I've lived here for over 5 years and honestly, it's been a really good experience overall. The place is clean, feels safe, and management is usually pretty responsive. My upstairs and adjacent neighbors are awesome, respectful, quiet. Truly a DINK heaven. I haven't had too many major issues. The one big headache I had was with my stovetop. I submitted a ticket about a burner not lighting, and for almost two months I kept getting the runaround. The maintenance member (I won't say his name so to not put him on full blast), would tell me he was talking to the vendor or planning to come by, but then cancel last minute and not reschedule unless I chased him down. He was communicative, but nothing actually got fixed for a month and a half. In the end, they replaced the entire oven, which solved the problem, but I wish they'd just done that from the start instead of dragging it out because I had to eat out a lot/had frozen meals during that time when I couldn't cook at home. Towards the end, I had to break my lease a few months early due to work. I gave a 30-day notice and asked nicely if they could waive a week of rent, since I already left the city and wasn't living there anymore. They actually did grant me the request after a few days of back and forth, which is pretty unheard of given Irvine Company Apartments' strict reputation. Big shoutout to Pete for making that happen, it was really appreciated!!! All in all, aside from the stovetop ordeal, I've really enjoyed living here. The place is safe, well-kept, and a good community. Without the stove situation it would be 5 stars, but factoring that in, I'd give it about 3.5/5. I'm only speaking my experience from the third floor. In all honesty, everything was pretty great. Overall, the people living around the area are all super nice and friendly. We really did not have any issues with noise, but we could possibly be the ones making the noise below us, but we haven't had any complaints yet. The maintenance crew usually show up on time to fix anything we had issues on. Parking was also plentiful and I like how it was more private with a gate since there was so much traction on Irvine Blvd and the Woodbury Town Centre right across the street. My only cons were that considering these apartments have 3 floors, there are no elevators. So, if you have a lot to move, it will have challenges. Also, even though they enforce parking permits, I'm not sure if they will even tow anyone. I've seen some visitor cars with no pass and get by parking over 1 week or so. The maintenance staff here is amazing. It's gated but people can just walk in the front gate without needing any key fobs so security is somewhat compromised. The most egregious smoke alarms ever. Extremely sensitive alarms, if you like cooking do NOT live here. Paying almost $3k a month on rent and not being able to do LIGHT cooking is insane. I've lived in Palmeras Apartments for three years, and I believe it's time for an honest review. Unfortunately, this community has declined drastically since we first moved in. I'm unsure if management has changed, but it's one of the main reasons I won't be renewing my lease. When we first moved in, the standards were quite high. Now, they're well below acceptable levels. There's a significant lack of management, and addressing resident concerns has become a challenge. Emails often go unanswered, and help with issues is rarely provided. Since early 2024, management has undertaken several "projects" such as painting the grounds and buildings and replacing pool pipes (although they called this "remodeling," the pool looks exactly the same). What's even more ridiculous is that they chose to do this so-called "remodeling" during the peak of summer, from July to September, when residents actually needed the pool the most. The disruption was outrageous, with no effort made to minimize the inconvenience to residents. Parking lots were blocked for months, and attempts to address this with management were met with delayed responses--if they responded at all. The apartments themselves are average--nothing particularly special or luxurious. However, the community has a serious issue with insects and rodents, which management has completely ignored. Videos of rats and roaches clearly show the community is not complying with California housing laws and fails to maintain livable conditions. One of the roach photos was taken inside an apartment after the painting projects began. Leave your patio door open for a moment, and roaches will find their way inside. It's truly disgusting. The most ironic part is that management claimed these painting projects and pool updates were being done for "safety" and to "maintain standards." Well, Palmeras, it seems you've failed in your attempt to uphold any kind of standard. The only positive aspect of my experience has been the service team, especially Isak, who consistently responded to maintenance issues right away. His promptness and professionalism were the only bright spots during my time here. P.S. To management: Please save your ChatGPT-generated responses about how "truly sorry" you are, and take real action to improve the living conditions in this community. I've lived here over 10 years & up until recently when I made a service request, staff was very responsive with phone calls & usually fixed within a day or 2. I put in 2 service requests a week ago. For some reason the requests were cancelled. I have left 3 messages asking for a call back explaining the cancellation & nothing. One of my requests was my washer leaking water into drum. I had same issue a month ago & was told that the leak wasn't hurting anything. I said it was going to affect my water bill! Other than that, the community is great. Easily the worst apartment complex in Irvine. There is dog shit everywhere, no one picks up after their dogs because there is no enforcement. The trash cans are overflowing, there are rats and cockroaches everywhere, and the management will tow your car purely out of spite. I would recommend living anywhere else in Irvine, perhaps a ditch or a cardboard box. The only positive is the maintenance workers who generally do a good job and respond quickly. read more

The good: Thankfully when I lived here, I didn't have the same issues as the most recent reviews. My neighbors were very respectful, and I did not encounter feces in the stairwells. Though I admit, I did see dog feces in the grass areas and I wished residents who didn't pick up after their dog were fined. However, there is a resident that moved in 3 buildings over with a large dog. I can hear it howling all night, but it recently stopped so maybe management took care of them? Maintenance was also very nice responsive, and you can make an appointment in the app. Isaac has been the person assigned to a lot of our work orders and he has been very nice, understanding, and is able to fix our issues quickly. Things I wish they improved on: They need to add a pedestrian gate near the leasing office. People from LA Fitness who are tired of the crowd figured out you could use the fitness room here. The area near the leasing office does not have a gate, so people can just walk right in. I understand needing to grant access to vendors, but they should really add a gate there that is open during business hours and close after as a compromise. Also, they really need to install EV chargers. This is Irvine, the land of the white Tesla! We need community EV chargers as plug-in hybrids and EVs start becoming more common. Overall, it was an OK experience living here. If they added the extra gate and EV chargers, I would have considered living here longer and referring some friends who were looking to move. Since it's off Irvine Blvd, it can get pretty loud and busy too. If I were to do it all over again, I would move in next door to Mirasol. read more

Do not rent unit 12303. During our stay, over half our packages would never arrive from Amazon. Floor is also super thin, and downstairs neighbors can hear every movement. Apartment complex tried to lie and say they did not receive my 30 day notice when I mailed it in and provided them with a copy of the document. They tried to charge me the full rent amount for an extra month. Company will try anything to charge you extra on move out. Community manager named Mike was unhelpful and refused to give me information of contacting upper management. They constantly lie about giving you a call back and just ghost you. During the lease, the apartment grounds was always filled with dog poop while maintenance refused to restock dog bags or take care of the issue. read more

I wanted to share the excellent maintenance service we experienced yesterday. A few days ago, there was a power outage due to the heavy rain and wind. Unfortunately, we did not realize until the following day that it affected our refrigerator and stopped cooling. As you can imagine, this was an emergency as our fridge was stocked, and we had to throw away a few items because they defrosted and were no longer suitable. We were helped by Danny, an assistant manager, and Isaac. Both employees were very respectful and felt the urgency of this service. After assessing the situation, they concluded that the refrigerator was broken and had to be replaced. Fortunately, they were diligent and could find a replacement fridge in the community. Danny took the time to explain what had happened rather than just completing the service, which I appreciated. They both took time to ensure everything was cleaned up and working correctly. Last week I got to encounter a young gentleman by the name of Marco who helped my grandmother with her Nest thermostat. I went to go visit her and she told me she was experiencing trouble with her thermostat. I attempted to help, but it was no use. I was able to have someone come take a look at what was wrong with it. Marco came to the apartment in a timely manner. He explained to my grandmother and I what wrong with it and fix it immediately. Once he was done he explained how to use the thermostat and even wrote down instructions in case my grandmother forgets. I appreciate the customer service the property has! Just renewed my lease because they're still doing everything right. So good to see Danny Rodriguez is back! Was so sad last year to see the dependable, courteous, best service manager ever leave but was thrilled to see him back on the premises. I had an emergency with the shower faucet turning but not working, and under a half hour Danny showed up. Danny couldn't fix with the current parts, but went back and got new parts from the warehouse in the rare Socal monsoon, installed them, and had the shower faucet working like new. I always request Danny because in addition to being incredibly knowledgeable and able to fix any maintenance problem, the guy is incredibly polite and considerate of working in your home. It's a frustrating when there is an unexpected maintenance issue, (especially since after Covid a lot of us work from home), but it completely erases the frustration when someone can fix the problem and doesn't leave a mess behind so that after minimal cleanup you can go right back to work.
