Always charge late fee for on time payments. Never reach able. I will have to go in person to give them a piece of my mind.

This is the worst property management experience I have had in the last 10 years. I had an issue with turning on the electricity in the building where I live. After speaking with five different customer service representatives over the past two weeks, I was directed to multiple sources: 1. A board member who might be able to help. 2. An electrician. 3. Finally, they agreed that the community service manager should provide instructions on how to access the building and turn on the breaker. I was on-site with a technician, and under the instruction of the community service manager who speak to a customer representative who then communicated the message to me. None of the keys could access the utility room where the breaker is located. I even asked a neighbor for help, but none of their keys worked either according to the instruction given. After two days, no one contacted me on the next steps, and we had to assemble furniture in the dark using a camp light. I spoke with different people on the phone and requested an escalation, but I was told that the community service manager is the manager and that he is busy. If any management of this company sees this message, I hope you can reflect on whether you have the right people in these roles. read more

We had a terrible stint with American Management Services, and now as we are on our third Property Management company, here's some comparisons: Compass Leadership - Aloof and doesn't care AMS Leadership - Involved but underwater Compass Property Manager - Checked out despite at one time being good, left the Board struggling AMS Property Manager - Toxic and actively cost us more money Compass Customer Service - Kind, typically helpful, occasionally combative. AMS Customer Service - Sweet, clueless, would pass the call to said toxic property manager Compass Platform - You can actually as a Board member see all the resident transactions and notes, which was incredibly helpful in keeping with the pulse of what was happening as a Board member. AMS Platform - Appfolio was much better, couldn't see interactions that were not work orders, AMS didn't know how to actually use Appfolio so there was that issue...tickets weren't taken care of, triaged correctly, escalated, it was all about closure rates. We are now with Seabreeze, they are meh, property manager is marginally better than Compass' but not by much, platform is pretty week, their financials setup is strong. Stay away from these mom and pop shops, and go with the larger brands, at least they have leadership that can drive some of the accountability. read more

These reviews are spot on about Compass and specifically Kurtis! He does conspire to harass, bully and torment residents with unjust letters. Meanwhile another neighbor looks like a "Sanford and Son Property" and they've had No letters! . He does not help board members conduct themselves in an ethical and fair manor. In addition, his own employees have confided in me about the truth about how he helps bully people if a board asks him too. He has driven our property's into the ground! We pay close to $900 a month and everything is breaking down! Roofs need replacing, street signs are ready to fall over. The lighting is horrendous and it's dangerous for people to walk at night. He's been managing our property for close to 30 years and we look so run down. I don't know how he sleeps at night. This man needs to be taken down! Karma is coming. He's a thief!!!! read more

They are simply horrendous as a company. Incredibly slow to respond and lazy when they get around to anything. They deflect often and tell homeowners, "that's a city issue contact them instead." City cites that it is indeed a HOA issue. This HOA group will waste your time exceptionally well and take years to begin anything that's promised. They also increase yearly dues at every chance they get. I'm sure older developments get less attention too especially if the dues are lower and increasing at a slower rate (since those accounts are percentage capped means it's a less attractive account they hold). I truly wish that some legal entity will take action on them because I think the company down to its culture truly stinks. read more

Conspiring with corrupt HOA BOD members to defraud, harass and abuse the homeowners. Stop communicating when it suits them. Got the BOD to pass a rule allowing them to charge $45, $55, (or possibly more,) per letter for merely mailing a letter to the homeowner - something that they are already paid for in their management fees. Harassing homeowners with falsified violations to extort said mailing fees and waste people's time. Make up arbitrary rules. Jerk homeowners off, back and forth, for months. Take months to address even extremely urgent issues, which pose not only financial liability, but threat to life and lim. read more

I recently learned from my bank that Compass requested my (all users of the service, not just me) monthly automatic payment be cancelled due to a change to the Compass payment processing system, and I would need to re-enter them as a payee and re-schedule payments. Minor inconvenience, but I did. Payment rejected due to "incorrect account number". So I tried again, paying close attention to the account number (obviously), but payment rejected again, same reason. Many phone calls later, I learn that my bank payment system does not accommodate any spaces or special characters in the account number field, and automatically converts any into an unbroken string of alphanumeric characters. But the new Compass system will always reject any payment attempt that does not include a dot or a dash in the account number. Bottom line: Compass has created a system where it is no longer possible for me to pay them electronically through my bank, even though I have done so for about the last decade. The Comp ass help desk initially blamed my bank, and then only confirmed the cause, offering no solution or path forward. Business rule no. 1: Make it easy for the CUSTOMER to give you money. Poor communicators who do not show any care or sympathy when calling for help. I received a violation for a reason around my garbage that was not clearly communicated in their letters to me. When I called to ask for clarification they would not assisting me, I became frustrated with lack of communication, I asked if I should get my lawyer involved they immediately shut me out, only emailed me and acted extremely rude since. I wanted a simple explanation for a simple resolution but now I have to consider alternative solutions. read more

This company is never going to change; they're begging for a class-action suit. But that would take a competent and professional BOD (who would not hire/retain Compass in the first place) and/or group of motivated residents willing to mobilize, as well as Compass having deep enough pockets to pay for their misdeeds. Since the company is cut-rate, badly managed and the staff are not professionally qualified/trained/certified (and likely not paid industry standard wages), the company's solvency is questionable. For starters, Compass Property Management routinely violates nearly every element of the Sterling-Davis Act. Compass staff refuse to take responsibility for the many questionable and often outright illegal actions they engage in, shifting blame and fabricating false narratives as lame excuses at every turn. The violations of state laws are too numerous to list, but suffice to say that Compass is a work culture rife with problems. Staff are all the same, they're apathetic, incompetent, rude, unreasonable, unstable, verbally abusive, slanderous, untruthful and defensive. Compass staff lack basic knowledge, training and are clueless about their job responsibilities and industry; for their exploitation and abuse of residents, they're rewarded by incompetent and/or unscrupulous BOD members. (The word kickback has been uttered by many in the community.) It's clear that the primary qualifications to work at Compass have nothing to do with property management. Compass employees must be willing to routinely disregard the law, openly display contempt (for their job, customers/residents, and people in general, have a foul mouth, lack a professional demeanor, basic industry knowledge and training, customer service experieince, and be willing to shamelessly engage in bullying, verbal abuse and slander, to neglect serious health and safety issues, ignore the HOA's CC&Rs, and federal and state regulations/laws. With a couple exceptions, Compass hires some of the very worst, poorly vetted, unprofessional, poor quality, sham vendors (that also violate laws). Good luck getting anything done properly (the first or the fifth time around); this company appears to stay in business by using their abusive staff to wear/beat down owners/residents to run decent people (and unsuspecting victims) out of the communities they manage. read more

We have had a pipe issue ever since there was construction that turned off the water down the street since August. We have called 3-4x and all their people lie say we used foul language which was never true. As Strong Christians who never even drink a beer they are the worst property managers I have ever dealt with. I have done 141 real estate deals as a principal in fact bought my first condo in the same association across form the unit in question that I bought for my son! They are rude, liars, didn't even let us finish sentences on what the complaint is! I would never ever hire these people ever!! I would give Compass zero stars if it was an option. I live at Parkview West in Mountain View. I have NEVER had such a poor experience with a management company. They are non-responsive, dismissive, and very inconsiderate of residents. A few examples: - Sound pollution is off the charts at Parkview West. Quiet hours don't end until 10pm per guidelines set by, I believe, Compass. The one resident plays the piano at all hours, sometimes past 9pm meaning that I have to try and go to sleep while he's still playing. As well, there is seemingly always work going on - deck repairs, cement being fixed, gardening every day of the week... I get the need to fix things but please give residents a heads up about all of it (I don't ever hear about the deck work, for example) and PLEASE try to schedule it for 1-2 days a week so that we're not stuck struggling to hear ourselves Monday-Friday. Many people work from home - me and my partner included. The way Compass operates does not take this into account. - The management company never takes our calls and is horrible about returning messages. When they do, the employees are really rude. - The laundry rooms each tend to have a few broken machines at any given time. Sometimes the repair signs stay up for days/weeks/months. I own a property elsewhere and have a great property management company. I would suggest the condo association fire Compass immediately as any other group has got to offer better service and support. Until then, I cannot suggest anyone move into Parkview West. I hope to move out asap. read more

As a homeowner I've been reporting exterior termite damage to this HOA for over two years now and have documented my interactions. They've promised to fix it several times over and have been claiming to be waiting on bids for the last 4 months. I've been paying for over the counter sprays and fixes out of pocket (while paying my monthly dues), but the damage is quite extensive at this point. This HOA is slow to reply and take action, near impossible to reach over the phone, and has over promised and under delivered several times over (says anything to get me off the phone if I get through). If I had any say in the matter I would not use them. read more

On 4/3/2024, I submitted documents to the HOA for a replacement A/C unit. The documents were not accepted because I failed to submit additional information. Instead of being able to send via email multiple attachments ALL documents must be submitted in 1 single PDF. You are also able to send it via FAX or snail mail. It's 2024....the staff are too lazy to open multiple attachments or allow you to send an email to their response with additional paperwork. This company is based out of the Silicon Valley and can't keep up with the times. How am I to trust they can oversee the care of my property? read more

The only suggestion is to run away from this company as fast as you can. an As a HOA board member, I had been working with Compass management for a few years. They used to be ok. But considering the recent three years when Elizabeth was our manager, I would give zero starts if allowed. Too many issues to start with regarding why, so l only highlight a couple of keys when we fired Compass management earlier this year. (1) Too many financial red flags, especially Compass management over-charged our HOA for the services that we did not order, and never directly respond to our request to show some evidences. (2) The manager Elizabeth is incompetent to be an HOA property manager, and her skills in the manager position is even lower than the average people. We invited an manager to work for us, not because we have too much spare time, but because we believe that at least the manager should be (1) somehow knowledgeable in HOA management, (2) able to take a proper action when receiving a request, and (3) able to direct the board in discussions. Even if these cannot be achieved, at least the manager should not be the source of endless heat discussions. Unfortunately, she failed. (3) Failed leadership. The owner, Kurtis, is not interested at all in resolving the communication problem and correcting financial mistakes caused by his employees. We understand that he as a lead chose to protect his employees and kick the ball to his customers, but it is not acceptable to call white black or black white. During his last half-an-hour meeting with our HOA, "Money" is the most frequent word in his speaking. He only cares about money. The way they are doing the business and the outdated technologies they use make Compass management be like a company in 1990s. We are glad we are not working with anymore! read more

I wish I could give them zero stars. The most incompetent group of people I've ever had to deal with. Something as simple as getting a parking permit is overcomplicated with them. No instructions listed anywhere, and the front desk staff are incredibly rude and entitled, even though it's their company that is in the wrong. They will hang up the phone and tell you they'll call right back, but nope. They never reply to emails/voicemails. It took weeks just to get a parking permit, and when I thought it was all taken care of, I still got parking violations because they listed the wrong license plate down. It takes actual effort to be as useless as them! No apologies, no accountability on their part. Stay away from them if you want normal customer service. read more

Is there a zero-star rating? These people are a**holes. I was in charge of my mother's condo after she went into care. The patio was heaved up and a trip hazard due to tree roots from the common area. I had it repaired at a cost of over $3000, and approached the HOA /management representative, Tyler Bishop, at a meeting to ask for reimbursement. They completely stonewalled me, saying the damage was in the private yard area therefore the individual owner's responsibility, and they were not responsible because the tree was in the common area. I looked at the diagram of the complex layout and it clearly showed the damage within the common area lines. They alluded to the potential of more claims if they "caved in" to my request; apparently many people have damaged property due to tree roots. Well, what are they collecting dues for, unless they're going to use it to fix problems like this? It's the homeowners' money, and it should be available for situations like this. I had also spoken to another property owner who had been in a fierce battle with the condo management over a similar problem in their garage. Apparently the management company was negotiating with them about their repairs (which were about 5 times what I had to spend to correct my problem). They weren't willing to discuss or disclose any other details about their situation due to the legal process they were in. When I asked, at the meeting, about this other situation and why it qualified for reimbursement and I did not, they pretty much ended the meeting saying said I was taking up too much time and boom the meeting was over. Tyler Bishop said they would "check into it" and get back to me. They did not. Finally I emailed him, and he informed me that my request had been denied. I know I could have prevailed if I had been willing to invest the time and money for legal help with this, but I was already up to my neck in mom's end-of-life care. I just didn't have the bandwidth so I ate the cost of replacing the patio. This was 2016 and I'm still mad about it. Why doesn't the HOA find a different and better organization to run the business end? These people aren't interested in helping the property owners, and the dues are very high! read more

Another update to my year long fence saga... They contacted me the day after my last review stating the fence company that they had contracted with went out of business and they didn't know so they sending work orders that never got completed - say what?? They thanked me because I saved them the trouble of going through paperwork to verify what got done. No comment on their unwillingness to return phone calls. They said the new contractor would call by April 1st to make an appointment. I'm not sure why I need an appointment since my townhouse abuts community land - and btw the fence can now be walked through because the holes are so large, creating a safety issue. I never heard from the contractor. I emailed them again giving me proof of contact as opposed to phone calls that never get followed up on. The lack of customer service from this place is appalling. read more

Josh, Hi, I wanted to know if you happen to have an update on the broken door next door to my unit. I can't remember the unit number. We are now going on on six months and this has not been fixed. Pictures Dated 1/27/2015. One word, Ridiculous! Funny, I remember getting a notice about my drapes not matching the overall aesthetic of 1269 Poplar within a month of those being put up by my tenant and stating I would be fined if I didn't comply. Any chance of this happening with the owner of a broken door next to my unit?? I pay the HOA good money and I expect a certain level of service. Last summer this cost me 14K because I couldn't sell my place with a crazy lady next door. We own a condo in San Jose that is managed by Compass Management Group. We were notified of some complaints that had been filed against our tenant including (alleged) illegal activity. We were called into a hearing (tenant not permitted to attend) to hear the concerns of the neighbors. While I appreciate that these people had legitimate concerns, I have several of my own, which prompted me to write this review: 1) the hearing seemed nothing short of a farce. The tenant (one of the few people that could speak firsthand regarding the events) was not permitted to attend. Their written input and requests from our correspondence with the HOA were summarily disregarded. 2) We were told during the hearing that video evidence was available. We (and our tenant) asked multiple times for the evidence. Each time we asked, there was no response and no evidence provided. 3) The initial complaints included four items that were attributed to our tenant, each carrying a maximum fine of $100. Our final bill from the HOA was for five items ($500), one of which we had not been told about until the hearing (giving us no way to ask the tenant to remedy it). We tried to remain objective throughout the process and to document each step. In the end, it was a waste of time because the hearing was entirely hearsay of people we do not know reporting things we have no evidence of. The maximum fines were levied despite our efforts to resolve the issues. read more

The worst. Paying over $500/month for rude, unhelpful HOA brats, especially Trish. Please reconsider moving to/buying any residency they are looking after. They are uneducated on standard procedures. I was told I need to shut off the water to my ENTIRE BUILDING just to change out a faulty dishwasher. Not only did TRISH agree on a date and time she called me 25 min before said date and time to let me know they will not be shutting off the water. COMPLETELY DISREGARDING the fact that I have a contractor already on his way who will charge me for the day regardless. ANYWAY I'm here to properly educated all of you that you absolutely do not need to shut off the buildings water for a dishwasher change. My contractor was able to do it without the help of the HOA I pay $500 a month for, so tell me why these people are in charge? Compass "Management" has idea what they are doing besides inconveniencing and frustrating paying residents. I am a resident and owner at one of the properties managed by Compass. Extremely disappointed by how slow, backwards and conservative they are. To give one example, after the guidelines for opening up swimming pools on 06/01/20 in Santa Clara county, they were still not able to organize themselves to open our pool for the residents. Four weeks passed and no clear direction and decision yet. We will request to consider a switch in management company moving forward. We need an agile and forward thinking management company. read more

They are the worst property management company I have ever dealt with and I have many properties and have worked with many different property management companies. Compass is by far the worst. Example, I called today to talk to the Pelican HOA Compass representative (Ben) and was told he was not available but, "what was the issue perhaps I can help." After explaining the issue I was told she would try to reach Ben and put me on hold. After many minutes on hold, I was told Ben was not available. I asked for his extension to leave a message and was told that I can not have his ... I was told if I wanted to talk to the HOA I would have to go through them ... then I was given a lecture that if work was to be done on my unit or any other unit they didn't need to tell me. I told her I am the owner and she said she didn't care that they didn't have to tell me. She continued to try to talk over me, I told her that wasn't acceptable, and she told me that I was being rude to her. Whoever she is needs to be fired immediately -- but I am sure she will not as I have encountered such attitude each time I contact them. I now want our HOA board to get rid of them and get some other management company. They have to have the most arrogant and rude employees I have ever had the displeasure to deal with. If you want/need a property management company go with ANYONE else. read more

Unfortunately, we use this property management company for our HOA. They are absolutely terrible to work with! We have had two other property management companies before (one here and one at another home) so I can easily compare how they operate. They almost never return phone calls, are very slow at replying to emails (if ever), and are generally rude on the phone when you speak to them. The other property management companies we have had were great and very responsive. If you have any input on which company to use for your development, AVOID COMPASS MANAGEMENT! The management team is a JOKE. Their main goal is to seperate you from your money. Some of the ladies at the front counter are great. However, the painful property manager and owner is a nightmare to deal with. They have this perception that the homeowners are all immgrants and not worthy of any professional courtesy. I spoke to the property manager - Bud Spudafore on many occassions and he is just simply lazy and arrogant. When our newsletter stated that he was out on medical leave, many of us secretly prayed that he wouldnt return. But luck was not on our side, he is back. Maybe next time he'll take that permanent dive. Two of the Board Members are part of the Developer (Mark Robson & John Garcia). No wonder why so many items that were on their original improvement plans before the site was constructed, never got completed. What are they suppose to do, report themselves to the City? The neighborhood is loaded with infractions, but HOA would rather look the other way because any cost to repair anything comes out of their pockets. I looked into ways of firing your HOA. However, the process has to start with the board members. In this case, they are pretty in on the deal together. The board members would have to make the decision not homeowners. Its possible, but unlikely this would happen unless the homeowners elect new board members. Hopefully this will happen soon. By the way, the two board members don't even live on the property. They might have an investment property they rent out.... This is the only way they can keep themselves on the board, by claiming they are one of the homeowners. hmmmmmmmmmmmmmmm read more

Very angry rant incoming. Compass Management is a greedy, shady company that makes up unreasonable rules to line their own pockets. An HOA is funded by the residents and supposed to help manage a community and keep residences safe and improve curb appeal, so why are the residents getting harassed/ threatened by fines and threats to face the board? Case in point: There are no places for residents to park outside their garage without getting a letter that says its guest parking only. It feels like a dystopian novel where someone is always watching your every move to see if you've done something wrong. Are there hidden cameras ready to catch homeowners and punish them for something that isn't really wrong? It makes me feel very sad. Why is there no peace in my own home? Why does the HOA have so much time to write and sign these letters and mail to each person? Why are guests higher priority than residents? They are temporary and there is plenty of parking for short term visits. Why is that the business of the HOA? That makes no sense to me. I have never lived in a community that was all guest parking at the expense of the residents parking. If a family has more than 2 cars, where are they expected to park and not be punished? The monthly HOA fee continues to rise in addition to these outrageous fines. For what? Nothing that benefits us. If we don't park in our garages we will be fined and/ or go in front of the board. Are we paying to be treated like criminals? Why are other issues not addressed like all the dog feces all over the community sidewalks and grass areas? Now I have loads of time because of Compass Freakin Management. Their website randomly quits and does not work. I have been spending 3 hours trying to request a parking pass for my sister (it is now 11pm) so that my HOA does not tow her car away. The website refuses to load, it logs me out, it changes the options in the tabs...it is satanic. Avoid using this company to manage your property -- and if you are part of an HOA board, look at the stars this company has accrued. We recently moved to Redwood Shores where Compass Management Group oversees the property. Even though we have been tenants for over 6 months, they towed our car without leaving a warning. Then we we called them directly to understand next steps, they had no idea where the car was towed and didn't provide any details on how to prevent it in the future. They couldn't produce evidence that lead up to the event. Simply said "it's not up to us to help you find your vehicle." We had to call several impounds in the area and track it down manually. Some people had issues and when our HOA board changed they changed homeowner associations to one that is worse than ever. Associa an out of state based company on top of that. I would take Compass back any day. Compass answered my emails in a timely polite manner. They got things done.
