    STOP...DO NOT USE ARCH Foundation. They do not honor warranty. Realtors have discontinued referring their clients to this business.

    As a Realtor, I've dealt with MANY foundation companies. The vast majority do not stand behind…read moretheir work- they use loopholes to get out of honoring warranties. 90%+ of the time (including when I sold my OWN home- after choosing our foundation company carefully) sellers are left in the lurch, leading to transactions that fall through and/or thousands of dollars needed to remedy the situation. MBR Actually STANDS behind theirs. Also, they are incredibly trustworthy when evaluating foundations. I have always recommended independent, 3rd party structural engineers to my buyers so that they would know a foundation company wasn't trying to push unwarranted repairs on them. Now, I recommended they use Will with MBR. He's honest when there's not a problem. True current story... I have a listing and we handed over a foundation warranty to the buyers. Turns out, the warranty was NOT in effect because... refer back to my first paragraph. Now we had a problem to fix. Spoke to the buyers' agent and turns out, MBR was her trusted company too! Will came out was able to offer a warranty on the previous work. Having someone we BOTH trusted was absolutely essential to keeping this deal together. MBR is one of the ONLY foundations companies I actually trust.

    It is my belief that MBRGFR does not operate in good faith in regards to fulfilling its warranty…read more In June 2022 I purchased a house and transferred the warranty from the previous owner for a $200 fee. In early August 2022, when my house dropped over 2 inches, I was told by MBRGFR that the solution would be to raise the piers they had previously installed. If piers drop more than an inch they are covered by warranty, but I was told that the work would not be covered by warranty, because for the last 7 weeks I had my sprinklers running but not my soaker hoses. But in the PDF I was sent along with the warranty certificate, there is a section specifying what would void the warranty and soaker hoses are not mentioned. In the estimate/proposal of work to be done there is no mention of soaker hoses. The only mention of soaker hoses is in a letter that was sent to the previous owner, but nowhere does it state that not following any of the maintenance suggestions would void the warranty. I went ahead with the repairs and MBRGFR completed the foundation work on August 17-18 2022. Within months I began to have problems again, cracks in walls and exterior brick, doors sticking. The rear right corner was very high, over 3 inches higher than the middle of the house. Numerous times I contacted MBRGFR and their representative would come look, every time he would say it was normal seasonal movement and no repairs were covered by warranty. They claimed there was nothing to do about the right rear corner, that the house was off the piers and it was the moist soil that was pushing it up, they maintained the piers had not failed. I dug up the right rear corner, and they were wrong, the back corner pier was touching the foundation and was pushing the house up. I took pictures and videos of this and sent to MBRGFR. They agreed that the piers were touching the foundation and moving up with the soil, but MBRGFR would not lower the back piers, because lowering is never covered by warranty, even if they possibly caused the issue by over-raising that corner. In August of 2023, the front of my house had dropped. It was to the point where I literally could not open my front door. On August 7th, MBRGFR came out to look. As usual, they said it was seasonal movement, I would just have to do without my front door until the winter rain hopefully raised it back up again. They claimed the front had not dropped more than an inch, but they refused to show me any of his measurements, which had always been their policy (Unless agreeing to pay for work). So not knowing what the measurements were when they finished the August 2022 work, and them not showing me the measurements that day, made it impossible for me to know how much the house has moved, and made it impossible for me to claim that it's moved enough to be covered by the warranty. I have worked with two other foundation companies, Olshan and Pinnacle, and neither company at any time had any issue with showing me measurements and giving me copies of their measurements. Thus the practice of MBRGFR never showing measurements (unless paying for work to be done) appears to be a bad faith business practice which keeps the customer in the dark and protects MBRGFR from warranty claims. Also in that August 2023 discussion, they generally agreed that the 8' concrete piers weren't working. They weren't holding up the front, and they were moving up with the soil in the back. We talked about steel piers and how they would hold up the front and not sink down, and they gave me a rough $4000 quote for 6 steel piers in the front. They then advised that ideally I would have steel piers all around the house so it's all equally supported, which would have been a very expensive job. So it's abundantly clear that the 8' concrete piers were not getting the job done, but wouldn't be covered by warranty, but MBRGFR would install more piers for more money. I was not happy with MBRGFR's business practices and warranty support, so I've moved on with a different foundation company and am considering legal action against MBRGFR.

    Called to request a foundation inspection, as the home is 30 years old, we have some very minor…read moretile cracks, and do see some seasonal movement in door openings (mostly one upstairs one). Some brickwork is cracked around suspended arches and cornerstone decorative pieces (e.g. above garage doors) but obviously has been for decades. I specifically called Cornerstone because I wanted a serious contractor who does actual poured footings, not that stacked cylinder mess that could actually crack your foundation worse as they use your house for the jack leverage. Dave was on time, courteous and (given that our appointment was in the middle of the Viral Apocalypse) understanding that I was working from home instead of 'off' for the day of our appointment. We spoke for a bit, he outlined everything well and asked pertinent questions about my reasons for calling, then got down to work inspecting...and recommended no work be done at this time. I offered to pay a service charge but he said that wasn't necessary. We did follow up on the phone briefly (I was busy when he was finished) and I am strongly considering coming back to them for some drainage improvements here and there as precautionary measures.     Groundwork's was very professional in handling the raising of two of our walkways…read more The crew of Jesse and Chris were extremely professional in all aspects of their work. They communicated that morning letting us know they would be here at their allotted appointment time. They called again to tell me they finished one job early and would come early if that was acceptable and it was. When they got here Jesse took the time to explain the process they would be working. They went through a questionnaire to make sure they had our approval. Once we OKd the project they began the work. It took them about 2 hours and they began the work immediately and were professional in every aspect of their project. They worked like a well trained team and completed the work to our satisfaction cleaning up everything when they finished. Once they had completed the work we checked everything they did and were extremely pleased with the work. And the sidewalks that had sunk about 2-3 inches were perfectly level and looked like new. Both my wife and I couldn't be more satisfied. Would recommend groundwork's to anyone needed cement leveling. Plan on using them again for a cracked driveway. Upon completion they took me through a final review of what was done and had questions regarding our satisfaction before they asked to be paid. I really liked that! I will definitely use them again and would highly recommend this crew to anyone needing cement repair.

I reached out to Advanced Foundation Repair and asked if they would allow me to transfer the warranty even though I was over a year past the deadline. Without argument they transferred the warranty. This is a compassionate family run company. I give them the highest possible recommendation. In addition to this, the repairs they made to my foundation have performed great, and the house has stayed perfectly level.

I waited a few years to see how bad it would get and it did get worst. This is the third time I have called them and they again tell me my foundation is doing what it is supposed to do. This last time I called they charged me $75 to come out with their machine and tell me the foundation is doing what it is supposed to do. They told me to water the foundation which I have a sprinkler system and I purchased several of those soakers and we have had a lot of rain. I'm unable to lock several of my doors which I don't feel safe, if it wasn't for the storm doors my wife and I would be fair game for the thieves. I will include some photos so you can judge for yourselves. I like giving good reviews because I'm a business owner myself and like a person to give me a chance to make it right.
