Lived in the Benton location for a year. Knew early on living there that the walls were paper thin, but really came to hate it in Covid quarantine. Hearing conversations, morning poops, showers running, toilets flushing, neighbor who might've had Covid dry coughing for a few weeks, your neighbor's poor singing (although very entertaining), your neighbor singing along to your music that's not even at a high volume, cabinets opening and closing, bangs on counter tops, upstairs dog barking, upstairs couple having sex, just no. You learn to adapt by keeping windows open for nearly the full day and having an air purifier buzzing at night, but at a certain point it'd be better to live somewhere you don't have to take those measures at. Also had a lockbox left on my door for probably the first 6 months, even though I contacted twice early on about it, but just got ignored so I just lived with it. The parking lot there's shit to get out of being right at the downward slope of a hill. Have to be incredibly cautious to not get in an accident like I've heard a few times happen. Was also told when touring that they'd be taking care of a super strong lingering cigarette odor from the previous tenant. Didn't happen, and got no response when I reached out about how bad it was. I just sucked it up and took on the job of repainting the main living area. People constantly rotate in and out of this place, and it's now obvious why. read more

I spent a year living at 2510 1/4 Pennsylvania Ave and it was wild. I was initially attracted to the apartment's tall modern ceilings and good lighting. After moving in, I quickly realized the mistake I made. (1) I was separated from my neighbor by a flimsy plaster wall with no soundproofing. I heard every time they sneezed, burped, used the microwave, talked on the phone. You can clearly hear half of the words they said. It was like a weird voyeurism thing. (2) There were dog owners on all 4 sides of the house and the barks easily penetrated the walls. (3) One neighbor liked to take out their huge speakers and bump music with lots of bass from 8:00 PM - 2 A.M. There was no talking them out of it. The only reason I'm writing this review is because I wish someone else had written it when I googled the house. Cheers mate. read more

I've lived in a unit with adaptive for a year now. Our agent franklin was wonderful and Lauren the manager has done a great job!!! The maintenance staff is fast and management is quick to respond if there are any issues. Their finish outs are higher quality than most especially in this price range. Truthfully, this is a fraud company. While the space is beautiful and the rent appears affordable, the management and every other logistic through Adaptive is incredibly fraudulent. There are several reasons why the comments reflect poorly overall on Adaptive Realty. We went an entire month and a half without gas and electric due to their management team. We caught them several times coming into our apartment without permission while we were home. They attempted to raise our rent during the last two months of our lease. They tried to charge us for a new washing machine after it was under year warranty. They tact on random charges monthly on your rent without explanation or an invoice. You will not receive your security deposit back in full because they will make up charges with no detailed invoice of "trash" and "paint" while leaving your apartment spotless. read more

Adding to the chorus of people who have had a bad experience with Adaptive. I wish I had checked out the reviews before signing with them, and had someone qualified read our lease before signing. As someone else on this website has previously stated, they are asking you to give up your renters rights. My roommates and I (three girls recently out of college) signed a lease stating we were responsible for painting and deep clean (including appliances) of our apartment when we leave. We had $762 deducted from our security deposit for this. Legally, "the security deposit cannot be used for repairing defects that existed in the unit before you moved in, for conditions caused by normal wear and tear during your tenancy or previous tenancies, or for cleaning a rental unit that is as clean as it was when you moved in" [Civil Code Section 1950.5(b),(e).] Our apartment was in no way in any condition other than "normal wear and tear." A paint job is normal for someone moving into a new apartment, but we, the previous tenants, should not have had to pay for it. That's my main beef with them. But since I'm at it, I should add: - We had a defective A/C system for the entire year and a half that we lived in the apartment. It simply did not work most of the time. - We had a TERRIBLE roach, ant, and fly problem. - You can hear everything through the walls. Everything. Heard the dogs running upstairs at all hours, neighbors talking, music playing. It was maddening. - Frequent issues of the front gate not properly closing and locking, or jamming, making us feel unsafe. Once, the front gate was so jammed that even after I entered the code I couldn't get in. I was alone, late at night, on the street, unable to get in, and I called adaptive's 24 hour maintenance line and the person I spoke to said he wasn't sure when someone could be there. I hopped the wall to get back in because I didn't want to be stranded alone on the street late at night. All that's to say, do yourself a favor and rent somewhere else. It's too expensive for what it is and you will be taken advantage of. I am so happy to be gone. read more

Ughhhhh I was saddened to have left on such bad terms because the apartment was really beautifully lit and modern, but here we are. About six months into our lease we started experience the hardwood floor buckling (when they swell due to an excess of moisture underneath the apartment). We called it in and they let us know it was a problem with the previous tenants--which was a red flag since we wished they had made the effort to correct this before leasing it out again. They made the cosmetic changes, and we moved on but after a few more weeks they were getting worse and they were EVERYWHERE. At least one in every room, but it was the worst in our main bedroom (it was about 3-4 inches big before we left). It continually got worse and when we asked to have it looked at, it took about three consultations over the course of a month before they decided whether or not they should do more cosmetic changes or put in POLISHED CONCRETE. We were definitely disappointed because one of the things we liked the most about the apartment were the hardwood floors. Anyway, we were given the option to be displaced for two weeks while they did the renovations they should have done in the first place or move out, so we just decided to opt out of the lease. We were tripping over the hills, our friends were falling off barstools from the uneven ground, and our movers struggled to get furniture over the hills, etc. They offered to do cosmetic repairs for the remainder of our time there (approximately two weeks), but we were done at that point. A month before that, I was cleaning my apartment and noticed there was a crazy amount of mold behind our headboard (see photo) we hadn't notice for who knows how long. We had only been there for about 7-8 months at this point so we don't know how it got so bad so quickly. It was in the same room as the worst of the hardwood buckling and I don't think that's a coincidence. I brought it up with Lauren and she said it was normal for north-facing, single paneled windows... which didn't really make me feel better. A week before ending the lease I had brought it up with Lauren and on the last day of the lease, I asked Wendy if we could get the mold tested (my bf had a crazy allergic reaction a few weeks prior and we wanted to make sure it was an isolated incident), and the response was "because I didn't report it when I found it, I'll have to talk to Lauren" and when I followed up, it was "it's demolished now so we can't." Lastly, California state law requires that they provide us with the security deposit 21 days after the property is returned. They had asked us to move out two days prior to our original agreement and we said it was okay (the apartment next door also needed renovations for the same issues and they wanted to align to the dates) knowing they would prorate the rent for those two days, but of course they gave us the check back late and forgot about those two days. The overall experience was not bad, but I will probably not be renting from Adaptive again and I caution others to make sure to follow up constantly. Beside the last couple months, the rest of the experience was as expected. The apartments are beautiful and the staff have been pleasant for the most part, but toward the end I definitely felt like they didn't care about us and they didn't want to be held accountable for some of their property flaws. I didn't even trust them enough to write this review until after I got the security deposit check back to be honest. I'm glad that they're taking the time to make the proper adjustments for the new apartment this time! read more

Beware if u ever rent a property w these people, they'll throw random charges on your ledger and hope that you overlook them - and when you call them out, they'll take it off but act like they're doing u a favor. Shady as it gets. Same goes for your deposit. Don't expect to get much of it back and double check the invoice cause they'll literally try to steal from you. I had the unfortunate experience of renting a property from Adaptive. Their management team was rude and obnoxious from the start, I was told our tenancy agreement would be void if they didn't get another signature on their rental agreement, having already handed over a check for nearly $10,000 and signed lots of paperwork. Our car was vandalized one week into living in the new place, AR had a security camera covering the incident but I was told they'd require a subpoena to surrender the footage. Then we found out our newly developed little bungalow was infested with ants, roaches and mice. They were quick to send the exterminator, seemed he was on site regularly anyway. On further inspection we found the unit was shoddily put together with gaping holes between the walls and the floors, disguised by the appliances. I withheld the rent and told them I wanted to move, they refused at first, then told me I could continue to pay them 20% of the rent monthly if I terminated my agreement early. Needless to say I got an attorney involved and we were out of there immediately. This company is the worst I've experienced in the world, and I mean the world. I can not encourage you enough to look elsewhere - you do not want to rent a property from Adaptive Realty. read more

I've lived in an apartment managed by Adaptive for more than 4 years. Never had an issue we couldn't resolve. Never felt like they were dismissive of my concerns or inquiries. Property managers have a tough job. Tenants don't reach out unless they are having a bad day. I don't call my landlord to let them know I'm happy with the apartment. I call them because something bad happened. Lauren Smith, who has been our primary contact there, has always been fantastic in every way. I've never felt apprehensive contacting her about an issue. She has always been responsive, straight forward, honest, and accommodating. It's not easy fielding problems for a living, but Lauren makes it look easy. read more

spent a little over 3 years in one of adaptive's echo park buildings. where to even begin... - was told prior to signing my lease that my unit was rent controlled. it was not. should've been a red flag, but... - of the 5 windows in the unit, 1 locked. this was reported multiple times through service requests and went unaddressed - speaking of, most service requests went unaddressed. this is not a reflection on the maintenance guys who are AWESOME but rather on adaptive, who are cheap to a fault. any pricey repairs (which you would think would be covered by annual rent increases...) were never entertained, i.e. torn screens, moldy ikea butcher block counters, outlets that don't work, etc. - mailroom theft was constant for all residents. when asked for security footage, myself & my neighbors were repeatedly told that "the cameras weren't working that day" which... becomes hard to believe over the course of several years - absolute paper thin walls and ceilings. enjoying knowing when your neighbors shower, sneeze, call their mom, or turn on their tv! - little to no concern for tenant safety. outdoor lighting broken? maybe that'll get fixed in a month. attempted break in? sorry, cameras weren't working. overflowing dumpster causing an outbreak of roaches? oh well! - related to the dumpster... common yard area was disgusting. straight up, i watched a bag of trash sit on the side of the yard for 3 consecutive years. i would bet it's still there. - less of a concern for future renters, but really the cherry on top of my adaptive experience: after an airbnb guest of another unit attempted to break into my apartment, i asked to have my lock rekeyed as i watched the person attempt to jimmy the lock open. adaptive agreed to replace the lock-- great! two and a half years later, i come home after taking my dog for a walk to find that the lock is broken. not the key, the lock. as in, you would insert the key and it would rotate a full 360 degrees without unlocking. i called adaptive's maintenance line and got no answer. i submitted my phone number to be added to the call-back queue. i called adaptive's offices directly. no answer. an hour passes. i am now locked outside of my home that i pay entirely too much money for, with a dog, without proper attire/gear for work. i call my cousin and ask her to bring me some work clothes i can borrow, take the dog, and wait for maintenance. She does, because she's great. Here's the thing... I don't get a call back from maintenance until 9 pm. When I do, the poor person working the maintenance line (3rd party contractor btw, not the people who actually come to your unit) say they have no idea what to tell me because they can't get ahold of anyone at Adaptive and won't be able to until the morning. So my cousin calls a locksmith because, again, myself and my dog are locked out of our home. The locksmith explains to my cousin that the lock repair was done incorrectly years prior, shows her what was wrong, etc. She gets an itemized bill from him and everything is groovy. I submit the itemized bill to Adaptive and property manager Lauren dodges my calls, emails, etc. for MONTHS. Months! And then eventually tells me that she needs to speak to the locksmith directly because the pricing seemed dubious. Because my cousin used a 24/7 locksmith dispatcher, this is essentially impossible. I try to track down the locksmith, but no dice. Again, I explain what the locksmith told my cousin, submit the itemized bill, and reiterate that the dispatcher can't get in touch with the specific locksmith we used. Radio silence from Adaptive. Finally, after another month (if not more?!) I get a response from someone at Adaptive saying that they do not reimburse for lockouts. I explain that this wasn't a lockout via 'locking my keys inside' but rather THEIR lock malfunctioning. Again, I am told they will not be reimbursing me. I ask (an assistant, because property manager Lauren is continuing to not address this) if I should take the lock with me when I move out, since technically I own it and the assistant agrees that I very well could. After threatening to take Adaptive to small claims court, they FINALLY reimburse my cousin the $400-ish the lock repair cost. It took so long I genuinely felt she should've been paid interest on her "investment lock." - when i finally did move out (hooray!) i made sure to scrub EVERYTHING thoroughly, with the help of others. you could've eaten off the floor, the inside of the drawers, the ceiling fan blades... it was pristine. Adaptive chose to withhold $50 of my security deposit (2 months of rent) anyway, for completely unspecified reasons. how sweet. if you're still reading at this point, it should be pretty clear but uh... don't rent from this place read more

Getting our dryer fixed has been an absolute nightmare. This has not been the first thing we have needed fixed/replaced and each time I am left to follow up consistently to know what is happening, WHO is going to be in my home to fix WHAT and WHEN. It's been a good month and our dryer is still not fixed. It's supposedly under warranty because it's a new appliance, so instead of sending someone out to just fix it because it's an inconvenience for their tenant, they're taking their time finding someone who can do it, I'm assuming for free. I'm furious that anytime something becomes an issue in our home, it becomes a job in itself for me to manage and keep these guys on track with prioritizing our apartment. I'm close to hiring someone to come fix it myself because at this point eating the $400 would be more beneficial that dealing with this BS. read more

I had adaptive realty as my landlords for four years and had an incredibly positive experience. The only reason I'm moving out it's because my roommate is moving abroad and I got my own place. Our property manager Lauren always responded in minutes if we had any small problems and was always so courteous and polite. Worst management ever. Me and my friend rent 636 1/2 N Cummings St in Boyle Heights. There are cockroaches, ants and flys even though we kept it clean. Neighbors dogs bark all the time and at least once a week they play music OUT LOUD until 3am in the morning. There was also leaking problem caused by the bad construction work and also the bad design of the bathtub. However, they insisted it's ours problem and made us pay $100 without a proper receipt. The "managers" were not friendly at all. Me and people who also lived in this property complaint the same thing and we hated this place. Living in LA for 8 years and this was the first time having such bad experience. If you're looking for place to live, save yourself some troubles and don't live here. read more

I've lived in an Adaptive property for over a year now and they are great. The property is a dream and well-maintained, and any time we've had a maintenance issue they are quick to respond. Have had several roommates in and out over the course of my tenancy and they have made the transition on the lease/documents super smooth and easy for all of us. Mimi is our property manager and she is always so helpful and attentive - just one example, coming to help us herself with an issue we had on a weekend when a technician was unavailable. When we moved in we found that no one had cleaned, re-painted or fixed basic maintenance issues in the unit. I was really surprised to read this bad review an for adaptive realty. My family and I have lived at 2 of their properties for 4 years total. We needed a bigger place and even just moved to another one of their properties. The management company made this seamless and easy. Our leasing agents have good communication, fix things timely for the most part and are helpful whenever we need them. We love the quality of the properties they have redone that we have lived in. I never got as far as actually signing a lease with Adaptive, but I almost signed one and even that was a strange experience. In short, I was approved for one of their apartments and then while reviewing the lease, noticed that, among other issues, that it was worded in such a way that it wasn't clear whether the landlord / management company had any responsibility to do repairs on the apartment. When I asked about this and other issues, the agent (who had previously been following up with me regularly, to the point where she was basically pressuring me to rent) suddenly became very evasive. She said it would be several days before they could get back to me because she needed to get answers from the office, then after several days passed she said it would be the following week, and then subsequently that she would be happy to return my application fee because she didn't know whether she would be able to get answers to that question at all. They were clearly trying to get rid of me and so I took them up on their offer because I smelled a rat, after which it took them about 2 months to send me my $30. Any honest, reputable management company would have had a clearly worded section on the landlord's responsibilities in the lease to begin with, or at the very least would be able to answer such standard questions quickly. If I'm being honest, the whole thing seemed pretty shady and after reading these reviews I think I dodged a bullet by not signing a binding document with them. read more

The management has been super professional and quick so far. The application and move in process was smooth and clearly explained. I have never written a Yelp review before but my experience with Adapative was so terrible that I created a Yelp account just to warn others. I rented from Adaptive and was surprised time and time again by their horrible customer service and their ability to cheat tenants out of every penny possible. We had several maintenance issues in our place while I lived there and calling Adaptive was always a drag - they were slow to respond and very rude on the phone. Our lease was terrible, I wish I had read it better before signing because they essentially strip the tenants of every potential right they usually have. In fact, they took hundreds out of our security deposit for painting and a deep cleaning which they are not supposed to do. Awful awful management. The team is extremely rude. They were short with me and hung up with me on multiple occasions. They avoid residents when they are seeking assistance. Our particular unit was brand new but constantly has maintenance issues or very common things break even after very light use. The apartment was infested with ants and cockroaches the first summer we were living in our unit. Also make sure you document EVERYTHING we noticed in our back end that notes on our maintenance requests had been edited, changed, or even deleted. This management company DOES NOT care about you or your well being. They treat my roommate and I like we are children and constantly talk down to us. This company is a first class scamming machine! I applied for an apartment which was advertised as $2350 upon approval they wanted me to pay 2 month's rent toward deposit unless I have a co-signer. I have good credit history, never had evictions and offered to show them bank statements to verify my income, they didn't want the bank statements so it seems like to me that's the same offer for everyone and they would let just anybody live there as long as they pay them two month's rent towards deposit which I am %100 sure they won't give back. This company was warned cats were under the house, and they lied that they would remove them and seal the crawl space before fumigating. These weren't just stray cats, they were a neighbor's pets. Adaptive has excellent managers, leasing agents and office staff. Very helpful and responsive. And the units look great, great design aesthetic and they use good quality flooring, windows, doors, appliances. Yet I highly recommend they start installing 'uppers' in their kitchen. There's no place to store dry goods, glasses, plates other than drawers. Doesn't make for a true user friendly kitchen. Big oversight on my part when I took the unit without thinking 'where am I going to store stuff, out of sight, dust or otherwise.' :-( (And there's no reason why they couldn't have, there's room to install. Unfinished is fine if you are buying, but rental? what?) read more
