And I had them replace the HVAC on my house. The old heater was gas. They capped it and replaced it with a heat pump. It is working great! Passed the HERS test on the first try! For example, I initially decided to have the AC placed in a certain part of the back yard. After obtaining my wife's input we decided to place it in another spot farther away from the house. I am writing this review as a follow-up to the great service Pro Attic Restoration has provided. David was the point of contact. He came out to give an estimate for attic cleaning and insulation in the summer of 2020. He was very professional and reasonable on the pricing.  I had hired Pro Attic to clean out my attic and install insulation last summer. David and his team did a fine job. I even had David check my dryer vent cap and he even offered to replace the vent cap to the correct size free of charge. I was happy with the services so I decided to hire him and his team back to install the central AC and heat in September of 2020. The HVAC installation went smoothly because David was very accomodating to his customer. For example, we had to make room for the AC unit in the back yard so the old water heater had to be disconnected and thrown away. Also, there were two wall heaters and 1 wall AC which were all removed as well. His team was able to haul away all of it and then some additional junk items as well! I was very grateful for David's willingness to satisfy the customer. Fast forward to August 2021, I contacted David because my AC filter needs to be replaced. Please keep in mind David is a super busy guy. Although his response was not immediate,  he came through to replace the air filter and even vacuumed the dryer vent when I asked him about it. I had a great experience with Pro Attic Restoration. I purchased a home with an extremely old floor furnace and zero insulation or ventilation in the attic. Pro Attic cleaned the attic, added dormer vents to the roof, fully insulated, and installed a brand new furnace and duct work system. I got several bids for the work, and Pro Attic's seemed very reasonable. I also liked that I could hire one company to complete all the work we needed done instead of hiring out separately for the various components. They even removed and hauled off our old floor furnace free of charge! I worked with Jose from start to finish and he was great. He answered all my questions during the estimate process and was on site each day of the job. This was a big job, and on the start date he showed up on time with a large crew all wearing masks. Pro Attic has just finished removing my old attic insulation. They cleaned and sanitized the entire area which had not been done in 30+ years. There was much evidence of pest droppings and the remains of at least dead critter. After removal and sanitizing the area, they installed a barrier around the Sheetrock and covers over all electrical ceiling cans sealing these with insulation. Finally #38 Batts over the entire attic. Luis and his crew of 10 workers were here the entire day. They worked during a heavy downpour going around the perimeter of the house sealing up any potential entry spots for pests. Very pleased with entire job. David and a crew of 10-12 just left our house: 8:30 to 5:30 they all worked hard to clean our attic and rodent proof our house. They'd been here to inspect and had taken pictures of the many (!) access areas for rats. After reviewing the photos and their recommendations we went with them for everything but the insulation, which we aren't ready to replace quite yet. All areas of the house were sealed and they retouched exterior paint and cleaned everything up very nicely. They've left several traps in case some are still here and will check them in a few days. We'll know more in the coming months, but having worked with other "rodent control" companies in the past we can see that this company was much, much more thorough and professional. Pro Attic did a good job on a major project - they cleaned out the attic from rat leftovers, sealed all gaps, installed new insulation, redid the entire duct system in metal and installed a new efficient heat-pump hvac system. It took a while and we had several hurdles on the way (mostly due to covid supply issues) but eventually everything worked out great and the AC in the house functions a ton better in the summer heat - I can clearly see it on my electrical bill! They didn't properly tape the ducts on the first try, so in a month or two a bunch of the insulation came off, but quickly came back and redid everything right after I mentioned it. Expensive, pitiful communication, and mediocre work at best. The sales person, Miguel, was great at inspecting and getting me to say yes. Things went downhill after that. First, I had asked for a heads up (text or call) on the day the service was schedule. No call or text. They rang the doorbell (which is fine!) but while I was going to the door, my phone rang. It was the office complaining that I hadn't answered the door. Seriously, I was 5 steps from the door. Obviously Miguel did not communicate with the folks who were supposed to do the work. They had no idea about the three spaces that needed work, nor what he had found during the inspection. I showed the storage space and crawl space entry to one worker. Twenty minutes later, I have another worker at the door asking where the spaces are! I called Miguel and explained there was a major communication issue. He said, I'll call the person in charge of the job and call you back. Two hours later, no call back so I call him again. Now I ask for an update at 2 pm, a few hours later. No call, no update. I call again at 4 pm and he says, Oh, I'll send you pictures. At the end of the day, the guy in charge shows me a few pictures of what they did but says Miguel will send the full set. I go out to the garage and see that it's not clean (attic entrance is from garage) so I sweep and find nails of the kind they used to do the work. I wouldn't care about a little insulation or spilled orange sealer on the garage floor (both of which I had) but nails? Seriously sloppy clean up. Now it's 10 days later. No pics from Miguel. I have an appointment to check the traps. The guy who comes clearly has no idea of where there should be traps. We go down to the storage area and I see there are no traps. He says, Oh, it's all clean here. I look down and there's rodent poop. I show it to him and he says, "that's old, not new". At which point I lose it. They were supposed to CLEAN, seal, and set traps. Now he pulls up the contract and says, see, we didn't say we'd clean this area, even though Miguel told me they would. I have a fit, call the office (no answer), call Miguel (no answer). Finally the poor guy says, OK, I'll try to help you. Let me check the traps first, then I'll come back and clean the storage area and set traps there. If I had known what these guys would be like, I would never have selected them for rodent proofing and attic insulation. And they were the most expensive estimate by 20%. Beware. read more

My ducts in the attic and crawl space were in very bad shape due to the age of the home and previous rodent infestation. On top of that, the ducts have asbestos boots. I basically had to redo everything and and my experience with Pro Attic Restoration has been superb. I've asked for three bids from 5-star contractors here at Yelp. Pro Attic Restoration has the earliest availability and has been most thorough. Miguel ACTUALLY went inside the attic and crawl space and spent a good amount of time taking photos and assessing the work needed before making recommendations. The second service provider basically just took photos from the attic and crawl space entry without getting in. And the third did the same for the attic, but did not even bother to look at the crawl space! Based from this experience, Pro Attic Restoration won my business. As for the job itself, they were very efficient and professional. They promised that they'll finish in two days, but due to a cancellation, they were actually able to finish it in one and a half. They showed up on time for both days, and Luis, the owner, was there supervising the work and letting me know what's going on. Furthermore, instead of cutting corners to pad their profits, they actually went above and beyond of what was quoted and improved my overall HVAC system. They also protected my belongings with plastic barriers and negative air pressure, and they cleaned up after themselves. Reason for one less star: The one thing that I was not very happy about was that the old insulation blew out of the attic vents and into my organic vegetable garden. If we knew there was a probability of that happening, I would have covered my vegetable garden or better yet, they should have covered it. I spent time afterwards researching the impacts to the soil. Ultimately, it wasn't good. I don't think they knew it was going to happen, but they didn't offer to do anything about it. Besides that though, they cleaned up after themselves and the rest of the area outside where the blown in insulation landed. Again, besides this, I would still utilized their services again. My house had a unbalanced air between upstairs and downstairs. I called the Pro Attic and they were able to have Jose to come and provide a really reasonable quote to replace 3 of my dampers. Jose was communicative to let me know that he got stuck in traffic and did a thorough job by examining my vent situation. He even suggested cheaper solutions as opposed to having a motor controlled damper for my purpose. Above and beyond are words that don't even do the job they did justice. We bid out an asbestos removal and replacement of the ducting in our attic to various different places. They all came in around the same range, but Pro Attic was by far the most professional, responsive and engaged. They estimated the job would take two days and the guys got it done in one day! Not only were they incredible respectful of our home and cleaning up, they made sure that we were satisfied before taking payment. We were out of town at the time and they gave me a week grace period to come back and inspect the work, which was very honorable. That wasn't the best part... And the reason for me writing this review. Two months later our doorbell stopped working and we had our security company come out to check it. That service professional blamed it on Pro Attic that they must have 'stepped on the wire' or altered the power, as it was working fine until the job was done. I called Pro Attic and David came out the next day! He inspected the attic and determined the transformer had died. Without me even asking what I could do, he went out to his truck and REPLACED the transformer for me! The doorbell is back online and I asked if I could pay him - which he said NO! This team is great! I recently hired my general contractor to do a remodel of my home. Shortly after, I noticed that my HVAC seemed inefficient and I suspected a leak. Instead of bringing back the same General Contractor, I hired Pro Attic Restoration to come investigate the HVAC lines in my crawl space. They found three leaks and pointed out that I had a rat tunnel under my foundation. They came the same day I called them and have done follow-up visits to ensure the rats can no longer enter the crawl space. They were very quick to answer to the inquiry and to visit our home for a consult. Total cost of the job was extremely reasonable. We were given a comprehensive quote and we were walked through the process in detail. They did not need to be reminded of the d-day multiple times, we in turn got a call from them a week before to remind us of the start of the job. We recently bought a home and had been communicating with Pro Attic Restoration about the attic needing some TLC. Insulation was very old and almost nonexistent, there was dust and all sorts of debris everywhere including evidence of what seemed to be a rat colony up there! We truly needed a team of hardworking individuals to tackle the job and do the job well! We got a few other quotes but decided to go with them because they really seemed like good, honest people. We like good, honest people! When they started the work, they made sure to seal off the rest of the house to ensure everything was contained. They spent an entire day cleaning out the attic and removed bags and bags full of gunk and old ducting. David was also rat proofing the house, so he went into the crawl space and removed a lot of rat remains as well as sealed off all of the entrances. The next day, they finished off with installing new, pink R38 insulation. David advised that this stuff would be the best option as it was cleaner, more energy efficient and fire retardant. We took his advice! They completed the job by putting rat traps in case any sneaky rats somehow managed their way in. They offer a year warranty on the rat proofing, which is great. When they were done, my husband took a look into the attic and found it to be immaculate and SO much warmer. He was amazed at what insulation could do and how quickly it was noticeable! Prior to this, my house only had a living room floorboard furnace, zero ductwork, no attic fan, and the original insulation from 1947, so I was sorely due for an HVAC upgrade. After obtaining multiple quotes from businesses all over the Bay Area, Pro Attic Restoration had the most reasonable price, especially since it also included attic insulation. Their quote was for an upgraded furnace (98%, 2-stage) and AC unit (16 SEER) compared to their competitors who wanted thousands more for lesser hardware. (One of their competitors emailed me asking if I would reconsider using them, but after sending them a PDF of Pro Attic's quote, I just received a reply saying, "WOW!" Needless to say, they couldn't price-match). The project took three days and the price included permits, inspection, and testing. Everybody was incredibly kind and respectful during the process and they made sure to leave the house spotless at the end of each day. They even installed the Nest thermostat I bought and made sure I knew how to use it before leaving. Had a great experience with replacing insulation and duct at my home, Had a leaky duct and insulation was 20+ year old. David was excellent to work with. He is quick to respond over text, provided quote and answered all the key questions I had. His crew is very knowledgeable- thorough, and kept the workspace clean. I received 5 quotes and while Pro Attic wasn't the cheapest, it was the most thorough which I appreciated. They showed me photos of what our attic would look like after the work was done. They identified things others did not, such as adding lights, an outlet, and dealing with a random sewer pipe that was venting into attic (ewwww!). The we're available to do the work right away which was great. 5 of them worked for 8 hours- very efficiently. They kept everything clean and touched up tiny paint damage from taking off the plastic cover. We now have a fully functional attic and everything was done exactly as sold. read more
