One week later I was contacted by the tenant on the first story saying there was water in her unit and that the second story neighbors were out of town so she wasn't sure if there was damage there as well. In a panic I called the Plumbing Dr back to see if they could send someone out to take a look and Philip came out within 10 minutes. He found a very small leak due to their team not tightening the valves correctly. A small leak that wasn't discovered for a week turned into a bigger problem. He fixed the issue quickly. He also determined that there was no damage to the second story unit. We hoped that the first floor unit would dry out with no problem but the tenant called again today saying it wasn't drying properly. I've called the Plumbing Dr a couple times now hoping they could send someone with equipment to expedite the drying process so the water does not ruin the floors, mold, etc with no response so far. This has been a disappointing experience only slightly improved by Philips amazing response time and speed to fix the issue. Update: Philip worked really hard with us and the first story tenant to move furniture, bring fans an dehumidifiers, and dry the water damage. I heard today that the water is dry and there is no lasting damage. Thank you Philip for saving us from a crisis!

We had bought an old house and they did our sewers line inspection in August 2025. They said everything looked great. After that we had someone refinish our basement and another contractor redo our kitchen while we were living out of state. We moved into the home in June 2026 and soon after had flooding issues in our newly finished basement. It was obvious from the sequence of events the main sewer line was clogged. We even called the city to check if there was a downstream issue and there wasn't. The plumber came and after several calls to his supervisor agreed it was an issue with the main line. He then held out a tiered system that we had to agree to ahead of time and only the top 2 tiers actually promised to resolve the issue with a comprehensive scope and treatment would be a little over $3000 and come with an 18months assurance (this was not the highest tier). I don't remember the details of the tier below since they said I was forbid from taking a picture of the tiers and payment options but it left ambiguity to whether it would completely resolve the issue. I asked if I could discuss with my husband who wasn't home and he said that was fine but if he left the site he would have to charge me just for coming out even if I wanted them to scope later. So I asked him to step out and discussed with my husband. We tried to clarify if there were diagnostic and pay options and we were told we had to pick a tier. We felt kind of stuck because if there was horrible damage and we didn't agree to the comprehensive package we could be in it for so much more money and it honestly wasn't clear what that process would even look like. I asked if it meant anything to the plumber that his company had said things looked good less than a year before and he said old pipes can develop scales quickly and they didn't guarantee things if we didn't select a tier that would guarantee it. So I agreed and gave him half the payment (about $1500). He gave me a carbon copy saying the gist of what that "tier" selection had promised. No other real contract, just a carbon copy sheet. The next day he showed up with 2 other guys and scoped and found a rag and a plastic bag stuffed in the drain. Not his fault, likely one of the 2 companies that were renovating. Can't prove who. But it cost us a little over $3000 to have a rag and bag removed from the drain because we were cornered and given worst case scenarios the day before. None of this is exactly dishonest, and I'm sure if the problem had been worse with needing our sewer descaled or something we'd be so thankful, but it feels insane that I spent $3000 on that. I also have some anxiety that I have no typed contract that guarantees the 18months of assurance nor exactly understand what that includes... I think people should just be prepared that they will be put in this situation if they call with a flooding issue and to understand how much cash they will part with.

He quickly diagnosed the problem and took care of it without any issues. Six years later, his prices are still very reasonable, and the quality of his service is just as excellent as I remembered. He's responsive, reliable, knowledgeable, and gets the job done right. It's great to know that after all these years, I still have a plumber I can count on. I highly recommend Mr. Sa to anyone looking for a dependable and reasonably priced plumber in Vienna or the Northern Virginia area.

He's installed a new whole house water filter system, repaired aging valves and fixtures, and helped to troubleshoot and resolve a main line water issue that we were experiencing. The pricing is always very reasonable, great clean service, expert craftsmanship, and overall, a pleasant experience. It's a little amusing watching him work with his team because he's like a surgeon when calling out for a tool, joint compound, or a fitting and his team surgically hands him what he needs. Definitely recommend Sa's Plumbing and happy that's he's in our area to support our plumbing needs.
