Administration is difficult to reach, and will often 'create a ticket' as a solution to your problem. In a competitive rental market, this company ranks very low in my 15 years of rental experience. This is a review of Adaptive's Property Management Services from an owner of a duplex managed by Adaptive. Update Moses emailed to ask if I would take down my review. I reread it to ensure accuracy. Adaptive agreed to remove the phoney maintenance charges so in fairness I removed the screenshot of this correspondence. The resulting reply from Moses is somewhat comical; a personal attack and criticism regarding payment for maintenance. What's that saying, give them an inch... I assume maintenance costs is where they make their money. When they took over management I had already booked and paid for contractors and I asked Adaptive to check that the work was completed. Unfortunately on this occasion Adaptive didn't get the opportunity to scrape a percentage off the top. From then on maintenance was left for me to organise from New York. Since there was no major work to be done I assume Adaptive didn't view this as profitable. I had to fly out here and scheduled contractors myself. Adaptive were managing my property a month prior to the pandemic. The properties Moses mentions are his own. I've added some additional photos: - Landscaping currently in progress to the tune of $30k. Somewhat contrary to Moses' remarks. - Photos of the condition of the apartment whilst under Adaptive's management and after they performed the tenant's exit inspections. I've lived in LA for fifteen years, and in my experience, all property management companies in the city are terrible. (By contrast, small landlords who own one or only a few properties are usually fine, and often great!) Adaptive is especially bad. I know the market is brutal, and their places look pretty and are priced cheap, but we really regret renting from them. My advice for current and future tenants: document everything with photos and videos; save every email exchange; and log every call and text that they don't respond to. Good luck! read more

I am generally a really patient person, but this has really gotten out of hand. I've lived in one of their units for more than a year and, for nearly 25% of that time, the gate has been broken. I specifically chose this (much more expensive) unit because of the added security of having a locked gate so that my front door could not be accessed except by using a fob or typing a code to enter the gate. My neighbor's mailbox was vandalized. Right before Christmas, my mother's nearly $300 gift was stolen off my front door by package thieves. These events would not have occurred if my gate was worked properly!!! I've put in MULTIPLE maintenance requests (on their portal) that go unanswered for weeks or they CANCEL them. I've called multiple times with NO ANSWER. Their units are cool looking, but THEY ARE NOT WORTH THE HEADACHE. read more

Expect them to take half of your deposit and then expect them to offer you some credit if you appeal. Don't take the credit, the court will likely side with you. Reiterate your demand of your full deposit and you will most likely get it back. I got my deposit back thanks to the advice of another former tenant who went through the same process. Don't waste time, send a demand letter, and give them a deadline for full payment. Don't budge, you are entitled to a full deposit if you left the apartment in good conditions. Adaptive will try to tell you "its in the lease" to charge for wear and tear and painting but they cant lease around tenant law. Good luck! Don't rent with them if you can help it. read more

Illegal random fees tacked on with zero explanation throughout move-in & move-out process, unkind management, illegally withholding security deposit after failure to provide receipts within 21 days, ghosting us after proving damages existed before we moved in. Icing on the cake for us was them listing our apartment after we moved out for $400 less than we were paying before! It seems like one wants to live under them now because they're shady and charge an exorbitant amount for their tiny, cheap build apartments. Please do not rent from these people. read more

It would've been amazing if he could've shown us more than the properties allocated to him because he really broke everything down and worked with us to try and find us the right place. I spent a little over a year at a property in Echo Park managed by Adaptive. My property manager Matthew always responded to my maintenance requests and questions quickly, and the maintenance team led by Henry was helpful and courteous. Any repairs I needed were always made promptly. A gardener came every week to tidy up the property. I was well informed on what to expect moving in and out and my security deposit was returned within the allotted 21 day period. I can honestly say I have no complaints about the management company and had an overall positive experience with them. read more

Wish I could give a better review, but the leasing team was unprofessional and misleading. On top of that, upon moving in, packages were constantly stolen from the "secure" building lobby with the response that I can't leave packages unattended, despite me not leaving them more than a few hours while at work and unable to retrieve them. they'd be stolen overnight if they were delivered late in the evening and I was asleep - first thing in the morning, they'd be gone. Because the building didn't allow access up to the units for safety, I essentially couldn't count on my packages being delivered without this consistent issue. my move out process was subpar - I take great care of my units and I've never not received my full security deposit back, and yet I did not receive it back fully, despite adhering to a typical move out process and hiring cleaners. They said the cleaning was not "up to standard" and charged me $300 for their cleaning. I can't imagine a $300 clean was needed on a unit that was already cleaned. I was charged $500+ to repaint a unit that had been occupied for a year...and the unit was less than 600 square feet. their charges don't match the workload that was required and from reading other reviews, this appears to just be a standard cash grab for them. Disappointing. for the prices I was charged for rent during the time I lived there, this was a beyond disappointing experience. read more

This company' are SLUM LORDS. There are random roaches we find in the duplex at times, they don't fix ANYTHING. Refuse to fix a stove door that has fell off over a month ago not allowing anything to be cooked. THEY DO THIS TO MAKE IT UNAFFORDABLE FOR TENANTS SO THEY CAN FORCE THEM OUT AND JACK UP THE PRICE OF THE RENTALS. rarely does maintenance ever come to clean the buildings or around it. There's always trash by the building and on side of the building. The floors inside of the complex are never swept. This company has 0 problem taking your money but will not have the decency to at least have a professional conversation. I am very glad that I have moved out of that apartment. I am getting my money worth in a much cleaner area with a business that is 100x better and responds back to me within the same day. Adaptive is a complete sh!tshow and shame on Moses Kagan for even allowing this bs to continue to happen. This company has screwed so many others. I have lived in one of Adaptive's units for nearly 5 years. Upon moving in, we've had EXTENSIVE ISSUES WITH OUR PARKING GATE. To the point where the gate fails constantly, even weekly. Adaptive sends out maintenance workers but often days after the request has been made, leaving all of the tenants in unsafe conditions. Despite it being brought to Adaptive's attention, they fail to fix the gate fully. It became so problematic that one of our roommates searched the make and model of the gate contraption itself. A quick google search showed us that the gate they've used is only suitable for a single house garage, not a multi resident apartment complex. They clearly opted for the cheapest option, knowing it's going to be overused and will likely fault. This was brought to Adaptive's attention and the entire complex was CC'd in. Adaptive fought tooth and nail to keep the wrong gate/ contraption in place and REFUSED to update it to the correct model. Years later, the issue still stands. Our parking gate was broken nearly this whole week again for the millionth time. They sent out a repairmen and gave us all new remotes. The remotes aren't the problem. They know it. We know it. But adaptive will do anything in their power to avoid doing the right thing. Basically, adaptive do not care about the well-being or safety of their tenants. They do not care about the young women in this complex being placed in dangerous situations. They do not care that when the gate is jammed open, anybody has access to our complex. This is a high crime area. Do better... and stop raising the MF rent in this complex too. PS: all furnishings inside are all from IKEA and the walls are so thin that you're basically living in a gingerbread house. read more

These guys will try charge you for random stuff and hope you don't notice. Happens almost every month. You call them out and they take the charges off... This is borderline criminal in my opinion and it only got worse as I lived there. They try to maximize profits by hiring incompetent, cheap maintenance workers who do not do their job and leave you needing more service work which adaptive tries to charge you for and pocket the money. They buy the cheapest appliances possible and the place we lived in was paper thin. You could hear conversations through every wall, including hearing people use the bathroom. read more

It was a lot of logistical hoops to jump through, but Jorge specifically was so so helpful! He really went above and beyond to make sure we were able to make the transition. Everything is so half assed with these people. I understand that we're not living in the nicest apartment complex, and we're getting a decent deal for our place, but that doesn't mean you can skimp on services and utilities. There have been multiple occasions where something doesn't work and they either take forever to get it taken care of or expect us to take care of it ourselves. Our hot water stopped working twice in 6 months and no one would come to fix it the same day, our oven has broken twice, the batteries on the fire alarm were never replaced and kept beeping so I had to replace them myself because no one would come out to do that, and the garage door keeps breaking. The last time our hot water went out and no one came until the next day. I don't mean to sound like a snob, but people have to shower and bathe. It's a major inconvenience. I don't think they have any actual staff members to repair things, they're all hired vendors. Shows how cheap these bastards are. They complain about music but never do anything about anyone doing something "against the rules". I don't have any issues with our neighbors, they all seem really nice, but that just shows you how lazy they are. Instead of enforcing rules, they just send an email saying, "hey. Don't do that" Stop being so god damn lazy and get your shit together read more

While renting in LA is no picnic, no matter where you go, our experience with our maintenance team has been pretty outstanding. Mimi & Robert Martinez are far and away the best maintenance team I've ever experienced, and I lived 10 years in NYC and 8 years in LA. Of the many things I like about them: - They're prompt, often fixing issues day of - Their communication is always clear and I never get the sense they're trying to convince me something isn't a big deal. If there's an issue, they acknowledge it and do everything they can to fix it. - They take initiative and a lot of the time are fixing things before I even need to request them through Adaptive's site - My god, you'd think this wouldn't be so rare, but they're just so friendly and speak to you like a neighbor, not like an uppity client. - I can't guarantee they do this for every one of their clients, but after showing off our vegetable garden that was decimated by some local critter, Mimi came by an donated about 15 tomatoes from her own garden. I mean...c'mon. Who does that? They were delicious. I'm very grateful to the both of them and the Unit 1A team! read more

I recently moved out after living in one of Adaptive's properties for almost 2 years. They were nothing but accommodating and helpful at every turn. Throughout my time there I've had instances with roommates moving in and out and through that process, had to get the lease in solely my name and Sloane and the rest of the team never once made it stressful and would help me with any and every question or dilemma I ran into. Maintenance request were ALWAYS responded to and filled in a timely manor (usually 2 or 3 days max before completion). Not many places have in-unit washers and dryers for the rates adaptive has for their units and that was an extreeeeme plus lol! Would (and already have) 100% recommend! read more

I rent from Adaptive Realty. their maintenance department is exceptionally responsive. I had an issue with my front door a they sent 4D, who are a vendor they use. This is specifically a review for the move-out process. When our neighbors moved out, I asked them what they were charged for and they gave me the full receipt. In order to try and avoid these charges which included full painting of the unit (even when tenants were clean and patched up any small holes) and cleaning costs. I scheduled a walk-thru with my property manager who came by and told me everything looked great (our unit was a new build btw and we were above average clean tenants). I had also mentioned to her that when we moved in, the unit had NOT been professionally cleaned so they should not be charging us any cleaning costs as long as it was in good condition. LO and BEHOLD after multiple emails making sure everything was good post move out, I get our final security deposit receipt with over $600 charges in painting and cleaning. Additionally, I was charged $20 for that f***ing move out walk thru where she literally came by for 5 min to say I didn't need to do anything - shady! Anyway, I know the layout and decor of these places look fun and cute but please do yourself a favor and stay away from Adaptive. The only redeeming thing were the service and maintenance folks who for the most part were responsive and friendly. read more

I have had so many issues with this company since I moved in but it has never been addressed in a timely manor. Recently I have been trying to get off my lease, I had requested a roomate application on the 23rd. They then tried to tell me I couldn't move out or else my whole unit would have to move out, then when I confronted the owner and sent them their own lease agreement that argued against that, they changed their tune. I have still yet to be given a new leasing addendum and I literally have had a new roomate approved. Property managers here constantly quit or move to a new department. I have had 4 different property managers here since moving to LA in 2021. What's even crazier is that I am just trying to leave! And they will not help. They don't ever answer their phones they don't answer emails, nothing! Do not rent from this company without reading this and preparing yourself for the constant inconvenience and poor communication. Literally the only thing nice they have is a responsive maintenance team for the most part. read more

Lived in the Benton location for a year. Knew early on living there that the walls were paper thin, but really came to hate it in Covid quarantine. Hearing conversations, morning poops, showers running, toilets flushing, neighbor who might've had Covid dry coughing for a few weeks, your neighbor's poor singing (although very entertaining), your neighbor singing along to your music that's not even at a high volume, cabinets opening and closing, bangs on counter tops, upstairs dog barking, upstairs couple having sex, just no. You learn to adapt by keeping windows open for nearly the full day and having an air purifier buzzing at night, but at a certain point it'd be better to live somewhere you don't have to take those measures at. Also had a lockbox left on my door for probably the first 6 months, even though I contacted twice early on about it, but just got ignored so I just lived with it. The parking lot there's shit to get out of being right at the downward slope of a hill. Have to be incredibly cautious to not get in an accident like I've heard a few times happen. Was also told when touring that they'd be taking care of a super strong lingering cigarette odor from the previous tenant. Didn't happen, and got no response when I reached out about how bad it was. I just sucked it up and took on the job of repainting the main living area. People constantly rotate in and out of this place, and it's now obvious why. read more
