Giovanni was great. He first came out to help us reset a water heater as we were getting other work done in the space. He did a great job and was friendly throughout. We asked his opinion on a few things and he gave us some great information about our setup (which we knew was very out of date from the previous owners of the home, but was great to have his confirmation on just how bad things were). We called him up a few days later to get a quote on what it would take to patch things up, and Giovanni was very responsive - working around our busy schedules to find a time to come get us a quote. We ended up going with a bunch of repairs and a new water heater. Giovanni broke down all the work very well and made us feel confident in our decisions. He was able to work around our schedule yet again and was able to get the work done in one day. He was very respectful of our space and our time. Let me start off by saying, I'm not naive, I expected to pay more on a weekend and for a quick response. That being said, this was beyond ridiculous. I felt completely taken advantage of because he knew I was desperate and needed my furnace to work with the cold weather. The tech was incredibly condescending berating me for trying to do a simple electrical thing on my own (we made one tiny mistake) and that this is why people who try to do things on their own screw everything up. Made me feel awful about my furnace being "dirty" and my filters not being clean. I am a restaurant manager that requested service for very low water pressure problem. Plumbers show up to my business attempt to check water pressure, they are unable to test the pressure on the tankless unit we have. They try to charge me $1600 for "attempting" to check the water pressure. They did not fix or try to fix the problem. Instead they told me to call a plumber to come clean out the tankless water heater. This company is unprofessional and inexperienced. I will not be using their services ever again. Here's your ballpark quote. * Referral to a leak detection service? - Call American Leak Detectors @ (425) 747-7418 (also quick and accurate). * Come back soon after leak detected 4-6 ft underground? - How does 10am tomorrow sound? * More accurate estimate with a *serious* discount if we dig it up ourselves? - No problem. * Offer to fix it **right now**? - They sure did. * Is later OK so we can do some digging? - No worries. * Can you come soon? We dug down as much as we could (~4ft) before the hole flooded. - How about 11am tomorrow? We called him on his cell *3 times* and he patiently walked us through shutting the water off at the main, so the ground could drain overnight. Two guys dug up the pipe (and built a pile of dirt the size of ours) like dogs going for a bone **on a hot summer's day**. My relief from getting a low, low bill, quick, quick was only surpassed by finding out that although it was on our property, ***the leak was on the city's line***!!!! We had a different plumber tell us that to replace a leaking drain line we would need to remove both the kitchen base cabinets and the tub surround. This was daunting enough that we decided to get a second opinion and called Beacon. They were able to have a plumber named James meet us the morning we called (which exceeded our expectations). After talking over the project with James he determined that he could do the work without removing the cabinets or tub surround and, furthermore, that he could start the work immediately and be done by end of day. This also exceeded our expectations. In the end, the project cost us more than we expected (hence 4 vs 5 stars), but saved us from redoing a kitchen and bath, and got it all done the same day, so all-in-all we were very happy. James was wonderful and a great communicator. We will use Beacon again. read more

Had a leaky kitchen faucet in a tenant-occupied house in Seattle. The plumber, Troy, showed up on time and quickly determined that the faucet needed to be replaced. He quoted me $1000 to install a new kitchen faucet. That seemed high to me, so I passed. After speaking with two other contractors (one a plumber, one a general contractor) and just googling "average cost to replace kitchen faucet", I found that $120-$250 would have been an appropriate cost. I have already contacted another service and I will update the review if the cost of replacement is higher than $250. I have used Beacon in the past, and while I wouldn't say they were the best, I never before thought that their prices were unreasonable. But if you consider that the service charge of $75 is nearly half the average cost of replacement (about $185), and they quoted me a price that was over five times the average price, then I think this review is objectively fair. read more

First Tech: Matt Matt came in to do the initial plumbing for a master bathroom remodel. We had to move a bathtub drain a few inches, move the water lines for the bathtub faucet 2 feet, and update the shower plumbing to match a new faucet we bought. I also wanted them to install the bathtub and shower faucets that I already purchased from Amazon. For some reason the first thing he did was take a look at our water heater and insist we replace it right away even though we had no issues with our current one. I pushed back a bit, but he was pretty adamant that we do it and he told us he would be saving us about $1500 if we did it at the same time, so we went for it. It took him about 2 full work days to complete the job, and everything seemed to go smoothly. He warned me I should probably look into water sensors and place one in 3 places: near the water heater, my washer, and my kitchen sink. They're pretty cheap online, so I bought them. Glad I did. The day after the sensors came in the mail and I installed them, the sensor went off while I was at work. The brand new water heater had leaked from the top and got the drywall behind it wet. I called Matt to come and fix it, and he was able to a couple hours later...insisting the drywall should be fine and it will just dry after a few days. Apparently he just needed to tighten a fitting near the top of the heater a bit more. It's been fine ever since. Second Techs: Josh & Ian A few weeks after that (and after the tile and flooring were installed) we had Beacon out to finish the plumbing job and install the bathtub and two fixtures. Matt left the company, so Josh & Ian showed up. At first they were pretty negative and did not like the fixtures I had bought from Amazon, stating they were made from cheap parts and are prone to leaking, and they wanted me to go buy Kohler (or other premium brand) faucets. So they left without installing anything and I was left confused and frustrated. I went to a few fixture stores (Keller, Ferguson, Chown) but nobody had anything that fit the plumbing that Matt had installed previously before the tile was put in place. So I called Beacon again because they were the ones that did the initial plumbing, and I just wanted to use the fixtures I had bought that they did the initial plumbing for. I talked with the supervisor and explained the situation, and he was nice and came up with what seemed like a good solution: ordering an adapter part and trying install again. So they ordered that part, it took a few days, then the installers came back out. When they came back out it seemed like they did't want to be there or to do this job...but after a couple of hours they were done, and the techs seemed to be in a better mood, and it all seems to work well (and it looks great). Conclusion: I'm conflicted on my rating. They ended up doing a good job ... but really during the whole thing I was found frustrated and confused. I know I was the one to agree to the new water heater, but that was an extra couple of thousand dollars I didn't really want to spend. I also understand they didn't love my fixtures ... but they also plumbed for them without saying anything before installing, so after that I was kind of stuck with them. I also think how companies act in front of a customer is a big deal, and I wrote down some quotes from the techs that I don't really think a customer would want to hear while people are working in their house (I won't share them here). I spent multiple thousands of dollars with Beacon, and in the end they did a good job and were on time every visit ... I'm just not sure if I'd go with using them next time. read more

Absolute scam. We called them because one of the heaters in our townhouse wasn't working. Charged us $600 for the diagnostic alone (took 5 minutes max) and he said the unit was broken and it would be $1200 to replace + labor + taxes. I trusted my gut that it didn't seem right because he couldn't answer any of my follow up questions about the issue or new unit and declined to have it repaired. After YouTube sleuthing we realized the batteries were dead in the wall unit and fixed it quickly ourselves (for $4) Also we googled the price of a new heater and it was $230 so that's a crazy markup without including labor? Beacon plumbing charged us over $1000 for less than an hour of work. We didn't agree to the pricing beforehand and they only drained water with a shop vac and conducted a sewer scope. Their estimate for the actual repair was over 5 times what our other bids came in at- over $13k. They also misdiagnosed one of our issues and connected us with a cleaning service that wanted to tear apart half of our house and spend up to seven or eight months with multiple contractors over a tiny leak. They will try to scam you in an emergency situation. Terrible company, look elsewhere. After filing a complaint with Mark, he put us a through a problematic "internal complaint review process" where Beacon's own techs are tasked with deciding if they made a mistake. Im not sure why anyone would trust a system that absurdly biased, but hopefully people aren't falling for their process. Further, they inappropriately asked to see detailed bids from Beacon's competitors, an unethical practice. Please take the time to parse through all of this company's overwhelmingly negative reviews and make a more informed decision than we were able to in crisis. read more

Our heat pump stopped working at 7 years after Beacon installed it. Ishmael came out and said there was a leak he added more coolant and cleaned up the machine and charged to put dye in the line to see if there was a leak if it stopped working again. It stopped working one hour after he left. I immediately reached out and Beacon quickly scheduled someone to come out. This rep was extremely rude and cocky (owners word there) he said we need an entire new unit and it would be 10,000! I called and talked to the owner and he said he would make it right and i would not have to pay more. Ishmael came out and said he replaced the TXV valve but the condenser would need to be replaced. A new tech Tony came out and spoke to the owner and they put a new small air conditioner in. Within the hour if that install it stopped working. We contacted the installer only to be told to keep track of how it was working. It was Tony's birthday and he would get back to us the following week. He came out and asked us if the last texh replaced the valve. We said he said he did and showed him the invoice. Tony said the coils were frozen over and that was because he thinks the valve was not replaced. He said they have to do an investigation and he would get back to us Monday or Tuesday. Then He ignored us flat out never got back to us. We had to get everybody in the company involved to get a call back. And then they told us that I declined having a valve installed previous weeks. Which I do have the invoice for saying that it was installed. Basically they're charging for parts that they're not putting in. Then they want me to pay another $4000 to put a new valve in after they already put in. Funny the first install was 600 something and now it's 4000? As stated right on the invoice. Not to mention the installers helper was taking photos of my personal property within my house it was uncomfortable and I'm still in the same situation with the same original problem. The owner was also saying that if he didn't make it right, he would come to my house and write me $1 million check because he's not a liar. Well I guess I'm smart for not holding my breath all I have now is a new 200.00 care plan for an ac that doesn't work! read more

This is the second time I've contacted Beacon after trying to get help from some other companies that were closer to my home. Again, Beacon was the only company that responded quickly and made the repairs professionally. In particular our second call was for an electrical problem, a short that had appeared out of nowhere. I had forgotten that Beacon also had electricians. Our electrician was Alex and he was not only very easy to work with but he diagnosed and fixed a very odd problem that he found quickly. After a second experience that was so positive from Beacon, I will call them FIRST next time when I have any plumbing or electrical issue. Stop freakin' call Beacon. read more

Had it not been for an emergency, I would have hired someone else. I had a partial power outage in one of the rooms and they charged $400+ for diagnosis (which they completed in 10 mins) stating that diagnosis could take anywhere between 5 mins to couple hours (off course). Post that, they found an issue with a a GFCI switch and charged $250 for replacing it. All-in-all, they were in and out of my house in 45 mins, replaced a $50 switch and charged me $600+. That's more than my doctor visit. read more

After soliciting plumbers from neighborhood group, I checked the mail and came upon a coupon for $50 off and figured, heck, maybe Beast Mode Marshawn would show up so gave Beacon a call late afternoon. Within 90 minutes, David Chapman, called and showed up. He assessed, gave some suggestions and off he went, rerouting the dishwasher's drain tube through the garbage disposal and voila, all is great. Amazing that it was installed incorrectly to begin with by the installer and the second visit by that store's team to fix didn't result in a fix. I had a gas leak coming from my water heater. They gave me a 12-3 window and waited all the way to the end of the time frame to tell me they were 30 minutes away. They also didn't have the supplies needed to find the gas leak and sent me on an errand to ask my neighbors for materials. Once the materials were gathered they found the leak in the line above ground saving me an additional $700, but charged me $500 for a small metal fitting replacement on top of the $75 charge to look at it. It felt over priced for the materials, but at least it's fixed (the gas smell in the house went away). read more

My experience with Beacon Plumbing was absolutely terrible. I called Beacon Plumbing because my second floor toilet had a slow leak which caused some secondary damage to the drywall and flooring. I was charged $2100 for a toilet replacement without being told that the restoration company coming in next day to dry the place would need to remove the toilet. The plumber knew this since he personally called the restoration company to make the appointment. I ended up paying $2100 to have a toilet for one night! The next day the restoration company recommended by Beacon Plumbing came in and placed the "new" toilet in the bathtub, which ended up breaking the bathtub. The worst part about this is that when people call Beacon Plumbing, they are in distress because it's typically an emergency. This company takes advantage of their customers when they are most venerable and takes full advantage of the situation. Extremely unethical way to run a business. Beacon Plumbing will never reach out after a service to check on the customer and ask for feedback. I find it funny and interesting that their "statement of work" is handwritten and the only legible/recognizable characters are the amount of money you need to pay. They deliberately don't want you to know what they are doing. So after paying upwards of $5k between Beacon and the restoration company, I ended up having a broken bathtub with a new toilet inside the broken bathtub. I had a leak in the shower valve in the wall behind the shower. Beacon plumbing first correctly diagnosed the problem and replaced the valve. However the new valve was still leaking. So after 2 more appointments they replaced the new still leaking valve. This time the valve was fine but the newly installed escutcheon plate leaked both around it and through screws into the wall. Beacon plumbing needed 2 more appointments to try to fix it. In the end I was told that leaking escutcheon plate is normal, bathtub fixtures are by design not water proof, they cannot do anything more and that it is normal that water leaks into the wall while showering. This is completely unacceptable and unprofessional behavior. They were very expensive but responded on Saturday to the first leak promptly. However, overall they needed 5 appointments out of which 1 was no-show without letting me know they wouldn't be coming. They fixed one leak but caused a different leak which they refused to fix. read more

I hope others can learn from our terrible experience: Turning on the stove would trigger the breaker switch so we called Beacon - they had. 4.7 star rating on Google reviews. On the phone they said it would cost $75 for them to come out and take an initial look. If anything needed to be done to fix the stove, we would be given a quote. When Beacon came out, they took a look for 5 minutes and said its not an electrical issue so they can't fix it. They ended up charging me $511 since they charged me an additional $389 diagnosis fee. I was a bit surprised, but the technician said the $75 only covers the drive. They should have told us that over the phone before we agreed for them to come out. It's a very misleading and deceitful strategy and I hope others can learn from my experience so they are more informed if they decide to call Beacon. read more

Definitely not recommending it. We asked them to help install two water filter systems and asked them to get a quote before we decide to start the work. They asked me to pay before starting the work, which was very weird, and insisted that they always do it in that way. Then they found that they can only install one as the other one didn't have an outlet to plug the water system in. They should have told me during the quote! The plumber told me he would call their office to charge me back but I still saw my card charged for 2 installation! So I called them to get my charge back, the guy was arrogant and asked me to send him an email to kick off the process. Isn't this their problem? If they didn't charge me before starting the work I didn't need a charge back, plus it's their job to do thorough estimate and inform me the 2nd one wouldn't work without outlets. Now they are asking me as the customer to send them copy of my email to get my money back! What a good service! read more
