The HOA where I bought my house recently went into the hands of these people and I tried to make my first HOA dues with them, but since it was my first payment (online) I had to call them so that they can make my account "eligible" for online processing. The girl on the phone sounded clueless, she then asked me for my call-back number and told me that she was going to return my call later that day to let me known the status. But no call at all. They don't return phone calls and it's hard to get a hold of them too. read more

My Association, 68 units managed by Danielle Carbajal, merged recently to LBPM, we didn't have a choice but were informed in advance. The Board and I were naturally leery of the transition, but Danielle Carbajal has made the move smooth and dare I say enjoyable? We had good service with the previous company, but have access to even more at LB. For example, a concierge service, a 24/7 LIVE emergency line, with a real person. Recently, I asked for estimates to install a new gate and intercom for our Community, and the bids were sent to the Board within three days. That is service. The estimates were exactly the scope we needed, and the pricing was competitive. One thing I was told by Danielle when we hired her and that still sticks in my mind is this, "you are a volunteer board member and this Association should not be your full-time job, it's my job...." She has kept her word and then some. If you have the opportunity, hire Danielle to manage your Association. I promise you will not be disappointed. read more

SAVE YOURSELF and your HOA/property!!! LBPM is the absolute worse management company we've encountered - so bad that our HOA hired an attorney to get us out of our contract. I would not recommend them at all. From day one they were terrible with how they handled our books and business affairs. Our vendors were paid two months late, it was always difficult to reach our incompetent property supervisor, which was so frustrating, the reports sent online were constantly incorrect- basically useless. Follow up was horrible, no attention to detail. We even received checks and documents from a different HOA operating locally. We did a much better job than they did when we were self managed. They also send out inept vendors! - And be VERY diligent about whether they are in fact licensed vendors! Terrible. Our HOA and homeowners couldn't be happier to be rid of them. The only reason I 'm giving them one star is because I can't exit without providing at least one. There is so much more that I could write but I won't at this time - just be duly warned! read more

I lived at Meridian Court Apts in Tarzana for 3 years. The apt manager was absolutely amazing and did all that she could for the tenants. The management company was slow to get repairs done and the people they hired were not very good. In fact I had a roof leak my first winter that took 30 days to get completely repaired and it took me 6 months to get any compensation. I had been told by other tenants that when I moved out I would be charged for ridiculous things and I was! Upon move out I was told my paint, floors, and carpet were perfect! The apt manager was actually surprised how clean and odor free my apt was since I had dogs. She said nothing would have to be done. Well... I was charged for carpet because the new tenant was allergic to dog hair. How is that my problem? My lease said I could have pets and my move out report said the carpet was perfect. It's not my fault or responsibility that the new tenant said they wouldn't move in unless the flooring as replaced. Just beware that this management company is more about the money then their tenants. read more

I cannot say enough amazing things about my time at 7228 Amigo Ave. First of all, Chrisann is THE BEST property manager that I've had since moving to LA. We moved into the building in 2016 and although we came in an unorthodox way(via lease takeover), Chrisann was super helpful. She helped us coordinate plumbers and all maintenance issues very quickly and she was super responsive. It was nice to know that she was literally a text away when we needed something. We stayed here for a little over a year and the only reason we are moving is because we want a bit more excitement in our neighborhood. This area is more family friendly and we're two 20-somethings so we don't quite fit in. Anywho, the apartment - AMAZING! The countertops are to die for and the dimmer switches in each room are heavenly. This is by far, the nicest apartment that I've lived in for this price point. We got in when rent was around $1900 which is great for a brand new 2 bed 2 bath. When it came time for us to move out, Chrisann was still very helpful. She let me know that we could do a walk through and gave me all of the information that I needed about getting my deposit back, etc. Like I said, great place to live, great property manager. I would definitely recommend this complex to someone who likes a quieter lifestyle in a quiet neighborhood. read more

Finding an apartment in the LA area was a very difficult journey. I found Lamice Sabbagh through multiple ad listings, craigslist, zillow, etc. and was able to contact her immediately. I called and left a message for her, and she called me back within the next couple of days with a ton of information. The place was not even available yet but she was willing to schedule a meeting time, (and even waited for me when I showed up late due to traffic). Lamice was kind and very specific about the best options we had for applying to the apartment and up front about all of the requirements. She gave us all of the information we needed, gave us correct time-frames for when we could expect to hear back from the credit checks, property landlord, etc. All in all, I felt in the loop and cared for when she spoke with me about the property. Working with Lamice was a pleasure, she made the whole experience very easy and I recommend working with her if you are interested in living in SoCal! read more

They manage our property and they are terrible. Grossly unresponsive even on emergency issues. They send out incompetent workmen, resulting in multiple visits from multiple workmen for the same issue. They nickel and dime us. They charge us for late fees that we accrue with vendors because LB hasn't paid them on time (through no fault of our own). Almost every month we have to ask them to absorb those costs themselves. I wrote a positive review on their website in hopes it would be seen as a measure of good faith that would then be repaid with adequate service (not even special service, just the basic level of property management). I was sorely mistaken in this belief. We will be switching soon. read more

I signed a 1-year lease with LBPM, in September of 2014, so far everything is good no real complications. The supervisor for my building is Raul Garcia, he's a very professional supervisor and does his job very well, he keeps the tenants on check to make sure all rents are on time. I would give the company 5 stars, but they seem to not get our messages about fixing parts of our apartment, the manager said she would fix the things, but it hasn't happened. Like our non-working oven, and a couple of loose drawers that were said to be fixed right away, it's been 5 months and nothing has been fixed. If the company would fix that, they would have 5 stars certainly. read more

To whom it may concern, Maravilla Apartments here at Northridge, CA was initially the apartment complex that I've wanted to live in during my undergraduate years. The manager on-site, Danielle B., has always been eager in getting me settled into her apartment complex. After three years of living in other complexes in the area with unsatisfactory service, Danielle saved my roommates and I from spending more money than we should be. Furthermore, she has ultimately been the best landlord that my roommates and I have ever worked with despite our quintessential never-ending apartment maintenance requests. Although Danielle may not be in her office 24/7, you are able to contact her through her work phone and she will respond in a swift manner. So far, we have been experiencing top-quality service and hospitality; it will be a vastly bittersweet moment when all of us have to move out within the next year. We, as roommates, collectively and exclusively think that there won't be a manager as charismatic and passionate as Danielle and for that we are highly grateful for her. I served on the HOA Board and ever since LBPM took over management of our townhouse property, things were never managed properly or professionally. LBPM was more often than not insensitive and slow to respond. They displayed poor customer servicing when called. The Property Manager assigned to our community was inexperienced, didn't know the laws or most regulations governing town-homes. We finally decided after 2 years to leave LBPM. I will never recommend LBPM. LBPM deserves no stars. read more

I have had an excellent experience at Northpoint Apartments in Northridge. Melanie is our property manager and she is great. Whenever we have a problem with anything we just let her know and she fixes it as soon as possible. She is easily accessible (through email, phone, or text) and and a sweet heart. She has to deal with a lot of college students on a daily basis and handles it really well. She does everything she can to help her tenants and there is nothing more I could ask for. read more

I have live in the building managed by LBPM located at 8545 Balboa, Northridge,california,for almost 9 years. This building's resident manager [Erica] has been most helpful when I have had a couple of minor 'issues '.i.e. gas heater needing adjustments, garbage disposal broke and when shower faucet broke--when I notified her,,she advised me she got the maintenance worker and advised me they would make the repairs & they did the repairs within a couple of days.. When the toilet broke during the night,I notified her in the morning and by about 12 noon they cleaned the water mess and installed a new toilet. They keep the building & grounds clean and Erica sees to it that families with young children respect other residents and that noise levels are at a minimum. LBPM provides services to the HOA I moved from in Culver City last year. First, they failed to collect several thousand dollars in fees and fines. At the same time, they failed to collect fees from every move-in, move-out during a hot sales and rental market. Their lips were zipped as the Board planned to take a storage room in the garage, an asset of the entire community, and DEED it to three board members and 3 non-board members. Then they represented the HOA in small claims court when l demanded reimbursement of the $500 insurance deductible after my unit flooded with rainwater. Rainwater running from the 3rd floor roof inside the exterior walls when they failed to perform regular maintenance and gutter cleaning. It took SIX months to complete deconstruction and repair of my unit as they all dragged their asses across the floor. In small claims court LBPM/Nick Hoffman sent us on a wild goose chase when he asserted that the HOA wasn't 'served' correctly because it didn't go to the Agent of Record Craig Tice. What he did not feel the need to share, was that the agent of record had in fact left LBPM over a year ago. Apparently LBPM doesn't feel the need to follow the law and disclose changes to the State. If you've the B's to deceive a judge, no lie or deception is off limits. Incompetent AND dishonest. read more

The manager of Northpoint; Melanie, is by far one of the best managers there is. She has experience in what she does. I lived at Northpoint for a year and it was great she was always available, she knows how to get things done in a timely manner and the apartment complex was always well maintained. As a tenant of a apartment complex I really appreciated that she would keep us updated on what was going on in the building, whether it was by email or simply by leaving a note on the door. Compared to other apartments I've lived in Northpoint was by far the best one. read more

We have been lucky enough to have Marinel as our property manager at LBPM. She is prompt, effective and extremely nice. When a problem arises she is on the case and also offers some valuable insights to our association. I am writing this review after attempts by our HOA in Long Beach to improve the issues. They are one star as the option of no stars was not available. LBPM has been the worst management company I have seen in years. Often a company has issues with entry level associates for managers, but this goes all the way up to Janice Eisenberg, Vice President of the HOA division at LBPM. And before they respond with "you must have the wrong company" I even stopped by their office last Friday to pick up the HOA documents at 4730 Woodman ave, Suite 200, Sherman Oaks California. No one from the management team or the VP talked with me...just a window clerk and a file person to help me take out the files. 2/11/14 - after many issues with Lida, the first manager, Janice, after many emails and calls, responded to the Board president with a "canned" email 2/14/14 - new manager was assigned - Kathryn Reza - she was great in the beginning...but then fell into the abyss of LBPM's standard of lack of follow up and poor service to home owners and board members. 11/21/14 - after several months of service failures, incomplete work, or just being ignored by LBPM upper management - including Janice Eisenberg. Another canned email apologizes sent...same working as 2/11/14 email. 1/21/15 - The Mystic Cove HOA gave LBPM their notice to end the contract. Our new manager Else was very pleasant and appeared to work out a smooth transition to a new company. That was short lived. The letter included the directive that LBPM was no longer authorized to pay any bills unless directly approved by the HOA. A letter was presented to Elsa during the board meeting and also sent to Janice - with no response. 3/11/15 - Sent a request to LBPM, including Janice, requesting why LBPM paid themselves, even after the letter informing them they no longer had authority to pay ANY bills, without HOA approve. Again, no response. 3/13/15 - resent email about the money stolen from HOA by LBPM - no response. 3/16/15 - 3rd requests to LBPM, including Janice, for follow-up. - No response 3/17/15 - Janice finally called me to discuss the issues. I sent an email for follow up and she then said it was for the February meeting and service. Again, my statement to LBPM - did you have the HOA approval. You had sent emails in the past requesting invoices to be reviewed and paid...why not this time. It is simple THEFT. So please take this review as a warning to NOT sign with PBPM. They are unprofessional to HOA board members and homeowners as well. read more
