We had one of the most frustrating move-in experiences I've ever had. We were relocating from Texas to California, and the leasing office was fully aware of our moving timeline. Despite that, our lease was delayed multiple times over nearly two weeks. Each time we followed up, we were given a different explanation or a new promised completion date. When the lease was finally sent to us, the move-in charges were calculated incorrectly, causing yet another delay. On move-in day, things got even worse. The lockbox code provided to us was incorrect, leaving us locked outside the property for nearly an hour with our moving truck waiting. We repeatedly called the leasing office, but no one answered after our calls were transferred. Eventually, they admitted that the email contained a typo and provided the correct code. When we finally got inside, the lockbox contained only one front door key. There was no mailbox key and no garage opener. A garage opener was eventually provided later that afternoon, but as of today, we still have not received our mailbox key. The property was also not cleaned as promised. The floors were sticky, the kitchen surfaces and refrigerator doors were greasy, and the stove and oven had clearly not been cleaned. We also reported that the HVAC filter in the guest bedroom needed to be replaced, but it still has not been addressed. Mistakes can happen, but what disappointed us most was the repeated lack of preparation, poor communication, and failure to resolve issues in a timely manner. I originally moved into this property 349 S La Fayette park Pl during the pandemic when my one-bedroom unit was priced at $1600 month-to-month. At the time, it seemed reasonable and manageable. However, after several years of residing here, I can confidently say the experience has deteriorated to the point where the stress and ongoing issues far outweigh any initial affordability. Below are the top three reasons I would strongly advise potential renters to reconsider: 1. Poor Sanitation & Persistent Roach Infestations Cleanliness has been an ongoing concern throughout the property. Despite attempts to address it, the complex consistently struggles with roaches and overall lack of upkeep. It creates an uncomfortable and unsanitary environment that no tenant should have to tolerate. 2. Unresponsive & Unprofessional Management Communication with management is extremely difficult. Emails frequently go unanswered, concerns are dismissed, and professionalism is lacking across the board. Simple issues often take excessive time to resolve--if they're addressed at all. Residents deserve better support and accountability. 3. Questionable Charges & Untrustworthy Practices There have been multiple instances of unexplained fees, inconsistent billing, and overall disorganized management of tenant accounts. It creates a sense of distrust and frustration. Renters should not have to worry about being overcharged or misled regarding their financial obligations. Overall: While the price was initially appealing during the pandemic, the ongoing problems make this property impossible to recommend. For your peace of mind, cleanliness, and financial security, I would strongly encourage looking elsewhere. read more

We've lived here at Lafayette Park for three years. Lots of changes over that time. The changes have been positive for us. Francisco is a great maintenance guy who is friendly and very helpful when we needed him. Rosa keeps everything clean and in good shape with a cheerful smile and hello when we see her. I have had such an amazing experience with this company. In the 10 years I've lived at my current property there have been 5 diffrent management companies. NONE of them can compare to the quality for service we have received from Bell. They fixed things we waited 10 years to have done. The manage of our specific property Rosalie is literally the best manager we've ever had, this is in addition to the company being amazing and truly caring about its tenants needs. Horrible management skills. Everything is done virtually. They want you to do their job. They ask you to walk the home by yourself and submit pictures of every little corner yet if you don't keep those pictures, you will never see them again and you can't fight your deposit on your way out. Place was old and not freshly painted, patching was done with no repainting over but when we moved out they charged us $1500 for paint job. When you ask them to fix something you give them your schedule and they don't care they send someone when ever and you have to take time off work to be present. They hire outside people and they are not responsible to tell you that they are done with the work and explain to you what they did. Not once did I see someone from management. They will send you and email asking you to call them and when you do they don't answer the phone. They wanted 3 months in advance notice that you are leaving when in their website you are required to give 30 day notice. When you tell them you haven't decided yet, they will send you an email every day until you respond and give you a timeframe out of your 30 day notice. They want you to take pictures twice before you leave. Once is a pre-move and the other is when you actually move. They want the pictures when you are in the middle of moving so they will bug you and bug you until you do. We moved out 25 days before I had to turn the keys and they were bugging the whole time. We told them we would submit pictures 1 week before the end of the lease once we cleaned the place and they didn't care. read more

I never leave reviews like this but I have to share my experience with Bell Properties to hopefully give insight to others. This management company is full of red flags and I'm going to provide you with everything that is very alarming to me as someone who has lived in LA her whole life & dealt with many management companies.  Bell Properties seems very shady and money hungry and I will explain why: First of all, getting in touch with a person who has knowledge about the property you're interested in feels impossible. When trying to speak to a leasing agent regarding specifics of the property I was interested in on Gateway ave in LA: ie, what is the square footage?  how long has it been vacant for? etc...The person on the phone sounded like they were in a call center, lots of background noise/voices and static, and could only answer my questions with long pauses followed by "I don't have that information at this time. It is a one bedroom. It is on gateway ave." Huh? It felt like they were reading a script & only had 3 answers to give me. Then they transferred me to someone else. Once I was transferred I was met with another clueless agent who was giving me the exact same answers. Literally felt like I was talking to scam caller. Very, very odd considering how thorough and professional they try to come across online.  Second, they seem to be very pressed about getting potential tenants to link their bank account information. So...you're supposed to deal with their automated responses/clueless agents, do a self guided showing (ALONE, with No agent around), then apply online, and LINK YOUR BANK ACCOUNT? Without ever even speaking to someone face to face? Mind you, they want you to link your account or they give you the threat of delaying your application. Never have I ever seen this in my 27 years on this planet. So if you're not approved then...someone just has your bank information? Screenshots attached from their site, I'm not making this up. Third, despite all these red flags, I tried giving them the benefit of the doubt and still scheduled a showing to the property I was interested in. I was cancelled on twice the day before the showings. But since I live in the area I drove by just to at least scope out the block the property is on. I was pretty surprised to see a ton of trash outside of the unit and several homeless encampments just a few yards from the home. My concern has nothing to do with the aesthetics of having trash and camps a few yards from my home but rather the safety aspect of it given you can walk right up to the front door of the unit from the sidewalk. I reached out to the leasing email address expressing my concern of safety with the unit in hopes that who knows, maybe they could add a security door or something before it gets rented out and the response I got was of course, automated. "Thank you for your rental inquiry! To schedule a showing please click this link below" etc. ...Okay..To top it all off, I showed up for my showing today (finally) and there was a contractor at the unit who told me the unit wasn't ready and there was a mistake. So after being cancelled on twice and finally showing up - the unit wasnt even ready to be shown. I showed him my phone and he told me they must have made a mistake. Luckily he showed me a unit next door that was identical to the unit i was interested in. Hate to say it but it had the landlord special for sure. Hinges painted over, cabinets and doors sticking to their frames from being painted over. Very cute unit with lots of potential, but very disappointed by the quality of it. The last thing I will address is of course, as I've seen in other reviews: the fees. I attached a screenshot so you can see for yourself. I've looked at 3 other places in the last month (all shown to me by the property owners  themselves or leasing agents) and they have all only required a deposit, first months rent, and only one of them asked for a pet deposit. This list of fees is unlike anything I have ever seen. Theres a fee to get the lease, a fee for the key, and a mandatory $30/month package that offers you rewards for paying your rent on time? I'm lost. I saw another review saying that this fee is for delivery of HVAC screens, but install isnt included. oof. This management company has been a huge headache to deal with and I have to trust my gut and walk away. If it's been this much of a pain already I don't even want to know what it would be like having them in charge of where I live. I would be terrified to have any problems that need resolving or have any safety concerns. Something tells me there would be fees on fees on fees and zero empathy if we needed help with anything. Since $$$ seems to be the priority. I hope this review helps others who are looking for info on this management company & I hope for a better experience for the next person. read more

This company favors the landowners over the tenants, I've never seen anything like it. They nickel and dime you to a ridiculous extent; $250 for a Lease application fee, $250 for a Key Deposit (didn't know it cost $250 to replace a key) and a MONTHLY cost of $29.99 to have them provide you with HVAC screens, which YOU have to date, install, and have proof of upon inspection, and access to their website to make repair requests. They also wanted me to be responsible for the maintenance on the dishware. These are the landowners responsibility. Fees for paying rent online, tried to sell me renters insurance, which you need, and pay my deposit and first month rent 48 HOURS after receiving the acceptance notice. PLEASE READ LEASE CAREFULLY. Icing on the cake was if you have a guest that stays over 7 days, you have to add them to the lease! Even though you are paying all utilities. That is none of their business. Just trying to squeeze every penny out of you for the landlord. I had to walk away! Avoid!!! read more

I stumbled upon this business with a bit of luck and good timing after seeing an ad and have been quite impressed with their property management ever since. I had 4 properties that needed a new management team since I fired the last ones due to poor conduct. I hired Bell Properties for the task and they've been exceptional from day 1. To be honest, I didn't have any high hopes because of my past experience, but I've been surprised from the great reporting and management they've been able to provide so far. They got some loaded tenants in and they're keeping track of all the maintenance work and what-not! All in all, I'm really glad to have taken this leap of faith and gone ahead with them. read more

BEWARE! Before you apply and pay the $55 application fee if you have any special circumstances like recently giving BIRTH! I was interested in a rental property for my family so I applied. While submitting the application there is no place to input if you're on maternity leave and receiving paid family leave benefits through the EDD. The system only allows you to link your bank accounts to show your deposits and to link your pay stubs through the company your job uses for payroll. We complied with the system and linked our bank accounts and payroll accounts anyway and uploaded our EDD benefits statements for proof of income. Since my fiancé has been receiving his benefits on the prepaid card through EDD it did not show in his personal bank account. Right after I applied I called and requested this information be considered while reviewing our application to avoid any confusion. My request was said to be forwarded to the property manager. I was first to apply and to view the property so thought I had a good chance of being approved. But NO! I received an email stating our application was denied due to our debt to income being to high? This is because they didn't consider us being on maternity leave. I closely read the approval requirements listed on the website before I applied and met all requirements. This is totally unfair and unethical. Our monthly income is about $12,000 and our debt is at most $1,500 so there is no way our debt to income is to high. I called and again was told my concern would be passed along and I would receive a call back. I never received a call back or email. I was never allowed to discuss my application instead they just declined my application and moved on to the next person. Once your application is denied they feel they don't have to provide you with customer service that other reviews say to be great. During these times it is difficult to find a place to rent and to be denied due to an employee not simply reviewing my application correctly or reaching out to me to discuss is disappointing. We pretty much got denied for taking our time to bond with our newborn. The property manager could've at least called me to discuss but instead ignored me completely.
