    The roof on one my buildings had reached the point where the frequency of repairs were becoming…read more.. exponentially more frequent. So, it was time -- full roof replacement. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

The project ultimately included roofing repairs, flashing replacement, waterproofing around the parapet walls, and some exterior restoration work where years of weather exposure had taken a toll. What impressed me most was how methodical and easy the whole process felt. Sean and his crew were punctual, respectful of the property, and kept the site remarkably organized considering the amount of work being done. There were no surprise upcharges or pushiness, just great work at a great price. The house has been through the ringer with the weather, but can happily report no signs of moisture. It's a relief knowing the work was done correctly instead of simply covering up symptoms.

    Great experience from start to finish with Royal Roofing and Siding Long Island. Our house had…read moreolder cement shingles beneath aluminum siding installed by a previous owner. Before anyone disturbed the exterior, samples were sent for laboratory testing. The results confirmed that the concealed shingles contained asbestos. The siding installers did not treat that as ordinary demolition. A properly licensed abatement company handled the regulated material under a separate scope, and the new siding work began only after that phase was completed. It added coordination and cost, but it was information we needed before opening the walls. Once the old materials were gone, the original board sheathing could finally be inspected. Most of it remained solid. Localized repairs were required below two windows where older flashing had failed. A new water-resistive barrier was installed, the window openings were flashed, and fiber-cement lap siding was used for the replacement exterior. We selected a simple exposure and trim profile that did not make the older house look overly modern. Utility penetrations and exterior lights received proper mounting details. The siding delivery arrived before the abatement phase was finished, leaving the material stored on the property longer than expected. It was kept covered, but the staging area took up part of our side access for several days. Once we raised the issue, the material was consolidated to leave a clearer path. The completed exterior is consistent on every elevation, and the repaired window areas have stayed dry. More importantly, the concealed material was identified before demolition instead of becoming an unpleasant surprise in the middle of the job. The testing and separate abatement should be verified for any project involving older cement siding.

    A relatively new self-adhered modified-bitumen roof developed multiple raised edges along its…read morenorth-facing laps. The pattern was concentrated in the area that received the least winter sunlight. Project records and test openings indicated that the membrane had been installed during low temperatures without sufficient substrate warming, priming, or rolling pressure. A few isolated laps could have been repaired individually, but the affected section contained repeated adhesion failures. The owner compared seam-by-seam repairs with replacing that roof section back to a sound transition. Partial replacement was chosen, while the properly bonded southern portion remained in place. Work was rescheduled for suitable weather, and the substrate temperature was documented before application began. The new sheets were primed and rolled according to the approved installation requirements. Sample laps were checked before the crew continued across the section. The occupied rooms below remained protected, and the work area was sealed before temperatures dropped each evening. A later winter inspection found the replacement laps flat and fully bonded.
