Rent elsewhere if you want an honest management team that follows the law. I break lease due to their incompetent of resolving noise complain issue which let to my health problem, but the office charges me full lease term (10 months left) even though they already found new tenant that replace my unit. This is double dipping and is practicing in this community. And the unit has cockroaches. read more

I had a very disappointing experience with the leasing office managing Windwood Knoll, Windwood Glen, and Deerfields. Jessica Brunner and Jorge Horta were consistently slow to respond, unprofessional in their communication, and often dismissive of legitimate concerns. Simple requests took far longer than they should have, and there was little sense of accountability or urgency. If you need assistance, good luck getting anything done in a timely manner. Based on my experience, the level of customer service and resident support falls well below expectations. read more

This is one of the worst Irvine Company Owned properties I have ever lived in. If you like ants in the summer, old AC and Heating units that don't work, mold all year long, terrible neighbors, horrible management and understaffed maintenance teams, this is the place for you. I was drawn to the low prices but quickly realized in the 6 months I lived here that there was a reason for the low prices. I do not recommend anyone live here as it is not a livable community. Every unit has some form of mold, and the management team does not address it, until it is brought to their attention. It is impossible to get hold of anyone in the property management team because this property is managed by a team that manages 3 other properties. I want to fully warn others not to move into this community. It is poorly maintained and the quality of living is quite terrible. Get ready to get really cozy with your upstairs neighbors if you decide to live in a 1st floor unit, as the ceilings are paper-thin you can hear every movement. Forget about living in peace if your upstairs neighbors are rowdy and rude (like mine were), you will be harassed by noise and unrest for as long as you live here. Please do not move here unless you plan to never be home. I give this property 1 star only because there is no option to give ZERO stars. read more

Thousands of dollars spent remodeling their office. Multiple apartment communities owned and more than likely generating millions of dollars a year in revenue. And yet, this is what I get for a temporary AC unit since my HVAC was installed probably when this community was first built. Exhaust from the unit leaking into the apartment because the extra piece that connects the exhaust duct to the AC unit is "missing". Replacement unit is currently on backorder and my 1970's unit be attempted to be brought to life with new parts. Sounds like some Frankenstein project will be happening this weekend to revive an outdated unit. With the inflation and the heat wave, I am now facing a pretty high electricity bill since the free standing AC unit does not have a regulator which means it will continue to pump air out even after the desired temp has been reached. This is what $80000 in rent so far looks like living in this community. read more

Just moved here 3 months ago and so far every staff we have encountered has been amazing. Summer time is here and one of my bedrooms AC air wasn't as strong when compared to the other vents, so my sister would have to sleep on the couch since it's too hot in her room. We scheduled a maintenance appointment through the mobile app which was super easy and convenient. Christopher was the maintenance guy that helped fix the problem and he was very nice, efficient, and informative. He even went above and beyond to get a different vent cover so the air could blow directly towards the bed in the room and he even caulked the vent and painted the sides so that it looked seamless with the wall. Thank you Christopher for helping fix the problem so we can be comfortable in this summer heat! read more

I find it very amusing how there are many positive reviews about the maintenance staff but in my 13 years of living here I've only had terrible experience with the new maintenance team. The best team was back in 2011, they were always on top of everything however these last 7 years it seems they don't care about lower income residents concerns and service requests. They come fight before lunch and leave as soon as lunch arrives with the false promises of returning soon but never arrive. They don't complete jobs and if they do it's halfway done. We've had ongoing leakage issues for a great deal of time and it seems it's getting worse as mold has began to take over our ceiling. How is that not a health hazard?! The one time they checked it they just spray painted over it and called it a day.. that was 4 years ago.. the maintenance service here is terrible. read more

I had a terrible experience here. The leasing office was rude every time I had a complaint and I also was never able to directly talk to the Community Manager Tim. The construction at this apartment complex is loud, dirty and is all day during the week. DO NOT move here during construction. The construction men take over the whole complex and parking spots. Maybe it will be better after, but they are there until January 2024. I thought I would inform people before signing a 13 month lease because I was not informed and it was a miserable. read more

I moved out in 2004, but still visit family and friends. We knew some of the guys in the office, I remember Andrew was the nicest, but he never went in my apartment so most of my experiences were with the maintenance workers. Every holiday all the people in the office seemed to have fun, especially during the summer parties. Summer was fun, and every Easter they had eggs for us to find and some had money inside. They only let the children do this until 5th grade, so it was fun while it lasted. The first worker I remember here was Arthur, a very nice man who would always ask me if anything in my home was broken. He would fix anything big or small, I really liked him. He worked here alone most of the time, and he was here the longest. I think he worked here until 1998. The last worker here was Efrain, and I say this because the rest of the workers hired didn't speak any English. This was around the decline of the workers, and when they drove those Golf Carts horribly in the neighborhood. I watched as they crashed those Golf Carts all the time. The parks we had in the neighborhood were very nice. I was small back then, but most of those parks were designed for the big kids. We had the "Rock Park" that was at the end of the apartments (I lived near the pool/office), it had rocks on top and a tunnel underneath it with a sandbox, but later on they made it all rubber. The other park was the "Swing Park", which had swings and a jungle gym with slides. Rock Park is now just grass, and the Swing park has no swings, just wooden chunks on the ground instead of sand and a poorly designed park. Deerfield and Venado (they still exist) were walking distance from my apartment. I never went to school there (I attended Catholic school), but the option sounded great. I have friends and family who live here, and sadly most of the problems still exist. People still complain about bugs and rodents invading their apartments. Most complained about things not being fixed, but that seems to have changed, now it's all paperwork. I remember the roofs were rotting, but that seems to be remedied since they replaced all the rooftops here (last year) and apparently the staircases as well. I think of it as a temporary band-aid because the neighbor said they used old parts, and mold has always been an issue. The neighbors constantly complained about big problems, which were never properly replaced in a timely fashion. There are places where the fences are rotted away. The same complaints from the tenants who have lived here a long time haven't been fixed. Why haven't these problems been addressed? I've lived in other areas where the IAC (Irvine Apartment Community) are and they have been fine with me, but these specific apartments have the exact same problems. You got rid of most of the fun looking parks. Nobody wants to play on these new things, the newly designed park doesn't look fun and nobody uses it. Everyone told these apartments to get a hot tub, back when I lived here, my dad told you guys you were insane for not having one installed. Now after I hear you charge people over $4,200 rent each month, and still no hot tub, it doesn't make sense! Sorry, but I'm glad I moved away, you're all taking the idea that Irvine is a safe city way too far. You have to remember, when you're paying way too much money to live somewhere, you're better off moving. Look at all these other apartments, some of which are the exact same design, and they all have hot tubs. They pay super high prices in rent because they have access to that! Then you have the pool constantly being remodeled, for no reason, it's a waste of money! The gym, it's been too small since I've lived here. It's sectioned from the office, the only good thing about it was it never closed. Now it has free WiFi, but now it's closed due to quarantine. I personally love the city of Irvine, but these apartments are worse than most areas I've lived in Santa Ana. I'd rather live near the Spectrum or Park West and have them fix the same problems for the same price. Parking is horrible here. They have a few areas for guest parking but they're always taken. It makes me wonder how you have landscapers who drive here. I'm glad that you finally got rid of people loitering. When I lived here the police would patrol around every night because of them. My real complaint is about your office workers, they're condescending to your tenants! Forget about the complaints I've listed, noisy train, you really need to install audio devices to record them. On the phone it's a yes or no answer, but in person they're malicious and they gossip. The only nice worker in the office is Tim, he genuinely cares about your tenants. Maybe this quarantine is a blessing in disguise, people seem to like your new maintenance workers, but the office staff needs to go. Don't waste your time talking to an office worker, call when you need something fixed. Oh and for the love of God, please install a hot tub. read more

Horrible company. Only care about money. I've been quarantining in my house for a week and a half and my car was towed because they wanted to repaint the floor during a pandemic. I was parked in my spot.Instead of notifying everyone to move their car via email or phone, they put up signs outside well sorry I've been in my house per orders , I'm sick. Tim is a horrible manger. My car was towed months prior due to me being in the red (my fault) he took my information and said if there ever was a problem he would contact me. I reached out to the office to see if they could waive the tow fees since the Irvine company is contracted with them (it wouldn't cost them anything to waive the fee's) Aston was helpful at first them rude when I asked for cooperates email. They said no so goodbye 390 dollars I'm sure it's going to the floor painters. SHOULDN'T MY CAR BE SAFE SOMEWHERE I PAY THOUSANDS IN RENT?? Don't move here if u don't want to pay extra money every other month. THEY ALSO RUN OUT OF HOT WATER ALL THE TIME. DON'T MOVE HERE!! read more

I'm so happy to call this my new home! Thing's are more up to date than other listings in its process range. The space is unbelievable. The amenities are outstanding and seemingly never ending! And the staff has been great so far! I had to move out of my place prior to my move in date, and the Gentalman named Malik was more than helpful! He went out of his way to make sure I got the place I wanted and that I got it with ease. Thank you so much Malik, not sure if I would have ever moved in if you weren't there to help. The only thing I would change is the color of the apartment home's. They would be STUNNING if the colors were more up to date and earth-ie. Hope they make it happen!! read more

I have to state some glowing words of praise for Bryan of Windwood Knoll Apartments. First of all, my refrigerator was broken for some time but I have been sooo busy working 10+ hours/day and also having my own problem of always wanting to handle things myself .... as to not ask for help. My refrigerator's freezer was over freezing with ice and icicles while the main refrigerator was warm. Plus, the loud sound from the refrigerator was deafening due to the fan overworking. I really tired to handle this by myself of chipping away at the ice but it didn't seem to get much better. I was worried that the 24-hour noise was bother my neighbors, as the noise was definitely getting to me. I put my online Irvine Co, request for maintenance assistance. Bryan contacted me and assessed my refrigerator. We discussed that I have Fridays off and that I would help him move stuff out and clean while he was fixing and draining the refrigerator. But to my amaze ...the next day, when I got home the NEW REFRIGERATOR was already in my kitchen, with all the contents neatly placed into the new one. Unfortunately, I have a lot of stuff and organization is not my strong suit. This by far...was over the call of duty, of how much TIME and WORK that Bryan took with getting the old refrigerator out and placing the new one and contents in it. I truly wanted to help but I also am sooo deeply appreciative that Bryan handled it due to my crazy time constraints, my life in overwhelm, and just receiving assistance in this chaotic time that we live in. Our family had multiple problems with our house including the door not being able to lock, cabinet hing broken, and the water from the kitchen sink would leak in between the crack and down to the cabinet as well. It was so helpful to have Mr. Randle come in and help fix everything less than half an hour. He came in offering a stronger hing to hold the cabinet, fix the door lock, and began scarping all the previous caulking plus extra to make sure everything holds. In general, the service was amazing. Its good to know we have someone here that enjoys working and gives 100% and more to get everything done to your satisfaction. Great Job! read more

So it's been about 6 months since we moved in and boy do i regret it. This is an update to an earlier review which I completed to receive $100 off our move in fees. Now, here's what it's like to live here: Day 1, I had no cable. There were outlets for the Internet and tv, but they weren't connected to anything!! So for the first few weeks, no internet or tv. Pretty basic to, you know, provide cable to your tenants. Especially when the website states "cable ready." Soon after, ANTS. And lots of them. They've come and sprayed (on multiple different occasions) the kitchen, bathroom, living room and a closet in one of the bedrooms. It helps for a week or so and then they come back. My pregnant wife, 3 year old son and I have been woken up by ants crawling on us on MULTIPLE OCCASIONS. We clean constantly. We don't eat at the table, take a shower or lay down to sleep without checking for ants. It's awful. They'll come spray as often as you want, but you have to be out of the house for 2 hours after they spray and you have to move all your stuff out of the areas they are going to spray. It's a huge inconvenience for no result. COYOTES. Yes, you read that right, coyotes. On 3 different mornings, I've walked, driven or seen at least 2, usually 3, coyotes on the premises. I mean, 15 feet from my door, a coyote. I informed the management and expected a notice to be put out, NOPE. Not a word of warning for people with small children (which I have) and small dogs (which many have). Because, you know, who would want to move to a place with coyotes. Better to stay quiet and not alert anyone. I requested to be let out of my lease due to the NON-STOP ANT PROBLEM. Their response: move to a sister community (which I would have to pay to move there myself) or pay a convenient (for them) "lease break fee" of twice the rent. It looks like I'm going to be stuck at this place and be miserable for the rest of my lease term. The front office people try to help, but if they try and fail, it's not very helpful. No one should be living in the conditions that we're living in. And their "solutions" only serve to put more money in their pockets without having to do anything. They offered to continue spraying but how many times should I let them spray pesticides near my child and pregnant wife? I wonder what it takes for them to let someone out of their lease... To sum it up... I regret moving here. I wouldn't do it again. Look anywhere else. If you want to know more, just comment I'd be happy to help. Please see videos. Update from 10/16/15: 10/16/15 - Ants on the kitchen table this morning. No leftovers left. They're just wandering. The living room has been sprayed already. To be effective we would have to have the company spray every 3-4 weeks. So one a month for the next 7 months. With a toddler and a pregnant wife, this is just not realistic. Again, they offered to keep spraying, no thanks. They offered to let us move to a sister community, on our dime, no thanks. They offered to let us out of our lease as long as we pay a fee of 2 times the rent, no thanks. This problem is not our fault but they won't let us out of our lease. Anything to make sure they keep their money. I ask again, under what circumstances would they let someone out of their lease? If constant ants isn't enough, what is? To be fair, the managers have tried and done what they could but like I said, if it doesn't work, how is that MY fault? The Irvine Co owns the city of Irvine and can do whatever they want. And they want their money so holding me through my lease even though it's terrible to live here must be the norm for them. Counting down the months till we can leave. read more

Worst living experience I've ever been through. I moved in here like 2 months ago and as soon as I move in they hit me with a notice saying there's gonna be construction going on for the first 3 months I'm living here. Every morning at 8 they start and they're ripping off the front walls, taking the patio off, redoing the stairs. It's constant sound every morning like ridiculously loud. I've had to take everything off my patio losing square footage. My AC doesn't work because the whole front wall is ripped off. I mean it's the first month in summer if the windows aren't open it gets like 95 in here. I have construction workers walking past my little sisters windows, a complete breach of privacy. There's literally a scaffolding going next to my bathroom window that's gotta be a breach of privacy. I found numerous nails and screws on the ground in the street and outside my door after they leave. They take all the parking. And this is going to be going on for 3 months. I went to the property management office like hey can I at least get compensated, I've had previous landlords/property managers relocate us while doing renovations especially this big. But to my surprise, all they could offer me was a mere 60 dollars off my rent. I mean I'm paying 2500 to live in a construction zone this is not right. read more

Starting with the manger of maintenance, thank you Randall for responding quickly to my needs in ordering a new refrigerator after the generator burnt out on the old frig. From start to finish he did a amazing job with open communication by keeping me posted on when the refrigerator was ordered and when it arrived. Thank you Leo for always being courteous and professional, when my refrigerator died he was the first gentleman that came to my rescue with a replacement. Leo is super efficient always kind and respectful. Thank you Kobe who has done a variety of fixes, he is quick and thorough with all jobs, nice and personable too. Changing the ratings. Not even worth of 1 star. Being here for almost 3 years and never had complaint till last year. New staff is total ridiculous and unresponsive. We have been without A/C for almost 3 weeks now. The A/C guys come once a week and try to fix something for full day just raising my electricity bills and in the evening we still have no cooling. They say to complaint at comment@irvinecompany.com, if you are not getting any proper response from onsite managers and those are worst as even not acknowledging the emails. Wastage of money if you are looking for what you are paying for. I never had issues earlier and now it's even not for 1 star. Changed rating from 4 to 1. Edit [7/24 for response to comment] The problem is your guys give false information. Last Monday (7/16) Tim had called and told me that your vendor is onsite and my work will be done on the same day or next. Vendor came to my apartment this Monday (7/23) after escalation and didn't do anything apart from wasting my money and time for full day. Come out of A/C office room and come to my apartment and then you will rethink. Three weeks is not a joke. I have my infant had rashes due to excessive heat on worst weather days. I can't take my family everyday to restaurant or public library just for cooling. Fan is useless as it is circulating hot air only. read more

They called two days before our move in, everything paid for, to let us know our apartment is unavailable. They said there's a pest problem and a broken pipe. The first person I talked to was condescending, said we had attitude for just being upset. They were also wrong saying that it's available 20 days later when their community manager said it's indefinitely unavailable. This has been the worst experience I've ever had with a housing management, to be told you're not going to have a place to live 2 days before move in!!! They barely did anything to rectify it, provided worse apartment options, they didnt offer to pay for a hotel bc they didn't counter sign the lease. This is the worst experience that's ever happened with housing, so folks forget renting from here or the housing management. I've never been so angry. read more

In the three years I've been here, we've had ups and downs with the staff. This is a beautiful complex and this whole time the only complaints were 1) the pool isn't warm enough 2) my downstairs neighbor is an awful human being (not Irvine Company's fault) and 3) the staff were coprorate shills who only cared about policy and money. But the new manager has changed all that. Appointing Tim as manager is the best thing Irvine Company could have done to improve this complex. I feel much better about living here. I've always felt safe, but now I feel cared about. And honestly, if he raises the pool temperature this summer, I'll give this place five stars. read more

Close to school for kids even for aldut... neighbors are noise which drinking, smoking and chatting almost every single day until 4AM.( Polices came to talk to them at least a few time b/c someone called and also reported by the office of Windwood Knoll but nothing change.) Looks like everyone is trying to use the pandemic as a reason not to do their work. I moved in 1 month ago and was asked to do a walk through and mark any problems I found. Which I did and gave it to the front office. Since then we had maintenance over once after 3 weeks and they didn't come prepared. They took care of the glass sliding door but failed to fix the front light. They said someone would come back and do it but no one has. My girlfriend has talked to them multiple times and still nothing. Also even though this is supposed to be a smoke free apartment, during the last week it's like a smoke shop has opened up right next door. We cannot open the windows during the day or evening because someone is constantly smoking. If the apartments don't have enough personnel, then hire more. What has happened to providing quality service? For the money I'm paying here, I'd expect to get better service. read more

Again for a not good review in this community. Amazon delivered an unopened package around 2pm on 8/28/19. Got home at 8pm and saw an opened package in the fornt door. This is mean some bad person around our community to steal stuff which was 2 of my bikes was gone recently. Hopefully neighbors around beware of this situation.
