We stayed here as a VRBO.one draw to the resort is a balcony. We love having coffee on the balcony in the morning and wine in the evening. The resort has Valet parking which I typically love but a little sloppy here. Back to the balcony. We were on a night floor which was advertised as the penthouse. Except there were two floors above us. Worst part was that the HVAC machines were on our side of the building which created constant noise. Big letdown. So in my business I can't help but look at things that are being neglected. Typically that's not a good sign. The pathway to the beach was not what the advertisement showed and much of the brick work was damaged and appeared neglected. They do have a restaurant on the property. We had breakfast there one morning. Not my fav. They have a store with beach wear but ridiculously expensive. Would we stay there again? I think I'll pass. You decide for yourself.

It was built for the workers of the Breakers Hotel. The Bed and Breakfast will be 100 years old next year. Rebecca and Maggie are Managers and co managers of the Bed and Breakfast. Overly nice and helpful. There are 11 rooms; 2 private cottages and 3 bedrooms/ 2 bath apartment and many rooms with either a king size poster bed or 2 queen beds. There is a continental breakfast; Pastries, Nonnis( Chocolate) delicious. Coffee, Tea, ice cold water. They give you 2 complimentary Pellegrini bottles of water. Our room was a king size poster bed with a sitting area, double sinks, private bathroom, tub/shower. Many toiletries; shampoo, soap, cream. A TV, microwave, refrigerator. The bed was amazingly comfortable with big fluffy pillows and extremely comfortable comforter. Ceiling fan. Private patio outside with a shower. Big beautiful French doors that open up to the heated pool only steps away from the room. They even have an iron and board and hair dryer. If you forgot your bug stray or sun screen it is provided free. They are right across from the Art Armory that happened to have a show outdoors this weekend. Free street parking. They have 3 lounge chairs by the pool with cushions and towels by the pool. Outside the room is a table with chairs. Every comfort from home. Every room looks onto the pool. Very quiet neighborhood and beautiful palm trees surround the property creating a surreal atmosphere and a beautiful Bed and Breakfast. Please come to Grandview Gardens Bed and Breakfast. If you prefer cooking Walmart's very close and delivers great organic produce for half the price of Whole Foods !

Outside of check-in and visiting the clubhouse for pool time, it did not feel like a hotel stay. It felt like we lived there! The room (read: apartment) was open and spacious. In addition to a fully functional kitchen with all the amenities, it had a washer and dryer on site, a lovely balcony overlooking the water and easy access to the pool. I thought it was pretty cool that one group was using the outdoor grills near one of the patios for a dinner and picnic. Only dings: Check out is late -- 4 p.m., with a 10 a.m. check-out. Boo! Also, you don't have regular room service. Run out of pool towels? Fella at the front told me we were SOL -- we had to wash the towels instead of receiving new ones. That was a bummer considering we were, at that moment, ready for pool time and didn't want to have to wait an hour for towels to be cleaned. We arrived on Friday and were checked in by an older woman who was easily the rudest front-desk employee I've encountered in years of traveling. When we entered our room, we were immediately hit with a strong, unpleasant smell of mold, old furniture, and filthy carpet. The room appeared completely untouched by any updates since the motel was originally built. The in-window air conditioner reeked like an ashtray the moment we turned it on. The sheets were so questionable that we immediately drove to Target to buy our own, along with new pillows. I ended up spraying an entire can of Lysol on the carpet, beds, and bathroom. The walls had numerous stains, including one that looked suspiciously like urine. The only remotely positive thing about the room was that the mini-fridge actually worked. Unfortunately, the night-shift employee was overheard by my wife yelling at a customer on the phone and using foul language. The parking situation is ridiculous. The spots are extremely tight, and the layout forces you to back out directly into traffic since backing in isn't allowed. The location itself is poor--you're subjected to loud bass-heavy music from passing cars all night long. Overall, this was one of the worst hotel experiences I've ever had. I cannot stress this enough: do not stay here. If I could give zero stars, I would.

As we wrapped our way into reception we were greeted by Jasmine and she offered us tea or lemon water as we checked I , as we crossed our T's we were then greeted by a wellness member who toured us through the property to show us what the spa offered in our day to our choosing. Flora was the locker room attendee and the enthusiastically offered to take us to see the beach side entrance which we were so excited to hear. I want to greatly appreciate the duo working tirelessly and kindly on the beach; first thing in the morning they were moving the Lounge chairs, staking the beach umbrellas, bringing out towels all with a lovely warm smile and "is their anything else I can get you " attitude. As a Palm Beach local, there are places I still am Surprised when I stumble on or am gifted a chance to try. This is a really difficult review because I have been here before and had a great experience…read more I was planning a spa experience for my sister's birthday. I was having trouble online, my password needed to be reset and I wasn't getting the reset email in my inbox. So I decided to call to potentially fix my password issue. I spoke to a young lady who made me aware she could not help me with my password and she would transfer me to someone who could help me with a reservation. I was transferred over and over again. The first time I was transferred to the front desk of the hotel, then to another department and back to the front desk of the hotel; never to the spa. I then called back and asked to speak to someone that could help me make a reservation and I was told they were extremely busy and someone would call me back. I waited 24 hours and did not receive a call back. Normally, by now, I would've left this business alone, but it was really important to me that my sister got the spa weekend she wanted. So I called again, was transferred over and over when asked to speak to a manager of the spa. I stayed in a loop on the phone for over 15 minutes and spoke to no one who could provide me a manager. Eventually, I spoke to someone who gave me a phone number for a director just for me to call the director and leave a message. I left a message with the director's voice mail around 10 AM and here we are 6:36 PM and I'm yet to receive a call back. I feel like I've had to beg this company to take my money lol! I'm trying to book services. Overall, this has been a really bad experience and has put a bad taste in my mouth.
