when we were living here, we celebrated his first birthday here, and it is just so great to live in a place that offers club houses to rent out for hosting events like baby showers, birthday parties, engagement, parties, and any event really! Parking is easy for visitors, which is a huge plus, and the resident services team always takes care of our needs. Maintenance services and security have also come through for us whenever we needed them and for our family I truly believe this is the best place :) read more

The apartments are overpriced for their quality, and maintenance takes time -- but we don't have many other housing options in Irvine. However, I want to highlight two amazing ladies who truly make a difference at The Park leasing office -- Gloria and Francisca. They are always kind, patient, and professional. Every time I've had a problem, they've helped me with a smile and real care. Because of their positive attitude and support, living here feels much better. Irvine Company should truly appreciate employees like them -- without these two, The Park would be a much harder place to live. Early in the morning on a Saturday, I woke up to flooding in my bathroom due to a busted pipe. I called the emergency maintenance line, and a team member was immediately at my door to assess the situation and clean up the water. The next morning, a member from the leasing office called me, very apologetic about the incident, and discussed plans to make reparations. They offered assistance and worked out a plan that fit my schedule. Soon after, a team came to assess the repairs and was courteous throughout the entire process. The maintenance team was phenomenal! I appreciate Brian's coordination and his entire team's help in fixing the issue in under a week. Despite the accidental damage across all four floors, they were great at getting the repairs done quickly. They even used little blue booties to ensure my apartment stayed clean when entering and were very kind. They sectioned off the damaged areas and rugs to minimize disruption. I am incredibly grateful for living at an Irvine Company apartment over 5+years, knowing they have the ability and resources to manage such situations effectively and quickly. Have lived here for 15 years. They've always done an annual fire alarm inspection. All but two of the years, the company they contracted took care to use walkie-talkies and coordinate sounding the alarm in each individual unit as to not make the entire building uninhabitable for the whole day. They just did this in the spring (3 months ago). It appears now they are doing QUARTERLY inspections, and now with a company that just turns on the alarm for the whole building for the day. One pair of ear plugs are provided for each household. If it sounds like I'm exaggerating, I'm not. See the attached notice that literally says the alarm "will sound for hours on end" and "for up to 8 hours" - I felt like it was a joke at first. Going forward, it appears residents will have to forfeit 4 days of their quiet enjoyment of the premises, per year. See attached notice. As many other reviews have stated, I can confirm the property has gone downhill in terms of care, cleanliness, and customer service. It's sad to see. The generic replies to each review from someone in corporate are not necessary. I tried to call the Resident Services Office today and cannot get through to anyone. Calling the Vice President's office is the only real way to get things handled. read more

Air BnB issues are real here. Woke up prior to 6am once again due to another air bnb guest leaving. This is a residence that I have been complaining about for years regarding the constant noise generated at all hours by this apartment. New born children often frequent the hallways here, crying out loud in the hallways. The air bnb guest constantly change at this apartment. There was one case of an Airbnb guest almost coming to physical altercation after being asked to keep it down multiple times. Called the resident service office regarding this issue. I was asked what "nationality or race were the people?"I told the associate and with no hesitation was told by this associate, "yup those are your neighbors." Seems like a real quick response for not visually viewing the videos I have.The resident service office response.... "We can only do what's in our legal rights, air bnb's have been a real issue here." This has been an ongoing issue with the noisy disturbances and verbal altercations created by the numerous guests associated with this particular air bnb. I am disappointed with the continued failure of the resident service office's responsibility of holding up to their end of the community rules and resident's lease agreements. read more

I have lived here for 3 years, and there are so many good and bad aspects. The residents service staffs are so kind and they try to solve the issues regarding the apartment complex . Also the maintenance staffs are great! I am always happy with the results. They try to fix or replace the things as fast as possible. This apartment has 24 hours courtesy patrol, so I can call them for the issue anytime. I am so impressed that all the staffs are very kind,friendly and work hard , and these aspects maintain the apartment clean and comfortable!!!! But the bad things are all about the crazy neighbors. They play music so loud at the night time sometimes overnight! Base sounds makes my apartment floor shaking ... some of these kind of neighbors are rude, obnoxious, inconsiderate and dirty. So annoying!!!! Some people ruin the community's peace. I have so many good memories from this apartment complex! I would love to live here forever but sometimes think about leaving here because of the neighbors. If the rules about the smoking and noise are more strict, it might be better... or If the neighbors respect each other, then this apartment will be the best choice for everyone!!! read more

The final straw was move out. After being told multiple times that our account was settled, management blindsided us over a month later with nearly a grand in bogus charges. They nickel-and-dimed us for petty things after half a decade of paying rent on time. When we tried to resolve it, not a single person would meet with us face to face, rather they hid behind repetitive, dismissive emails instead. This place is a complete scam. Overpriced, poorly run, and managed by people who clearly don't care about their residents. Save yourself the headache and go literally anywhere else. read more
