They are absolutely the best contractors I have dealt with in over 30 years as a homeowner. Their proposal was accurate and complete. Their work is excellent quality and was done on time. When there were problems due to unexpected issues (as there always are), they came up with great solutions and were always fair and reasonable. After they upgraded the insulation and replaced the HVAC in my house, my utility costs have been cut by over 60% and my home is significantly more comfortable to live in. I've gone from a 3 zone system (with two 3 1/2 ton units) that always had hot and cold zones to a 1 zone system with one 3 1/2 ton unit. It's always the same temperature throughout the house for all seasons and I almost never have to think about adjusting them temperature because it now "just works". I wish I had done this 20 years ago. Since the initial remodel I've used Building Doctors multiple times on smaller jobs and they've always done top rate work at a fair price. Needed to deal with moisture in my crawlspace and Dan and his team were very knowledgeable, honest, and focused on doing the best job possible to encapsulate our crawlspace. Really appreciated having a contractor that took pride on fixing issues, not cutting corners, and not overselling more expensive solutions. Large team of 7-10 guys came during each day of the work week and finished the project. Contract and change orders communicated well and expectations set up front. It's a tough job to get a crew working in a crawl space, but they leveled the ground, remove trash from other contractors to make a much healthier and well constructed space. read more

This is a follow up review, some months after Building Doctors finished work on our house. The crew from the building doctors were very clean, and very responsive to any concerns that came up during their work. We're very happy with the comfort of our house so far. Before we had this work done, or house got extremely uncomfortable in the summer, and our A/C just couldn't keep up. This was a big problem, because we have a disabled daughter with a tracheostomy, who is on a heated/humidified ventilator at night. So we needed better air conditioning in our house both for her medical needs, and our comfort. We had a new heat pump HVAC system installed, insulation in our crawl space, walls, attic, a whole house ventilation system (where air is pulled out of the house, and fresh air from outside pulled in, while doing a heat exchange so that air conditioned energy isn't lost), and we had a new induction range, microwave, microwave vent, and a heat pump washer/dryer installed. Along with new electrical for said appliances installed. Oh, and we had flashing installed on some windows that were leaking, since the previous house owner had them incorrectly installed. And we had a porch light installed, and the flashing sealed on one portion of our roof. We had insulation installed in the walls through holes in the stucco on the outside, which they patched and painted very professionally, so you can't really tell where the holes were. To give you an idea of what the above work costs (note that every house is different, and also be sure to account for inflation and changing costs of materials due to politics, pandemics, etc! Our house is about 850 square feet, so a small house) this cost us about $55 thousand, not including the cost of the new appliances. Dan is one of my favorite humans. Through Building Doctors, we've installed solar into our home and had our entire HVAC system replaced and upgraded. While he's here, he's never hesitated to hammer in an odd nail on a completely unrelated job or even scooped some gunk out of gutters while on the roof. Suzie Q's Fun Facts: Not every HVAC vendor knows how to properly size an HVAC unit for the space. If your HVAC vendor doesn't know what a "manual J" load calculation is, run for the hills. =~=~=~=~=~=~=~=~=~=~=~=~=~=~ Sometimes, real life is more unbelievable than fiction. My dealings with Building Doctors have been filled with so much carelessness, arrogance and flagrant disrespect that the story should be turned into an episode of "House: HVAC" (if such a thing existed). Let me run down the many problems I had with this company: In fall 2017, I paid for a Building Doctors energy audit. I have no reason to believe it wasn't performed thoroughly or correctly. However: When you trust a vendor to come into your house and perform a job - ANY job - you expect them to treat your home with the same respect they'd treat their own, e.g. leaving my house as they found it. But Building Doctors failed to do that. Scott, the person who performed the audit: - left the outlet faceplate unscrewed in my kitchen (see photo); - left a basket in the middle of my bathroom floor (see photo); and - left a nearly full water bottle on the ledge right next to my front door. When I e-mailed to complain, Scott nominally apologized, but then got defensive and even insulting: "I will let you know that I swept the entire main living area for you, including the living room, dining room / hallway / laundry room, and the kitchen. 95% of the dirt and debris I collected was not produced by me." [Yes, this is an exact quote from his e-mail]. How is the dirt on my floor relevant to whether Scott left my house in a state of disarray? Short answer: It isn't. If only this had been an isolated occurrence.... and if only I had heeded my instincts and never called Building Doctors again. But I guess I like to give people one too many chances. I decided to proceed with installing HVAC and doing a whole-house energy upgrade a year later. I called Building Doctors for a revised estimate. They said they needed to come out to my house to take another look. This time, Dan Thomsen, the owner, was also there. If you've never met Dan Thomsen, picture the most egotistical, arrogant, argumentative person you can imagine. Dan is his own biggest fan: He constantly brags about how much of an expert he is, and likes to put his competitors down. He actually seems to BE an expert in his field, but his abrasive personality counteracts his expertise (again, he's like the "House" of the HVAC world). Here's a short list of the things that happened while he and Scott were at my house: - Dan (aka "House") decided to start an argument with me over who was a bigger expert in contracts, himself or me? (note: I'm a lawyer specializing in writing and negotiating contracts for a living, and he's an HVAC installer). - Scott took stuff out of my utility closet to look into the attic, but didn't replace any of it (and left the door open). When I politely asked for the items to be returned to the closet as Dan and Scott were about to depart, Dan said, "Did we take any of that out?" (As if I'd ask him to replace items they hadn't removed? I mean, what?) - As Scott and Dan left my house, they left my front door hanging wide open. They didn't even bother to close it. I was already hesitant to proceed with Building Doctors after these experiences, but I'd already come so far. And Dan did, indeed, seem to be an expert. So I kept proceeding down the path.... to my detriment. Then, I had a call with Dan and Scott to discuss their further-revised estimate. But amazingly, Dan and Scott didn't even have my estimate in front of them during the call (why waste either their time, or mine?). I suggested that we reconvene once they had the estimate in front of them and had a chance to follow up on a couple of items, and they suggested another call two days later. Suffice it to say, Building Doctors didn't do what they promised (despite several follow-up requests on my part). They never scheduled a call where both of them would have my estimate in front of them. They never responded on the other outstanding points from the call, instead obsessively focusing on calculation of the rebate amount. And then Dan sent me a snarky, angry e-mail accusing me of hypocrisy because I didn't respond immediately to his e-mail where he said he could be available. (I'm a potential customer, not his employee. Who does this a**hole think he is?) In short: I am beyond insulted by Building Doctors' flagrant disrespect, insulting conduct and failure to provide even a modicum of good customer service. Even if Building Doctors were the most knowledgeable HVAC vendor on the planet, I would still avoid working with them at all costs. I suggest you do the same. read more

The worst possible experience I have ever had with a contractor. They started my job July 2017. You cannot trust this man to adhere to his contract, or use certified asbestos removal contractors. I have waited to write this until my warrantee was expired, because I was afraid he wouldn't cover my warrantee. The list is endless and I will write more later when I have more time. After spending $35,000 with this contractor, I still have nightmares about my experience. He has very nice employees, but don't be fooled. Ditto Suzie Q's review. Especially about the arrogance. When I confront him about the things he has done that appear illegal or unethical he states in a threatening tone "be careful what you say". what does that mean? or you'll what? I really had a great experience with Dan and his team. I hired them to make our house more energy efficient about 4 years ago. I just contacted him because we're getting a new roof and needed to dig up some old permits. Our roofer was also going to install a new AC/ heater. Dan knew he didn't have a chance at getting our current job but that didn't stop him from being extremely helpful. He resent us all the permits and he gave advice that our new contractor had the wrong heating load estimates and he backed it up with sending us his files on our house from 4 years ago! We hired the building doctors to install insulation in our house (built in the 50's) and seal the attic. This whole experience with them was fantastic. They did an excellent job and they went above and beyond to make sure we were completely satisfied. The crew was incredible every day they were here they cared for my house as if it were there own. Here's an update. The owner contacted me after seeing my Yelp review. Apparently, he had sent a new estimate, but e-mailed it to a different customer by accident. He was apologetic for the oversight and asked me to reconsider the Yelp review. He also noted that half of the cost of the audit would be refunded if we had them do additional services. I didn't realize that point and it does seem reasonable. So, my assessment would be 4.5 stars. Since Yelp doesn't allow us to give half stars, I'll give them the benefit of a doubt and raise it to 5. We hired Building Doctors to do a sizable energy efficiency upgrade project. This included work in the attic, crawlspace, and major garage work to insulate, control temperature, control sound, etc. We are very happy with the service Dan and Building Doctors provided. The initial consultation was much friendlier and honest than the competition. We felt much more secure with Dan's knowledge and the quality of his initial assessment. The project expanded as we decided we wanted to do more work than originally planned in the garage. They were accommodating and the project rolled out smoothly. Dan did a tremendous amount of research to ensure I was getting the noise reduction for the garage I was looking for. I wanted insulation, new walls, sound reduction, higher efficiency, and temperature regulation. After much research and consultation we moved forward with the agreed upon plan and it was executed well. I really enjoyed working with Mark, Dan and Victor at Building Doctors. I ask a lot of questions and they took the time to talk. I successfully received all the rebates we talked about with the exception of the DWP solar incentive (we are on a wait list because we waited too long and the fund ran out of money). We did a new roof, solar panels, air sealing, attic insulation and new HVAC with all new ducting, all through Building Doctors. It wasn't cheap but they do excellent work and the rebates really helped. I don't normally write reviews but we had such a great experience with Building Doctors we wanted other people to know. We started by talking with Dan the owner on the phone multiple times. He took the time to help diagnose what was going on in our home and then came by for a free walkthrough. He was extremely knowledgeable in our discussions and very helpful. He recommended that we have an energy audit on our home after he came to our house. On the morning of our audit, Scott and Mark showed up on time and brought a bunch of tools and equipment with them. There were here for hours testing and measuring things then inspecting the attic and crawlspace. They took great care of our home during the energy audit. A few days later we got a 72-page report via email. All I can write is, wow. So much detail, we were beyond impressed. They discovered so many things in our home that were not aware of especially some safety things we didn't know about. We spent about an hour reviewing the report. They wanted to make sure we understood from a building science point of view what was happening in our home. After we finished they told me they would prepare an estimate for the suggested improvements to our home. The next day we got it via email. We thought their report was detailed but their estimate for improvements was even more detailed oriented. Each step of the process was listed as a line item. They even had little pics for each of the work scopes so we could better understand what all they were proposing to do. We haven't decided what improvements we are going to do yet but wanted to write this review from the energy audit and estimate parts and how impressed we are with their work and how detail-oriented they are. We have had a few contractors here giving us other bids and none of them have made the suggestions that Building Doctors has given. All of them wanted to oversize the furnace and air conditioning by at least twice of what Building Doctors recommended. We will definitely be using them for our upgrades and could not be happier that we found them. read more

Did a major energy upgrade at my silverlake home inclusive of injecting insulation into all exterior wall joints, sealing all attic and crawlspaces and upgrading our hvac system in our 1925 craftsman home. Thanks very much, Building Doctors for the outstanding work. Let me start off by saying that I decided to wait a year before writing this review just to see how the improvements to our house paid off and to see if any quality issues came up with their work. The year has passed and the work they did is worth every dime! We hired them to do an energy audit on a 1932 house we had just bought. It's our first home, so we bought a fixer-upper, which meant we had no heating and cooling. The place was hot in the summer and cold in the winter...no fun. The audit price felt expensive at first, but that's before I understood what we were getting. The information about energy efficiency, and the level of detail they provided in suggestions for improvement was really quite awesome. The services they priced out for us were nicely tailored to our house and there were no hard sales pitches. Instead, they simply just armed us with information and we did the choosing. They made it clear that no project was too small, and helped us prioritize. In the end, we enrolled in a city pilot program for heating your home using a tankless water heater, had them install AC, and made major upgrades to our energy efficiency, including air sealing and adding insulation. I can't express enough how much those last two improvements (sealing and insulation) made a difference. Building doctors told us it would, and they weren't kidding. Because we wanted to claim state and city energy efficiency credits, there was quite a bit of paperwork, but they handled nearly everything. For any forms or surveys that we needed to complete for the pilot project, we were given a heads-up well in advance. And the end result was a big payoff in savings. The crew are friendly, hard-working, and dedicated. They are a small business with a focus on doing the right thing. As with all projects, there is room for error. And their one mistake was a worker who missed a large section when insulating one of our walls. But on the exit energy audit, they caught the mistake themselves and came the next day to fix it. I wasn't thrilled about the mistake, but extremely pleased with the response. They could easily have let this slip by...and they didn't. I'm pretty particular about knowing all the details, and they answered every question with a tremendous level of knowledge. If you have an interest in energy efficiency, and knowing the nuts and bolts, these are your guys. Their owner, Dan, is a pro and a leader in the field. And the best part, he's involved in the project through most every step. On the last day of work, Dan came out and helped his crew finish with some insulation work. Yep, he was up on the ladder himself getting it done. Last thing: If you decide to try a big box store to install heating or AC, you'll really miss out on a first class experience with this team. We called Sears and had them come to do an estimate before hiring Building Doctors, and it was clear the only aim of that sales team was to sell us the largest heating and cooling system they could, while telling us that everything they sold was "efficient". In the end, we ended up with an AC and heating system that was half the size (and cost) of what Sears would have sold us, and it works perfectly. I had the pleasure of meeting Dan in person when I was interviewing contractors for my remodel of a 1100 sq ft old residential 1920es Spanish duplex side. We had them perform one of their energy audits and we found our so much more that the home inspector did. I want to tell everyone how happy I'm about the Building Doctors. We just participated in the Energy Upgrade California Program thru LA County and received $8500 towards my homes energy upgrades. Our heater and air conditioner where 20 years old and not doing the job that they use to do and our bills where going thru the roof (literally since the it turned out my ducts where leaking over 40%). So I found the Building Doctors after seeing them and Energy Upgrade California featured on my NBC newscast. I explained to Dan what was happening at my home and he was so knowledgeable and spent a considerable amount of time explaining to me building science and how the Building Doctors Whole House approach differed from other contractors. Since I'm a senior citizen I found the time he spent with me very informative and reassuring which put me at ease . With the Whole House approach we ended up using a much smaller and efficient heating and cooling unit than what we use to have, which seems counter intuitive since our home was not comfortable with a much larger system. The Whole House approach requires that we air seal and insulate so that we can get away with using a much smaller unit. Dan can explain the Whole House Approach much better than I can. The Building Doctors crews where very knowledgeable, friendly as well as very respectful of my property since much time and effort was taken before the job began to protect my home, furniture and personal belongings. My job was completed on time and within budget to boot. I cant get over how uncomfortable I was and didn't even realize it until I got my new home back. I had to write this review after our last heat wave. My home performed marvelously even though it was in the ninety's. I opened the windows in the early morning for an hour (like Dan advised me) and then closed them before the heat hit. The result was my cooling system didn't turn on until after 5 when the interior temperature hit 76. Wow, what a difference the old system would have been on ALL DAY. My rooms on the South side of my home where unbearable and now they are the same temperature as the rest of the house. The furnace at my elderly mother's home recently bit the dust, and Building Doctor's was recommended to us by a friend. Dan was great explaining how different parts of the home interact to make it energy efficient (or not) and comfortable (or uncomfortable), and the importance of insulation. We had Building Doctors insulate the attic, walls and floors, and then they were able to install a new furnace that was less than half the size of the original. (Whatever you do, make sure your HVAC contractor does what's called a "Manual J".) My mother's home used to be miserably hot in the summer and cold in the winter. Not any more. She can't believe she didn't have this work done 20 years ago. All of the installers were very polite and professional. I would recommend Building Doctors to anyone. Five Stars. read more

It's now been over two years since Building Doctors did a complete overhaul of our house. They started with a 3-hour detailed check in response to my request to help with my ineffective AC. Other contractors walked through the house for 15 minutes and told me I needed a unit twice the size. BD concluded their investigations and told me my current unit was fine, but I needed insulation and new ducting. They did it all. They were punctual every day, clean to a fault, and called when there were unexpected changes along the way. They were flexible, adding work that I requested as the job progressed (e.g. installing LED light fixtures throughout), and always did top notch work. There were no surprises on the bill, which was not cheap, but entirely worth it. They did all the rebate paperwork and I just had to deposit the check when it came. After two+ years, the work they did is still superb. I cannot say enough about how much more comfortable the house is. Before the work, our AC couldn't get it below 80 on a SoCal scorcher. Now, the house will retain the morning cool until well in to the afternoon. Dan and his crew are probably the best contractors I have ever worked with. read more

We used Dan in December 2012 to install an outdoor water heater. We weren't able to get hot water and called Dan. After talking to him he had an idea about what it could be since it was right after a heavy rain. Water got it. I also called a local plumber listed under the manufacturer. Dan thought the other plumber gave me a good rate to come out, $125 and I had the other company come out. I finally had a chance to read their Yelp reviews right before they came; charged high prices to fix something that the next plumber didn't diagnose and fixed for way less.There were good ones, but the really bad ones kept mentioning the same issues. The repair person opened the door of the heater, reached in and said there was water in there and that we'd need to replace it. Not trusting them I contacted Dan again at Building Doctors. He texted back at 7 on a Friday night. The next day he had a serviceman call me from his company. He told my husband what to do over the phone and my husband was able to reset it. No charge and saved over $2,000. I was so impressed with the level of service I got based on an almost 7 year old purchase. read more

Thank you Dan, Mark Hensley & Building Doctors! I am a sustainability (green) consultant. I am helping a client achieve a green building certification for their newly built homes. One of the necessary tests is a blower door test, to test the airflow/exchange in the building. I had originally hired someone else to do the test, however that person cancelled last minute and the clients schedule was VERY tight. I was a bit frantic when I called Building Doctors on Friday to tell them that I needed the test done on Monday. Dan quickly facilitated the meeting on Monday with Mark. Mark was great, very thorough and explained the results in detail. The test is somewhat simple and straight forward but I will definitely call Mark/building doctors in the future for my clients green building needs. Over the years I've been most impressed with their follow up and availability after the job was finished. Whether it's a small question about how to maintain my HVAC system or something that I think is major issue, Dan, the owner, has been responsive and helpful. Most recently, I had a huge fear that one of my electrical circuits was compromised. Victor, the absolute best hands-on-the-tools Building Doctor, came out, accessed my problem and fixed it. It took him less then 10 minutes. It turns out that their work held up and I was doing something wrong. I had my HVAC system replaced along with new insulation, new bathroom heaters, new ductwork and a new hydronic water heater. Needless to say this was a large job with a lot of moving parts. I can't say enough good things about Building Doctors, they made my house state of the art in terms of comfort and energy efficiency. They always made my job a priority, none of that disappearing for days like I have experienced with other contractors. They were very professional, knew their stuff and made sure to leave my house as tidy as possible considering the magnitude of the work. They helped me complete the paperwork to qualify for rebates which was much appreciated. It has been 4 years since the job was completed and the system still works beautifully. I have continued with them for maintenance on the system and they have always been friendly, professional and prompt. Recently the Department of Water and Power in Pasadena came out to do an inspection of my system as part of a program they have to cut energy usage. When I told them I had used Building Doctors to install the system they commented that they have done "A lot of work with them and they are top of the line." I couldn't agree more. read more

Doctors is - without question - a top-tier, no nonsense, quality operation! Within the scope of work they offer and provide; they're the best, period! To say that their team met and or exceeded our expectations is the true understatement. The quality of work - from scheduling the assessment, to site prep/selection of replacement materials, to operations, and follow-up have been absolutely, spot-on. We simply could not be happier. This is only the second time I have ever taken the time to write a review, but my experience with the Building Doctors was so positive that I wanted to share it. it's Particularly, as we are talking here about Construction and Contractors. Personally, I hear way more horror stories that good ones. I'm in the Energy Upgrade CA program, and Building Doctors have just completed the work. I won a free energy audit in a drawing through the Sierra Club, and Dan Thomsen, owner of Building Doctors, was one of the contractors at the event. He seemed knowledgeable and nice enough, so I figured I'd call him to do the audit on my house. From the beginning, I noticed something rare about Dan. He actually listened to everything I said. He wasn't pushing any kind of agenda and was genuinely interested in what MY needs were. As the work progressed, I was even more blown away; not only by Dan's continued consideration, but by that of his crew as well. They were the nicest guys in the world- the entire time they were there, they were concerned about my welfare, my home, my son and our environment. They did an amazing job. I missed them when they left. Seriously. The results? I am comfortable in my house for the first time in 7 years. It FEELS different. It's like I had been sleeping in some hollow shell for years, without blankets, and now I'm wrapped in cashmere! The heater so rarely goes on that I keep thinking it's broken! I haven't seen my energy bills yet but it's funny, I feel like the decreases will just be icing on the cake. Today, Earth Day, I realize that I have already honored this day: by reducing the energy footprint on earth AND creating a more loving, more sustainable environment for myself and my son. read more

Building Doctors did an energy audit of our 1940s house, reducted, reinsulated and installed an entirely new HVAC system--two actually--for our 5000 s.f. property. I can't recommend them highly enough. The house is strange, with big gaps in the roof that needed to be insulated, an unconventional layout, and some unpleasant surprises (a dead rat in the uptake vent; 60 years worth of rat feces raining down on the workers). The most important thing to know about Dan Thomsen is that he is very smart, committed to doing what makes the most sense logically, financially, and environmentally, and governed by integrity. We spent more than we would have with another contractor, who recommended that we only reduct the top floor "because the bottom floor is a big pain" and I know that in the long run we will have saved not just money but regret for not having taken the right path from the start. That said, Dan also knew where we could save money, and COMPLETELY HANDLED the energy rebate from the government. Who does that?! (Check came directly to us, but he did *all* paperwork and the city inspector who came to evaluate the job told me that Building Doctors' work always gets approved, which he said was not true for most of the jobs he inspected. A rare, excellent, responsible contractor. You won't be disappointed. read more
