Simon was at our home for an annual termite inspection. He was very pleasant, polite and professional and it was obvious he was skilled and experienced at what he was doing. He took his time do a thorough assessment for any evidence of termites on our front patio and outdoor closet and in our atrium, garage and home. He explained everything he was doing and the reasons for it. He answered all of our questions and gave us advise on some issues where appropriate. He identified several outside areas of dry rot that need attention and also identified that there was evidence of rodents in our attic. We felt lucky to have him here today so that we can address these issues sooner rather than later, before they become larger problems. We didn't actually use this company but they did come out and gave us a bid. Andrew was very knowledgeable and immediately knew we had Subterranean Termites when we showed him the Bay Window. He was very thorough in his explanation of what needed to be done. But he definitely had a "salesman's personality" and was very slick. That made me feel a bit uncomfortable. Then when I asked the price he was very honest and said "it's going to be expensive." He quoted a price that was $1000 over what my other 2 bids had been. This is an update on Kilter T&P Control: It is 3:35AM Sat, Mar 30th. The heavy rain in Fountain Valley woke me up and I suddenly remember having to walk outside in the rain to go to replug the sump pump electrical line to an outlet that works inside the house as all the electricity in half of my house which includes the patio and back yard area has been short-circuited by the two men who installed the new cellulose insulation inside my attic two weeks ago. Kilter has not responded to my urgent request to fix the cut-off of electricity in certain areas of my home when the two young inexperienced men worked in the attic and dragged their insulation blower hose over the electrical wires up in the attic short-circuited most of the wires up there. I believe they are no longer with the company. This is the second time that this has happened since my insulation replacement project and pest and termite control project started 2 months ago. Kilter fixed the electricity the first time when one of the two young men fell in the attic and put a hole in the Living room ceiling, chipping a cocktail table glass from the falling ceiling sheetrock and by the end of their day, half of the house was without electricity. The second man put another big hole on a second ceiling when he stepped on the electrical wires a few weeks later and then 2 weeks ago when pulling and dragging the blower hose inside the attic to blow in the new insulation from his truck parked outside the house, the men short-circuited the electricity again for the second time and I now have no electricity in certain areas of the house, namely in the kitchen, the family room, the dining room, the Master Bedroom hallway, and all exterior lights and security cameras in the long patio, including my sump pump in the back yard by the pool and spa areas. With the cellulose insulation covering all of the electrical wires, the men could not tell where the lines are located thus stepping on the wires and dragging the long hose from the blower inside the truck must have short-circuited the electrical panel. I am lowering my rating for this company as they seem to ignore the urgency of the matter. There are other major problems related to this project, but I am complaining right now of this electrical emergency situation I find myself put into, because I am an elderly living alone without any help from anybody in a single house after my husband passed away. I had my house tinted for termites, as well as subterranean termite treatment. First of all the tent was supposed to stay on for two days but only stayed on 24 hours. I was told that treatment would be done between one and 5 PM, they ended up coming in the dark and doing the treatment at 8:30 PM. I lost my hotel reservation and had to pay more to get a new one at the last minute. Complain to the person that gave me the estimate on the job about the length of time the tent was on my house as well as the fact that I still have Termite on my windowsills in my garage. The subterranean termite treatment consisted of just crawling in the crawlspace and spraying poison. When I complain about being charged $1800 for spraying the dirt under my house, they came back and drilled a few holes around the front of the house. It's been about about six weeks since that happened. Yesterday I was digging up the garden area on the side of my house and saw termites live swarming around in the soil with redhead. I'm afraid that Neither the dry wood Termite treatment, nor the subterranean termite treatment is effective. I have been texting and calling the person that came out and did the initial inspection, and he has one excuse after another. I'm going to have to escalate this to the next level. Very unhappy with the termite worker. Very difficult to communicate and do a crapy job. The outside by the driveway is very highup, they have very short ladder that can't be reached so nothing is done for that parts, no chemical drills or spaying on the ground! Andrew, the inspector have said to me when he came to do the inspections. They will drill every 3 feet and pour 2 gallons of chemicals into it, also drill the hole where ever the termite is. I am watching their work and nothing is done by is said to be done by Andrew. We are very disappointed it, and believe we have a rip-off. The worker thinks we are dumb and discriminated us. I contracted with Kilter for rodent control. Their scheduling for bi-monthly pest control has been frustrating because they often reschedule appointments. (I have to admit though that they have been accommodating when I need to reschedule.) When they arrive here their service people are excellent. Rodney, who provides pest treatment, is always cheerful and thorough. Today Ricky came to seal up some potential rodent access points. He spent several hours doing a thorough inspection and ended up resealing or rebuilding screening that no longer fit crawl space openings. He found several problem areas that I had not identified. Kilter set rat traps on Wednesday in our attic and said to call if we had a bad odor and they would send someone immediately. Today, Saturday, our garage is putrid. We have been calling for hours only to be told that everyone is on vacation until Tuesday and they are all on holiday even though they are open today for business. We have service contracts we've paid for so this really sucks. Not good. Looks like we will have to find someone else to bring down the dead decomposing rats. Jeesh. read more

I paid for my estimate, which was a phone call, not a written estimate. I Kilter inspector poked holes in wood, and beat the hell out of my house. I am getting 3 estimates and they were the only ones to charge, and the only one to turn my house into swiss cheese. Their estimate for the pest control was fair, their estimate to do the wood repair is twice there others. (un painted). Their estimate to paint was 50% more than it cost to paint there entire house and they estimating only doing 480 sq ft of siding and some facia board trim. read more

This review is pertinent to Kilter Termite's rodent exclusion and insulation replacement services. I have been a customer with Kilter for termite control and have been satisfied with that program so I decided to use them for rodent exclusion and insulation services. Things started off well when Kilter sent out an inspector to come look at my property. My house has a second floor attic, which is pretty standard. The first floor has a small attic with no means of human access. I explained that we have had incidences of rats in the downstairs attic 3 or 4 times in the 20 years that we have lived here. I noted to the inspector where I had videoed the rats crawling in under the Spanish tile, so I knew the rats were crawling in-between the tile and the sheathing, then somehow getting into the attic. I successfully baited and/or trapped rats on the first floor roof and each time, a rat (or rats) died in the attic and caused the downstairs to really reek. This last time, the stench even permeated into the upstairs just above the first floor attic. I explained this to the inspector and he said that Kilter would do what is necessary to block rat entry points into the downstairs attic. Based on that, the inspector took some measurements and gave me a quote for both the first floor and second floor attics, which I agreed to. Since that time, things have not gone well. There were a couple of scheduling surprises and reschedules. But beyond that, this is what happened. 1) When the first technician came out, I explained to him what the problem was and he said he couldn't do much about the downstairs attic, and I told him that that was far less than I expected and that this location was the primary concern. He basically did what I had already done, then he installed screens, which he said would solve the problem. I explained to him that I knew where the rats were entering into the gap between tile and sheathing, and he said he could not investigate that since Kilter did not provide roofing services. He called his supervisor, who came out and suggested some other places to screen, but the supervisor echoed the same thing about not being roofers. 2) Since that time technicians and/or supervisors came out 3 times. Twice they just did more inspections, and said that was all they could do. One time a specialist did come out and he understood the problem. He actually pulled up one roof tile and looked around and said he was frustrated and had some ideas, but had to talk with the branch manager to figure out a plan. I felt I was finally going to get some action, but this movement died on the vine. 3) At the end of the last visit, I was told by the crew that they would get back to me in maybe a day or two and let me know what they would do to remedy the situation. There has been silence ever since. Bottom line: 90% of any rodent problem I have is associated with the first floor attic. Kilter technicians came out a total of four times and spent 95% of their effort on shoring up the upstairs attic, and did little to solve my primary concern of the first floor attic. I strongly recommend that you should not use Kilter for your rodent exclusion services. read more

Our fumigation was completed, which is why they received a two star review. but it was rife with problems - misinformation and double speak. There was not a single stage of our fumigation that was not overly-convoluted or outright omissions of fact. The actual company (this one contracted the service of fumigation out to a third party) who arrived and had me running around trimming trees from the perimeter of the house, emptying drawers and other items from the home - which were given bags and stored in the manner in which we weee told to store them just a day before. And even when we ret home a few days later - that same food - hundreds of dollars - was thrown on the lawn and left in the sun. all approved. needless to say there are a lot of companies that will not treat you like garbage, be completely rude and unprofessional in their conduct with you - the paying customer- and will give you accurate accesslents of your home. take your money elsewhere that will respect both you and your property I wish I would have. read more

Kilter has poor management and sloppy service. I hired Kilter for many years to provide insect pest control and rodent bait box service at my apartment building. I found that in order to keep them honest about their providing both services, I had to request and review the tech service order from their supervisor. I found that many times I was not getting the service I was paying for and the tech had to go back out again to service the bait boxes For some reason that Kilter management can't explain, the rodent bait boxes were removed without notice to me, but I was still being charged the same price. Now I am dealing with an upset tenant who saw mice in her unit and she is moving out. Kilter doesn't know when or why the rodent control service was discontinued but blamed the issue on high employee turnover, which I thought was a very unprofessional and lame excuse. Since I don't have the time to stand over them and watch to see if they do their job correctly, I have since fired Kilter and am now contracting with Lloyd's Pest Control. read more

We bought a termite treatment package from Kilter. The salesman recommended spot treating the termites and using poison, which would be carried back to the nest and kill for a longer time, rather than tenting, which would kill everything hatched, but any eggs that hatched after the tenting would still survive. They did the treatment, and bid on the wood repairs, which was pretty high, so we did the repairs with another contractor. Almost a year later, we're selling the house and we contact Kilter to get a termite certification. At first, this seemed like it would go smoothly. Chris looked at it, and since termite companies can never distinguish between termite droppings before or after they treat it, suggested retreating the attic. He also found some additional wood damage that should be repaired. After looking at their prices and work minimums, I contracted a different person to repair the wood. Kilter came out and treated the attic with Termidor HE and Tim-Bar professional. The damaged wood Chris pointed out was fixed. We're set to close, and now want the certification. This is when termite company's true colors start to show. Vince did the final termite inspection, and looked for additional wood damage to replace, beyond anything they'd found before. After taking a metal rod and poking a hole in an old door frame, he claimed it was termite damage. I'm pretty sure it was just old wood, but he poked a hole in it and used it as a reason to not give the certification. Vince said they wouldn't certify unless: 1. I paid for tenting the house, claiming the use of poison was less effective (the opposite of what their salesman said) and Chris said. 2. They repaired the additional wood damage they claimed was termite damage. Even though that work was small (assuming they didn't keep damaging more wood), they had a minimum charge that was way in excess of what the repair would be. Why termite companies are needed to certify wood repair is beyond me. This isn't what they do; they contract it out and add a mark-up. Even if the seller is aware of damaged wood and accepts it, the termite company won't and insists on repairing it. Kilter was quite unprofessional. Besides changing their story as we're trying to close, their support line just ignored me. I called and asked why they don't believe their termite treatment they sold me actually works and I need to tent, despite what their salesman and Chris said. They said they'd call me back in a half hour, and never did. What Kilter does seems pretty typical of many termite companies. They will always push to tent when selling a house, and push to do lots of wood repair. If you're going to sell, expect to tent the house; don't expect any existing contract or prior treatment to be sufficient. You're at the mercy of termite companies that see this as an opportunity squeeze money out of you. And if not selling and you want to treat for termites, understand that most termite companies seem to be scummy. Don't buy a contract; just pay for the treatment one time. read more

Run, run fast, this company needs to be investigated. Anthony from Kilter came out inspected the property and gave me a quote for termite control and wood repair. We walked around the house and he pointed out all the damages. I found Anthony to be very thorough and knowledgeable. He wrote down price quote for the procedures. Then Kilter followed up and sent me email inspection quotes Anthony gave one week later. I decided I will go with this company even though their termite control price is higher than the others, but getting both services done through one company is more convenient. I called and set up appointment for both services, then I was told that Anthony was no longer with the company, but I shouldn't worry. Nothing will change. So I went ahead and gave them my credit card information to confirm both services. After the first appointment termite fumigation, I was then told by a new inspector that Anthony has missed a lot of things. Now the price of wood repair is over $6000, almost tripled of what I was quoted. I was very surprised, so I asked to speak to the manager.The manager Mike insisted that Anthony made mistakes, did not quote me for the whole repair. He insisted that they will not take responsibility for the mistake. Mike was rude and he made it very clear that he doesn't care what happened. I have written estimate and all the email communications. I will make sure CA consumer agency and attorney general's office receive copies of them. This is bait and switch fraud. Sure - I said I didn't need someone to come out for ants TWO weeks after I called. I handled it myself. BUT WOW - now this is starting to feel like harrassment. *** Update from yesterday's stalking from Kilter employee ** Yesterday the marketing person stopped by my office unannounced. He said that he wanted to address my review and wanted to know why I didn't change the former review after they sent a gift certificate. I had previously explained that I would not ever use their service and gave the certificate away. He then demanded it back. When I asked him to leave my office he refused. I asked about 10 times before he asked what would I do if he didn't leave. So I called the police. Understand that I have video recording in my office and he was saluting and waving to the camera. He even asked about them. He asked if I was married, had kids, and wanted to know if my life was miserable since I posted a negative review. He called me an "asshole" for my review. Still I was asking him to leave and he refused. He is seen on video jumping in and out of the door way to taunt me. At one point he apologized on my cell phone video but continued to verbally try to intimidate me, such as he has reviewed most of my reviews and suggested a solutions for my telephone service. I spoke to the owner and all he said was that he would speak to this person but "he didn't want to see the videos." You can surmise what that means...to me it means the behavior today was condoned. I told the owner that if this person shows up at my business or home he would be arrested on the spot -- I don't appreciate the threats, harassment or stalking. Now here's the really crazy part...this person is now visiting all of the places I have given a negative review to and giving them a 5-star and denouncing my review. If that isn't "certifiable", I don't know what is. To the owner -- don't call, don't write, don't stalk, don't speak negatively of me. Yesterday's little stunt is all on your business and I have yet to seek legal remedies but know this, a police report is being filed so it would be best for your employees, friends, or relatives NOT to approach me ever again. read more
