2026 -- Management has hit a new low. It was never great, but previous teams were at least responsive. The current team is disorganized, inconsistent, and careless with resident safety. The car fob has been replaced with a large transparent sticker (approximately 5 × 1 inches, with bold silver and black text) that residents are required to place on the headlight. This is a questionable and unsafe instruction. Under California vehicle requirements, headlights must remain clearly visible, maintain their required white color, and cannot be altered in a way that affects their performance. Placing a sticker of this size over a headlight--especially one with reflective silver elements--can scatter light, create glare, reduce brightness, and distort the beam pattern. This can be interpreted as modifying the light's function and may put residents at risk of non-compliance. The previous interior tag option, used for years, has been removed, leaving no alternative but exterior placement. This effectively forces residents into a situation where they may risk violating vehicle regulations. Beyond practicality, adhesive applied to headlights can leave residue, damage the surface over time, and is not suitable for long-term use on lighting components. It also negatively affects the appearance of the vehicle, disrupting the clean design of the headlight. There is further concern about displaying a visible, scannable identifier on the exterior of the car. If a ticket is issued, it is ultimately the driver's responsibility, even if the sticker placement is required by property management. Repeated Management Issues *Alarm replacement was scheduled, residents waited all day, then it was canceled last minute. *Residents were asked to clear balconies for inspection, but staff only came to replace an AC filter. *Maintenance tasks are split across multiple days with poor coordination. *Key fob pickup is no longer delivered and requires in-person pickup during limited office hours that don't match working schedules. This reflects not just poor organization, but poor judgment from the management team. The "heated" pool is always cold, and the jacuzzis are all different temperatures -- none of them ever actually hot. I absolutely love living here... I'm on my morning stroll right now with my baby and my dog, chatting with neighbors, and greeting everyone who is cleaning the area thinking to myself "what a dream"! The Park Apts are beautiful, no doubt. With the lovely greenery, the meticulous architecture, the gym, pools, and all the other amenities... our friends and family visit us and tell us it feels like a resort! All of the big moments in our lives have happened here. We moved here right before we got married, we had a baby when we were living here, we celebrated his first birthday here, and it is just so great to live in a place that offers club houses to rent out for hosting events like baby showers, birthday parties, engagement, parties, and any event really! Parking is easy for visitors, which is a huge plus, and the resident services team always takes care of our needs. Maintenance services and security have also come through for us whenever we needed them and for our family I truly believe this is the best place :) read more

I've been living at The Park Apartments (Irvine Spectrum) managed by Irvine Company, and honestly, my overall experience with the company hasn't been great. The apartments are overpriced for their quality, and maintenance takes time -- but we don't have many other housing options in Irvine. However, I want to highlight two amazing ladies who truly make a difference at The Park leasing office -- Gloria and Francisca. They are always kind, patient, and professional. Every time I've had a problem, they've helped me with a smile and real care. Because of their positive attitude and support, living here feels much better. Irvine Company should truly appreciate employees like them -- without these two, The Park would be a much harder place to live. My sister and I are twins, and we usually handle everything together. When my sister rented a place in the Irvine Campus community, I never expected that someone like Matheus would make such a big difference in our lives. Living in the U.S. is already difficult, but people like Matheus truly make life easier. He helped me so much, he was kind, patient, and incredibly helpful -- completely different from the experience I had with others in the leasing office. I honestly feel that the leasing office made things much harder for me than they needed to be. When you take the rent and the deposit, you don't ask who is paying it. But when it came to something as simple as a garage transponder, suddenly I was told that I had to come in person with my ID. Even when I gave full authorization for my sister to pick it up, they still refused. I don't understand how this makes sense. I had just moved in for a week or ten days, and instead of support, I was put under stress, pressure, and unnecessary difficulty. I work from 6 a.m. to 6 p.m., and by the time I'm done, the office is already closed. They never tried to help or offer any solution. My experience with the leasing office was mentally exhausting, and honestly very disappointing. But through all of this, the only person who truly helped me was Matheus. He was respectful, understanding, and went out of his way to make things comfortable for me. He made a huge difference during a very stressful time. Good people like him show that not everyone is the same -- and I'm genuinely grateful for everything he did. If I could give a separate rating for Matheus, it would be 10 out of 5 stars. Early in the morning on a Saturday, I woke up to flooding in my bathroom due to a busted pipe. I called the emergency maintenance line, and a team member was immediately at my door to assess the situation and clean up the water. The next morning, a member from the leasing office called me, very apologetic about the incident, and discussed plans to make reparations. They offered assistance and worked out a plan that fit my schedule. Soon after, a team came to assess the repairs and was courteous throughout the entire process. The maintenance team was phenomenal! I appreciate Brian's coordination and his entire team's help in fixing the issue in under a week. Despite the accidental damage across all four floors, they were great at getting the repairs done quickly. They even used little blue booties to ensure my apartment stayed clean when entering and were very kind. They sectioned off the damaged areas and rugs to minimize disruption. I am incredibly grateful for living at an Irvine Company apartment over 5+years, knowing they have the ability and resources to manage such situations effectively and quickly. Have lived here for 15 years. They've always done an annual fire alarm inspection. All but two of the years, the company they contracted took care to use walkie-talkies and coordinate sounding the alarm in each individual unit as to not make the entire building uninhabitable for the whole day. They just did this in the spring (3 months ago). It appears now they are doing QUARTERLY inspections, and now with a company that just turns on the alarm for the whole building for the day. One pair of ear plugs are provided for each household. If it sounds like I'm exaggerating, I'm not. See the attached notice that literally says the alarm "will sound for hours on end" and "for up to 8 hours" - I felt like it was a joke at first. Going forward, it appears residents will have to forfeit 4 days of their quiet enjoyment of the premises, per year. See attached notice. As many other reviews have stated, I can confirm the property has gone downhill in terms of care, cleanliness, and customer service. It's sad to see. The generic replies to each review from someone in corporate are not necessary. I tried to call the Resident Services Office today and cannot get through to anyone. Calling the Vice President's office is the only real way to get things handled. read more

Air BnB issues are real here. Woke up prior to 6am once again due to another air bnb guest leaving. This is a residence that I have been complaining about for years regarding the constant noise generated at all hours by this apartment. New born children often frequent the hallways here, crying out loud in the hallways. The air bnb guest constantly change at this apartment. There was one case of an Airbnb guest almost coming to physical altercation after being asked to keep it down multiple times. Called the resident service office regarding this issue. I was asked what "nationality or race were the people?"I told the associate and with no hesitation was told by this associate, "yup those are your neighbors." Seems like a real quick response for not visually viewing the videos I have.The resident service office response.... "We can only do what's in our legal rights, air bnb's have been a real issue here." This has been an ongoing issue with the noisy disturbances and verbal altercations created by the numerous guests associated with this particular air bnb. I am disappointed with the continued failure of the resident service office's responsibility of holding up to their end of the community rules and resident's lease agreements. read more

This place is splendid!!! The first time I looked around I was blown away by how clean and beautiful it was.

I have lived here for 3 years, and there are so many good and bad aspects. The residents service staffs are so kind and they try to solve the issues regarding the apartment complex . Also the maintenance staffs are great! I am always happy with the results. They try to fix or replace the things as fast as possible. This apartment has 24 hours courtesy patrol, so I can call them for the issue anytime. I am so impressed that all the staffs are very kind,friendly and work hard , and these aspects maintain the apartment clean and comfortable!!!! But the bad things are all about the crazy neighbors. They play music so loud at the night time sometimes overnight! Base sounds makes my apartment floor shaking ... some of these kind of neighbors are rude, obnoxious, inconsiderate and dirty. So annoying!!!! Some people ruin the community's peace. I have so many good memories from this apartment complex! I would love to live here forever but sometimes think about leaving here because of the neighbors. If the rules about the smoking and noise are more strict, it might be better... or If the neighbors respect each other, then this apartment will be the best choice for everyone!!! read more

The grounds were poorly maintained, the noise was constant, and management ignored ongoing issues like cars racing and revving engines late at night on the internal street. The final straw was move out. After being told multiple times that our account was settled, management blindsided us over a month later with nearly a grand in bogus charges. They nickel-and-dimed us for petty things after half a decade of paying rent on time. When we tried to resolve it, not a single person would meet with us face to face, rather they hid behind repetitive, dismissive emails instead. This place is a complete scam. Overpriced, poorly run, and managed by people who clearly don't care about their residents. Save yourself the headache and go literally anywhere else. read more

They fixed the package problem but they raised our rent over the current market price. We scheduled an appointment for pre move out inspection but the team never came during our scheduled date and time. The move out email was super confusing first they told us we had within 10 days of move out to return the keys and then they told us we had to submit keys midnight of the move out date. If I could give this place zero stars- I would. I have been residing here since the opening of this complex. It used to be absolutely beautiful and the service here was good. Fast forward to now... my rent just went up $500. My rent has gone up without fail every single lease renewal. The Irvine Company is one of the GREEDIEST companies that I have EVER done business with. How so? I'll explain below: 1) the property has been completely abandoned with repairs and trash. YET MY PRICE GOES UP RELIGIOUSLY. 2) they don't treat their employees fairly. I constantly hear the employees complaining about their lack of pay and their poor treatment. The turnover here is EXTREMELY high. 3) the staff at the front office is no longer professional. They used to be so kind and helpful. Nowadays, I get hung up on and my calls go unreturned. 4) they raise my rent SKY HIGH every single lease renewal yet my apartment has nearly 20 year old carpet, my windows are all destroyed from the lack of maintenance and the vicinity of the freeway to my windows. My stove, fridge, washer, dryer, sinks, cheap laminate flooring are all in disrepair. They don't work. THERE ARE TONS OF RATS HERE. They eat through everything and the complex does not repair it------ THEY FIX EVERYTHING HERE HAPHAZARDLY. It breaks immediately after their "repairs" and I constantly have to wait for repairs for an average of a week and IT NEVER GETS REPAIRED PROPERLY because EVERYTHING is OLD and needs to be thrown in the trash!!!! They will NOT replace any of their junky appliances with new ones because of GREED. 5) I will have to continue this review on another page because I have so much more to add. Poor Customer service, they are taking care of outdoor area with full renovation, once you ask any maintenance inside your apartment, they always ignore by multiple excuse, they just looking to get more profit without giving the right service for resident, the new manager she is totally not friendly you can't speak with her, all the staff they never smile as we know they are employees but all of them treat you like an enemy. we feel sad that the hair management they never been aware for what's going on, kids' area always dirt even they have same staff more than 10 years no news. read more

It's been many years since I wrote a review and I have lived here for longer than 10 years and many of my family members have too . I'm so sad to have to say that this once well-maintained and sought after property,the park has been in a decline for the last two years now, but it is at its all-time low worse than ever. For the last two weeks we have been complaining about the bathrooms by the main pool being closed everyday at 5 PM giving nobody anywhere to go to the bathroom except for walking further to the gym . they said they would fix this issue. They have not there's never any soap in the bathrooms. This place is dirty needs to be cleaned cobwebs everywhere, it's very obvious they are neglecting the Logan side never cleaning common areas and having dirty elevators. they have let it go and the worst part is they keep raising the rent I pay over 3300 for a one bedroom in the same unit I started at 1950 just years ago the increases are not matching the quality of living or what they should be providing many other communities you have amenities and that's what you are paying for when you sign a lease it is included in our rent. The amenities is why people come here and they have minimized our amenities to close at 5 PM due to the amount of vandalism and theft . you no longer can rent the clubhouse with a deposit. You have to pay over 100 an hour but all club houses are supposed to be open to all residents but they now close at 5 PM and now they no longer provide pool sticks or pool tables. This complex is full of bad children with no parental control who are running around destroying everything in their wake.The oversight and management is the worst management they have had in years you complain they do nothing they don't take care of the properties they don't do anything about the issues they just keep gaslighting and placating you . Also, there are safety issues here with maintenance coming in the units without permission to enter.constant inspections for fire alarms and made up things to spy on residents . I am very sad and disappointed in the irvine company ! to have to write this review breaks my heart as Iv always loved this community. but it is definitely time for me to move and the rest of the people I know here many residents are complaining daily And well over 15 of us are planning to move elsewhere unless something changes fast. Many residents are feeling left out in the cold after being hooked with their promises only to realize that they have been reeled into a trashy overpriced complex .
