My husband and I booked two nights at the Santa Paula Inn, a small historic hotel located right in downtown Santa Paula. The location is excellent -- close to Main Street and within easy walking distance of restaurants and shops. The staff was very friendly, and the property looks like it has been recently renovated and freshly painted. There are nice updates throughout, and the little garden patio is a pleasant place to sit. We booked a room with two queen‑size beds, but the room itself was quite small, and the bed we slept in was definitely not a queen. It felt like a standard double, which made it uncomfortable, especially with my husband being a larger man. The mattress itself was also extremely uncomfortable and left both of us with back pain. Once we settled in, we noticed several maintenance and cleanliness issues. The bathroom tile walls hadn't been cleaned -- my husband was able to scrape dirt off with his fingernail. The electrical outlets were so old, that they didn't hold the plugs anymore, the plugs kept falling out, mismatched, and in poor condition, which stood out even more against the fresh paint. The toilet had a standard bowl with an elongated seat that didn't fit properly, and the bolts were rusted. The ceiling fan wobbled violently because the blades were unbalanced, and it made a loud clicking sound whenever it was on. The continental breakfast was also disappointing. There were a few tiny muffins, almost‑empty orange juice, and a single slice of bread left. It didn't appear that anyone monitored or refreshed the breakfast area. Overall, while the staff was kind and the property has charm, the room quality and maintenance issues didn't match the price we paid through Hotels.com. With a few improvements, this could be a great little inn, but as it stands, it felt overpriced for the experience. I am giving it 3 stars, but it maybe should be 2 stars. read more

The room was very dirty. For the rate we paid we should have at least had a clean room. The shampoo tubes were tiny so we had to ask for more. No one at front desk so we had up call. The air conditioner was at the floor so it cooled under the bed but not at all at a standard level. Hotel had a run down look overall. Do not stay here! read more

SUCH A TERRIBLE EXPERIENCE. The woman who I've gathered is the owner (Peggy) was so disrespectful and rude I can't believe people like her are able to work in hospitality. I was so excited to stay here and enjoy this cute little place and was so disturbed by the vile behavior I received. Immediately after walking in she refused to offer me a room because she 'Didn't feel like it'. I was rightfully confused since I have never been treated this way. I was so caught off guard I asked her to explain herself and she told me it wasn't my lucky day and she doesn't feel like offering me a room since I looked young, even after providing her my ID. What a bizarre and unethical thing to say when her job is literally to sell rooms. I am a grown adult and should not have to put up with false assumptions and discrimination. Her behavior and mannerisms were very questionable I wouldn't be surprised if there was substance involved. This interaction taught me to look further into the reviews of an establishment before anything. From what I've seen I'm glad it didn't work out, I'd hate to get in my room and find dirty sheets and a cockroach infestation. I hope there's a change of ownership soon because that building is so charming and could be such a delight with adequate people in charge. read more

This place was old and rundown. Their closet was some hooks on the wall with hangers on them. The sink took forever to drain when we simply washed our hands. There were tons of ugly cords hanging from the TV on the wall. There was no breakfast. We paid $130.00 for one night, and no hot tub, no pool. And we had a view of the ugly parking lot, and had to keep curtain closed for privacy. Check in was at 3pm, we showed up at 3:30pm and they had no rooms cleaned yet for us so we had to wonder around town while we waited. I can not understand how anyone could give this place more than one star! And the people who gave it 5 stars are either people that know the owner, or they are not use to leaving their home and staying in hotels. Do yourself a favor and skip the Santa Paula Inn. First time staying here and I'm glad that we did. Upon checking in the clerk was very welcoming. The hotel is quite quaint and the room was clean and the Inn has a small patio with chairs in the back, also the parking lot in the the back that's hidden from the street which makes one feel secure and railroad pictures in the hall are a great addition. They do have coffee in the morning but there's also a good coffee house about a 3 minute walk from the Inn for those that like coffee in the morning. Overall a very good experience. This hotel is very old, in a good way. Not typical white, sparse room. Everything worked well. Usually these old hotels are not bright but they have plenty of lighting. Had everything I needed (hair dryer, toiletries, iron & board, good Wi-Fi). It was clean with a very pleasant patio area. Right off old Main Street which was great for after dinner walks. As this place appears to be a lovely place to stay, I personally just couldn't sleep somewhere, knowing theirs roaches in the bed. Yes, in the bed!! Disgusting. Overpowering smell of air freshener. We arrived late and no one was working. We called their number and were informed our room key was "hidden" in a drawer in the lobby for us. Walk in the room and instantly disgusted then go to the restroom and greeted with a cockroach right off the bat. This is a 2 star hotel! I repeat 2 stars. The room was sparse and they vary greatly. We had a closet no hangers, our friend no closet, just hooks, they had a desk, we did not. It was clean. Feels like you are staying in someone's home and just spending the night. No amenities. Has an outside patio with tables. Our room had no door knob on the bathroom door. Friends door looked like someone had tried to break in and door was repaired. On TV was streaming only and internet was not working other one was a challenge and took 2 remotes to get the TV to a station. Clean and despite the differences, felt nicer than a motel 6. Great place to stay! Very clean and friendly staff. Before I arrived I inquired if they could change my reservations from 1queen to 2 double since I had an extra person . At the time I was told they were completely book at a few hours before I arrived I received a message that they had a room with 2 beds as I requested. Beds were so comfy!! This place is also pet friendly! I brought my 2 dachshunds and was charge $10 pet fee which is cheap. It's about 20 miles from Ojai which I didn't mind since they have a few Antique shops near by. The place is super quiet and only has 14 rooms and offers free Continental breakfast & free parking. Nothing fancy but nonetheless good! read more

3.5 stars. We needed a place to stay one night for a family function in old Santa Paula. I had the queen of Reseda make our arrangements since she was formerly a SP resident and grew up there. The Glen Tavern was booked, so here's where we ended up. We were warned the only room left was a small one with a queen bed. No! I need my Cal King! It's a charming little hotel just around the corner from Vincent's Cafe on Main street. The Innkeeper was very nice to us and showed us our room. Yes, it was small. I felt like I was as tall as Lebron James in here. My wife, 3 year old son, and I stayed here for a week. We just got home and I could not wait to write a review for this inn. Santa Paula Inn is: Excellent. I've stayed at many inns and hotels over the years and though I have stayed in better, it was not by very much at all. The room was great!!! (Room 17, 2 doubles but room for about 4 more beds) The staff and owners were great. The continental breakfast was great for folks that aren't ready to venture out for their breakfast just yet. And there was a lovely patio to eat outside, as well as a little patio upstairs with a great view of the mountains. The area was peaceful as can be. (We left our windows open to enjoy the breeze and we slept with out disturbances every night.) Just a very pleasurable stay in every way. We WILL stay there again!!!! read more

First the good: The owners could not have been friendlier. We had a very late check in, and she made the arrangements over the phone, and gave me her cell number in case I had any problems when I got in. They have bagels, yogurt, pastries and coffee in an adorable breakfast room in the mornings, or you can sit outside on the patio. I love the patio. It was nice in the mornings, a great place to eat a pizza with friends at night, a space for the kids to run around. The rooms are decorated nicely enough. The mattresses are firm, there is a fridge, microwave, and coffee in the rooom. Wi-Fi is free. There is a fan, a/c, and a tv. The bathroom has a colorful painted ceramic sink and a jetted tub. The problems? The bathtub is disgusting. The jets are ringed with actual mold and scum. Someone has cleaned the toilet and sink well enough, but it almost feels like the cleaning staff has cataracts and can't see the dirt on the walls and doors. It is thus throughout, the baseboards are dusty, the walls have marks that should be wiped, there are cobwebs here and there on the beautiful crown molding. I am not a clean freak, either. I probably wouldn't have minded the baseboards, etc. if the tub hadn't grossed me out. The hallway also has an old-house-in-a-humid-climate smell. I've stayed here in the past and not noticed a problem. I'll stay here again, probably, because there aren't many options in Santa Paula. The only thing keeping this review from being a 4 star is an hour with some bleach in the john. read more

Just a one night stay but we'll be back. We picked the Inn because they came up as dog friendly. So nice to see restaurants and hotels that actually care about people who have pets! Kudos. The Inn is an older building (as, indeed, most commercial buildings are in Santa Paula), but well maintained and comfortable. The rates were good and it's literally round the corner from the main street, so in easy walk of shops and restaurants (we ate at Rabalai's - great place). Also, if you're flying in, it's easily walkable from the airport. The hosts, whose names I didn't get, were very friendly and helpful. Thank you for a great stay. This inn was great for the price. Not sure how many rooms, maybe 20? Place was clean, but a little deep cleaning, would make this place perfect. Older fridge and microwave, but both worked for what we needed. Bed was big and comfortable. Our room was small, but for 1 night, I did not care. The front desk lady was very nice, told us everything we needed to know, and already had a paper with that info on it, just in case we forgot anything. They have breakfast for you, but we did not eat it. But if you did, there is a patio, that would be nice to use. Parking is in the rear of the building. read more

The woman that runs this place is very nasty. I went to visit a friend who was staying there. I have a walker. I had to go down steps with a walker to get to the back door which is the only entrance at night. THERE ARE NO PROVISIONS FOR HANDICAPPED PEOPLE. My friend who was staying there with a disabled person was forced out by this manager because the towels were dirty. The disabled person fell once. And had an accident in the bathroom. Thus the dirty towels. This nasty manager called the landlord complaining that he had damaged the room. Then, she allowed them to stay for two more days.my friend took pictures. There was no damage to the rooms or anything. Only dirty towels. Their voucher was cancelled for the next week because of this very nasty woman manager. They slept in the car the next night! No one was more hospitable or helpful than the owner. We came on a sold out night sure we had reservations but discovered I had mistyped the date ! He phoned his in coming reservations to double check they were en route and after several calls discovered a cancellation! We had been adamant we could not stay at two hotels with sordid reputations and he understood and went the extra mile to serve us! We came a little late in the day and the owner was not around but when I called he quickly made arrangements to have us let in by house keeping. We got to the suite ( they upgraded us!) but it wasn't cleaned yet and so once again, the owner rushed to get it done. We did have to wait a little for the room to be cleaned - but the inn is very cute, quiet and off the beaten path. Charming. Feels like someone took you to stay at their little vacation home. Our room had a king and queen bed. A little kitchen, a closet to store your stuff and a clean bathroom. The next time we are in the area, I'd most definitely come back. Santa Paula inn is a historic quaint hotel in the heart of downtown Santa Paula, Ca. I stay here regularly. It isn't the most modern hotel but when you need a place that feels like home. This is the place. Owners are very accommodating, guest on holiday from around the world are common, and friendly. The patio/ flower garden are peaceful with beautiful views of the surrounding mountains. On occasion you can watch aerobatic shows as pilots practice at the nearby airport. It's within walking distance to several excellent local restaurants. I've stayed here weekly for the past year and a half and have Never ever had much less seen any insects (hitchhikers) in my room or anywhere else in this establishment. read more

My dad and I, out on a family excursion (he went to SPUHS for high school), decided to stay at this inn, and we absolutely loved it. I enjoyed the home-like atmosphere of the lobby and the plentiful outlets around the walls of our room (#2) were desperately appreciated to charge my camera's battery. However the bathroom was a bit cramped in our room but other than that it was a very nice place to rewind a bit before trekking over the town. The innkeeper Christine was very amiable to us during our stay there. The breakfast-bar area, while entirely DIY, was largely unoccupied, at least while we were there. It had the appearance of a lounge from one point in time, no wonder as this inn used to be a small hotel in years past. Lovely inn in Santa Paula. We stayed here one night and were very happy with our choice. The inn is a block off main street and a short walk from many cute shops and restaurants. The inn was built in the early 1900s and while the facilities are modern, there is elegance in the beautiful architecture, skylights, and small back patio/garden. Our room was spotless with pretty pictures on the walls. We were on the second floor and it was very quiet. Breakfast was continental, serve yourself style. There was a choice of toast, cereal, coffee, hardboiled eggs, juice, fruit and sweets. We enjoyed sitting in the patio with our coffee talking with the other guests. read more

Great place! The husband and wife ownership are very friendly and really make you enjoy being there! Super clean rooms and from what we could tell the clientele was equally as friendly as the proprietors. This was our first trip to Santa Paula and we only expected to visit this one time (we were there for a specific event) but the town was so friendly that we will definitely come back! They had a great parade the Saturday after Thanksgiving (60th annual!) that was really a fun time! We checked in, found out by a new employee who greeted us that our room, booked 3 MOS AGO, was sold to a large group, without so much as a call, email, or notification from the owner Peggy or her husband The newbie got Peggy on the phone pronto! Peggy, said "Im sorry", offered a 50% discount, we say MEH! WOW, we get in the room #4, and see a shower head full of rust and gunk, holes in the lamp shades, ceiling fan full of dust, and a bug in the sink !!! We got a full refund and left to a chain hotel (Pronto) using free points, with a ocean view. Got to say the male guests in the rear courtyard talking loud, barbecuing, and using profanity made us decide WE WONT BE BACK EVER. This place needs to be cleaned badly! I booked a room at this Inn as it was recommended by a local college which my daughter and I planned to visit. The original reservation was for a Friday night stay, however, my daughter and I had a last minute change of plans and I contacted the inn to see if I could change the reservation the day prior to my original date. Christine, one of the inn keepers was most pleasant and changed my reservations without hesitation. My daughter and I arrived at the inn 20 minutes after changing the reservation and we were led to a small room with a queen bed. The room and bathroom were small but cozy and just right for our one night stay. The inn is located in downtown Santa Paula and Christine was kind enough to give us information regarding local restaurants within walking distance from the inn. We had dinner at Garman's Restaurant and Irish Pub, which was great. The food and atmosphere was just as Christine described. The inn has fourteen rooms and has a welcoming feel. I loved this inn. My husband was a little skeptic when we first drove up thinking we had made a copy mistake but once we were inside the parking lot it was clear that I hadn't. The courtyard outside is very pretty and well maintained. The person who checked us in was so friendly and helpful. The room was very clean and nicely furnished with everything you would need. The place was fine. Room itself was nice, but small. Décor was nice, everything was clean. There are almost zero amenities. No spa or pool, no fitness room. Free internet however. Service was nice and pleasant. Altogether good for the price. I would stay here again if in the area, but would probably look for other choices that might be different, like the Glen Tavern Inn. One issue I had was this place is supposed to be a "bed and breakfast." I think if you don't serve breakfast until 8:00 am weekdays, you really don't want to serve breakfast. Wow this place was so gross! Dirty and smelled like a Vegas hotel room like smoke. Something brown splattered all over the walls(dont want to even think about what it was) all the door frames had smudges and dirt. Light switches were filthy! Bedspread was straight up shredded! And all this during a the time of Covid. Slept in car and got refunded. If you care in the slightest bit about a room being cleaned in any way before you stay there then don't for one second consider staying here. Gross. Gross. Gross. read more
