First light recently took over my apt building in san pedro and a decline in service with a raise in rent is all i have experienced. No water shut off notification. Spoke to jessica their after duty management rep and she lied saying the city had shut off the water. Later she changed her story and refused to give me the plumbers numbers. She then yelled and hung up the phone. No repairs or improvements. Even though they post signs saying so. Even took out the on site landlord. read more

Please save yourself the trouble of signing a lease here. I left my apartment in perfect condition, and found out later by logging in to my account that not only were they not returning my deposit, I would owe them money on top of that. I returned the apartment in the same condition I was given (it was shitty to begin with) and they wanted to use my deposit to update their own shortcomings. They did not give me any type of notice or list accounting the damages, which is clearly laid out in my lease, and they only updated my account balance because I had emailed them inquiring about my deposit 2 days prior (which they did not even respond to). Had I not logged in to my account, I would have never known that they weren't returning my deposit. I have tried calling them multiple times, but it goes straight to voicemail. In addition, my resident manager (Diana) was a complete moron, who was never there to assist you. In the past, I had asked her many times to give me a key to the front gate, as the automated system didn't always work and left me locked out, which she never did. You would assume a key would be a given right? Wrong. I asked her about my deposit and she responded with an "I'm not sure." This company does not care about you or your property. Useless, unhelpful, unprofessional idiots. read more

I'm not a client of this property management company. I called to inquire about their fees. I spoke with Trevor who was incredibly up front with me. I wanted them to manage my property but it wasn't very close to any of their offices and it was a smaller property. Trevor was very upfront about their capabilities. Even though he couldn't help me he still took the time to answer my questions and tell me what to look for and some rates of comparison. I have been with FLPM for more than five years and finally got the time to write a review. I have been working with Rhoda all this time for my property in Redondo Beach. She treats my property as her own. She took the initiative to provide updates with the repairs even when it's not in her job description. The communication is open, and she is always reachable during office hours. She provided rental updates during her time off if needed. When she found a great tenant, she informed me right away and the unit was rented ASAP. She has always been very patient and informative when I discuss the market rents with her each year. We all know how tough and competitive the rental market is here in Redondo Beach (and if you don't - BEWARE. Its hectic down here!!). We must've left 3 messages at three separate leasing offices or management companies - not ONE of them called us back until a day or two later. Frustrating? Oh yeah. We were so lucky to come across First Light and apartments that they had listed. A property management that actually answers the phone???! We about fell out of our shoes. Best part? All of the staff was very knowledgeable about the rentals, worked late hours for showings and were very responsive throughout the application process. First off most of these reviews are obviously fake. I doubt people that run a business like this would get such stellar reviews. Anyway, this is for one of their properties that they "maintain" or lack thereof. The place is absolutely atrocious. It's a run down old building from the 1920's that's in a state of disrepair. It's so bad that I believe it should be condemned. Building and health code violations left and right. Emergency lighting did not work in common areas. There were several blackouts during the nighttime and I was unable to exit the building in an emergency. Not good. There were several instances where the hot water would go out and not be on for days at a time. Keep in mind there are older people and children living in this building. During the winter there was no heat (or even gas) coming from the dedicated gas line for the heater. I would have to heat the place with the oven which is grossly illegal and dangerous. The corridor windows would not close during the winter and all of the storms so the manager put a garbage bag over the windows. Real classy. The place ended up getting flooded and buckets were placed everywhere. The building was also infested everywhere with roaches, rats, spiders, you name it. Rats chewing up the kitchen, roaches up to my knees. It would have been more feasible camping outside next to a dumpster. Prior to moving out I got very sick, probably due to the infestation. I kept telling the onsite management to fumigate my unit. They told me they did and they obviously did not. They just came in and moved some furniture around to make like they fumigated the unit! Prior to moving out the place was pretty much uninhabitable. I've seen people move in for 2 or 3 months then split. Unreal. Not to mention the onsite manager is completely inept as well as unprofessional. He would send 9 year old children to my apartment at 11 p.m. or so to collect the rent. I was scared out of my mind hearing banging on my door that late. I already explained that I pay the rent online. I'm not handing a check to a 9 year old child that I do not know saying he's collecting the rent on behalf of the manager as a "manager's assistant"." I also seen the same children mopping up vomit and leaks on the floor. I guess the manager was too lazy to do this stuff. The manager would also make make lewd gestures about women as well. Security was also a big issue in this building. People partying and smoking drugs on the fire escape scaring older people and any visitors. I've also seen homeless people sleeping and urinating in the vestibule. I brought this up with them and they just completely ignored it. There are cameras in the building but I believe they're just for show. You couldn't convince me to live there for free or even if they paid me. In all honesty, the place should be condemned and tore down to make room for a Starbucks. It's nothing but bad news and they have the nerve to charge a large amount for rent by portraying the building as "classic" and "convenient." There's nothing convenient about a place with no parking either. As the owners they have to be held responsible for the nonsense that goes on there. Of course, they don't want to be. I do not have much experience dealing with them directly. I tried to minimize my interaction with the company to avoid headaches. Because the last thing you need in life are headaches... Eventually when I moved out they took approximately 70% of my security deposit for nonsense items such as "painting" and "maintenance." If you see this company advertising a property then look the other way. It's not worth your time, money and health living in such a flea trap. read more

They handle all aspects of their activities well: advertising, tenant screening, leasing, maintenance, collections, etc. They have good, knowledgeable and attentive staff. BUT, the thing that they excel in is information. They have a computer system that tells everything you need to know about your property. The information is updated throughout the day. And it is available online all day and night. When a tenant pays his rent you know. When a tenant complains you know and the nature of complain. You know who is assigned the task of fixing the problem and its progress until completion. I feel that I know a lot about the property without having to visit it daily or monthly. The building I moved into was great except for one thing- the tenants who lived there before first light started managing were really loud. I'm an athlete and have to wake up earlier than most people think is sane to train. The neighbors were really making it difficult to get the rest I needed. I finally complained to first light and instead of them telling me it's too bad, they identified what units were causing the noise and shortly after my sleeping habits were back to normal! My family hired First Light a few months ago to run our apartment building in downtown Los Angeles and honestly, I wish we had contacted them sooner. I have been the main point of contact for all the maintenance, leasing and emergency needs of the property for the past 6 months and taking every last minute of my free time. I was referred to First Light through a friend who rents an apartment from them in Torrance. After renting in the Los Angeles area for the past 5 years - and dealing with 3 different management companies - I need to give these guys credit for having their act together. They do great many things well, but their customer service was AWESOME. The fact that I was able to call the main office line and schedule a SAME DAY appointment with Shaline (one of their leasing agents) was close to unbelievable. I am nurse and work some really funky hours..."after hours" are all the hours that I have for personal time and that means I have pretty much had to tour apartments between 6:30 and 7:30p before my shift. We lived in their West Hollywood property off Palm Ave for about 1 year and a few months. The stay was probably one of the best experiences we've had. Thiago is attentive, responds to emails in a timely manner, and addressed any issue we had promptly. When we first moved in the windows didn't close properly. We informed management and we had new windows a week or so later. Before moving out (as we purchased a home) our move out date kept getting delayed as escrow was taking longer than expected. We emailed Thiago probably 4-5x to extend our move out date and he never took issue, complained or made us feel that we were inconveniencing him. The neighbors at the palm location are all nice people and get along well w/each other. There is one lady that's lives there that is an actress that has late night parties- we've had to ask her to pipe down at 4am. As a property owner working with First Light has been a great experience. They explained everything in detail, rented our home quickly, and have taken good care of our tenant on our behalf. I'm not sure all the renters here giving bad reviews realize that First Light is often at the mercy of the property owners. I wanted to chime in real quick say that my experience with First Light was impeccable. I used to live in San Diego, a building near mission beach which was managed by First Light. In my line of work I need to move a lot, and that was one of the best places that I've ever been. It is not just the fact that the building was nice, but was the overall experience that counted. The managers were there for every tenant, listening to problems (people like to gripe - lets face it) and providing effective solutions. I don't think I ever waited more than a day or two for something to get fixed (thanks Lonnie - you are awesome sir!). First Light made everything easy for me all the way through my stay and they are the first listings I check when I'm looking for a new place to move to. read more

If you call and try to speek to the property manager for an issue at your apartment, the receptionist takes a message and no one ever returns your call no matter how many messages you leave. I've worked in property management and have never seen such poor, indifferent and unprofessional customer service towards tenants not to mention expensive. I researched several management companies before settling on First Light and have been very happy since. I like their up front percentage-based fee structure rather than the flat rate and additional management fees many other companies charge. Trevor and Taylor are great to deal with and even though I now live in Seattle I feel like they are always on top of things. They found good tenants that were happy enough to renew their lease with a reasonable rent increase. I believe they know the right balance between the tenant and homeowner needs which is really important. One of the best features for me as a remote homeowner is their management website. I can easily view lease agreement, tenant info, and all kinds of financial info, when rent was paid, repair invoices, etc. Taxes were a breeze this year thanks to the financial info I simply downloaded in report format. I highly recommend these guys for other homeowners! read more

I have left several messages with Trevor at their corporate office who hasn't bothered to call me back. There is no on sight office so good luck catching the property management outside of their M-W office hours of 10:30-3. If only the owners of the building knew about their poor customer service! I moved to one of First Light's apartment's here in Redondo Beach a few months ago and I must that it was one of the better leasing experiences that I have had. My work schedule is absolutely insane, so even having time to tour apartments was tough and most of the landlords that I called would not show vacancies after 8pm. Not a problem for this company it seems - my leasing agent (Brian) was able to schedule a tour with me at 8:15p as well as take the time to explain the amenities at the building, how far the building was from the beach and (and maybe the most important) where to get a decent beer. The apartment was awesome and I literally filled out the application and signed the lease by the next night. Added bonus: Their leases are digitally signed! We finally acquired a few small apartment buildings 2 years ago to start our new class of asset investment and we needed a management company to manage and lease them. In addition, we wanted approval to expand the company into a larger portfolio of apartment buildings and needed to put together a business and investment plan. After interviewing several apartment property management companies, there was something about First Light that just felt right and would be a good match. They were immeasurable helpful during our due diligence and we could not have completed the business and investment plans without them. This company can't manage properties. period. They try to facilitate communication through their "Online Ticketing System," but in reality, that just creates a larger disconnect between the tenant and landlord. Introduce a 3rd party, the local property manager, who is supposed to be your on-site contact (in my case, San Diego) Issues 1.) They're unfamiliar with their legal obligations in the state of CA as landlords and property managers; typically a red flag for losing out on your security deposit b/c they think tenants are unfamiliar with the CA tenant laws. 2.) They won't fix anything (including a central mailbox) in a timely fashion-causing a complete USPS mail stoppage; 3.) They won't respond in a timely fashion to a phone call, email, or even ticket. (If you get Taylor at FLPM, good luck, he's awful and has an average response time of 4 days to never) 4.) Their property managers are also unresponsive, and unwilling to work with their tenants. It's called your J.O.B., you should be available during normal business hours to address tenant concerns. That's what a contract is called, and it's a 2-way street. (Read: Darlene T.) If you want to perform minimal duties in the least amount of time, I hear the Parking Garage at Horton Plaza is hiring. 5.) Simply stated, DON't RENT from this company if you expect to have respectable, honest, hard-working landlords that care about tenant satisfaction, current and future business and integrity. 6.) DO RENT, if you want to be IGNORED, DISRESPECTED, courted by UNPROFESSIONALS (and I bite my tongue b/c I have to use the word professional), and deal with INCOMPETENCE and HEADACHES. read more

I lived in a first light property for 3 months. The place was infested with cockroaches, after a couple complaints they told me they sent someone over to exterminate the unit. Still, loads of cockroaches; therefore I broke my lease early. They tried to keep my entire deposit saying they needed to repaint, clean, replace things etc. keep in mind I was the FIRST person to move into this brand new renovated unit. When I argued they then said they would give me back some of my deposit, only after until I filed a small claims case that they finally returned my entire deposit. Don't let these crooks. especially Danny partellie intimidate you, typical shady property management company trying to rip people off. read more
