They are fantastic at sending you eloquent people to pitch their services but when it comes down to them servicing you, returning your calls or paying your bills forget about it! After regaining our books we couldn't but notice that LBPM was a month behind on all our bills.... Their check however was consistently paid at the beginning of each month.... Living at 14420 Kittridge St. with Leticia as the manager, and she is very easy to contact and responds very quickly to texts. Maintenance requests also get resolved quickly. Leticia also worked with us to meet our special needs, like two parking spots for a one bedroom unit, and the whole touring and lease signing process was smooth and easy. Crisann, the manager at our building in Reseda, is not just a wonderful, kind manager; but simply a quality person. To have someone onsite is rare, (in my experience), and any or every time we've needed anything, she's been, if not there at our door almost immediately to help, responsive within minutes. As it relates to any adjustments, repairs or things that needed looking at, she had someone here to help ASAP. She's also kind, knowledgeable and helpful, and really goes out of her way to make this building a safe, clean, harmonious place for the tenants. I've lived in many apartments in my life, and it's rare and *lucky* to have someone like this at the wheel. Just meeting her before my fiancé and I even filled out an application, I honestly have to say she was a large part of what contributed to our enthusiasm about potentially living here. I had a rather negative experience with the customer service provide by this management company. Not to my surprise, many of the issues are in line with other reviews here on yelp. Here is what I have experienced in the past 2.5 weeks over the request for a common area key. To keep things formal I'm withholding names and specific details: -Very hard to get in touch with the agent responsible for the properties' account. -Unresponsive to emails and voicemails. -Conflicting and contradicting information and timelines from multiple staff members. -All promised dates for resolution were not upheld. And more painstaking follow up from the girlfriend and I ensued. -Strictly IMO, the receptionists are programmed to tell customers that the agent is on a "call" or "conference call". And when they do forward the call, it goes to Voicemail and the cycle repeats. I'm hoping something constructive comes out of my time spent here - whether it be LBPM cleaning up their act or YOU taking your business elsewhere. read more

We've been with LBPM for a few years. The 1-star is for keeping up all the bills and legal stuff like tax and filing. We are deeply disappointed with our manager, Nick. He doesn't respond to email or phone calls. He doesn't follow through with projects. Quite passive aggressive if you ask me. If you are looking for a good hoa management company, stay away. I wish I could give negative stars to these people. By fast the WORST property management company in greater LA area. The only thing they know how to do is collect fees. When time comes to work for their money, they will just ignore you or assign the job to one of the one repair man and then charge exorbitant amounts. If you value you money stay away from them. I've been in an lbpm apartment for almost two years now and can say that I'm thoroughly satisfied with the company. Our unit has had a few issues over time but everything has been quickly responded to and fixed. The building is kept clean and the noise level of my neighbors had been managed successfully. I lived in an apartment managed by LB for a year (moved out only because I relocated to a different state), and it was a very smooth year, so I didn't deal with them much. However, a month and a half after moving out and leaving my apartment in mutually agreed perfect condition (noted on paper and signed by their representative), I have not received my security deposit. I've called a few times, and last I heard they are "waiting to find out if they've mailed it." ... -_- .....I'm still optimistic I'll get it eventually, but at this point they're way beyond the legal time limit, which is pretty unacceptable. Like many have said, i wish i can give this 0 stars. Naidin and David are completely terrible as supervisors, beyond pathetic. I personally believe a 5 year old can do a better job than David. None of these supervisors ever pick up their phone calls. Paying 300-400 a month just to get ignored. Any request we have asked for them to deal with has been completely ignored or gotten to about a month after and that's just notification to the board for the matter. I have yet to see a hoa meeting like i said a 5 year old could have scheduled the hoa meeting that David and naidin can't seem to schedule. I personally don't think they are qualified to be supervisors, and that just shows what type of company this is that they have negligent hiring with there top level staff. Completely terrible. All of my packages get stolen at my own home and these two morons decide to tell me to order to a different address instead of placing cameras in the building. Front gate is broken, maybe that's how packages keep getting stolen nobody wants to do anything about it? Safety should be number one priority and that gate is definitely a big issue.. hmmm completely terrible David and Naidin you are the absolute worst!!!! read more

I have been living at the Maravilla Apartments for nearly 2 years. I lived on third and second floor during my stay. The size and design of the apartment provides large space and a welcoming environment for tenants. There are several advantages to live here such as: swimming pool, grill, local restaurants, local banks and CSUN (it's across the street)! The manager Danielle Bowles, has been outstanding and resolved all my issues. She gets along with everyone and makes sure rooms are up-to-date with maintenance services when needed. I would recommend this apartment to anyone who is looking for a new place. read more

I am especially proud of the manager we currently have, Leticia Briceno, who has handled some problems I had with patience and kindness. She is always making sure that everything is alright and she gets on any situation right away and is informing you along the way what the progress is on your situation. I am writing this review based on my building and my building manger, Greg. I have not had much interaction with LBPM, however I really like their building and our on site manager. I live at 11828 Runnymede St in North Hollywood. The building itself is great, love my place, the floors, the kitchen, the bedrooms, very happy with it all. On top of that we have a fantastic on site building manger. I've been renting over 10 years (different places) and Greg is by far the best building manger I've ever had. If we have any issues Greg handles them quickly. It makes a huge difference having a good on site building manger, he's one of the main reasons we renewed our lease and so many other people in our building have as well. read more

Greg Fuller is our property manager and he is incredible! He is always friendly and extremely pleasant to be around. I am very picky, and call with small problems that could possibly annoy a busy manager, and I expect immediate satisfaction. LOL. But he cares and handles my situation as quickly as he can. This review is for Balboa Ranch Apartments located in Northridge which is actually managed by LBPM. We all know everything in or surrounding Los Angeles is so expensive these days. So this place really caught me by surprise. It's so affordable, quiet, and most importantly well-kept. It's an older apartment complex which to me is the way to go these days. Don't get caught up with all these newer apartment complexes that lure you in with fancy amenities and outrageous rent prices. I've been there and done that. Moving to Balboa Ranch Apartments was one of the best decisions I've made. In addition to that, my on-site manger Erika is amazing! She makes living there so much easier knowing that she will take care of any problems I might have. She is a very nice and understanding human being. Thank you LBPM. read more

My girlfriend and I have lived in many apartments throughout the valley with many different managers; none of which even compare to how responsive and easygoing Shawna is. Hate to spend time on this but it's necessary to outline what I consider to be egregiously poor service, from doing their job to follow-up from their portfolio manager that manages the complex for a Condo I own at 1233 Amherst Ave (and have been trying to get information about improvements I'd like to make). Let's cut to the chase: IN WHAT WORLD IS IT OK TO HAVE NO HELP, ONLY EXCUSES, FROM LBPM FOR AN OWNER OF A CONDO THEY ARE RESPONSIBLE FOR MANAGING, WHEN ALL YOU NEED TO DO IS HAVE SOMEONE ON YOUR OWN CONDO'S BOARD RESPOND TO REPEATED REQUESTS? 1. No response from any board member after 2 emails forwarded to them by our previous Board President (who did a great job) forwarded on 7/22 and again one week later on 7/29. Both my emails, which were to do with requesting some information for some improvements I wanted to make in my condo were ignored. 2. I called LBPM on 8/6 (yet another week had bone by) and spoke to the portfolio manager responsible for my condo complex. I asked for her help and she told me that while she was not allowed to provide me, AS AN OWNER, my own Board Members names and email addresses, she promised to forward my two emails which I know that the Board had received from me via our previous President's forwarding them on (he confirmed that he did this). At this point I thanked her and followed up that verbal thank you with a written thank you on 8/6. 3. On 8/13 I called this portfolio manager again and told her I had yet to be contacted by a Board representative, that if she passed along my emails and my message and request to speak to someone on the Board about improvements I wished to make, they had ignored me, and I requested the names and email addresses of my own Board members so I could contact them. At this point she told me she couldn't give me their names and email addresses but that she could pass along a message. I explained that being that the Board had apparently ignored not only the 2 emails I had forwarded from our previous Board President (who, like me, is "merely" an owner and apparently HAS their names and email addresses), and that the Board also had ignored HER OWN forwarding of my emails and my request for a contact, I also reminded her that I had begun this journey on 7/22 and that 3 weeks seemed like more than enough time and requested once again their contact information. Talk about run-around! 4. Bottom line, she was full of excuses, she was rude, interrupting me several times to the extent I could not get a word in edgewise (nice customer service) and had to raise my voice to even be heard. I literally had to ask her flat out, "As an owner, do I have the right to have my own Board members' names"? After all this, she hung up on me and when I called back I got her v.m., of course and threatened legal action unless she sent me their names and for her supervisor's name. She sent me the Board members' names (although I still have no way to contact them). It never should have gone to that point. She did nothing to try and help me with a serious problem when all I was asking--very politely for (I have written documentation and emails for all of this) was to get a Board member to call me to answer three questions I had and communicated clearly in a very polite email, about some improvements I wished to make on my unit. Seriously, that is all there is to it. 5. Epilogue: Later in the afternoon I got an email from a Board member--FINALLY, apologizing for not getting back to me. I also got an email from the portfolio manager, who sent me the Civil Code re. their inability to give out Board members' contact information. While I don't like that I understand their limitations there. What I do NOT respect is them not following up on their attempts to be the intermediary and put some pressure on the Board for my complex, to contact me when I had been trying to get them to respond 3 times over 3 weeks to answer some questions about work I wanted to do for the benefit of the entire complex, increasing the value of the condos there by making improvements on mine. I did not get an apology and have no interest now in receiving one. I only have an interest that they assist me with my Board, as is their responsibility--one of the reasons we all pay $310/mo. One other editorial comment; The Board exists for the benefit of the Owners and indirectly at a minimum, so does the Management company, LBPM. All one need to do is look at their Yelp reviews to gauge just how poorly that is being done. If anyone at LBPM would like to speak to me about this in good faith, I am completely willing to discuss it and perhaps amending my thoughts once my frustration subsides. They towed my car from my own building's garage. When I attempted to call them for reimbursement, they were nearly impossible to reach. Then the reimbursement was denied by some mysterious "board" who I wasnt allowed to communicate with at all. The entire process was incredibly shady. Would have given a 0 if it were available. SLOW and UNRESPONSIVE..often no answer. Seemed like they were taking apt applications to nab personal info and pocket the $40 fee. After 2 weeks, I heard (don't know if it's accurate or not of course) that the application had not even been forwarded to the owner, but the credit had been pulled and the $40 charged upon receipt of application. DON'T place an app with them. Seem kind of like crooks. read more

The main problem is that because their supervisors have too many properties to handle, they fail to give us the attention that we deserve (and pay highly for). Our property manager for 11828 Runnymede St. North Hollywood , Ca. is doing a great job in making sure the building is safe and clean . Since he is onsite manager he can easily be approach and he can attend to the tenants concern because he is also a hands-on manager . He has the know how about stuffs about maintenance on units so he can diagnose issues being experienced by the tenants . Making sure the building is safe and clean from outsiders . Maintaining the trash chutes of not getting clogged by boxes is a challenge day by day week by week ,But he has the patience to unclogged it every time .Hes a very approachable person and he does his work as a manager . We appreciate his work , hardwork and professionalism towards his job as a manager for the site .We look forward in working with him in making this place a better and comfortable place to live in to all of us. I live in a townhouse at 18631 Collins Street in Tarzana. This complex is managed by LBPM. Recently I heard some very loud scratching noises coming from within my bathroom walls. The noise would keep me up at night as it was so loud, that I was unable to sleep. The noise would also wake me up as early as 4am. I finally discovered that a squirrel had found an opening near the top of the front of my unit and made it's home within the walls. The pesky rodent would chew on the inner walls of my unit and scratch and bite the wood for hours at a time, not only interrupting my sleep schedule but also inflicting damage on my investment. I was very upset about this so I called LBPM to hopefully rectify the problem. LBPM sent out a worker named Sam Boian who was extremely friendly, professional, competent, and intelligent. Sam surveyed the problem, came up with a workable solution, and within 90 minutes had completely solved the issue! Sam first made sure the squirrel was out of the crawl space using a digital wired endoscope camera. Once he assured the rodent was out of the hole, Sam custom cut the wood in a shape that would perfectly fit the opening using a hand-held power-saw. Sam screwed the wood tightly into place and the job was complete. The job Sam performed was a perfect 10 out of 10! I can now sleep peacefully and am so grateful for LBPM and their amazing worker, Sam Boian. Sam really improved my quality of life and I hope to use him again. Thanks Sam, you rock! read more

I did have to bug Danielle every now and then when I first had to get my keys and it did take a couple of days but I'm guessing because she's busy?
