I have used a lot of painters over the decades. Joe and his team are the best I have ever worked with. Joe's team painted the interior of our company's 10,000 sf offices with a variety of colors and surfaces. They offered custom color selections office-by-office, added some artistic touches, used write-able paint in our meeting rooms, and added our company name and logo. The adjective "Premium" does not belong in the name of this company. Why? Read on. I used Joe's Premium Painting and they painted the exterior of my house a few months ago after a contract was signed. Joe was nice, perhaps a little cocky, and he seems to know his trade well and takes pride in the ownership of his company. He drives a cool signature car. :) Joe walked with me around the exterior noting what was to be painted (everything) and how I wanted him to paint outlet covers, down spouts, pipes, etc. Joe, however, didn't paint my house. In fact, he didn't even supervise. The man who painted my house did not receive the details from Joe as to what was to be painted and how so I had to tell him daily about these details as he came across them. Use Joe's Premium Painting if you: -Like acting as the supervisor since Joe won't be around to supervise his crew -Like telling the crew over and over what needs to be painted and how. -Like removing your own light fixtures, door knobs and anything attached to the house that you do not want the crew to paint around (they even tried to paint around my doorbell because they wouldn't remove it) -Like your outdoor outlets painted (I am talking about the actual outlet UNDER the waterproof out door cover) -Like inferior wood used for any wood replacement -Like to pick paint chips out of your shrubs after the job is over because they didn't use a tarp and/or thoroughly clean up after doing their prep work -Like to see stucco problems (bubbling, raised lines) that they should have repaired per contract but were painted over instead -Like to work with a crew who are rushed to get finished and don't seem to give a damn about the job they are doing on your property -Like to sometimes have a sense that the crew is doing you a favor and you should therefore feel honored that they accepted the contract to work on your house. -Like seeing wood siding surfaces that are supposed to be smooth but are not because the crew did not spend enough time sanding it smooth. -Like to spend a premium price for a mediocre job My advice: -Don't sign a contract until you have, in writing, verbiage which will cover you for problems I mention above. Don't let Joe talk you out of it. -Shop around. Painting is the easiest trade. There are plenty of legit, insured, licensed workers out of work and willing to negotiate. -Make sure the final payment is a significant amount and Don't Pay Until Satisfied. read more

Be aware this is a painting contractor, not a painter so Joe, who gives the estimate, is not present for the work. While the painter Miguel was skilled, not having Joe on the job caused lots of communication issues. In their favor, the painting job was well done. I love how it turned out. The problems: 1. Way overpriced. The estimate does not include the price of paint or supplies. Because they spray a lot, they use tons of paint. I was charged an extra $1,200 for paint and supplies (every face mask, piece of tape, roller, and roll of plastic) on top of the initial estimate that was on the pricey side to begin with. I was expecting about $600 for paint (they used 26 gallons of white for trim, cabinets, one wall, and the garage!), so I wouldn't work with someone that doesn't at least give parameters of what the extra costs will be. 2. Not customer service oriented. Joe was plenty friendly initially, but when I had an issue with the scope or many miscommunications of detail, he was defensive and unhelpful. 3. Lots of missed detail at the end. They didn't replace any of the lights or ceiling fan covers they had taken down, doorknob innards, left paper inside cabinets, left the heater covers, blinds, and paint cans out in the rain. When I asked for the lights to be replaced, they put my kitchen fixture back up crooked and with 2 screws into the plaster. Luckily, we noticed and fixed it before it fell on my kids' heads. They sprayed over closet carpet that was not going to be replaced, which cost me $120. Joe was not helpful when I pointed it out to him. So, overall, while I was pleased with the final painting product, it was an expensive, stressful, annoying experience and I've had much better experiences with other painters. If Joe tells you I'm not a past customer of his (as he said to me about a previous review) don't believe it! read more

After reading the yelp reviews for Joe's Painting I was eager to have them out to paint a house I own in Cypress. It is a fairly large house with high ceilings and dingy, damaged walls and I wanted painters who had the expertise to do a great job on this difficult house. Mackenzie was very helpful is setting up and confirming the appointment for the estimate. (That is why I gave them 2 stars instead of one.) Joe came out and wandered around though the house. He took a few photos (odd) and mumbled a rough idea of a price. He said he would email me the details. He showed me his paperwork so I know that he had my correct email address. I never heard from him again. If Joe didn't want to paint the house he should have let me know so I didn't waste time waiting for his estimate. After waiting a week or two, I called Color World Paint ( I think they are in Vila Park). They came out and gave me a detailed written estimate on the spot. I set up an appointment for them to begin painting the following Monday. Color World finished last Friday and did a great job. read more

Joe's painted our exterior of our house. I was very pleased with the service from the time of the initial quote to completion of the job. Joe was able to also get other items done not associated with the paint job. Even though his quote was mid-range compared to the other quotes I received, I felt joe was most knowledgeable and felt comfortable the job would be done perfectly which it was. I recently used Joe's Premium painting to paint the interior of my condo. Joe and his crew were professional, on time, and were very reasonably priced. After picking the paint color and having the crew arrive, I left to go work. When I returned, I realized I had made a mistake with the paint color I had selected, it was way too dark. Problem was, they were more than halfway done at this point. A little panicked, I immediately called Joe and explained what had happened and told him I needed to fix the problem that I created. Fearing that it was going to be expensive and time consuming to have it fixed, I was pleasantly surprised when Joe simply said he would get it done, and at very reasonable price for the request. When all was said and done, the paint job was done quickly and looked great. I can't recommend Joe's Premium Painting enough. Call these guys!!!! read more

While searching for Joe Prior's contractors license (he has none) I found Kara's review of his company and since my experience could not be farther from hers I had to write a review - for anyone considering using this company to fully inspect his previous work. Additionally, JPP says they are a division of ProCon Development Inc. - Which I then checked with the Contractor's Licensing Board. Their license is suspended for non- payment of bond. Joe's painters (not Joe) did the exterior of our home. Although from a distance the house looks so much better than before, on closer inspection there are many flaws which continue to be an eyesore. The problem after paying over (original quote $4212.)$5000, is mostly due to Joe Prior refusing to stand behind his one year maintenance free guarantee. When I called him 2 months after the job was complete to point out the many problems below - he said none of them were his fault and that we were abusing the house. (4 months later - he has done nothing and will not even talk to us) Here are the problems I pointed out to him. 1. The prep work - which including sub contracting to a stucco co. for a patch of a window we had removed. - which showed a crack all around it within a month after painting - he said this is the sub-contractors problem and he was not responsible. This week - the sub is standing by his work and will be out to fix the crack. The patch however will not be able to be painted -- because Joe took the remaining paint when I first pointed out all the many problems. A few days later when I said I was going to get some expert quotes from other painting contractors and to not come out until I got back to him. 2. The initial prep work - power washing the exterior, sanding, patching and replacing trim was done fairly well - however - the clean up follwing this was neglectful at best - there are still paint chips in the planting beds, and a large white stain on the sidewalk from "paint clean up) 3. Two glaring pieces of prep work that were not done - a. were the caulking around the door trim which has lead to extreme cracking of stucco around the front door and to a lesser extent on the back garage door. Joe says this is from us slamming the door. The front door cracking was evident within two weeks of the job completion. b. The front door of our home - Which Joe insists he did not say he would do - and did as a "favor" - was done very poorly. 1. the inside weather stripping was not removed before they sprayed not door. So when we closed it that night the paint pulled away and continued to do so until we finally removed the weather stripping. 2. They did not even remove the hardward prior to painting - thank goodness we had the forsight to remove some of it. 3. Since the door was sprayed and not brushed it does not look like a premium job. Again - this is our fault - so refuses to fix 4. Our contract says all areas to be painted will have 2 top coats - no where in the contract did it say that only a sprayer would be used - nor was it ever pointed out that because of the intricate texture of our stucco that it would not completely cover - and that back rolling would be needed to insure lasting coverage. Upon close inspection you can still see the white undercoat in all areas of the exterior -- this is due to only using a sprayer and NOT back-rolling. Additionally event the slightest "brushing up against" or placement of something next to eh house causes the paint to flake off. 5. After consulting several other contractors including the manager of the Sherwin Williams store - they all agreed that back-rolling of the stucco and caulking around the doors, as well of removal of the weather stripping would have PREVENTED all the problems. 6. Last of all when I told Joe of this - he yelled at me in front of my own home - at that point I turned all contact over to my husband to deal with. As stated earlier - nothing has been done. What is the point of a 1 year maintenance free guarantee if the job need maintenance after a month and nothing is done? I advise you strongly to think twice before using Joe's "PREMIUM" Painting. read more
