    Ongoing Habitability Issue Ignored by Management -- Proceed with Caution!!!! I am compelled to write this review due to an unresolved and serious habitability issue in my unit, which has had a direct negative impact on my health and quality of life, and has been persistently ignored by management for over 8 months. I reside in a third-floor apartment located directly beneath the building's rooftop HVAC system. When these units are operational -- which is frequently -- they produce excessive mechanical noise and vibration that permeates the entire apartment. The disturbance is not minor: it is continuous, intense, and physically jarring, especially during nighttime hours. It has made restful sleep virtually impossible and has led to documented health issues, including sleep deprivation and stress-related symptoms. This matter was brought to the attention of the leasing office and community management last year. Despite multiple written and verbal complaints -- and despite clear evidence that the problem violates reasonable standards of residential comfort and safety -- no substantive action has been taken to remedy the issue. Management has had more than sufficient time (over 8 month) to investigate and implement noise mitigation measures, yet the problem persists without resolution, transparency, or accountability. From a legal perspective, this raises serious concerns regarding the warranty of habitability, a fundamental tenant right in California. The continued failure to address this situation suggests either gross negligence or willful indifference, both of which are unacceptable in a professionally managed residential property. Potential tenants should be aware that if you are assigned a unit beneath rooftop equipment -- especially on the top floor -- you may be subjected to unlivable conditions, and management may not respond meaningfully, even after extended periods of documented complaints. This is not what I expected when entering into a lease agreement with a company that claims to value resident comfort and satisfaction. I strongly urge anyone considering living here to request full disclosure regarding any potential mechanical disturbances and to be cautious before signing a lease.

    Refrigerator fixed!!

    Big shout out to the team over at Palmeras Had an issue with my refrigerator and the office was very attentive in getting the technician Isaac over right away. After troubleshooting the manager Mike stopped by to help him out and they made the repair which was awesome!!that they were able to save my newly bought groceries thank you for the effort and for following up the next day to make sure it was still working correctly

It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. My wife and I have been very happy with our experience.

As a newer community, they're still working out some kinks, but we're excited to see the property continue to evolve. One thing we didn't fully anticipate is that the area isn't quite as walkable or bike-friendly as we had hoped yet, so we're really looking forward to the retail development being expedited so residents can have closer access to fun hangouts, shopping, and food options. We'd also love to see more community-building and social events to help residents connect and meet each other. It could even be great to have some kind of message board or community feature in the resident portal for informal meetups, recommendations, or local events. Overall, it's been a great experience and we're excited to see the community continue to grow.

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

They work hard to maintain and upgrade units. Many have in-unit washer/dryers, and refrigerators are now included as well. What a plus! A few lucky residents have private yards, and everyone enjoys the upgraded pool and gym, as well as a small dog park on the premises. Serena Vista is family and pet-friendly, and many of the residents have lived here for nearly a decade. We stay for a reason. We love it here. I initially lived in one of the outer apartments right next to the garages/dumpsters, but moved to an upstairs unit that was in the middle of the complex, Unit J1. Highly recommend both upstairs and middle complex because of the foot traffic and garages opening and closing. The walls are thin, that's just apartment living. Luckily I got one neighbor who was never home and my downstairs neighbor didn't mind my clogging practice. Really convenient having both in unit washer and dryers and multiple laundromats around. I never had an issue if I wanted to wash my duvet, the were never full. They also have a filtered water bottle filling station in the laundromat over by J1. Not sure if they have them in the others in the complex. (you're welcome). Sometimes I drive by just to reminisce on old times. The only small issue I had was with my deposit. When I moved out they tried to charge me for a cleaning fee, but I left my place spotless. Management companies in CA can charge a cleaning fee, but only to restore the unit to the same level of cleanliness it was in at the start of your tenancy. They cant cover "ordinary wear and tear". I ended up getting it refunded no problem, but just something to watch for.
