Even so, I decided to add a bedroom and enlarge the living room. I interviewed three general contractors. They were all highly recommended by my architect. All three made good presentations, making it difficult to choose. I realized that selecting the right contractor was the key to a successful project. If we failed to work well together the whole thing could become a costly nightmare, especially because I had decided to remain in my home during construction. I selected Sean Kelly of Sean Kelly Construction. I am so thankful I did. Sean proved to be a delight to work with, flexible and understanding. He explained everything to me. He is skillful at dealing with the dozens of city inspectors who must sign off on the work as it goes along. Sean's work crew was superior. The four-month project involved three or four dozen craftsmen and laborers. These workers proved to be not only capable and hard-working but the kind of considerate people I was happy to have in my home. Sean is certified in a number of aspects of green construction. I was pleased about this because I wanted my project to be as green as possible. At the same time, I could not afford to go as green as I would if I had more money. Sean was happy to work with me on this and made several cost-effective green suggestions. We were able to make this project greener in a number of ways without busting the budget. Going in I realized that the main way to keep within budget was not to make changes. I was determined to stick to this--but as construction progressed I found small changes I very much wanted--details, really, but things that make living here easier and more pleasant, such as the location of the faucet for watering the garden and of a light on the garden path. As much as I tried not to waffle, sometimes I changed my mind about something I'd asked for. Sean remained sympathetic and helpful and we worked everything out. The result is that I've ended up with a home I'm enormously pleased with. It's a joy to live here. The thing that pleases me most is that the project came in a few thousand dollars under budget. Going though the permit process in San Francisco is no easy task. We started with another general contractor but he couldn't see the project though. We have known about Kevin's work for a long time. Then one day, at a party, we saw him, asked if he would be interested and he said sure. That was the best thing that could have happen to our project. He was able to work with the city, architects and engineers to get the job done. He knows his way around the permit process, inspection timeline and how to deal with all the subcontractors. He kept us apprised of what items we need to begin shopping and ordered to keep the project timeline moving forward. Kevin and his crew are very passionate about what they do and it really shows in the finished product. He and his crew kept a very neat job site and he makes sure that all the subs contractors do the same. Keeping a tidy job is so important to the final outcome. We told Kevin, "we know what we don't like, but we also don't know what we like" and he flew with that and helped us with all the finishes. This kind of a job can be over welming. He helped us and showed us new and old styles which he thought we would like. We went with a contemporary theme. In the end, we went slightly over budget but mostly due to the pandemic and material delays. We never imagined that together, we could create such a wonderful forever home for our family. We are so happy to be in our new home and it would have never have happened without Kevin and his crew on the job. They gave up front and transparent pricing that was very reasonable. In regards of when they got to work, as soon as we signed the contract they were ready to go the next day. The work they did was repairing drywall on our ceiling and wall after a leak. You cannot even see that there was a hole there before. Blended beautifully and the matched the color to be identical. When our water mitigation company left a mess, their team not only cleaned up after them but painstakingly covered our floors to protect them.
