I asked Ultimate Termite Control to do an inspection and estimate for an area I could see had termites on my backyard patio. The 2 men that showed up supposedly did a full house inspection (including attic, garage, and all outside surfaces). They found a couple of fascia boards and patio slats that needed treatment. They admitted they did not find anything else in attic or garage. They did leave several large black marks on my hallway walls where they climbed into the attic that I had to scrub and repaint after they left. Imagine my surprise when they said it would cost $1800 to repair the few boards and to spray the entire attic (to prevent termites in the future?!). When I asked if I could just get the outside boards repaired, they said no they couldn't do that. If you want someone to sell you a bunch of unneeded work, these are your guys. Otherwise I found 2 other honest companies to do the work that was required for substantially less. I raised this to 2 stars (originally 1) because the owners called me after they saw my review and apologized for failing to meet my expectations. I still don't appreciate their business model that forces you to buy a package of things I didn't want, but I will give them some credit for calling to explain their situation. UTC's response to my review was very nice but inaccurate. I did contact them to inform of the damages to my hallway walls and got no response - like they didn't care. Again I got excellent service from another company without having to pay for a ridiculous service contract! The 2nd inspector that came for my estimate did absolutely nothing, in fact he didn't even help his partner get into my attic which probably could have prevented their damage to my walls. Too bad these people don't realize some people don't like their business model of selling unneeded services. I wish them well with their business model but it just isn't for me. read more

My experience: Thought I would be in good hands but was wrong after speaking to Ryan, owner. We set an inspection date, his crew (not Ryan as scheduled/expected) showed up over 45 min before their scheduled time and 2 men were too busy to do an estimate since we had another estimate being done. I called Ultimate office within 2 hours asking why staff walked off/showed up unannounced and was told Ryan was sick, in ER with possible Coronavirus (HAHAHA what a liar) and this was beginning of misdirection and outright fib. Have spoken to Nellie in office multiple time attempting to reschedule an estimate. To date, no one has called us back. Disappointment and regret. Recap: Schedule made / schedule not kept by Ultimate / no estimate given nor would staff come back at scheduled appt time as they are "too busy" / lied to by office staff when calling / staff begged not to give bad review / owner nor manager have return calls to discuss poor experience and fib told. Ryan must be hugely embarrassed & ashamed all around. Thank goodness I found out about the unprofessional / irresponsible / unresponsiveness of this mismanaged company and their obvious willingness to fib/flake out before we hired & trusted them with our home. Lousy business practices - shame on you Ultimate Termite. Frustrated as we try to support small businesses but not bad businesses. After an unfortunate termite discovery in our building a week ago, I started to freak out a bit. It was one problem after another and it wouldn't end. Last thing we needed was more bad news. I turned to Yelp and had scheduled several companies to come out and inspect the building. Manuel at UTC was very professional and informative when he provided me a report of his discoveries and even showed me pinpoint locations around the building. Because of their attention to detail and willingness to work with our HOA, I pushed for our Board to award UTC the contract. I found Ultimate Termite Control this past Friday through Angie's List. The owner Ryan called me right away to schedule an inspection appointment for today at 10am. The inspector did not show up at 10am and by 10:30am I called to see if they would be coming. Turns out Ryan forgot to write the 10am appointment into the schedule and no one was going to show up. His assistant Nelly jumped on the phone and assured me that they can get someone out to me today by 1pm. By 1:30pm, there was still no sign of the inspector and I called the office to have Nelly tell me that the inspector would call me to give me an ETA or she would call with an update. After waiting a while and not receiving a call, I called back and Nelly claimed he was 12 minutes away, that was 2:06pm. It's now past 2:30 and the inspector has not shown up. These are my go to guys when it comes to termites. They are very professional, courteous, thorough and go the extra mile for their customers. We had a difficult job, old house and a LARGE infestation of subterranean termites that was well established (before we bought the house it had been empty for several years and I don't think the previous owner had had the house treated in years). UTC came out on time, Emanuel (Eman) was super friendly and easy to talk to, he went and did all the work under the house and sprayed our raves as well, did a great job and left us with a smile on our faces. After several months I finally got my deposit back. Thank you to the Pest Control Board for helping me to get the the deposit. I spoke with the owner, Ryan Berry, and he said that he will now only take a 10% deposit and not a 50% deposit anymore. I still believe that a spot treatment is not the answer especially when the termites are capable of flying and hiding anywhere. I do not feel that three stars is accurate because Ultimate Termite Control did not try to remedy this issue until after the Yelp review was posted and not until after I filed with the board. I made several attempts to remedy this issue before posting a review and filing a complaint with the board. Three stars is for a company that did an average job. No work was done for a $1000 deposit. Ultimate Termite Control said that they will try to improve their processes and procedures. They did apologize for this ordeal and I appreciate that very much. Perhaps this will be their last negative review and they will earn the trust of their new clients from now on. read more

I want to start off by saying that this company is exceptional in every way shape and form, their customer service is superior to any other company that I have used in the past and I felt it was important to leave my review so other people can hopefully have the same experience that I've had I recently purchased a doublewide manufactured mobile home in a middle upper-class area of San Juan Capistrano, and part of the process during the sale of any home is to have a wood destroying organisms inspection report done to determine if there are any issues with the structure.. The previous owner had a contract with Terminix for approximately three years and they are the ones that performed the inspection before the close of escrow, I was informed that there were some minor infestations of termites and a little bit of wood repair that needed to be done due to dry rot and termite damage, The seller had the termite work done and the wood repaired and escrow closed. I felt pretty confident that everything was taken care of, but just for peace of mind I decided to have my own inspection done once I acquired the property, I decided to call ultimate termite control to come out and take a look because the inspection was free of charge, and to my surprise they uncovered three new infestations and one old infestation that was still active and had not been eliminated, needless to say I was shocked but since escrow had already closed there was not much I could do to try to get it taken care of for free . Ultimate termite control was understanding to my situation and let me tell you money was tight, so after speaking with the inspector for almost a hour after the inspection they were able to give me a price which was more than reasonable to take care of the termites once and for all. I decided to let them do the work and after seeing the effort and the thoroughness of their treatment I know I made the right choice, this company is not a huge company but I feel like they actually care and it was reflected in their work, they took their time and did the job right. I just bought my home in January and had it fumigated and within two months already noticed termites had reinvest of the property I called ultimate termite control and they came out immediately did a thorough inspection which took approximately two hours and identified a few other areas of termites as well I hired them to do the work and they spent their time being extremely efficient and assured me that all of the termites were taken care of... it's been two months since the treatment so I decided to leave this review because I feel 100% confident that their treatment was effective and not only that, but they gave me a two-year guarantee with the service so if I see any signs of anything that looks like it may be termites they will return for free, check these guys out they are worth the time and the money. They are not the cheapest but they definitely know what they are doing, and I would say that they are the best having owned a few properties and dealing with termites in my previous residence.. also reading the review before this one made me laugh because I had somebody tried to sell me a radar device style treatment but I am very aware of termites and how they return to the property and unless you have a residual then you have no protection it's very important to have a treatment with residual to keep the termites off of the house.. thank you again ultimate termite control you guys are the best read more

I noticed I had some termite damage on the exterior of my home so it was prudent for me get a professional whole home inspection to see how bad the infestation was. Received a recommendation from a friend for one company so I went on Yelp to check out their reviews and clicked on "request a quote". Yelp gave me the option to contact others so I chose 5 more who all had good yelp reviews. Always a good idea to get at least three inspections/quotes. I wound up getting four total. (All companies contacted responded quickly and tried their best to make arrangements). I'm always leary of having someone who has a vested interest in finding issues that they can naturally fix (for a price) to do the inspection. Only one of the four told me I had to tent the house but they also failed to inform me that because I had a zero lot line, I needed to get the neighbors approval plus I needed to get the HOA to trim all their bushes back so I had at least 12" clear between them and my house for proper install of the tent - good luck getting that to happen cheaply. Of course all of these companies hire an outside source to do the actual tenting. These little details should have been brought to my attention so this person was out. By the way, when you have 200 lb. men walking on your mission tile roof carrying a 200 lb. tarp they are going to break some tiles. This could lead to extra roof repairs and potential leaks - so think long and hard about tenting. The other three companies all had about the same treatment recommendation with costs ranging from $1075 to $1550. I ultimately based my decision on which company I felt the most comfortable with - they were in the middle on cost. This is important in case an issue pops up, you need corrective action and/or you won't get hit with "optional" costs for things you thought should have been included. I know it's hard to develop a "trust relationship" during an inspection but of the three I felt Ultimate Termite was my choice. I also thought it was odd that many Yelp reviewers almost write love letters about their experiences with companies on Yelp. Really? And you all had first hand experiences for everything based on limited contact? And it was the most professional company you ever worked with!! OMG! The BEST EVER!!!! And no one seems to share pricing ($$ numbers) info except maybe they were cheaper than others you contacted. Think other reviewers might actually like this information. They were able to complete the job that same day and did exactly what they promised - so no complaints at all regarding the service received. Hasn't been long enough to know if their treatment has worked 100% and I haven't had to contact anyone regarding any customer service issues yet - and hopefully there will be none. If I run into any problems in the future, I will surely update my review. But I can recommend that you give them an opportunity to do an inspection. Ultimately go with the company you feel the most comfortable with. I do plan on having them come back out in two years to do another inspection and a $299 retreatment. read more

We're on an annual contract with Ultimate Termite Exterminators - have been since 2014. Once a year they come out to check for droppings and to do preventative spraying. Several years I've had them come out within the twelve months to handle something that I've noticed and they are glad to take care of it as soon as possible. One year we did a remodel and had to postpone the annual visit and they were very accommodating - allowing us to overlap into the next year. Responsive office staff and very professional technicians. The technicians arrive within their designated time range and they make sure to take of the attic first and then the crawl space so as not to track in any dirt. Have always appreciated that!
