A Gem Near Hospital Hill..... For our 4 night stopover in Flagstaff, we made reservations at "303 BnB"...a beautifully restored house in an older neighborhood just north of the Flagstaff Medical Center. - Overall: 5 - Location: 5 - Interior: 5 - Green Room: 5 - Breakfast: 5 - Amenities: 5 - Hosts: 5 - Housekeeping: 5 - Parking: 5 - Price and Value: 5 Pros: - Location: Fine. On the north side of town in an older residential neighborhood. A major hospital was only 4 blocks away. - Exterior: Adorable. Better than new. Yellow with white trim. - Interior: Clean and bright. The owners and innkeepers live on the first floor with 4 suites on the 2nd floor for guests. - Our Room (the "green" room): Not huge, but still First Class. - Bed was super comfortable (and I have trouble sleeping) - Towels of varying size were soft and thick - Even the toilet paper seemed more plush. 3 ply? - A window seat overlooking the quiet street was a nice touch - Breakfast: From scratch each day for all visitors at 8 AM. While that wasn't always best time for us, it was understandable since Kim, the owner, handled everything by herself. - Amenities: Plenty...some of which you don't typically find: - A pool table on the first floor - Washer and dryer on the 2nd floor at no charge - A large game room with a big TV and refrigerator on the 2nd floor - Designer touches and whimsical art throughout the house - The house was always very clean - Hosts: Super. Perhaps the most important feature was Kim. Super friendly with boundless energy and a chef's touch in the kitchen. I could never be an innkeeper. I'd toss half the tenants to the street, but Kim blended everyone so well we didn't want to leave after 4 nights. - Housekeeping: Whatever we asked for...we got. Basically, we just needed fresh towels and clean waste baskets. - Parking: No problem. There were reserved parking spots for each room in front of the house. - Price and Value: Fine. If you appreciate the personal touch not available in a regular hotel, 303 BnB must be considered. read more

Immaculate, lovingly appointed room(s). We were in the "blue" room which has 2 queen beds. Included were 4 color-coordinated robes. Breakfast at 8 AM, scrambled eggs with bacon & toast, etc. The hostess Kim was very pleasant and friendly. We would definitely stay here again and highly recommend this B&B. read more

Exceptional stay here!! Kim and her husband had the whole place decorated BEAUTIFULLY with red and green everywhere and adorable figurines and it was perfect just in time for our stay on christmas eve! check in was very smooth, and kim was very quick to respond to texts or anything we needed. great host! room has everything we needed- the bed was very comfortable and beautifully decorated in green, ac and heat was easy to use, towels and bath robes provided, a desk if necessary, there was conditioner/shampoo/body wash as well as makeup remover pads/ face wash bar, etc. in the bathroom. When we arrived was also such a cute champagne and goodies basket awaiting us (great touch especially after a few hours of traveling to flagstaff and snowboarding all day!). morning breakfast WOW, ABSOLUTELY FANTASTIC!! the best eggs benedict i've ever had and some delicious fresh fruit. 303 BnB is fantastic. We were here 6 nights in over 3 different stays. We stayed in 2 different room (green and purple). Both were great. It is very comfortable and felt like home to us. We enjoyed visiting Flagstaff and also used it as a jumping off point for our stay in Las Vegas after traveling on Route 66 and the Grand Canyon. The owner, Kim, considers every detail of your stay and is a real professional but is also very personable. We felt like we were saying goodbye to a friend as we left. The breakfasts are varied and delicious. The best breakfast we've had on our entire trip throughout the Southwest. We highly recommend this place. read more

The BNB is very clean and has many features that even the high end hotels don't usually have, such as a gym, two game/tv common rooms with billiards, shuffleboard, darts, etc. and many board games. The common rooms also have a fridge where you can store your own drinks/food, a coffeemaker, cabinets with paper to-go cups, and all the things you can think of for when you're away from home. It has a great patio and balcony for sitting and enjoying the beautiful mountain scenery and lush trees! The bathroom has a telescopic magnifying mirror, bright lights so you can see well to do hair and makeup, and beautiful, cushy robes in multiple sizes. You get lots of soft, cushy bath, hand and wash towels. Of course it has all the usual benefits like hairdryer, hangers for clothes, coffee pot with all the fixings, including tea if that's your thing. The very clear, super large TV in the main room was on a telescopic arm so you can arrange it for your needs. The beds, bedding and pillows are very comfortable, the room has a desk and a couple of chairs, and an armoire/dresser. Plenty of windows for light and fresh air. The breakfast was absolutely delicious! We were served eggs, Canadian bacon on toasted English muffins, with hollandaise sauce and garnish of chives, along with fresh fruit, orange juice, and coffee/tea and water. Our experience with this place can't be complimented enough. AND, the price is super reasonable. We found it was less expensive than the other high end hotels in this pricey town. You get so much more than your usual high end hotels. The owner is super nice and very accommodating to your needs, she's friendly and helpful! This place is just amazing! The art, design and style of this BNB makes you feel relaxed and at ease. We stayed two nights in January 2025 while my husband was having surgery at FMC, which is only about 3 blocks from 303BNB. Super convenient to the hospital! We've already decided to stay here on our next anniversary, just because it's a wonderful place to stay! We know you'll love it, too!! read more

My Mom and I loved this place. This was one of 3 nights we needed to get across country and was such a quaint and peaceful stop for us. Amazing set up. Color-coded rooms and even matches your dishes in the morning for breakfast. Kim home-makes your breakfast and has it all ready for you... coffee brewed and ready to go, teas available and juice and water provided. Amazing customer service. VIP! She is so kind. I felt like a local. Clean and tidy. Neat decor. Very original. They only opened in July but it felt like they had been running a business for years. Game room was amazing. Even had an old Pac-Man machine. Pool-table. Porch upstairs with a great view. Happy hour (free) upon arrival with wine and cheese provided. Wow. Just what you need when you've been driving all day. I was stranded in Flagstaff Monday after my brother had surgery and the hospital would not allow me to stay overnight in his room due to their Covid policies. I had the unfortunate experience of meeting the owner or manager, Kim, who upon seeing my service dog refused my reservation. I have just spent the entire day waiting for my brother to come out of surgery only to find we could not return to Sedona due to complications. Kim refused to look at my doctor's letter of certification stating that my service dog had to show her a "trick" to prove she was a service dog. I had never heard of such idiocy and I am sure this is a violation of the ADA laws. I will report to my attorney as soon as I can return to California. Under duress I put one star but truly I cannot even give one star; how about minus stars? Educate yourself on the ADA law, Kim 303 BNB. read more

We stayed at 303 B&B for 5 nights in July. Kim is gracious, accommodating and welcoming! The home is lovely and comfortable, she has thought of everything to provide guests with all the comforts of home. We have stayed at many B&B's over the years, and this experience was outstanding. Our room was spacious and comfortable with lots of windows and light. Something we appreciated was the mini-kitchen set up for guests. There was a full size refrigerator, each room had a shelf to store snacks and drinks. There was ice, coffee and tea, to go cups, paper products and a microwave for guests use, in addition to a coffee pot in each room. The daily breakfasts were varied, delicious and generous. We had beautiful weather and the comfortably furnished front porches - one on the first floor, one on the second where the bedrooms are located - were a wonderful spot to relax, read and enjoy the cool air. Kim provided great restaurant and activity recommendations. 303 B&B is the "homiest" B&B we have had the pleasure to say in, and Kim truly made us feel as though we were friends and guests in her home. Loved everything about this place. Owner Kim is a super-gracious host. The property is re-done and beautifully appointed. The location is in a quiet neighborhood, a close walk to hiking, yet very convenient to get downtown. An extra treat was 4:30 wine and cheese in addition to a super-yummy breakfast. I can't say enough good things about 303. It is just a fantastic BNB located close to some of the best scenery in the U.S. The house is beautiful and the rooms are very large and comfortable. Donny and Kim have done a remarkable job decorating and setting up this outstanding house. Great breakfasts served bright and early with coffee and good company.
