We just ate there this morning. It is DEFINITELY NOT CLOSED! There was a line out the door @ 10:45am on a Saturday morning. We had a seat within 10 mins and had a marvelous breakfast. I had the Country Club Omlette with Pancakes and my Girfriend had the Sausage Omlette with English Muffin today. We both agree the Pancakes are Great The sause on Country Club Omlette is not anything like Hollandaise I have had. It is not bad, just not Hollandaise. Our first visit to Kathy's started with us wondering if we picked the right place for a quick, light lunch. We arrived 40 minutes before closing ( we were traveling & it ended up being a late lunch for us) - they close at 3:00. We stood at the "please wait to be seated" sign for a few minutes before anyone acknowledged us, finally a customer (she must have been a regular) got up from the counter stool & said she'd seat us. We waited a while before anyone came to our table. But, once we ordered the food came in a timely manner. The grilled cheese was very tasty as was the vegetable beef soup. My hubby got a burger - his was good too. We decided to go back the next day for breakfast - it was a totally different scene! We were seated immediately, waited on immediately and our food came so quick, in spite of the fact that the place was packed! We both got pancakes - me pumpkin & my hubby blueberry. They were both delicious, they were so light and fluffy! Both were served with a cinnamon butter - very delicious! Everyone was very friendly & personable. Lived in the area 30 years and this was our first visit. Place was slammed at 10:30 on a Saturday morning. But the service was great. Food was good. Southern breakfast food - just what I wanted. I lived in Staunton for a few years almost a decade ago and was recently back for the first time since. There were a few places on the list to revisit, one of the big ones being Kathy's as it was always a favorite. Their breakfast is still great! Service is still excellent as well. And prices are almost the same as they were 10 years ago which were always fair! I always loved their bennies, but the crown jewel for me was always the waffles with bacon in the batter so I had to get that. It had a touch less bacon than I remember, but it was still great-smoky and sweet with a little applesauce and syrup on top. I added a couple of over easy eggs and was good to go. We were very impressed with Kathy's. The service was excellent, and the food was simple but really well done. The country ham portion was very generous. I mean, look at the pics I attached. Ridiculously generous. Eggs were perfect. Sausage gravy tasted like it was cooked well, not a hint of that flour taste you sometimes get. Grits were very good. Coffee was strong and welcome. What more could you want? Look, this is a simple place with basic American breakfast and lunch. But when a restaurant does a simple thing well, it is a really good thing. Kathy's does it right. Short visit for breakfast while passing thru town. Definitely wouldn't come back. It wasn't bad, terrible, just wasn't worth coming back so I would probably try something else in the area if I was ever passing thru town again. Dinning area floor could use a refinishing, it looks uninviting. I had an omelette with a side of pecan pancakes. The omelette was ok, not much flavor other than the sausage pieces inside and even those were not that great. Great diner-style restaurant. The building seems like it could be a former Denny's. Counter seats surrounding the central kitchen, booths around the exterior plus a larger room with tables in the back. The place is tidy and clean. Plenty of wait and bus staff. There were a number of people waiting on this Sunday morning, but the tables turn quickly and the wait was less than 15 minutes. Our server, Penny, was great. Greeted us, took our orders, kept glasses full. A slight glitch in the order, but it was our fault for giving contradictory instructions. Time from order to service was about 20 minutes. A little long for this type of place, but it was packed. We opted for a pair of benedicts and an order of pancakes. Pancakes were the source of our snafu - we ordered strawberry but got blueberry. When this was pointed out, the kitchen instantly sent a cup of strawberries. THANK YOU! Pancakes were fluffy and delicious, full plate-sized. With a dollop of whipped cream on top. We tested the mettle of the kitchen by a pair of special orders. For eggs benedict, asked for a biscuit instead of the traditional english muffin. The kitchen came thru, as ordered. Perfectly poached eggs (not too runny, not too hard) atop a fluffy crumbly pan biscuit. With the traditional slice of ham and hollandaise sauce. Nothing too fancy but delicious. Plus crunchy home fries, perfect for dipping in the egg yolk and hollandaise. Yum! The 2nd special order is Benedict's Cousin. For this one, asked to swap out the sausage patties for ham. Again, kitchen came thru. This one is also served on a biscuit, but with sausage gravy instead of hollandaise. Definitely a down-home version of benedict - but an excellent variation. Solid service, a wide, diner menu plus delicious food. You won't be disappointed. read more

Prices have gone up, quality is failing. Paid $9.95 for a BLT sandwich(not a club sandwich) The bread was a thin as thin could be and was soggy, had about 1/2 strip of bacon on each half of the sandwich, the tomatoes were mushy and about 1/4 cup of Mayo! All I tasted was the mayo. The only reason I ate it was because I was starving. I should have sent it back after one bite. In addition, fries came with it -- I got about 15 fries that were thrown along the sandwich. The quality of the food has gone way down. read more

Kathy's is a cute little breakfast joint (I think they have lunch and dinner too) that has lots of options and is reasonably priced. It's about a 20 minute drive from Afton, which is great if you want to go hiking after breakfast! Kathy's has a diner aesthetic and our waitress was very kind and patient with us as my boyfriend and I spent too much time deciding what we wanted. I ended up getting the everything omelet, and all omelets come with pancakes, biscuits, or toast, so I got 3 large fluffy pancakes with my omelet. There's a sign outside of Kathy's saying it's the best breakfast in the area for over 12 years, and while the breakfast was good, I'd say it wasn't anything spectacular. But for the price and quick service, I really enjoyed it! read more

I have driven past this place several times when working home visits. The outside has me kind of questioning going in. However, when I looked it up on yelp noticed it was #2 for the area. Decor 5/5 - was fun diner atmosphere. Staff 5/5 - everyone was super friendly and helping each others tables. Bathroom - could used a little cleaning. Was mostly clean but could have been cleaner. Food - ordered a BLT since I needed something quick and didn't want a burger. BLT itself tasted great. The fries were not done. Moral of the story I would try this place again. They did lose a star from me because if I am going to eat the calories in French fries I want them yummy. lol read more

This place is cozy! The diner is spacious and has plenty of seatings. Customers and parties were spaced out to comply with COVID regulations, and the waitresses were sweet and personable. The place reminds me of the movie Goodfellas, when Henry and Jimmy dine in and talk business. Anyway, I digress... I ordered Benedict's Cousin, and it was delicious! I don't usually like gravy on anything, but this is the best I've had. My partner ordered French Toast, and that hit the spot! I love that they have free refillable coffee. Could get over that since it tasted fine but they didn't cook the veggies that went inside. I could look past the raw peppers but the crunchy onion did me in.
