I want to thank Deepak and his team for reminding residents about the rules of keeping the community a beautiful place to live in. They have being doing their best at keeping the community acceptable as much as possible. Whenever I talk to them, they treat me with respect, address my issue and they have great customer service. I have been living at Santa Rosa for a while. The community has always been clean and for a while it was beginning to go down hill and look run down because shoes, shoe racks were being left at the front doors, towels, clothing, and rugs were being hung over the railing and people weren't putting their garbage in the containers. Not the appearance that I wanted to have for living in an upscale community where you are paying a considerable amount of rent and especially in the lease it gave the guide lines of what was acceptable and what activities were prohibited. There will always be people who think the rules don't apply to them and that's what creates problems in a community. Whenever there have been issues affecting the community as a whole, we have received letters from the management team letting residents know and addressing the issue. I don't know if the residents that are breaking the rules ignore the letters or throw them away. Most of the residents that are happy that the rules are being enforced, you don't hear from them. There's no such thing as a perfect person, company, or community. You can't make everyone happy and what I have seen is the management team is doing their best to address issues while attempting to keep the residents happy. That's very hard work. I lived at Santa Rosa for almost three years. I rented one of the three bedrooms (Katerina) -- the layout is carefully planned with tenants in mind and the master bedroom is huge. The property grounds and apartments are very well maintained. Any needed repairs are completed timely. With a quick call/email all my issues were resolved. You can count on Mary (the Resident Relations Rep) and managment to advocate for the best interest of the tenants. If any concerns arise you can rest assure they will listen to your concern and come up with a plan of attack. The property is also located across the street from an amazing TK-8 school. Mediocre complex, trashy residents make it worse. Good news: They don't enforce ANY of the rules, so you can do whatever you want. Bad news: They don't enforce ANY of the rules, so your neighbors can do whatever they want. Parking -- A nightmare; if you get home after 7/8pm or need a handicap spot, forget it. They don't enforce garage usage (at least 25% of garages are used for storage, some people have space and simply don't use it, others use it as a play room for their kids (good luck if that garage happens to be below your bedroom and they're playing indoor soccer)). They don't enforce vehicle limits (2, 3, even 4 cars per unit in the parking lot) or abandoned vehicles. A disabled car w/ two flat tires hasn't moved since April 2016 - yes, THREE YEARS! The gardeners and maintenance crew simply work around it. They issue parking permits but never check the lot; you can walk through the lot in the early AM and only see permits on half the cars. Residents -- A lot of high density units: 3-4 people in a 1B, 5-6 people in a 2B. The worst I've seen is 6 people (4A, 2C) in a 1B and 8 people (4A, 4C) & (6A, 2C) in a 2B. And, yes, each of those adults has a car in the lot and, of course, the garage is packed with storage boxes so see above re: parking issues. About half the residents don't work, or don't work outside the home. That means any night is fair game for a loud party. It's not uncommon for parties to start up at 9pm on a weeknight and go until 1-2 in the morning. Worse still, a significant number of children don't appear to be enrolled in any kind of traditional school so KIDS parties on weeknights are not unheard of either. Kids screaming and running down the hall at 3am on a Monday morning is not rare. The "covenant of quiet enjoyment" does NOT exist here. Kids are also screaming and running down the halls and stairs like a herd of cows at any hour of the day. There are play areas inside the community and there's a park literally attached to the complex, but kids are always playing in the hallways and parking lots. Recently people have begun to double park their cars blocking off the parking lot to create a "safe" play area for their kids. Anyone parking in the lot should expect damage to their vehicle. I've seen kids throw rocks at cars, try to pick the locks on car doors, kick soccer balls into car doors, and crash bikes and scooters into them. Kids also walk through the buildings trying to open front doors to see if apartments are unlocked. If you think calling Irvine Company's 24-hour security line is the answer, don't hold your breath. I've never seen them actually show up. Dogs -- Lots of unleashed dogs and, as a result, dog shit everywhere. Complex employees will go right by and ignore unleashed dogs or worse, start playing with the dogs and encouraging the behavior. A lot of nuisance barking, dogs howling and barking for hours on end. Smoke-Free -- Nope, just walk around the complex and you'll see the piles of cigarette butts where the chain smokers hang out. Most of the smokers will walk far from their apartment and smoke under another resident's window. You have no idea who they are and they're smoking before/after front office hours so you can't report them. Maintenance -- Minimal at best. They don't walk the property looking for areas that need attention: lights will be burned out for weeks or months, dead animals (rodents, birds, etc.) will remain on walkways for days, that trail of sludge left from your neighbor's leaky bag of trash? That will be there for months. Vehicle gates frequently break down and half the pedestrian gates don't close or lock automatically. No preventative maintenance inside the units like draining water heaters or cleaning dryer vents. They seem to go with the cheapest and poorest quality vendors for big projects. The last time the building exteriors were painted, the windows weren't masked so there is overspray on every piece of glass. Interiors have human hair painted into the walls and paint drips on carpets. Water heaters positioned incorrectly in the closet so closing the door causes the gas line to be crushed. Toilets placed too close to the wall so the lid can't sit on the tank. Aesthetics -- Trash piled on balconies, all kinds of junk on doorsteps (shoes, bikes, scooters, skateboards, pool toys, coolers), Halloween decorations up in January and Christmas decorations up in March, graffiti (both "traditional" spray paint as well as kids drawing with sharpies), bikes and strollers parked in stairwells, residents using their garage as a carport and never closing the door so their junk is on display. Those last two attracting dumpster divers, vagrants, and bored teenagers resulting in vandalism and theft. About once a month I see a pile of shattered car window glass and there are notices everywhere to not leave items in cars suggesting it's a widespread problem. I pay $2450 for a 2 bedroom apartment and I'm not even allowed to put shoes on my balcony? Irvine Co is going WAY too far with their passive aggressive letters that are squeezed in between the cracks of my front door. Honestly, what is this? I can put whatever the heck I want on MY balcony seeing as how I pay for it? And if that is not in compliance with the 45 page lease agreement then I guess we'll be moving. I know it's hard to avoid Irvine co if you wanna live in Irvine but PLEASE try to. You will regret it otherwise. Not to mention, the rec center and the fitness center are now under construction for SEVERAL months. Again, why am I paying 2,500 for "resort like" amenities? Oh yeah, it's so that I can be woken up at 7:30am by leaf blowers outside my window and "demands" of compliance with lease. What about the car break ins? My car got broken into and all the change stolen. Where's the "security" of this place? They're only there to tow your vehicles for $400 dollars to a place in garden grove when there is literally NO PARKING if you arrive after 8pm so you're forced to park on the curbside. You only get 1 garage and one parking sticker for 2 bedroom apts which is useless cause it's not assigned parking, it's free for all with all the guests and residents. Good luck! I truly wish that I could give this apartment community a zero star review. Let me start by saying, I have lived in Irvine Company Apartment Communities since I was 11 years old, spending the majority of time at Cedar Creek in the neighborhood of Woodbridge. My mom and I finally were ready to find a community with more amenities that justified the steep price tag. We finally settled on Santa Rosa, in the Westpark neighborhood. Things were good for the first year, maybe year and a half. Our rent price stayed pretty consistent, and the amenities were amazing, and we had pretty decent neighbors. However, that all changed within the last year and a half. We have had issues with now two sets of neighbors. The first had a child that would run around stomping at all hours of the day and night, and not allowing either myself or my mother any opportunity to relax. We first brought our concerns to the upstairs tenants ourselves, and they said that they would try to curb the children, and we decided we'd give them the benefit of the doubt. It's very young children, and we are not heartless individuals. Fast-forward a couple of weeks, and not only has the running and rumbling not ceased, it has gotten worse. We then took our issues to the leasing office, where it was stated that they would contact the residents about the issue. Apparently leaving a note on the resident's door or making a phone call constitutes "contacting the residents." The only beacon of light during this whole first ordeal was Jennifer, who finally said that after multiple complaints, harsher action would be taken, and I can only assume that the neighbors were finally forced out of the unit. She handled our issue with professionalism and truly tried to empathize. The same thing has now begun to happen again, and now we are in the exact same cycle. Rambunctious child that runs around stomping and playing into the wee hours of the morning, and seemingly uncaring parents who don't want to discipline their child. It just baffles me that the leasing center would not seek to put families with children on the FIRST FLOOR UNITS, where they will be less of a disturbance to neighbors. This is not the only issue that I have with Santa Rosa. There are children running through the streets at all times, residents leaving their pet's defecation on the grass for other residents to step in, amenities not being available for use, and no communication about the latter. The management team asserts that they "address these issues," but their idea of addressing an issue is just leaving a mass-printed, passive-aggressive letter on the door of each resident, which most likely NO ONE reads. In closing, I say to everyone, DO NOT rent here. There are significantly nicer neighborhoods in the City of Irvine to rent from, that are not Irvine Company Apartment Communities. If you do end up in an Irvine Company apartment, seek out the neighborhoods of Woodbridge and/or Woodbury. Both areas are quiet, and the residents know how to respect one another. read more

We have been residents at Santa Rosa for a year and a half now. Unfortunately, we lead such busy lives, we've never had much time for onsite events until just recently. We were invited by Trisha Saxton to join the Halloween and Christmas with Santa events. I must say, both events were very successful. Trisha was very courteous and well organized. I anticipated mass crowd and long lines but was surprised how efficient Trisha and the event team were. Check in was easy and the line ran smoothly and swiftly. The photographer and Santa were great too. Once we had our picture taken, we enjoyed hot cocoa and Christmas cookies on the patio. Everyone seemed to have a great time, especially our family. We've been living here for 3 years now and this place is going downhill pretty badly. Residents do not respect parking rules and management does nothing about it, so expect no parking spots available after 6pm. People do not use trash containers properly, leaving their trash on the ground where pests proliferate and go around the community and inside the apartments. If you have kids, watch them play outside as some people like to rush while driving inside the community. Their staff rotates and evertime when this happens you have to explain some things that were in agreement (written) before, again and again. They do not offer activities any more, no more entertainment for kids and residents yet you pay the same rent. They try to line your rent renewal with the school cycle, their "high demand" season to justify the price increases, keep an eye on your renewal "offer". Finally, I have raised all these concerns before and always get a smile and assurance that they will take care of them but it never happens :) Welcome to third world living. read more

I lived in this apartment for 6 years. 2 in one and 4 in another . The reason I stayed here was because the school was good. So what do you expect when you check out of a house you lived for 4 years? ? a 500$ bill to replace the carpet? ? If you ever decide to sign a lease there, ask for a proof when the carpet was last replaced? They now claim that the carpet was new when I moved in. I asked for proof, they say they dont have, have to look.. whatever.. but will still send my bill for collection if I dont pay. I can go to court and deal with all the hassle. The staff is not at all friendly. I ended up paying the money because I am no longer in irvine and dont want to deal with this sh***. And now the school is no longer top rated. Irvine company played their cards right and stonegate is the new westpark. They want everyone to buy their units in stonepark area. So after living in santa rosa for 4 years.. I hate them now If you dont want to get ripped off when you checkout, dont lease here. You are much better off renting a house in westpark area and deal with some house owner. Atleast he wont screw you and even if he tries to, you can go to small court. They take such good care of me. Extremely helpful and diligent at all times. . I am not the easiest of residents, and have all sorts of requests and specials circumstances. JENNIFER SAMAAN always finds a way to get things done to my satisfaction and stay true to Irvine Company policies. Because of her and the rest of the team, I am not only extending/renewing my lease, but am upgrading to a larger apartment, and bringing more friends/family to lease at Santa Rosa. UPDATE: Turned in the keys and scheduled a walk through of our apartment yesterday. The man that came to do the walk through to see if our apartment needed any major repairs and or things we would need to address to get out deposit back entered our apartment took about 6 steps and said "Yea looks good just needs the standard things that we normally do fresh paint and the carpets will be cleaned" So after his completely thorough inspection of less than a minute or two he assured us we should have no problem. Once that was done we took the keys to the office and my wife went in and they already had our file out and ready as if they were flagging it due to my growing frustration with the staff and my reviews. As soon as the keys were handed over the manager immediately said we were missing a pool key in which we never received. When we first moved in all the extra keys were in our apartment we did not pick them up from the office. My wife explained to him that only one pool key was given to us and he said "Ill just mark it down as 2 keys" brushing it off without even acknowledging that they had made the mistake but more as he was doing us some sort of favor for losing this imaginary key. Now that the keys have been forfeited to the office I was told from the beginning that they were going to try to rent our place which I lost all hope with the previous lies and non communication. I was also told that our apartment was going to be one the staff would try to push to get rented all the while when you visit the website you can find numerous apartments for rent in my same floor plan none of which is mine. So when I spoke to the bumbling manager and asked if my apartment was a priority why would my apartment not be listed along with the others on the site? He said he has no clue how to get the listing up online which to me seems very alarming since you are the manager for this complex. So Ill give them the benefit of the doubt and say since we just turned in the keys (even though they knew about this since December) maybe now it will get listed. I can only count the days that will go by and watch direct advertising for the same exact model be done and not for mine as promised. All in all this has been a tiring experience and I can only imagine after all this them continuing not to attempt to rent my apartment and sticking me with the final 12 days as well as trying to take my security deposit for phantom repairs to end it all. Thank god we video taped the walk through and took plenty of pictures. I truly hope this helps individuals really evaluate this property moving forward. I wanted to move back to Orange County from LA. I was looking around in the Irvine area and came in to the office not really having decided what i really wanted. This lovely young lady named Tahnee helped me out. She was very detailed and really wanted to get to know me and what I was looking for in a home rather than just trying to get me into any first place she had available. Im quite difficult and picky and she was very patient in going through my options. She looked high and low and ended up giving me a few great options. The community is beautiful and safe. The unit I was looking for was not available for another 6 months so ill be waiting until that unit is available. Great Community! read more

There was a time when this review would have been a 5 star. We moved in four and a half years ago. As a resident, we had Social and Activities Director - Lea Garay. If you knew how respectful and valued you felt as a resident while she was here, you would never tolerate the current state of affairs at this location. Why would they change a great thing? The office was very friendly and helpful until after we moved in. Lately they don't seem concerned with issues such as the doggy bags being empty for a week at a time, or young children being alone in the pool area, or the treadmills not working at the fitness center for weeks now. The apartments are overpriced, and the amenities aren't that great. The location is good, but there are nicer apartments nearby. The complex is loud and the parking is horrible. I've been a resident at Santa Rosa for a few years. The front office is great and Mary is an amazing asset to the team. It's a nice, quiet, gated community with many professionals and their families. It's very convenient to shopping, freeways, and entertainment. The maintenance guys are all very professional, prompt, and friendly. I'd also like to mention the porter Ramon Chavez. He is very nice and It's obvious that he is dedicated to keeping the property in great shape. You rarely find anything in need of attention here because he has already taken care of it. He can be seen each day working in the pool and spa areas, the fitness center, and all around Santa Rosa. He always says hello with a smile. The leasing staff, the maintenance staff, and Ramon are all a great team. I'm purchasing a home in Huntington Beach and will miss this place! read more

Santa Rosa seems to be a nice family oriented community. On the other hand there office personnel needs to learn manners, Blanca in particular. She is one rude person, not very friendly. The appliances in the units, very disgusting. You think for the price you pay, they have better quality in appliances. But no they leave you with old and yellow looking appliances. Some of the vendors they hire don't know shit about cabinetry. In my opinion it's lazy and sloppy work. I have noticed a lot of changes in this community. Meh. For the price, this apartment gets the job done, but just don't except lots of peace and quiet. Unsupervised children playing around everywhere. I only renewed my lease because of personal matters (death in family, no time to look for a new place). What I don't like is that there is just so much density in this apartment that it is difficult to deal with. Ok, I know, most apartment communities ARE high density, but seriously, this apartment community seems to be full of families with an average of 3 kids (foreign engineer dad, stay at home mother with children). this is seriously UNLIKE the other apartment communities in the area where it is 2 young professionals spilting a 2 bedroom. What does this mean? This means that instead of daycare, the kids are playing in the street (be careful not to run them over!), inviting their 5+ little school friends to come play with them at the pools (overcrowded with the elementary school crowd), and taking forever to load up the family car. This means that there's always a car backing out of the 1-car detached garages while the kids (and their friends, relatives, etc etc) load up the car. You can literally SMELL the car exhaust floating up to the windows of your 2nd or 3rd floor apartment ALL THE TIME. Want to air your apartment out? Good luck. My one bedroom units overlooks a bunch of garages too, so their problem is multiplied. Worse, I live on the top floor ( 1 bedroom) and there is always cigarette smoke floating up. It seems like all of the people living in the one bedrooms smoke and since the one bedroom units are all stacked on top of each other, good luck living on the 2nd or 3rd floor!!! My neighbor across from me, who lives in a 2-bedroom, doesn't seem to have this problem (I guess because the 2 bedrooms are filled with young families concerend about their health instead of single people smoking their lives away??) And, there's always some homeless looking old lady going through the trash for bottles, which I don't mind, but whose to say they are not looking for torn up bank statements? On the plus side, they have package receiving. It's a nice jog from my unit to the package lockers, (sigh, more time wasted?) but at least nobody's going to steal your packages. And, the apartment is pretty safe overall (no break ins that I have experienced, or even heard of in the past year) HOWEVER I have gotten my car scratched twice already (probably by the kids playing in the parking lots). They have really nice barbeque areas that are always kept clean, and great food trucks that come around every now and then. It's close to stores and Target, which is always a plus. We had to evacuate the current apartment we live in due to a bee infestation, and she made the process of looking for a new home as easy as she could. She kept me informed of the status and did her very best to accommodate our pressing needs. I've lived here for more than two months now and I have zero complaints. I'm really glad I chose this place over many many others I visited during my search. The commnity is always clean and the atmosphere is always serene and soothing. The staff is very friendly and I'm always greeted with a smile when I stop by for any reason. Kris Look at the front office is da bomb!! She is patient and funny and interested, unlike the staff at many other apartment communities that I've visited. She went above and beyond to ensure that I got the apartment of my choice while staying in my budget. She worked with me and kept me in the loop even though I was travelling quite a bit around my move in date (I just moved from another state). She also followed up with me to see if everything was working out for me and if I was settling in ok. Who does that any more! I have a reserved, detatched parking garage so parking is never an issue. But even my occasional guests have had no problems finding a parking spot close to my apartment. I'm usually pretty busy during the week, but there are several weekly events arranged by the staff that seem like fun if I can ever find the time to attend. These include movie nights, video game hours for kids, ping pong and air hockey tournaments, food trucks etc. The pools are never over crowded and people in general are pleasant. The gym is pretty decent as well. I would strongly recommend this place to anybody who is looking for quiet and peaceful apartment living. DO NOT MOVE HERE... YOU WILL BE UNHAPPY I have recently moved out and I could not be happier. I paid for a gated community, but they leave the gates unlocked. The Gate for the cars breaks constantly and sometimes it takes more than a month to fix, Irvine Company is Cheap! They clean and reuse old carpet. It looks good a first, but the stains come through is weeks. I had the carpet cleaned three times and still the stains came through. The complex is very old and was built with single pain windows. Over time the property has settled and there are gaps in the doors and windows that you can see daylight through. This lets bugs into the house including roaches and causes your heating and cooling cost to skyrocket. The only good part of the com unity is the maintenance department that tries their best to fix the issues, but the property is too old and Irvine Company is too cheap to put money into the issues. Oh, for a last cash grab, Irvine Company charged me two days rent. The only thing is I did not owe two days rent and they waited exactly 21 days to send me the summery of move out expenses. read more

They took time to get to know my roommate and I and understand what we were looking for in a unit. The Irvine Company is very easy to work with and they have very good systems in place to get things done quickly. I would definitely rent from the Irvine Company again. The unit itself is very spacious and the people I've met in the community are welcoming. The parking is very easy and any guests can usually find open parking close to my unit. This review is for a service member with whom I worked with while looking for an apartment back in December. I didn't end up rending at Santa Rosa but Maya Azizi kept me updated from December through January when I finally locked down a place elsewhere. She showed me all around Santa Rosa, was emailing and calling me with new availabilities that I would be interested in, and was sincerely happy that I found a place regardless if it wasn't with Santa Rosa. If I know anyone moving to the area I'll definitely be recommending Santa Rosa and Maya specifically. Thanks for helping my transition from the East coast a little less painful! read more

Outstanding staff. My daughter who lives there came down with severe food poisoning and couldn't even stand up. We live in San Francisco some 8 hour drive away. I couldn't get a store to deliver any crackers, gatorade, broth, etc and my last hope was to call the office. Eleanor answered and was so sweet and she actually left on her lunch break to buy all the items needed and delivered them to the apartment. Now it doesn't get any better then that. If you are a parent reading this you will know what its like to have a sick child so far from home and no one would help until I called Santa Rosa Apartments office. THANK YOU ELEANOR. First let me say that I have lived with Irvine Company for years at many different communities. I never had a yelp until this experience with the community manager. I am not sure how she was transferred here or why but it was a mistake. She is not the nicest and the tone of voice she used with me really made me feel worthless. I am sure that I've paid thousands of dollars to Irvine Co. and to feel this was about myself after this interaction just makes me want to live somewhere else. Does anyone teach managers how to treat the residents? Because someone does need to talk to this community manager, Mary about respect. Before her I was always assisted by Depak who is the nicest! The maintenance is also extremely helpful so no complaints there. read more

Praise for Art my maintenance technician. This Sunday I realized my fridge was not cold and thermostat said 60 degrees. I quickly headed to the front office to get a work order placed. This was definitely time sensitive. A few hours later Art came to my home. He was so friendly and professional. He quickly diagnosed the issue and explained it to me. Ice blocking the cold air in the freezer from getting to the fridge. We worked together to remove everything in the freezer. He worked quickly to remove the ice with warm water and restart the fridge. Unfortunately the compressor for the fridge would not turn back on. As Art explained this meant the freezer would not produce cold air to get into the fridge. I would need a new fridge. It was Sunday after 5pm and he was the only tech on site that day. This could have been a big issue but this was not a problem for Art. He quickly problem solved by calling the front office and finding a working fridge from a vacant unit. I worked to get everything removed from the fridge. Art did so well that he had the new fridge to my door before I could even get everything unloaded from my non-working fridge. He helped me get the remaining items off the top of the fridge I could not reach. When putting the new fridge in place I realized the doors opened the opposite way he said 'no problem we can easily switch the door to open the other direction'. He did that and had the whole thing solved before 7pm. He arrived at my door a little after 4pm. Less than three hours and the whole thing was taken care of. I could have easily lost hundreds of dollars in food if it were not for Art thinking quickly and acting with care like it was his own home. He did this all while being friendly, knowledgeable, and professional. This guy is a superb technician and dedicated employee. Really happy to have him help fix this issue in my home. read more

I just moved into this apartment complex. While I was in search and toured this complex I received very good service from the leasing ladies working in the office but on the date of move in the gentlemen that brought me to my apartment and helped me filling out the agreements made me feel very unwelcome. First, I was unable to open my dish washer without opening my stove which was not the way the apartment was when we first saw it. The gentlemen (name stated with a M) told me that some of the apartments were "like that". I told him that the apartment my wife an I were shown the first time didn't have this issue. He just looked at me and asked me to sign the waiver that nothing was broken. Not offering to have someone come and look at it. I moved from San Mateo apartments also within Irvine company and the staff at San Mateo would go above and beyond to help and make us feel welcome. I recall one of the ladies saying "you pay a lot of money to stay here so its the least we can do." for something I cant even remember now but I am sure it was nothing as major as an nonfunctional kitchen. This gentlemen seemed uncaring and very fast trying to get me to sign his papers. Next, he began to speak about the visitor policy and in almost a threatening manner was explaining that if I was to have guests without parking permits they would be towed. I understand the parking situations at apartments can be tense, but his tone and demeanor was not expected from an employee. I asked a simple question "what if its like 1 am and one of friends is staying over?" he then told me I would need to contact the office and get approval. It made me feel as a child asking for permission to have someone stay. Maybe its policy, but the tone and manner that he said it rubbed me the wrong way. Next, as I was checking to ensure the water was running, lights were turning on and there wasn't any damage. He began to rush me saying everything is good don't worry I just need you to initial. I was very unhappy with the manner in which he was acting; it was very unwelcoming. The next day my wife was very upset with the dishwasher not being able to open without the stove opened and went to the office to see about changing apartments. The same gentlemen told us we were not allowed to and that we would have to pay the full 12 month agreement for said apartment. Which, I know to be untrue because of the lease break agreement. Plus the the 30 day satisfaction guarantee we were told by the leasing lady. He went on to tell us that there is nothing he can do but send the maintenance to fix the problem, which they did and fixed the issue. However, my wife was extremely upset with the way we were rated/spoken to. The hole time we felt unwelcome and that we were bothering this man because our apartment was not functioning as it should. We wanted to relocate to a different complex becasue of it and asked about doing so. This man told us it was not possible and that there was nothing he could do unless we wanted to upgrade within the same apartment community. We would have moved back into the San Mateo apartment complex staying within Irvine company and we explained this to him but he was stead fast on just telling us no. Regardless of how we felt we were stuck re stating that we would have to pay for the full 12 months to break the lease. We asked to speak to his boss and he said that he was the boss an if we wanted to talk to his boss we would have to write corporate. Coming from the Marine Corps I just didn't didnt feel like fighting this anymore and we left the office upset but it seemed like nothing was going to be done. After speaking with members form San Mateo we were informed that the information we were told by this gentlemen was just flat out untrue and they apologized on his behalf. I just recently read my agreement again and it clearing states different regulations for lease breaking then what were explained. I am just very unhappy and will be moving as soon as possible. All in all not worth it for the money you pay, you will receive more respectful and trustworthy service at other communities in the same area. read more

This is a money hungry cheap apartment---the front office people are so nice at first and it looks clean when you move in...then the toilet broke and they wouldnt replace it--as I walked on the carpet deep stains came up--some of the neighbors were so loud and overall this place is disgusting ...then when you move out they add fake damages on luckily I took pictures so that I could prove they were lying.....they added $600 of false claims, most of which they had to take it off(TG I took those pics)and then they charged me for other damages that were already there before I moved in!!! Also they violated the law by having a manager come in (I was packing in the garage and I think they thought no body was home) with maintenance guy when my minor daughter was there. That is illegal in California! I have lived in some nice apartments near by, but Santa Rosa---- these people are desperate to make a buck-----do not move here, the front office will say anything to get you in- there are plenty of nicer places for just a little more nearby if you can afford it. We just moved in last June and so far we're loving the place. The staff is very friendly and helpful... Any repairs needed for our unit gets taken care of right away.....Lots of events and activities catered for families....from movie night, halloween party, food truck night, luau party etc...looking forward for more... read more
