    Here we go with an update, more time wasted on this business, but I hope it saves someone else from my experience. This is in reply to lies from Donna at this business about our experience. Beyond unprofessional. See pic below of her reply. 1. Donna's lie about cancelling our agreement because I got annoyed during Covid. Donna was in fact hired pre-Covid in 2017 and did ZERO inspections at my property for the entire time she was engaged as property manager. I requested inspections and she told me they had been done - they had not. 2. Correct Donna, inspections are meant to be done for the owner. I WAS THE OWNER and requested an inspection MULTIPLE times for MY property - clearly she has again not done her due diligence. SMH at this one... 3. People considering working with this 'business' should be comfortable with all the '5 star reviews'. They read like paid advertisements to me, the negative ones seem much more plausible and similar to my experience. 4. I believe I received a full refund because you knew you'd screwed up and been caught out, you'd lose in small claims court AND possibly have your license revoked. Again, my original review stands. 5. Her husband, Scott, threatened me - in writing ?!?!? - with legal action if the previous review wasn't deleted. I refused and confirmed it was all accurate, I also told him I would be happy to follow through with legal action. He backtracked real quick and I never heard from either of them till todays Yelp update. 6. I kept all comms/emails concerning my dealings with this business. FYI, Donna & Scott. ..

The maintenance team (Jesse and the other techs) were professional and always great to work with. They responded to maintenance requests quickly - they prioritize based on urgency. We didnt have a whole lot of major issues, except for some roof leaks which they took care of quickly. The maintenance team is on point, but they can get very busy since they cover a large area, so if your issue is not as urgent (electrical issue, water intrusion, plumbing issues, etc) as another tenant's, sometimes the schedule gets missed on their end and you have to follow up. Overall, I would definitely recommend living at a UCP property, Grace (PM) and Jesse's maintenance team made living in SD an easy experience from move in to move out.

They are building a new building next door and I'm constantly blocked from my parking spot. Management company says, "Oh well". And this week while moving out I found bed bugs crawling out of electrical socket. It took managment company THREE days to get back to me and you know what they said."Oh well" we're not reimbursing your for all of the items thrown away or the treatment! Not one follow up question about the situation. Not one! Run from any listing from Urban Coast Properties. They weill sweet talk you in to signing a lease and then leave you hanging! Bed bugs! They have no intention at all for even telling other residents at my location. RUN!

From having to deal with a major kitchen leak that left us without a kitchen for a week, to several other much more simple maintenance issues, they have always made sure it was fixed professionally and properly. As landlords they are great!

    Robin, each statement in your response is contradicted by documentation. Let me address them…read moredirectly. "3 city inspectors came out and none were able to substantiate your claims." The City of San Diego drafted a Civil Penalty Notice CE-0538220 citing three code violations -- an official enforcement action, not a finding of compliance. Additionally, a smoke detector was not installed in my unit until June 1, 2026, more than seven months after I first reported its absence in writing in October 2025. I have also filed complaints that are active with 12+ state and federal agencies including HUD, the EPA, the California Attorney General, the CFPB, APCD, and the California Civil Rights Department. "We are sorry you chose to not live in the unit." I did not choose. On November 5, 2025, a sewage flood caused by the building's unaddressed plumbing infrastructure failure displaced me from the unit. The flood involved Category 3 black water, classified as a biohazard, along with mold, asbestos, and possible lead contamination. I have been refused relocation assistance despite medical statements advising me not to return until the unit was properly remediated. Displacement caused by uninhabitable conditions is not a choice. "We addressed the concerns" and "done all we can." The remediation performed was incomplete and improper. The shared plumbing wall between the bathroom and kitchen was partially addressed on the bathroom side -- the kitchen side was left untouched behind the cabinet. Mold regrew as a result. The March 2026 abatement was performed without proper containment, directly causing total loss of my personal property. The contractors used were unlicensed. "You were still obligated to pay rent." California Civil Code §1942.4 prohibits a landlord from collecting rent when a Civil Penalty Notice has been issued and violations remain unresolved. Beyond that, your own rent ledger shows $0 owed. In fact, I am owed approximately $1,542 in unpaid rent credits, plus reimbursement for utilities I continue paying on an uninhabitable unit. "We were even willing to release you from the lease." I have been a continuous tenant since September 2021 -- over four years. The lease you reference was a 100+ page document imposed on me October 30th, seven days before the sewage flood, replacing a two-page agreement, yet somehow my tenancy start date is listed as October 1, 2025. Despite documented continuous occupancy since September 2021. Offering to release a long-term tenant mid-displacement from a lease of questionable validity is not goodwill. "There is no city inspector or dept that can find a reason your unit is not safe to reside in." Civil Penalty Notice CE-0538220 and 12+ open agency complaints say otherwise. So does my physician's written statement. So do the environmental findings from the inspection of the unit. On the window -- and the characterization of our relationship. You fulfilled a basic maintenance obligation. Invoking that on a public platform while a tenant has been displaced for seven-plus months, had all of their personal property destroyed, and incurred significant medical harm does not reflect well. I have full documentation of every item above and have provided it to the relevant agencies and legal counsel. What I have zero documentation of is any clearance certificate, proof of licensed vendors, scope of work, or post-remediation clearance from any period. -- Courtney Heuter

This place is great for somewhere to sleep and near the beach. But if you're looking for clean, well-maintained, "as pictured" listing, this isn't the one for you. I paid nearly $500 a night for the experience you will read below. Before I arrived, the host offered early check in for the day prior. I declined due to flights but asked if we could check in *two hours* early and was willing to even pay for it. They kept promising to get back to me. I followed up myself three separate times across almost a week timeline and still didn't get a straight answer. Finally - the day before check in I had to blatantly ask for a straight answer instead of AI mumbo jumbo. After offering a 24 hour early check in, they declined my two hour request the day before check in, and only gave me an extra hour. Before check in I also asked about the pictured beach supplies amenities on their listing. Not available. I had to send them a screen shot of their own listing photo with the description THEY wrote stating "all the beach supplies you could need" before they finally said okay. But that was a joke - on arrival the beach supplies had trash in them and the cooler was covered in orange gunk. Didn't even use them. The kitchen doesn't match the listing photos. Some amenities are available some are not. Found some sort of cleaning fuzz across the bottom of the stove. The state of the barstools looks borderline bio hazard. I paid almost $2600 to have family stay with me, but I slept on a broken bed, had a broken blow dryer, and woke up every morning covered in sweat, even with the AC on. Some of the windows don't open to help cool down. I'm a host myself, and I would never allow an experience like this nor would I be confident in charging almost $500 a night. I left them a good review on AirBnB because after telling them all this - they promised next step follow ups. They never did and waited until the refund time period was over before addressing any concerns. They stated everything was taken care of "after my departure", but their listing photos are still inaccurate. Good luck getting real responses or your moneys worth.

I trusted her to manage my condo…read moreover 15 years ago, she has seen it thru multiple renters, a kitchen remodel, emergency repairs, changes in the HOA, and managed an assortment of improvement projects. She is great at communicating, meeting the needs of tenants, and proactively resolves any issues. Over those 15 years, I have also owned and rented homes in LA and in the desert, and worked with different property managers in those areas. Lara set a high bar, and I have not found another company that is comparable. I have a few horror stories from renting those other properties, which only makes me more grateful for the outstanding experience I've had over the years with Lara. She deserves 10 stars and I would recommend her to anyone needing a property manager in San Diego. I am moving back this year and am so grateful for how she cared for my condo while I was away. I can confidently say Lara is the BEST and my condo is in better condition today than the day I gave her the keys.

I have no idea what she's referring to, and C. I've never even met her until she walked into our office today) and being rude to other staff in the office, after she was advised that the key is after has not been delivered to our office yet. The keys she wants are Medeco keys and any property manager would know that those are specially coded and must be ordered directly from the locksmith with the code. She has been advised numerous times by our phone staff of this, yet still chose to come in and try to INTIMIDATE our staff with aggression and lies. We do not tolerate that kind of behavior toward any staff in our office, she is not welcome back into our office and will be escorted out if she returns.
