They then tried to switch to an hourly rate and offer expensive off-the-wall solutions to finish the initial job that they botched (same as other reviewer). I've used contractors before and this is by far my worst experience. Strike 1 - the agreed upon job was to mount and level all of the cabinets for granite. They left stating a portion of the cabinetry was a quarter inch lower and the granite guys would fix it. Dynamic didn't finish the work and kept stating they stayed more hours than they should've so they left. When the granite installers couldn't finish their job because of the uneven and unfinished cabinetry work-- Dynamic stated we needed to a $900 solution for the work they initially agreed upon (this included metal jacks in the basement for our main level kitchen floors, what?!). Needless to say, we got real professionals in here to simply increase the base height of the cabinets a quarter inch using 2x4s and the granite installed wonderfully. There were no "floor stabilization issues" as Dynamic continually said there would be. Strike 2 - the other part of the job was to add an outlet above the stove for our range hood. Dynamic used an existing outlet, reran those wires to the new outlet. Then they closed the old outlet up with drywall in front of it! We got an electrician in here to fix that, because adding a new outlet doesn't mean you get to close another one up with drywall. Goodness. Strike 3 - they quoted a second part of the job (before we realized the poor quality of the initial work and lackluster response thereafter). Dynamic quoted 2.5x price and double the days to finish as several other contractors. Not efficient or cost effective.

Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

Lease asks the tenant to have a professional cleaning service at move-out, but the condition I was provided is very unacceptable with grease/food stains in kitchen walls, counter is coming apart, almost every single wall has multiple nail holes and large marks, and the dining room light fixture is hanging from the ceiling with wires revealed.

As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!

The furnace died in a fireball (maintenance guy who was working on it let us know.) Anytime something went wrong they were there, being proactive always. Even now I think back on how nice everything was with them. My new home while it's amazing to own a house there's a LOT more responsibility to it. When I first moved in I had explained to the staff here that I wanted to get ready for owning my own home and they were super supportive. Whenever we did inspects I always got tips. They LOVE animals, and even made a special exemption for one of our babies that we rescued. I cannot thank them enough for all that they've done for my family and I. I just saw the deposit refund. I had incredible amounts of trouble moving, and even still the new house isn't set up well enough. 2 Days ago the sewer backed up into our basement... Carpeted... basement... @.@. The point is that they were INCREDIBLY generous with the deposit refund, they could have easily claimed a bunch more items for repair and yet they didn't. We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs
