This was my first time doing a project of this size for myself. I wanted a 30'x50' metal RV garage built on a concrete slab with an 80' asphalt driveway on my 5 acre property. I contracted for surveying, engineering, geotechnical support, and worked with the county for all permitting. After selecting my metal building contractor, I called Leo's company for an estimate after seeing the many positive reviews he had on Google and Yelp. In the excavating, concrete, and asphalt areas, I had a difficult time finding single contractors that did all three areas. Besides Leo's estimate, I was able to obtain one other. Other contractors would say they worked in all three areas but upon visiting my site, they would say they just did one area but had contacts that could provide estimates in the other areas. Leo's site visit and subsequent interactions put me completely at ease. He had done his homework, deep diving the plans I had sent him. His estimate was in the ballpark of the other and he provided pictures of his other jobs that proved that he had more than enough expertise to complete my project. Over the course of my project, I came to rely upon Leo to help me overcome obstacle after obstacle due to my inexperience working across the trades and with the county. In one example, we had a conference call to talk to the engineer to determine how best to build up the ground to make it level for the slab with a mostly level driveway that would drain properly, and T'd from the original driveway. In another example, I did not find the building permit on the county's electronic system until after the concrete slab had been poured. The first geotechnical report had made "suggestions" that the county made "mandatory" in the building permit, one of which was having a geotechnical expert write an assessment after the forms were constructed and before concrete was poured. I was able to have the geotechnical engineer visit the site and inspect after the fact. Leo made himself available to answer questions and he had pictures of the rebar and forms. A positive report was developed that satisfied the county. Leo told me that he likes jobs that are my size and up to 12 homes at a time so he can be responsive to his commitments. For me, he was on site when he said he would be. The size of his crew was always right for the job at hand and no one was ever not fully engaged. If you have a major self-funded project and are looking for someone you can trust on your team, look no farther than Leo Lopez and Lovaz Excavating LLC.

After much debate, I needed to have the foundation that had been poured removed and fill in the hole. I was really struggling to find anyone to even bid the project, let alone take the job. Rob, the owner, showed up, bid the job to my new GC, was forthcoming about when he could start and what the costs would be. He was no nonsense, good for his word. Showed up with his crew and equipment the day he said he was going to, and every day till the job was done. He came across many issues with what the previous contractor had done, but he also came to me with solutions and the means to fix them. You have to love a guy who brings you answers to the problems you didn't even know you had! It was one of those, "this couldn't have gone any smoother" transactions. His crew was very careful with their equipment and made sure not to damage any of the surrounding areas, i.e. sidewalks, trees, fences, the neighbors cars. I'm pretty sure that man could tie a shoelace with that excavator thing he was using. Rob did everything he said he was going to do and even more. He went above and beyond. It's very rare, and hard to find honorable, no nonsense guys like that these days. This is an amazing team. A well run business, and just an all around great company to work with. I couldn't be happier. It's hard to see in the pictures, but the "after" photos show where Rob actually had some rich soil brought in and planted grass seed in it for me!! He didn't have to do that, but he did because that's just the kind of guy he is. One of a kind for sure.

Then, they upsold me on the added weed-killer treatment, so I paid more for that. Then I was advised they had to come out a few days before the yard work to do the treatment, so I agreed. They came out and sprayed for weeds, but missed several spots and completely missed the private areas, however, I did not even realize they only did the common area until later. Additionally, they sprayed my neighbor's very beautiful ground cover in the parking strips in their driveway and killed the entire large patch of plants! Later that week, they came to finish the yardwork, and much to my dismay, when I returned home, they had missed the private areas. Also, I could not tell any difference in the common area from before they had allegedly done the work. Also, to my confusion, they had not touched the private areas! The yard people we paid much less money we had before did the entire property, and I mean they were out there for 5 straight hours, raking up all pine needles and hauling them away and really making the place sparkle. I looked at my RING Camera and watched them. These guys were out there for less than one hour. Didn't rake up anything and missed many weeds all over the ground! I'm not even sure what they actually did, since everything looked the same. I contacted the company and they were a little dismissive about it all. I advised them that my quote request was not just for the common area, but for the entire property, and I even showed them in the original email request. The only reply was basically, "oops, sorry", and a new quote for around $1200!!! I also informed them they killed all of my neighbor's ground cover plants, they didn't seem to care much about that, either. Additionally, we discussed the lack of actual effort put forth by the work crew, and again, just "sorry". I was going to remain silent and just chalk it up to having made a VERY BAD decision by hiring this company and apologize to my neighbors, profusely. However, just the other day, I received a bill from them after months of silence. So, I am here to warn anyone reading. TAKE YOUR BUSINESS ELSEWHERE!!!

I had plugged drains from downspouts to the gutter. I called Thursday morning around 8:00. It so happened that Mario was nearby and he came out to bid the job. He emailed the invoice, answered questions, and I had approved the work w/in hours. He called back and asked if they can get started that afternoon. YES! They came out and got the digging started. When they left for the day, they cleaned up, set cones, and caution tape. All very professional. Friday morning the crew was here when they said they would arrive. There were a few hiccups (never know what you'll find) but after talking it out we rolled with the changes and the crew got the work done. Shout out to Mark and Greyson! Mario came by to do a final detail, was gracious enough to confirm that water was running from each downpipe to the curb and wrapped things up by mid-afternoon on a Friday. Had a problem with a collapsed outflow pipe on our septic tank. Other service providers wanted to charge a fee just to come out and work up an estimate. Mario squeezed us in, called when he was on his way, and had a terrific "can do" attitude about our problem, even though there were a lot of unkowns, like where the pipe ran and how far. We communicated by e-mail, which I find more efficient than text, but that was an option too. The estimate was actually a bit lower than I expected, and because of Mario's positive attitude and professionalism we decided to go with Smitty's without even bothering to get another estimate. I'm the director of a small, non-profit school whose building sewer was built pre-war with no recorded plans so it's a mess under this building. We had a build up and pipe crumble under the building, which caused some flooding and it was discovered in the process that more ancient pipes had crumbled and it was just a mess of a situation to figure out. I cannot overstate how great Smitty's was with the situation. How quickly and compassionately they worked to get the school back in shape for the health and safety of the children involved. They were professional, thorough, engaged the children in the process, and with the knowledge of how horrible a situation like this is, worked with us for the best possible outcome. Mario and his team replaced an underground pipe that ran from the gutter downspout at the house, down under the sidewalk to the drain. He was able to tunnel under tree roots, remove a badly damaged pipe that had been perforated and crushed by roots, put in a new pipe, and connect it all up, and left us a way to have the underground pipe serviced in future, left everything in excellent shape - it's nice when you can't tell anything's been done, except that it's now working - it was cold, rainy and windy, and he was still smiling at the end. We had Smitty's replace our main sewer line. It was a big job but Mario made it effortless. He did his own scope of the line at no charge. He coordinated the work with the city of Gresham. He showed up on time and followed through on all promises made. He left our property in better shape than prior to the job including placing dirt into flower beds for us and delivering gravel to our parking area after the job was done at no extra cost. Although the sewer line (thankfully) did not turn out to be the source of my problem, he stuck around for another 20+ minutes helping me explore the drainpipes around the perimeter of the house and offering observations and ideas.
