Good concept, terrible execution. Was so excited to try bun maska and chai since it was very hyped, especially on instagram. I've been to Dishoom in London where they have delicious house-made bun maska and chai, so I had a good reference point. The bun here first of all was not house-made, it was bought from a "local vendor." I wouldn't be surprised if it comes from the Apni Mandi grocery store directly adjacent to this restaurant. They didn't even bother to toast it or anything before they gave it to us with cold butter. Absolutely terrible 0/10 rating. To add insult to injury, the chai was terrible too wayyy too sweet and just odd in flavor. I haven't tried to other food there, but after trying the bun maska and chai I've had enough already. The place also felt kind of grimy and dirty when we went with no staff bussing tables or anything. Instead they just had like a Costco rack that people were stacking their dirty dishes on. Tea and Bun Malai are good, chicken 65 is not fresh, wait time is an issue due to limited seating.

Its a cute little whole in the wall but - 20 mins for chai thats already there in the container - is a bit too much esp for ppl who ordered online to skip line. There is no separation of lines for pickup/online order vs in person order- pickup, There were tons of ppl who came in just for chai - but had to wait in line for 20 mins despite having ordered online for faster service. It wasnt like chai is being made cup by cup, just poured from the containers. Very bad management , very chaotic, by the time I was leaving, ppl were yelling about the mismanagement. I did feel bad about the guy working the counter, taking orders and packing them, but management needs to do better, separate togo and in person areas, also this place got famous for chai- so make a separate section for it. Halal : This place is Zabiha halal as advertised on their website and displayed behind the cashier. Food : I tried the Irani chai ($3) and the bun maska. They were both ok, nothing extraordinary. I wasn't able to finish my cup of chai because the milk was so heavy. It tasted more authentic but I wasn't used to digesting it! The bun maska was disappointing. It was $3 for a smooth hamburger bun with sugar sprinkled on top and butter in between. Overall, it tasted very sweet and did not satisfy my craving. Ambience : The ambience was pretty good for the size of the shop. They had chandeliers and a few tables. Seating : There was indoor and outdoor seating available. Not ideal for large groups over 4 people. Outdoor seating was common for the shops in the area. Parking: Limited parking lot but I was able to find a spot quickly Safety : No safety issues during the day, but as a woman I would avoid coming here alone at night. Both Chicken and Paneer 65 are mediocre and not the best as people hype about it. Seems too red, probably too much food color. Service is OK, particularly, one guy at the billing counter there doesn't care about what you ask or say (Fair enough coz they have too much business and he can't handle the multitude). Saw a YouTube video of a Bay Area couple trying out chai from different places and they rated the iraní chai here high. So went with my kids to try out their chai. Their parking lot is really small so on second thought, it's better to park elsewhere near by and walk to the place. It's pretty crowded and the menu looks good and a lot of people standing in queue to place orders. There's one person at the counter taking in orders and it took him awhile to process existing ones and then pay attention to us, wasn't bad and we waited maybe 5-10 minutes is all. We ordered only the chai and this was delicious, it's kinda milky and strong at the same time and you can taste the spices. Really liked the chai. Not giving it a 4 or 5 star just because of how long it takes to just get in and out and get their attention to place an order. read more

I was initially disappointed to see that a bun malai was literally just a bun and malai (perhaps that's normal?) but it was really good! Guys, be careful this place does scam of double charging the price on your credit card transactions. I see this Happen multiple time. I took tea for $3.30 but in credit card it shows it has $6.59 . Initially I thought it might be by mistake but it happened multiple times. They do it purposefully. When I confronted the guy at the shop he was just not answering and ignored me. This is a clear case of scam and cheating. Everyone please check your credit card statement to make sure you are not double changed on your purchase. I'm reviewing the Chicken 65, I don't have an opinion of the other items on the menu. ITS NOT AUTHENTIC. Chicken 65, regardless of region in South Asia, is suppose to be fried. All this place does is satay some cut up chicken thigh in a pan with a bunch of spices. It's not chicken 65, it's some kinda chicken with south asian spices. It's also OVER PRICED. You're charging people about $16 for a roti and a couple bites of chicken. You should give your chicken a different name. read more

Poor poor hygiene. Writing this as I have a full sight of the kitchen, person handling the front desk and chai counter. ZERO customer service, here for Chai only and tried for Panner 65 roll which came out of the fridge and 2 people in my party tried and confirmed that Panner came out of the fridge and is cold but guy at the front can't believe it and just gave refund instead of trying to fix it since we came to eat. Everything in kitchen is a mess and comes from me who has worked at busy Indian restaurants and own one in past. I hope owner of this place step up and take charge as it's hard to see this performing bad for customers. read more

Good food. The rumali roti was really good. Lukhmi was tasty and shawarma was tad bit bland. Overall very happy with the food and excited to have rumali rotis in the Bay! Clean, intimate space. The only minor feedback is for the price it would be good to have 2 rotis with the chicken. read more
