    The positive is the tenants stayed 10 years. But not sure how Pasas Properties can take credit for…read morethat. They kept my tenants way below market value. I had to constantly tell them they had to raise the rent. In 2025, They were $400 under market value and said they did not want to raise the rent because it was a soft rental market. Maybe at cost, not $400 under. Place was left a mess and they said everything was wear and tear and returned no deposit for the type of cleaning that was required. Washer dryer area was a disaster and fire hazard. Also wood railings were damaged with multiple deep scratches. Gate opener was not returned and they said that's wear and tear because they allegedly turned one in and it was broken so Pasas Properties threw it away. No information on how it was damaged. This turned into an argument with a company, which struggled to inventory keys and openers. Pasas properties said carpets were done. I worked on them for 20 hours (see photos). Do those look done to you? How are you a property manager and do not know what you are looking at? New flooring would have cost $7-8,000 on top of $12,000 to repair, replace, upgrade everything. No knowledge of today's costs. The property management had no interest in taking money for damaged railings, missing openers, and think this property was clean ready to rent again! Finally, did not keep up with rent increases during the biggest rental inflation period in San Diego history. Below average company. Linda will reply with soft excuses. The absolute best part is improved interaction and better communication on a Yelp review than 12 years as a client!

Painting is considered normal wear and tear under California law, especially after over a year of tenancy. Worse, I formally requested a move out inspection one month prior to my move out date but this wasn't offered until April 29th, just one day before my lease ended which denied the chance to address any concerns. Renters: be cautious. Know your rights. And document everything if you're dealing with the company.

    Alright this review is long overdue. I went to San Diego state, and this was my first place away…read morefrom the campus and student housing after i graduated. I moved in mid 2016 to the Mendocino property . 2 bedroom 1 bathroom for 1495 per month. 15 minute walk to the beach and very quiet neighborhood next to a few restaurants and bars. They have an online portal where you can pay your rent and submit any maintenance issues. They were very attentive and most issues were fixed the next day. This property has parking and a washer and dryer in the unit ! What more could you ask for. Liz and Lynn were amazing! Honestly I was in some rough situations with a crazy roomate and they understood and made it as easy as possible. The office is literally in Ocean beach so it is so easy just to walk in , pay your rent in cash or sign documents. The most important part is that they mind their own business. If you don't bother the property management and respect the property, they will not bother you. Peace and quiet and lots of privacy. I ended up moving to Orange County for work and I wept ! I was devastated to leave this place. OB I'll be back! And I'll definitely hit up Sunset pacific when i get there
