They managed the condo I owned in downtown San Jose (Paseo Villas) and I never encountered a bunch of people with such a lazy work ethic and nasty, smart-assed attitude. Managing a building is a hard job, and the people I encountered at Compass are not up to the task. Christopher is not trained properly for the job and Shannon just doesn't care. They cozy up to the HOA board and collude with one another to rig matters to their own benefit, and screw over the owners they don't like (i.e., those who call them on their crap). read more

I currently own a unit in one of their properties in San Jose and if I could give negative stars I would. I have reported hearing mice in my walls three times in the past year with very little action taken. I am now hearing mice again and will be consulting outside resources to see what actions I may be able to take against them for their lack of response. If you don't have an issue then things should be ok for you but the minute you do they become a hassle to work with. If you are looking at a property owned by Compass I suggest you look elsewhere. read more

I've had numerous issues with them the last two years, most of which stem from their use of the vendor Aquatek that does a terrible job at servicing the units and ultimately requires the home owners like myself to use a third party. They often will bill owners for common area issues such as flooding related problems and often will give blatantly false information in their responses to inquiries. read more

I am happy to report that my problem has been (finally) resolved! Unfortunately, its resolution required the direct involvement of the President of our HOA, Mike, to reach closure. It's not clear if the underlying issue was due to our aging DKS security system, the AT&T network which links the various access points, the skill (or lack thereof) of Statcom which maintains the DKS system locally, or Compass Management which our HOA has engaged to provide overall coordination and support. I'm relieved that it's over and dismayed that it took so long to resolve. read more

Yay, this will be my last review of Compass Management. This company resigned and gave our association 30 days notice, at our annual meeting, and did not even have the class to hand the resignation letter to one of the new board members. It was already prepared, dated, signed, and handed to a former board member. If you want a property management company that responds to homeowners in a timely manner, communicates consistently with all members, follows up on complaints and maintenance issues, and is professional in all communications, then look somewhere other than Compass. Thank goodness, we will never have to deal with them again! read more

Not surprised to see so many negative reviews. Every experience we have had in the last couple years having to go see them is a poor experience. They don't try to help much and typically give attitude when trying to find out more information. The company itself also makes things extremely difficult compared to other companies like this and unfortunately is also not very accommodating to their residents. read more

I agree with all those who have said they would give zero stars were it an option. I have owned, lived in and now have a family member living in a condo at a property that was, until recently managed by Compass Management. I've owned this condo since it was built in the late 90's and the original HOA was OK from what I recall. No bad memories anyway. Unfortunately there was an employee of theirs who went out on his own and started up Compass Management. The deck was stacked, and there we all were stuck with Compass. Manipulating the board to get what they want was their MO. They are unscrupulous, greedy, totally unconcerned with the customer or anyone except of course their banker. I also had experience at my previous job with them, where they were the customer. I told my Sales Rep to tell them to pound sand. They were THE WORST, CHEAPEST, MEANEST and most DISHONEST customer I personally ever had to deal with. I was in a Senior Sales Management position with the same, multinational organization for 30 years. My poor sales rep was beat up, abused and taken advantage of. I share this with you all so you get a real flavor of what these people are like. When they are the customer, the ball game changes big time. The only thing consistent is they remain the abuser. I just opened my mail and found that there is a new management company now in place but from what I am seeing on Yelp they don't seem a far sight better. (The logo looks familiar, not sure but this might be the same HOA we had when this place was first built.) Time will tell, they don't have nearly the number of reviews, just 6, but half of them are 1 star. Is it the industry? Again, time will tell. Update...same rude people. There's not much I can say that hasn't been said here in terms of the horrible customer service. They've fashioned themselves an amazing bureaucracy and as far as I can tell, everyone sits back and enjoys the ride. They do the least they can with amazing expertise. They are the worse management team. You talk to them tell them you have sent the check in..... if they don't get it they do not bother to call you back to tell you. You have to keep emailing them and calling them. They have to take permission to do the smallest thing. You write letters for them to pass on to the board.. they don't do that. They rob you and give you little for it. Have raised fees twice since I have lived there in 4 years. Most ridiculous HOA fees I have ever heard of in San Jose. Always being super particular about how you park your car - you can't back in?!?!. It is petty. Sending me fines for things I have never done. My downstairs neighbor left some stuff in our carport. Compass manages the complex I live at in San Jose. We're on our 2nd property manager and both are useless. Daniel is our current property manager and he seems incompetent. He doesn't respond to emails, doesn't know how to manage the facilities at our complex and doesn't seem to care. If I could fire Compass, I would. Property management is not rocket science, but these people are ridiculously unprofessional and inept. Spend your hard earned money wisely and choose another company. read more

I have called Compass Many times to have someone come out and fix our EXTREMELY HIGH WATER HEATER DOWN. I have called to complain I have left several messages for Dan and I have never received a call back. I even called my landlord to call for me and he wont do it cause he doesn't like to deal with Compass. All I know is when I buy a place I will make sure I do not Have Compass as an HOA or Not have an HOA at all. Buy a house. RUDE and completely unacceptable. read more

This management company is the worst. They don't tend to problems that have been brought to their attention. At one point my shower knob broke off and I had water running for 2 hours. I called them to try to ask where the water shut off valve for the unit was, the lady on the phone was of no help at all. She told me I had to call my own plumber. I've also experienced rude attitude over the phone any time I called because I had a question. Just last week I called to have a copy of the HOA documents sent to my lending company, they never sent them, even after the woman on the phone assured me she sent the papers. This 1-star review is of Compass's management of the Greenhouse I and II properties. I lived there for a year and moved early this year, and had this draft saved for a while. What a relief it was to move! These apartments are in Palo Alto, but you wouldn't believe the run-down state of the property. The pool had vomit and other stuff I'd rather not mention. The cooking smells AND the laundry detergent smells of neighbors permeate even through closed doors and windows. The second floor units get unbearably hot, but no AC installations are allowed. All the buildings are fire hazards, as years of lint is built up in the exhausts and while I was there, were never cleaned out. The parking was the worst! There was no thought put into building the parking areas -- and if it's past 5pm, good luck on finding a spot. People's garages are full of junk so they end up parking in visitor parking spaces, meaning there's no parking left for anyone who's a legit visitor. My guests had to exit back out to San Antonio and drive around a gas station and then by the community center to find a place to park. Everyone who lives in Greenhouse II ends up parking in front of the houses at Sutherland at Montrose, and those neighbors are HORRIBLY FRUSTRATED at the Greenhouse folks for doing so, going as far as putting up signs to think about the disabled elderly person who lives there and needs their front parking space. read more

Worst HOA management group I have encountered. They recently took over HOA in Goleta CA. They are horrible, do not respond to residents complaints or inquiries. Allow shady contractors to work on buildings who do not possess the proper licenses. Cause complete needless disruption and inconvenience to the residents for over 6 months to work on 1 building. Illegally enter residents' backyards with no notice or permission on days that the building is not even being worked on. Also take up all resident parking to store construction materials for almost 1 year. The spaces are included in the HOA dues. When the home owners call HOA to register complain they are completely rude and unprofessional and do nothing to address the situation telling the owners "too bad deal with it". If your community has a choice do not go with this company you do not get the service you pay for. read more

This company manages the property for HOA of Mertopolitan at Cupertino, a 3-store condo complex. As a resident of this condo, I lost my new bike in garage two years ago. The management office ignores the security issue and insists us to park bikes in garage instead of our balcony. I lost 2 bikes again in garage today, after purchasing them for a month. I'm trying to contact the manager. For the whole day, the office admin told me that he's running an errand and directed me to his voice mail. She also told me to report to Police directly. It does not seem that this is anything to do with them. In the garage, there are crime scenes showing that the door is broken, the bike rack area is full of broken locks. Many bikes are missing. I cannot think of a better language to describe how inefficient the management is. This condo is equipped with security gates, by the way. I do see security guards working day time by waving to drivers in outdoor parking lots. I wonder if that's what they got paid for. read more

Horrible company to deal with. I had a condo in San Jose that they were in charge of running. The parking lately has gotten out of hand so I started calling about vehicles being left, on their website it is impossible to get a tow phone #. When I called at 2am due to my wife's car being blocked in and just having a baby we may have an emergency and need the vehicle. They lady that answered at 2am after 3 times calling didn't know the tow phone # or the Tow company name!!!! Noone answered the first 2 times of calling. We switched to them for "better handling of our community documents, better handling of Association/Homeowner communications and unit files, and for overall data retention and access. I served on our HOA board for six terms. Our previous HOA Management Group was not tech savv,y and their service was margina at bestl. We switched to Compass. The two years that I worked with Compass were amazing. They successfully led our HOA board through a very major remodel which included all new siding, all new windows, sliding glass doors, exterior doors, porches, lighting, and exterior landscaping. It transformed our complex from from antiquated to mainstream. Our individual unit values rose more than three times what we paid for the special assessment. I recommend them highly and am grateful to have them as our management group. read more

Board members are old and stubborn, don't listen and are stuck in their old ways. They go around "patrolling" the neighborhood as they must have nothing better to do. This company is horrible. Their business practices are illegal - particularly their accounting fraud. They refuse homeowners dues that pay the entire (yes, late) balance due + extra to cover any charges, that are sent to the supposed "drop box" . They then send the homeowner to a "collections agency" called Allied Trust. The collections company then DOUBLES the amount due, then within days files a lien against your house. they also told me, in writing, if you're behind in dues, they actually credit your most recent payment first to "avoid additional late charges." Yes, that actually means that they'll force you more into arrears, then off to the "collections agency."....and a lien. Can you say scam and kickback artists? This is NOT a management company you want to deal with. If you're buying a property with an HOA who is managed by Compass, run. read more

This is one of the worst companies our HOA could have found. They never respond to any complaints or problems you find. The sprinklers are making huge 5 foot fountains at night, causing the water bill to go up almost 70% and they know this, but they won't do anything about it! I have lived at Santa Teresa Townhomes No. II for the past 39 years. I served on the board many years ago. I am not sure when we moved to Compass Management, but I have never had any problems working with them. I rented the club house several times a year and the ladies at the front desk have always been professional and polite. Not sure if I have been just lucky, but I have no complaints. read more

Ditto to most of the comments previously posted. RATS are my problem. I have had to do ALL the follow up calls/emails. Conversations fall on deaf ears from our property manager, SHAWN CABRAL. So, today went straight to the owner Curtis (Schnifield?) and he acted as if he was so put out by my request for answers and resolution to the rat problem, and claims all direction comes from the board, but then Shawn admits to me earlier today that they DO NOT forward emails to our board members unless stated by the e-mailers. Seriously!?!?!?!?! So frustrated with the inept attitude of the company. DO NOT HIRE THEM! And like others who have posted, if I ever buy another multi-dwelling residence, I will make sure they do not manage that complex either. Counting the days until I can move OR they RESIGN!!!!!!! Compass Management recently took over as our HOA for Midtown Plaza and so far I am very pleased. I was having an issue with my mail that Tricia resolved for me. She was also able to handle my need to access our cable and internet closet despite only being on this account for a few weeks. I can see Compass will be a great addition to my complex and if everyone has the amazing attitude and work ethic as Tricia does, then it's going to be wonderful living here. We have had Compass Management at our complex for more than 10 years. They have been terrific! The people who are complaining do not understand how their HOA works. You have CC&Rs that you are supposed to have read when you bought your condo. Compass did not write your CC&Rs, they merely enforce them. You HOA Board directs everything that Compass does for you. The managers at Compass are very hard working and put in many hours each day, plus going to HOA meetings, many of which are at night, which means they don't even get to go home to their own family until late at night. If you are unhappy with the rules of your HOA, you need to take this up with your HOA Board members. Compass cannot change your CC&Rs. That requires a vote of the membership of your HOA. Your CC&Rs are a legal document. I was a board member of my HOA board for 15 years. Do you attend your HOA board meetings? Most people do not & then they complain when they can't get instant service on something they are upset about. Try getting involved rather than complaining. Parking rules, etc are in your CC&Rs. Compass does not tow cars. A towing company does that following your CC&R regulations. If people would read their CC&Rs and follow the rules they agreed to follow when they bought their unit, they would not be blaming the management company for things that are not their fault. read more

In the past year in dealng with more then 2 reps it has been the closest experiece one could compare to a divorce. I call, have left messages; with a zero response which today followed a written three week request. I have gone before the Board, and have found the issues at hand were falsely reported to Board Members, along with erroneous reports of me made to a Product Distributor. When concerns have been brought, ie lighting not working, along with Safety issues ie ground holes left empty after years of tree loss, they are dismissed and tabled to another tabled project in the near future. Since then I fell on the grounds which required medical attention yet you would think a courtesy call would follow. Since Compass Management Group has been used, rates have increased after we were told the dues would be reduced in January. They Police the grounds monthly, and are quick to issue warning notices with a threat of fines if not fixed. When questioned if other residents are fined, with pictures of infraction presented, they get quickly dismissed and told "The Board Members have spent enough time on this we have other issues to address. Lately I have wondered where the fines are noted in the yearly P & L statement which remains a mystery particularly after reading comments made by others in YELP. Another existing parallel, after 15 years of residence, some of use were told the lights on your deck are not to their approved code which were never an issue with the other Management Groups. We now must provide them with Archectural proof for lights in question and wait until Lightening Project takes place. Another resident changed her exterior lights, with previous Management approved stock and was told they did not meet their approval "CMG". In resolving the use of deck product which is the issue at hand, to date we received a removal of the product after receiving their acceptance on the product but with exisiting oppose color. Yet the funny thing is, the color is unnoticable until you stand or approach the deck. The deck is our responsibility as owners, yet you will notice other residents having redwood decks unstained, with debre which is less then favorable esthics, not to mention maintaing Real Estate values. Coincidentially, the same sanctioned Board and Management Contractor used for the deck replacement project, is now doing extensive remodeling for more then two Board Members. I am left wondering how many projects CMG referrals are made and if their Reps also receive added perks. I conquer with Bill F; please take heart! Mary W. read more

First off, I feel really bad for all these other homeowners who report having such a terrible experience. It sounds like most of them had to pay out of pocket- which causes people to angry regardless. Remember- you get more with honey than vinegar! This "management group" is COMPLETELY uninterested in customer service and in the Homeowners. A quite elderly resident was unwittingly $5 short on the HOA fees for 3 months because she did not realize they went up. This group did not even pick up the phone one time to tell her of her mistake. All of a sudden, she gets an "arrears" bill for the $5 short for each month, plus $32.50 for each of those 3 months for late charges, plus some interest fees. Why could they have not picked up the phone one time, and said, "Mrs. Homeowner, we noticed that your payments are $5 short and we are making this courtesy call."? Over the years, every time I have had to turn to these people for anything, Kurt Shenefiel, and now his assistant, Craig Cordi have no solution except.....hmmmmm......let's see......how can we penalize you so we can get you to pay more money? Really poor attitude with this management company, odd financials, and I don't see why we continue to keep them. I don't trust them at all. read more
