Insurance plumber snaked through the sink but couldn't fix it and recommended the installation of a new cleanout (which insurance wouldn't cover). Handyman tried for 2 hours snaking directly through the pipes under sink but the clog persisted. We were at the end of our wits. Called Just-Right and John patiently talked me through my next options in a 20-minute phone call. So when insurance refused to pay for a new cleanout and told us we should get a second opinion (on our own dime), we brought John in. Best decision ever... John and his team came out the same day. They did a thorough investigation, running cameras down our pipes. And not only did they discover an existing cleanout behind the drywall in the garage (the first plumber never even bothered to look), but they spent three hours and an array of machines to clean out the drain pipe. They spent another hour cleaning up and installing a hatch over the cleanout inside the wall. We were getting French drains installed by landscapers and I had to choreograph them replacing a cast iron pipe while the trench was open. John was incredible! Our water heater went out and the pilot wouldn't come back on the normal way. John came out to check on it and turns out the electric panel interface is broken. We were ready to buy a new heater, but John somehow got the heater to turn back on. He was sooo honest and high integrity! After my bathroom sink was leaking badly, I took a look at the pipes and found that the sink p-trap and wall line fitting would need to be replaced. Unfortunately, the wall fitting was glued into place so I figured it was time to call for some assistance. I came to trusty Yelp for a plumber and found Just Right Plumbing. I called the listed number and was promptly assisted by Mr. Pipkin. We scheduled a window for him to come out the following day (noon-2pm). The next day, Mr. Pipkin and his son arrived on time, just after noon. They assessed the problem, quoted me a reasonable price, and performed the work quickly (roughly an hour). They even installed an adapter to the wall fitting so that if the p-trap needed to be replaced, it could be done easily (without removing a glued fitting). I had used Just right plumbing for a few years until I overheard a conversation the owner was having with one of his staff members. I called them out to help me with a Main pipe back up. Ryan showed up and went on and on about how I needed some fiberglass replacement. The following day I called them to schedule the work to be done and spoke with John. This company was grossly negligent in a repair that cost over $2475. I hired Just Right Plumbing in December 2018 to fix a leak under a rental unit. They quoted me $2475 to replace the kitchen and laundry room plumbing from galvanized to PVC. I paid in full. In October 2020 the tenants I had there moved out and complained of moisture damage to their belongings in the crawl space. When they removed everything, my husband and handyman saw that the water from the kitchen sink was draining right into the crawl space - not connected to the new PVC pipes, and not even connected to the original galvanized pipe that was there. It appears that they removed the bad plumbing and failed to repair it. When we discovered this, I called to let John know that I expected him to come out ASAP and fix this mistake. He refused to correct it. Once I made it known I thought he should do this repair at no cost, he coerced me to sign a document in order to correct the work. I was out of work, and I had an empty rental unit. I needed to rent the unit out ASAP. I contacted some other plumbers to come fix it but one person quoted $1200 and another one was too busy to do an urgent repair. Feeling like I had no choice at the time, I acquiesced to his demand to sign this waiver. I would like to note that I have done a lot of business with this company and they have never forced me to sign a waiver like that to commence work. Only when I asked them to fix a faulty job did they do this. Before and after he did the work I told him that I did not believe I should have to pay for this work. I incurred several extra costs due to moisture damage, like stucco work and fixing the sink cabinet. He then sent me to collections and I ended up paying them $600 to protect my credit score. John Pipkin charged me in full for work he did not complete, and charged me again to fix the original job. He left my unit in a very hazardous condition. He is negligent as well as unethical. I should not have to pay $600 on top of the original repair fee, $300 for a stucco repair, and $350 for my handyman to correct the moisture damage in the sink cabinet. John Pipkin owes me at least $1250. read more

I'll add to the 5-stars... Of course plumbing problems don't happen during normal daylight hours, they happen right at 5pm when all the plumbers go home. I can't tell you how many "24hr" plumbers I called before calling Just Right, only to either have no one answer or they wanted to rob me in excessive extra fees for the after-hours situation. Danielle responded to me ASAP, she immediately connected me to their technician Ryan, and Ryan made a concerted effort to fit me in. I even spoke to John at some point and he was on top of it too. All 3 of them were beyond pleasant to talk to and work with, and none of them gave me any ridiculous runaround or stress. Ryan showed up, more than knowledgeable, and not only fixed my problem but gave some very sound advice and knowledge for me to relay to the property owner about the issue. There was an upcharge for it being after hours, but it was significantly less than most people were trying to force on me (1.5x normal rate, rather than fixed fees on top of normal rate). I couldn't go overnight with the problem I had (or my apartment would've flooded), I could barely get anyone else on the phone much less out to my apartment, and Just Right did it all easy-peasy.
