I have been living here for a year now and this place has been nothing but wonderful to me and my family! From day one, the staff impressed us with their friendliness, their presentation of the apartment and their knowledge of all the 'perks' that moving to Irvine Company has to offer. Even after I've signed the lease, the staff have been prompt to respond to any maintenance issue. They truly care about their tenants. Now lets be honest, when I first came to Deerfield to take a look at the place I was fazed by own OC snobbery ( as much as I hate to admit it!). I wasn't impressed with the exterior of the buildings. They looked a little dated. But as I was given my tour I fell in love with the over all feel of the community. Deerfield has wonderful green belts in between their buildings that give it such a home-y feel. The have wonderful sized patios (if you're on the bottom floor) that have high fencing that gives you plenty of privacy! The people in this community are quiet and polite. I've never had a problem with noise complaints, thefts, or anything else that would make living here a no go. The only reason I'm giving this place 4 stars instead of 5 is for the fact that you do not get a washer and dryer in your unit.You have to use the laundry facility. And also for the fact that they aren't the prettiest apartments in Irvine. read more

We lived at Deerfield the last year 2015 to 2016, and the community was quiet, parking good too. Whenever we needed work done on the apartment, Italo Jimenez was right there to fix the problem. When the bathroom needed resealing, Italo did an awesome job. Jamie Sheets of the Deerfield office staff was very helpful too. Overall, a great place to live, near 99 Ranch Market, and other stores right across the street. read more

I agree with Angela C. (previous roomie of mine!) - Deerfield Apartment complex is actually the most inexpensive place to live in Irvine. We searched almost every complex in Irvine for a good price. I'm glad we chose this place. LOTS of parking. If there are no opened spots in the parking lot, there is plenty of street parking as well as an empty church parking lot available for residents and guests to park overnight. Note: you must move your car during the day or on Sundays. Convenient location across from the shopping center. Minutes from the lake (excellent place to run!), and less than a mile from the 5 freeway. Another great thing about this complex is that it consists mostly families. There are probably a handful of college students, but they're pretty quiet and don't throw crazy parties. Leasing office has a business center available for residents. You can use their fax, internet and copier. read more

Pretty upset because I was asked to move my bike off my porch which plenty of people have there bikes there and was asked to put on bike racks which were full. A family off 6 can easily take over one bike rack which isn't fare so I put in front of my car which my spot is in the middle where u would have to literally go through all ports to find which in my eyes someone was going around looking to steal and stole my bikes which I'm upset because I feel like of u are paying high rent u should be able to keep your bike on your porch or have enough room to put everyone's bikes my grandma bought me that before she passed so I'm highly upset and of course deerfield cant do any thing about nor they dont care read more

I've lived at Deerfield for a few years now, and I can say that the best part of Deerfield would be the maintenance crew. They have always been able to assist me if needed, especially Italo. A few weeks ago, Italo noticed that my two brake lights were out. He told me "if you go buy the bulbs, I'll go install them for you" and that was exactly what he did. This wasn't the first time Italo went above and beyond to assist me. He has helped me with dead car batteries and flat tires multiple times in the past few years. Not only is he a great member of the maintenance crew, he is also a great person to speak to. He and I talk about football and life whenever I see him. I love Deerfield, and the employees, especially Italo, are a HUGE reason why. read more

My husband and I moved here in May with our baby (at the time 4 months old). Thus far, we like it here. Yes, there have been some minor pest issues but there are these issues in any Irvine property with a lot of trees and plants. The maintenance staff is simply the best: they are very quick to respond and always so friendly. We have lived in several different apartment complexes, and they are just fantastic here. My one major issue with the apartment is our AC unit. It only blows cool air for a max of about eight hours then it just blows regular air. (Maintenance staff informed us that the units are old and just can't handle being run constantly) if Deerfield could just upgrade these units, we would be ecstatic. The other issue is that our neighbor constantly smokes late at night, and it blows right into our bedroom. It's disgusting and is so unhealthy for us, especially the baby. But the AC is typically dead by this time so..... Choices are breathe nasty second hand smoke or roast in the bedroom....(Smoking should just be banned). read more

Save your money and don't waist your time. Irvine company only cares about 2 things collecting your rent and renting empty apartments. They don't care about the people here or safety concerns. Moved in 5 months ago and our experience has been horrible. Multiple calls to them on many issues. Lighting is an issue the complex is soo dark. Maybe this is why the thiefs love the complex. 2 apartments have been broken into. The first one was kept hush hush no one was notified so we can be more cautious. The second one most of the community found out through the next door app then days later we received a letter regarding the incidents. Overall many families here which we are good with we ourself have a family but there is plenty of shady people here. Many many many people smoke here and just regular cigarettes but marijuana and it's allowed. Just walk through the complex after 6pm when the office is closed and you will see. Stop renting to shady shady people who are up to no good and actually follow your own policies like the non smoking ones. You already know who's smoking so get rid of them. Fix the lighting in the complex it's really really dark I walk with a flash light if I do laundry after 5pm. Take care of your current tenants. Also our Christmas breakfast hahaha that was funny. Only 20 people had what you called breakfast which was only a donut or muffin an coffee. Only ordered for 20 people when there is probably over 500 people living here. What a joke. Save your money people don't rent here!!!!!!! read more

Not safe anymore with three break-ins to apartments during the day. Does not feel safe anymore moving out by breaking the lease. Don't think Irvine community did anything proactive, we had to get all the residents together and make a complaint. The response from the leasing office was pathetic (for lack of better word). We found out the email ID's of the security team head and the chairman of the Irvine community to get this issue some attention. There was a third break-in couple of weeks ago, that was my limit. I used to love this apartment especially for the team and the locality, not anymore. read more

I don't even know where to begin but here it goes. Please save your hard earned money and go live somewhere else - how's that for a start!?! This apartment complex is by far the worst managed that I've seen in a long time; and I've been renting for the past 10+ years. First off, don't be fooled by the pictures of a grand and beautiful place to reside, come and walk around (without the staff knowing) to get a "realistic" point of view of this shit hole. Secondly, these apartments are fuckin' old as shit! It boggles my mind why Irvine Company would not invest to "upgrade" this place, especially at the rent prices that they are charging people... fuckin' ridiculous! Keep in mind, once again, don't let the pictures fool you. Also, I think there's more dog shit laying around then parking spots... enjoy your coffee in the morning with a hint of dog shit! And for all you pet owners - be prepared to pay for new carpeting when you move out, yep, you heard right - new carpeting! Not just the spot that needs it but the ENTIRE fuckin' apartment!!! These fuckers (management) will not disclose this bullshit to you until you move out... great business ethics!!! Honestly, I would rate this place, to include Irvine Company, a big fat fuckin' ZERO if I could! And for some odd reason, the management and staff changes like Texas weather... that can only mean one thing, poor leadership. Living here for the past year it has been a peaceful experience. There is so much space here to walk our dogs plus there are several parks very close by. The staff and maintenance staff are very helpful and pleasant. Since there are shops and the gym across the street it makes life simple. We enjoyed our year lease here that we decided to stay another year. The apartments are spacious and a little older, but very cozy. Overall, this is a good place to live...the staff and maintenance crew is great! Parking is good, neighborhood is quiet, lots of kids so great for families with kids, and grounds are clean. We've been living here for the past 2 years and most likely be going for our 3rd year here. However, there are a couple issues that I know are probably out of their control (or hopefully in the plans in the new future to fix/improve) that I wished was brought to my attention when I was shopping for an apartment home. 1. Our A/C is SUPER loud. The day we moved in, my husband and I thought a plane was flying by right over our heads! We put in a service order right away and they told us that our unit was actually one of the quieter ones. I was worried that every time the A/C kicked on, our 10mo old baby would wake up from her nap/sleep but thankfully she didn't...but maybe because she was already used to sleeping with noise. 2. Maybe it's because we don't have a dedicated water heater but if you're going to take a shower around the same time everybody else usually takes a shower, keeping a stable water temperature is hard. We'll get bursts of really hot water and cold water within a 10min shower. 3. I personally don't like tile countertops because they're just harder to clean. I saw the model apartment before and noticed that the countertop was not tile so I assumed the apartment that we were going to move into would be the same. Nope. 4. Our particular unit only had a cable jack in the living room so we couldn't connect a TV in the master or any other bedrooms. The cable guy had to run a very long cord along the baseboards and under the carpet so that we can have a TV in the master. Not sure if all units are like this but ours is. read more

I have had such a frustrating experience during my 12 month lease at Deerfield. While its location is prime and the floor plans are generous, the management has been neglectful, the buildings are overdue for remodel, the amenities are lacking, etc. You get what you pay for. PROS: Undeniably prime location. The community is right across the Culver Plaza, with two other plazas flanked two blocks down. It's situated between two major highways (405 and 5), and so close to IVC. Groceries and other errands become so much easier. Great square footage for an affordable price point. In my 2bed2bath unit, we had over 1000 square feet to play with for $2060/month. The balcony entrance is huge. There are tons of storage space in each room's closets. The diverse community. There's a significant Indian population, and it shows when bright and festive decorations pop up during Diwali. You can hear chanting in the morning, and the aromas during dinnertime are extraordinary. There's also the odd college party, and international tenants. CONS: Constant rescheduling. When it comes to maintenance requests and appointments, I have had to follow up with the office too many times. I scheduled an ant extermination in person, confirming the date and time with written records. I waited for the exterminator; they never came. I returned to the office after three hours and their records had marked the extermination as complete; they said they must have misread the apartment number. Even scheduling the move out inspection in person with digital records- when I called in after waiting an hour past the inspection time, the office said they must have forgotten to put it on schedule. Everyone makes mistakes, but Deerfield errs past the point of sympathy. Overdue remodeling. The popcorn ceilings, frayed window frames, cracked walls...the buildings show their age. When I moved in, I kept finding little black bits on my bed. Turns out they were termite frass coming from the unsealed ceiling beams. Lacking amenities. For the price of a more affordable community, there is no gym, no in-unit laundry, no community building. The pools are small, and the on-site laundry rooms are often dirty with spills, lint, and trash. On top of that, machines prices have been raised this year without any observable performance improvement. Some machines have animal hair slicked around the interiors. You get one covered parking space, and one general parking space. Because of how the general spaces are often closer to the building entrances, many tenants seem to avoid their covered space, opting to crowd the general spaces instead. Coming home after 7pm often means circling the lot and parking much further from your building. Bugs everywhere. There are constant cockroaches outside. My roommate has found at least one spider a day on our walls and ceilings. Silverfish are less frequent. I wanted to love my first apartment after years on university properties. While I never felt in danger, I was never comfortable, either. I am moving to The Village at Spectrum for my next lease, and am hoping for a more positive experience. Deerfield Apartments is affordable and convenient, so if those pros outweigh the many cons, it's an acceptable entry level experience. Good luck. read more

Their service is friendly and prompt. Our move out had some discrepancies but Jillian quickly took care of everything and we were really pleased with the service. Highly recommended. read more

I don't have much to say about office people as they follow corporate rules but For people working in office email doesn't count is written notice, everything needs to be signed in person. Big negative point KIDS NOT ALLOWED TO 1. play anything in open space 2. Ride bike, scooter / ripstick 3. do any recreational activities / sports / games in open space I don't have much to say about entire team but maintenance guy ITALO I worked for any service / maintenance is friendly and amazing person. Service is quick and easy to schedule. If you got to need any service / maintenance, right guy is "Italo". He is always available to help others and give right advice. Community is safe, quite and lot of open space. Closer to ranch / Ralphs / Trader's Joe. Costco / Walmart are quite far. If you have kids and they love to play with toys outside - DON'T MOVE HERE read more

Our family lived here for over 2 years and loved it. It's quiet, VERY clean and the office staff is super helpful. It's a bit pricy for the lack of ammenities (no in-unit W/D) and the laundry facilities are spread out. With that said, they're open 24 hours and the machines are well maintained. There is TONS of shopping around as well as parks for kids. I would definitely recommend Deerfield Apartments. read more

My girlfriend and I moved in two weeks ago and we're very pleased. It's an older complex but surrounded by trees, parks, greenbelts. There's also plenty of nearby shopping, dining, banking. HORRIBLE !!! NIGHTMARE !!! WORST CHOICE YOU CAN MAKE FOR YOUR LIFE !!! READ ON.. I lived in Deerfield for 8 years and moved out 6 months ago. Here's my review for whoever looking to rent an apartment in Deerfield apartments. Deerfield looks very nice & pretty normal at first like man other apartments.. Things are normal until.. Every afternoon(Every single one) there are more than 30 kids playing in the common area. They speak and shout exceptionally loud, so loud that if you need to have a conversation on the phone you need to leave the apartment and go outside far away from the community so that you can talk on the phone (Let alone sleeping or studying or simply living in quiet). It's not only that you have extremely loud shouting noises (mostly in INDIAN language) but you will also have all these kids with their balls, bicycles, scooters, skateboards & their drawings on the ground right in front door of your apartment.. It goes even further, not only you have all this mess & loud noises, but you will also have serious problems going around the community if you need to go back and forth to laundry or to your car or simply go for a walk.. Since not only your way is blocked by the children toys all over the place but you may also find yourself taking lots of unnecessary turns in order to make it to your destination since children won't allow you to pass or you risk getting hit with their balls or something.. So basically if you.. NEED TO LIVE QUIETLY, NEED TO STUDY, NEED TO HAVE A PHONE CONVERSATION WITHOUT EXTRA NOISE, NEED TO SEE PATHWAY TO YOUR APARTMENT CLEAN, NEED TO BE ABLE TO BRING GUESTS TO YOUR HOME WITHOUT WARNING THEM THAT CHILDREN MAY NOT ALLOW THEM TO PASS, & The list goes on.. If all of the above sounds like an apartment that you'd like to live in and pay 1600$+ for it, Go for it :) read more

Price is too much for an apartment, we paid monthly 2420/month excluding washer and dryer. We were shocked when we moved out having 1500 fees for carpet replacement, painting and cleaning, they said that we should normally get charged around 600 to 700 dollars but after we left we discovered that they charged us for completely changing the carpet. read more

Anel, Chloe, Santos were wonderful people but they seem to have left the office. The swimming pool here is more of shrinking drinking hole than a pool. They have a pathetic excuse for a business center. Its so small that even three people becomes a crowd. Worse it had a huge A/C that makes it so cold that you are shivering all the time. I wish I can give a zero star to Deerfield apartments. Horrible neighborhood, thefts, drugs, rats and leasing manager who is a liar. I have moved out, but I still can not end the nightmare with them. I may lost over 10 thousand dollars because of taking this apartment. My house was remodeling a few months ago, so I rent a 2 bed 2 bath apartment in Deerfield. Because the facility is not so good and apartments are old, Deerfield is one of the cheapest apartment in Irvine. I took the apartment because of the cheap rent. I moved in on late March, my monthly rent is 1715. I knew I would have early termination issue before I took the apartment. I asked the question about break lease in ahead. The guy in leasing office told me I can add someone to my lease when I move out. At first, I thought the apartment is OK. At least, the location is convenient. Although, I found parking is hard after 8pm. Although I frequently saw a group of guys smoke marijuana in the parking lot. Although the neighbor upstairs was noisy at 3 to 4 am. I even saw a rat ran into my patio and died there. But what should I expect for a cheaper apartment? You get what you paid. Finally two things happened when I moved out and completely disappointed me. First, during the night I left the apartment, my mom dropped her iPhone at the parking lot. She didn't noticed it at that time. One day after, she found that she lost her iPhone and remembered that she dropped something at the parking lot and believed that is her phone. I use the app 'find my iPhone' to track the phone and found it was in the apartment next to me. I called the phone, no one answered my call and the phone was turned off after my call. I use the app locked the iPhone and send msg to them hope they can return the phone. But they never replied me and next day I found the location of the phone changed to Santa Anna. I knew the phone is permanently lost, they will not return it to my Mom. What a neighborhood! They knew the phone is belonged to their neighbor next door and I knew they took it, but they refused to give it back. The second thing is even worse than the first one. When I moved out, I went to the leasing office. At that time, the guy who rent me the apartment has left, he rotated to another apartment office. A new girl told me that I cannot add someone to my lease and keep my rate. She said it is illegal. She told that I have two choices, pay the rent until they find someone else to take the apartment or to give $4000 penalty. She also told me most people chose the first one and my apartment is a good one will be lease out in very short time. I asked her whether they will lease the apartment for the same rent, which is $1715. She said no. She also told me that the rent will be up to the market and the market price is higher now. I asked her how much the rent will be. She told me that she doNot know, her manager will decide the price, but she estimated that the rent will be $1795 or $1800. Then I asked that whether they will give other empty apartments a higher priority to my apartment, since nobody is paying for their empty apartments and I am still paying $1715 per month for this apartment. She told me NO, She told me the policy of Irvine Company is to rent early terminated apartments, like my apartment, first. I believed her and chosen to keep paying rent and wait for them to rent my apartment. I was proved to be very wrong later. It was August 17th. I found a guy wanted to sign the lease immediately. I went to the office together with him to confirm that once he signs the lease, my duty will end. When I told him the apartment is in Deerfield, he was shocked. Because he just went to Deerfield office and the leasing lady told him that there will not be such apartment available. Anyway, on August 17th, the leasing manager in Deerfield met us. He said my apartment will be available shortly but the rent will be $2040. Both the guy and I are shocked. He raised the price for $325 in four months, even $240 more than his own sales lady's estimation. Of course, the guy refused to rent my apartment, the rent is not market price; it is even not a reasonable price. I I offered to pay the guy $1500 if he can take my apartment. He said he will negotiate with the leasing manager, if he can make the price $50 lower, he will take the apartment. Later, the guy updated me that the leasing manager said the price is non-negotiable. I finally understand the leasing manager does not want to lease out my apartment at all! Give me a high priority? What a joke! First, they hide the apartment, later, they give it a non-negotiable unreasonable high price! Irvine company has more than 10 two bed room apartments nearby, apartments with similar facility and condition with mine, the price is about $1850, apartments with same price are in much better community. . Even Deerfield apartments have a two bedroom for $1810.nobody will rent my apartment, I may lost 12k because of this. read more

I live at Deerfield apartments. I hate to live here because of the response from the leasing office. They treat well till we sign our lease but once the lease is signed their way of behavior completely change.Recently they circulated the notice that there will be roof change work and you will hear some noise during 9.00 - 5.00 pm. But once the work is started they blocked the entire car parking area and also the way to enter our home during day time. There were lot of noises over the roof top and due to which me and my family members got severe headache. I went to leasing office and requested them to provide the date for completion of work and I am feeling depressed because of heavy noise in the house.but they mentioned that I have to bear it and they don't even mention about the completion date of roof work.I requested them to provide some temporary alternate parking lot during day time and they refused to provide the same. Also because of roof top work, our electricity failed and we made a complaint for the same. Heater was not working for the whole night and elderly people at home are shivering. Hence we managed the whole night and made an complaint only in the morning. After that also they haven't came immediately. I went second time to remind them and they respond that they can't come immediately and we have to wait till they arrive. They put quote as "Love where you live" but according to me it is "Hate where you live". I will not recommend this apartment to my friends in future. read more
