Improperly installed hardware in the sub-floor of our condo caused a leak into our downstairs neighbor's bathroom. Master Plumbing came out to start work on the weekend and were able to quickly determine where and what the problem was. Over the course of about four weeks, I had to put in a substantial amount of effort to coordinate with different companies to repair the issues in both our unit and the unit below us. Master Plumbing did a fantastic job in helping to make this process as smooth as possible. During the work, they consistently updated me on what was happening, the costs for repairs, and getting us all the information we needed for insurance. All the workmen were friendly and on time. Seeing that I got zero support from our HOA or property management, I want to send a big thank you to Marilee and Juliana who were always pleasant, professional, and prompt any time I called to make a request or get some help. I cannot rave enough about my experience with Master Plumbing. I have a lot (probably too much) of hair, and even with a hair trap, my bath tub started backing up when I would take even the shortest showers. I called and spoke with Sean who helped me understand what it could be, general cost ranges, and the window I'd be dealing with. I have a fairly flexible schedule, so Sean was able to get me in that day! Praise the shower gods! Adrian showed up within the window and was able to dislodge the most disgusting hairball I have ever seen. I regret looking. -100 stars. The HOA recommended their so-called "experts" from Master Plumbing to investigate a leak reported by our neighbor. They hacked a hole in my wall, saw water dripping, and then told us that "We need to shut off the entire building's water to rip out your laundry lines and cast iron drain." Then they left the gaping hole exposed and slapped me with a diagnostic bill. Water was seen dripping in the wall. I asked them about stopping it and they said they'd have to repair the drain to stop it because it was leaking at the water box. To do that, they need to schedule a water shut-off for the building. Here's the kicker: They never even found the source of the leak! Turns out, the water was leaking from the cold water valve they'd disconnected to "inspect" the washer line. But did they bother to shut the valve off? Of course not. Three days later, I brought in another plumber who immediately spotted the problem and actually attempted to fix it by closing the valve. When that didn't fully stop the flow, I helped them rig a hose to divert water into the bathtub. Meanwhile, Master Plumbing's "master" technicians did nothing to prevent the wall from rotting. Let's be clear: This is either criminal incompetence or a deliberate scheme to rack up repair bills. Fast forward two weeks. After shelling out for mold remediation (no thanks to their negligence), the HOA insisted we needed a full building shutdown, pushing Master Plumbing, who charged $220 for the service. Master's "regional manager" showed up, admitted there's an inunit shutoff (they've known about all along -- they've worked here for years!), and still had the audacity to bill us $220 for his "time." Oh, and the HOA tried gaslighting us, claiming we requested the shutdown when it was Master's idea from the start! The HOA refused to refund this cost despite it feeling like a kick-back scheme. The unprofessionalism hit a new low when we called him out for the bull-shittery. Master's rep made racist remarks about my plumbers, questioning their skills because of their nationality. My crew nearly walked off the job but stayed professional. I paid that bigot just to get him out of my home and he had the nerve to offer to "inspect" their work later? Hell no. And let's talk about the scam pricing. Master quoted double what my plumbers charged and included unnecessary work. Their "diagnosis"? "There's water leaking in the wall." No kidding! The HOA pushing these crooks should've been a glaring red flag. DO NOT TRUST MASTER PLUMBING OR ANY PLUMBER RECOMMENDED BY AN HOA. I do not recommend this company AT ALL. They WILL waste your time. Better for you to pick a more reliable company with more consideration for our busy lives and schedules. My HOA picked this company. Not me. Someone from Master Plumbing called me to schedule an appointment. They picked the time and date. I was told it was going to be on a particular day at 10AM, no other information was given. Then that day came and 10AM passed. I called the company at about 1PM to check on the status and THAT is when someone informed me that it was actually from 10am to 2pm. NO ONE told me this prior. But that's fine, I was home anyways... so I waited until 2pm. Still no one. I called back and I was told that someone was already outside of my house because I was next on the list. I waited and no one doorbelled. I called back around 3 PM to ask what's going on, and the guy told me there's a mistake and someone will be by in another hour or so... I told them that that that's too late and doesn't work for my schedule anymore because my little kids will be sleeping around that time. He asked me what time works better, and we agreed for 6pm. 6pm came and passed. I called the company and I got a voicemail saying that the office is closed.. no one called me to tell me anything otherwise.. no one called me a few days later to apologize or to explain what happened. I called the office today (about a week later) to let them know about this terrible scheduling experience that I had, but the guy on the phone had zero remorse for this terrible experience. He simply asked me to reschedule, but at this point... I don't wanna waste my time scheduling anything where they just don't show up. read more

Our property management company recommended Master Plumbing & Sewer for a minor flood that occured in our condo in Redwood City. Jorge was polite, professional and quickly identified and fixed our broken toilet water supply line. I was using a wet vac and dehumidifer to remove the water and thought it was doing a pretty good job, but Jorge strongly recommended that I hire professionals to remove the water. He explained that it would not be cheap, but I would need more powerful and several more air dryers and dehumidifers to remove the moisture and prevent mold or mildew from quickly developing. Thank goodness I took his advice. The water remediation company inspection found so much more water damage than was visible to the naked eye! read more

I told the service line that i thought the plumbing lines of my faucet were frozen and I told them that I thought we needed to tell the HOA to give the neighbors notice 3 days in advanced. They reassured me that I didnt need to have the master line shut off and that they would send a plumber the same day. The plumber came and said that indeed the lines were frozen and that they needed to turn off the master line. They then charged me for the diagnosis that I already provided and left without doing any work. DO NOT do business with them. They make false promises then go back on their word. read more

My condo's HOA only has two plumbing companies which are allowed to shut off water since I was getting my angle stops replaced after 10 years. I was lucky and got Anthony as my plumber. He is friendly, super helpful, and explains issues and gives tips on how to make sure i don't clog up the sink. Some things that made my experience better is that I knew what was the things I needed to be done since Master Plumbing charges 200 an hour even if its just for an estimate so do beware! I had Anthony come do the sewage snaking and take a look at the same time at what else needed to be done so that I wouldn't be charged 200 just for estimate. Then I made another appointment for the other work. It does take a long time to get an electronic invoice from Master Plumbing.. I had work one a week ago and still have not received the electronic copy so do beware. High recommend Anthony! read more

The HOA for my elderly cousin's condo complex uses this plumber & they were already going to be inside his (horrible--he's a mentally ill hoarder) unit to investigate a leak at the request of the HOA. I hired a cleaner the day before to make the bathroom sanitary first. The cleaner told me that the bathtub had no hot water. I live 50 miles away & can't go check this myself very easily. Since MasterPlumbing was going into work his bathroom anyway at the HOA's request, HOA (but I will end up paying it), I authorized up to $500 to repair the hot water situation & understood there is a one hour minimum. Their hourly rate is $170. They deserve some extra compensation for going into a yucky place, for sure. I got an emailed invoice for $170 & a voicemail back saying the hot water is working fine (maybe the cleaner did not run the water long enough for it to get hot) & we might consider replacing the older shower valve. To get some value out of the fee, I would've asked for that replacement but, when I called back, 10 min later, all I got was voicemail. Given that the tech ran the water and found it's hot, he literally did nothing else for me specifically. I asked for a quote for re-piping because I want to understand the upper limit of the fees here. Instead of providing that, he just said he saw "no reason for re-piping since it's already all copper pipes." Since he was not opening up walls & he did not explain his reasoning, other than to say it's already piped with copper, I think he misunderstood why I was asking for the quote. Since I could not reach him to re-explain or ask him to replace the valve he mentioned, it's a sunken cost. Given that they were already being paid to be there by the HOA & they essentially did nothing of value for me, and I did not even get a written re-pipe quote, I think common decency would merit a reduction in the fee to something like $100. I am forced to pay most of the bills for this relative, who would otherwise be homeless, by myself. Being gouged under these circumstances, feels particularly inhumane. I called Master Plumbing to fix a shower that had no cold water flow (I suspected a faulty mixer cartridge). They cancelled my first appointment the day of, but agreed to come out two days later. After removing the shower handle (but without looking at the cartridge itself), the plumber told me the cartridge was so old that replacement parts were no longer sold. She suggested scheduling another appointment for them to cut a hole in the shower wall and replace the entire mixing valve, which she quoted at $1500. Since this did not appear to be an honest assessment of the problem, I decided to try replacing the mixing cartridge myself. I purchased an identical cartridge (which according to Master Plumbing was no longer produced) at Home Depot for $30. I managed to install it in about half an hour, which fully fixed the cold water flow problem. I would not recommend Master Plumbing, as they were dishonest in their assessment of the problem and quoted me at more than $1000 above the fair cost of the work. read more

I would give 0 star, if I can. The manager of this office, Mark Wright, handled my case. I simply only need an annual backflow test. The test failed the first time. I want to understand what is broken before paying more to repair. Mark can't explain clearly in the email or phone call what is broken. I insisted to have an appointment with technician to be onsite together to understand the problem. It turns out the suggested repair (service the relief valve) can't fix the problem. I am glad that I can meet the tech. The failure is due to a bad relief stem instead. Then I asked to repair the broken part. I keeps checking in for the progress by email and progress. Email has no response. Mark promised to call me back but never. I have to keep calling until today Mark hung up my call. During today's call, I was not angry or had any emotion. I just want to ask why I called two days ago but there is no progress. He doesn't want to explain more. It is a simple test and repair. It already took a month already. I have been the one have to call in every few days to check progress. Mark promised so many times that he will call me back and he never called me back. read more

I live in a condo where master plumbing is the plumber of choice for our HOA. I had a leaky kitchen angle stop valve and some water arrestors I wanted to have replaced and set up an appointment with them. I'm very particular about what parts get used in my condo and I sourced my own for the job. Master plumbing said they could use them and install it but that there wouldn't be a warranty since they didn't provide the parts. I agreed to that and scheduled for them to come out. The guy who came out was very helpful and polite to deal with. After the work was done and I was running the dishwasher I noticed a leak and eventually discovered two. One being the compression valve at the angle stop that I was able to tighten the other being water seeping through the Teflon tape at the water arrestor. I contacted master plumbing and they said they'd send someone out to look at it but since it was my part it would be $200 an hour minimum of an hour for them to come out and look at it. And again $200 an hour for the repair for the water shutoff. Regardless of the fact that this isn't a part issue, the part is fine, the issue was with the installation of the part. Instead of losing another $400 I cancelled having them come out, rented a pipe freezer on my own to do the work without shutting off water for the entire building, undid the arrestor and installed new Teflon to fix the issue. I've included a picture below where you can see water seeping through the threading. Here's the thing, I grew up in the trades and stuff like this happens from time to time. It's why companies warranty their work. I'd totally hire the guy who did the actual work again too, just not master plumbing as a company. They don't stand behind their work on a simple issue and tried to blame me for my part which wasn't the culprit at all. I also forgot to mention I discovered a leak in our water heater room that they did the install on and had to fix a couple of days later. The technician was good (Anthony), however at the time of the invoice, even though my HOA had communicated to Master Plumbing that they would foot the bill so to bill them directly, they insisted that I foot the cost and give my CC details - does not make any sense. Customer Service (Ken & Austin) were extremely rude and did not want to listen to what I was saying. Does it really matter to them who pays the bill as long as it is being paid? If I could give negative stars, I would. I've never had a worse experience with a service provider. As a realtor, I work with contractors frequently. These guys quoted $2700 to replace three bathroom faucets and the angle stops underneath one sink. I showed up on the job site an hour into the project and all they had done was put out some plastic, replaced one set of angle stops and take off three faucet handles. He then tells me, $2700 for the three faucets. I told him to stop work immediately. It took them 20 minutes to put it all back together and they gave me a bill for $810- beyond ridiculous. I talked with the owner, Bart Adam, and said "no way, I'll pay you $500 for just two angle stops", which I felt was more than fair. His response? He said "you're a realtor and make lots of money, too bad. If you don't pay me $750, I'll put a lien on the house and screw up your sale". I can't believe what an unprofessional response and absolute price gouging. Stay away, far far away from these guys. read more

Update 1.9.12: They sent me a refund check! I ended up having to call them again on Christmas Eve, getting a window of 1pm to 5pm, and having the plumber show up around 4:15pm. I'm not sure if the problem was related to the original problem described below, but my toilet was making shuddering noises that made my entire wall vibrate through to the other end of my condo. Well, that guy charged me the $132/hour as well as $45 for parts (he ended up replacing the bobbing thingamjig in the tank). Master Plumbing sent me a rebate check of $44 for a "miscalculated invoice." I appreciate the honesty, even if I don't really understand what the refund was for. I think it was probably for the parts. --------- I came home at 9:00pm to discover a very unpleasant surprise in my bathroom. The toilet had completely overflowed and flooded the entire space. I was kind of at a loss of what to do given the late hour, but I knew that I had to call a plumber. Thanks to Yelp, I found Master Plumber which was located nearby and had a pretty good rating. And they were available 24/7, which the late hour required because there was no way I was going to leave the problem until morning to handle. I called around 9:15 and was promptly told that a service man was in my area. The dispatcher also told me that he flat rate for labor was $132/hour. At the time I did not know that this was their after hours rate for time and a half. Their usual rate is $88/hour. He told me the name of the plumber coming out to my location was named Chuck and that he would be coming to Cupertino from Sunnyvale. Chuck would call me when he arrived. I was expecting it to take about 20-30 min. Around 9:50, I called their central number again to see what was taking so long. The dispatcher told me that the assigned plumber had gotten lost, so I provided some further directions. He arrived about 10 minutes later, around 10pm. Ultimately, it ended up being a late-into-the-evening job, but I appreciated that Chuck kept a good attitude throughout the job. Originally, he only stayed for about 30 minutes to fix what looked like a backed up line, which he said did not originate from my toilet, but then when it got clogged again, he returned my 11:10pm phone call and came back to take another look. All together, he charged 2 hours of service for a total of $264, but considering the back and forth driving, the late hour, and the ambiguity of the problem to be solved, I was happy with the price. I would recommend Master Plumbing to anyone who has plumbing issues that they want to get taken care of quickly. read more

Had an issue resolving a leaky toilet. Called my HOA who recommended me to Master Plumbing. The 10-2 window two business days later wasn't exactly desirable, but I took the day off work to help out the guy. Was surprised to get the call 8:50 that he's on his way, and my man Dean (35) arrived around 9:20. Great for me, but might be inconvenient for others. Anyways, Dean was a super personable guy, helped tackle my maintenance issue step by step. It's a kind of problem I might have fixed myself back at home, but watching Dean work comforted me in seeing another man at home in his craft. He was an extremely personable guy who lived a lot, and we were swapping stories over a somewhat mundane repair, plus he helped me out with a couple other sink problems impromptu. Of course, this kind of help isn't really free when you're dealing with a pro-rated $132/hour plus parts cost. Wouldn't have believed this is one of the cheaper options around if the other company I called didn't tell me $250 for a 15 minute job. Only part detracting from the experience is that 3 hours later I noticed he forgot his vacuum! Somehow Dean was still around doing work on the main lines in the big business next door, so I was able to give it back to him. Don't bother calling them unless you are prepared to move and replace your appliances yourself so their plumbers have easy access to any drain. We have a small, stacked washer/dryer combo and are senior citizens. Master Plumbing told us we needed to hire an "appliance mover" prior to sending out a plumber to get the washer/dryer out of the way of the drain. The fact that they refuse to move the washer/dryer a couple of feet out from the wall, and put it back tells me they are not interested in working with seniors or disabled persons. read more

I has two very different experiences for one plumbing job that ended up taking two weeks with 4 different plumbers. For the first 3 plumbers who came out I would give 1 star - for George our final plumber I would give 5 stars. Since I can only post once I'm averaging the stars. 1 st day - 1 plumber does not have a mask (I asked him to put one on as I am immunocompromised and I have a baby)... so I handed him one and he put it on. He had shoe covers, but did not take them off between his trips outside and between units in our building while looking for a leak. Then an older white guy comes to the door saying he's his boss and proceeds to walk in with no shoe covers or mask. When asked to please put a mask on he rudly says, "Why don't you just put a mask on the baby." He eventually puts a mask on but not until he's half way through our condo. The leak is not found this day. 2nd day- a second plumber joins the first and the rude "boss" plumber. When scheduling day two I mentioned the mask experience from day 1, so all 3 plumbers wore masks this time but only one had shoe covers.... they cut into the walls under 3 sinks, left dirty tracks all across the tile and carpet and still did not find the leak. The rude "boss" said "him" when referring to the other woman in the room- misgendering her while talking about her, but not to her, which was awkward. They said they could not proceed until the vanity was removed... but they would try given my "situation"... IE I'm a mom. Because of my slow HOA and the communication between them and Master Plumbers.. it took 2 weeks for a plumber to be scheduled to return and continue the job... Final day- George (I got his name so if there are issues in the future hopefully I can request him)- he said he usually teaches the plumbers, but doesn't come out to job sites himself... He was very knowledgeable. He started where the plumbers had left off (where the vanity had been taken out per their request. He cut into the wall to see the pipes, but then went back to the kitchen where he discovered the pipe that was leaking almost immediately. He had the pipe out and a new one on its way in minutes. He checked to see if any other pipes had issues- which they did not. Super knowledgeable, fast, and respectful. When asked to put on a mask he grabbed one from his truck and he put shoe covers on/off every time he entered. I think if he would have been our plumber on day 1, our issue would have been fixed on day 1. 5 stars for George.- I wish I could leave him a separate review since I had such a different experience. read more

Remeber to ask if they have a trip charge. They do!! Master plumber has atrip charge whether or not you pick them. They spent 29 minutes to assess and charged me $172. And they have the highest bid among all the plumbers I solicited. Over 50% higher than the final bid I accepted. There are a lot of high quality plumbers on the peninsula that will come out to inspect a water pipe leak without trip charge. Don't make the same mistake I did. I called them because my neighbor used them once. And I forgot to ask them a trip charge question. They dont volunteer to explain this over the phone. You have to ask. read more

We needed the water shutoff valves in our condo unit changed out, as the originals were stuck and would not turn. We had one replaced approx 15 years ago, but now we needed both to function as we needed to do some plumbing repairs. I called Master Plumbing and explained the issue....that we needed shutoff to the entire building to replace the valves in our unit. They requested that I send them the tenant notification notice indicating that the building would be without water from 8:00 AM to 1:00 pm - which i did. So they knew that the issue required water shutoff to the entire building. The plumber got to my door at 8:30 AM and I showed him the closet with the shut off valves. He was upset because the work order indicated that the repair was to the valves under the sink which would NOT have required the entire building to be shut off!!!! He was not happy with this news and said he didn't have the necessary plumbing fittings to do my job (and also the job of another resident who needed the same service). He said he would not be able to do both units in the required time, since the work order was incorrect. He called down to his office and had the parts sent up with another plumber who would do the job for my neighbor. Then he didn't know how to shut down the water heaters, etc in the building. Luckily, the association president was available to give him access to the water heater shut offs. This took quite a bit of time before he could start on my job. There was a great deal of interaction between my plumber and the plumber working on my neighbor's unit. They would both take time coming and going from unit to unit and talking...i.e. "Wow, my access is way harder than yours", etc etc etc. When they are finally done - my bill was over $850.00....my neighbor's over $750.00!!!!! We both thought the job could have easily been done in 2 hrs - not the 4+ hours we were charged for. I called the office to explain that the work order was incorrectly written and that this resulted in additional time and cost. They said that the parts arrived immediately (no idea how this could have been done so quickly) and the extra time was due to the first plumber not knowing where the water heater shut off was located. I didn't argue and paid the bill....but I think it very unfair, as if the work order had been correctly written - they would possibly have asked where the shutoff's were located before they came out. The work done was fine....but, in my opinion (and that of my husband and neighbor) it was not a very professional operation. So just be aware that you need to have them be very clear about what you need before the plumber arrives. read more

The Story: Master plumbing came to repair a busted pipe Aug 2016. I was reassured, it would never break again. They used copper pipe to connect to the plastic pipes, which was supposed to make it more secure per Master Plumbing's estimator. (Later found out, this was a bad idea.) Less than a year later it broke again. Master Plumbing opened up the asphalt a second time to see if the warranty would apply. It broke 1-2 feet away from the previous fix, so of course, it's not under warranty. Master Plumbing's estimator at this time said the whole pipe should have been repaired instead of just one area. AN ESTIMATOR FROM THE SAME COMPANY said it should have been fixed a different way the first time. And now, we are the ones paying almost $20,000 more to have it repaired a second time (by a different company no doubt!) I would never recommend this company to anyone. On top of them not resolving the issue the first time, they have the audacity to charge over $2,000 for a steel plate rental for 2 months. And this is after they billed us another $1,000 for the entire month of September even though they picked up the plates on 9/2. But don't worry, they "prorated" the price from $1,000 to $250. How nice of them to continue to milk us for money. They don't fix the problem and price gouge at every chance. read more

Wow these guys are awesome! George came within two hours and expeditiously fixed our leaky bathtub faucet. This is the same faucet that my apartment complex's two maintenance guys have fixed several times without complete resolution. We had all sorts of problems after our maintenance guys opened it up last year and replaced parts-- it continued to drip and then we couldn't get hot water because the handle was misaligned. Then they tried to fix that and almost flooded our bathroom. Today George not only fixed our leak, but did it in such a way that the handle is now easier to turn on and off. So happy!!! read more

Our toilet had a serious issue. Master plumber was a call away. George 37 was in charge of the work and did a good job fixing it.

We found out that our main sewage line was leaking and that you can smell it sometimes in certain closets. Not good!! I don't know about you but I like to avoid having any sewage smell in the house as much as possible. Luckily, Ken and his trusted plumbers came and fixed the problem. They were fast, efficient, and managed to fix everything at a decent price after all. I highly recommend them!! :) read more
