There's a ton of Mexican food places in this area, and several are good, so for one to stand out from the others requires something really special. Teresa's is it. We've been doing a lot of ordering in, and it's not always easy to impress from a take out container. So while this review isn't taking the full dining experience into consideration, from a food standpoint, the flavors and quality of what Teresa's is putting out of their kitchen is really excellent. Their burritos are amazing, especially the al pastor, which is incredibly meaty, well seasoned and has a perfect amount of pineapple for that sweet and spicy experience. Don't even think about not getting your burrito anything but wet. You'd be missing out on it being smothered in one of their super flavorful sauces, and that would be a mistake! All the dishes we've tried are good sized portions and packed with flavor. It's probably hard to miss here. I can't wait to try more of the menu. So whether the world has opened back up and you are going inside,or your looking to eat something delicious in the coziness of your own home, this place is a solid choice. read more

First time here with some friends, I was craving some chilaquiles and this place hit the spot. It's a sweet little spot with photos of their food on one wall and family photos on another wall. Our server was very nice and attentive, we all got the chilaquiles con carne asada and eggs plate and it was delicious and very flavorful. We took a flan to go and they added a slice of their strawberry flan for us to try and omg it was soooo amazing. I hate to write this review because I love their food so much ! But in so tired of finding roaches in my food ! This place has a roach problem , this is the second time I found a roach in my food , it was in my posole that I was eating and last time it was in my agua fresca that I bought from here ! And the restaurant wouldn't answer when I called to talk to managers and they were still open so I have no choice but to give my honest review ! Excellent local spot in a small unassuming strip mall. We were greeted by a nice woman who sat us and gave drink menus, food menu was a QR code. Didn't try the agua fresca since it was breakfast and the cafe de olla was calling my name. Served in a nice ceramic cup, it's served black with cinnamon & sugar (cream on the side). First few drinks were delicious but eventually became too sweet, I think I'll ask for less sugar next time if possible. For food I got the torta cubana. The description said fan favorite and I can definitely see why. This thing was stacked with toppings and came with carnitas AND Milanesa. Both equally delicious, but similar to the coffee, it was overwhelming after a few bites. I eventually separated out the carnitas from the sandwich and it was perfection, plus I had carnitas on the side. I will be returning to try out the rest of the menu since everything was really tasty, big portions, and great prices. I can see why people would complain about the interior but I think it adds character. Pictures of people who I assume are family, including a grandma holding a can of modelo, and a fantasy football trophy are on the walls plus they had some nice music on. On our way to LA had to stop for some authentic, fresh, and delicious Mexican food. Yelp never disappoints! Start off with the cafe de olla or any of the aguas frescas. We tried the chulada chilaquiles and the California burrito. Both were amazing and highly recommended! We will have to stop by and try the tres leches French toast and fried burrito next time! Great find after a morning walk around the City of Industry swap-meet. Prices are reasonable and the food is truly homemade. You even get that feeling by just walking in. The seating area isn't big, which I like. As you walk in, the food smells delish and you already know that you've made a good decision. You know it's also family own since the people that work there are super nice and extremely attentive. My only gripe would be the frijoles, they had a bit of a burned taste to them... which wasn't bad but it threw me off, specially since I was craving beans so bad. My husband also thought the burrito would have the mole sauce inside it... like the chicken was smothered into it and not topped off, but regardless, the flavor was everything else was there. I do have to point out, with both, the burrito and enchiladas... they were heavy stuffed with chicken, which is a surprise since most places barely give you protein and fill food with other things. Found this spot in a social media post it looked good. Had to give it a try because of the chilaquiles. Seems like a family owned/ran business. Walked right in and took a seat. Shortly after, a nice señora came and took our order. We wanted the trío chilaquiles (red, green, molé) that we seen on YELP, but, what seemed to be the manager mentioned they do not do that anymore (guy was a little rude about it too). However, we made the order. It took longer than usual to get our food. The señora kept telling us, "order is coming." Me: Gracias. They bring out the chilaquiles plates with no rice and beans like we ordered. Had to ask for that....and the food came out before my appetizer (taquitos). I then ask the señora where they were and she says, oh, my apologies we had a lot of phone orders to do. I still wanted them so she puts order in. Then the "guy," who seems to be the manager (didn't get a name), brought the taquitos out and said, "This is on us, sorry about the wait." Made up for the mistakes which was appreciated. The food came pretty quick and with all the garnish and tortillas. The menudo was delicious and perfectly seasoned and the quesabirra taco was full of birria that I had enough to make 2 tacos. I could have used some more cabbage but it was fine. Restroom is all the way around the back so you have to exit the restaurant, go through the laundry next door to the back door. I wasn't quite used to having pineapple in my quesadilla (sweet + savory) but it was still very balanced, clean, yet tasty. It wasn't the meatiest but still had good flavor. Basically, if you enjoy pineapple on your pizza, you'll enjoy this. The carne asada platter was superb! Meat was juicy, tortilla had the right amount of fluff and chew, and you have the freedom to adjust the ratios to your liking. Absolutely delicious. Highly recommended! Misled into purchasing salsa & chips with guacamole. We assumed it was complimentary because the waitress stated they'd bring it for us to start. We don't usually feel the need to be suspicious of service, but I realize we should've asked if we'd get charged for it. Pozole was really salty & meat tasted like it was boiled separately from the soup as it was incredibly bland. Shrimp ceviche tasted nice & is made to order but they only gave like four medium shrimps. Best item we tried were the chilaquiles, which we asked in place of the pozole. read more

Loved the green chilaquiles with asada. Their salsa verde is delicious. My eggs weren't runny but that's my fault. I called in my order and was a little late picking it up. The eggs steamed themselves in the container. Wasn't a huge fan of the sope though. Way too much beans for me. Out door dining was set up when I stopped by. Small strip mall parking lot that was pretty crowded. Service was definitely quick and friendly. I had some trouble getting through on the phone, but I just kept trying. Will be back for more chilaquiles eventually but I was surprised that my order came out to ~$20. I noticed they had weekday $10 specials. Might try those next time. read more

Decided to try Teresa's after reading some of the reviews. We decided to get huevos rancheros with rice, beans and green chiliquilles with carne asada and eggs. Everything was cooked perfectly. Eggs had solid whites and a runny yolk. **perfectly cooked IMO** The carne asada was so good! It was lean and full of flavor. The beans were fresh and definitely homemade. I was able to watch as they were prepping them for the day. When I get rice at restaurants, I always worry that it is boil in a bag rice. But not here, again homemade, fluffy and flavorful. We decided to order to go for family at home. We ordered a carne asada burrito and a beans, cheese and egg burrito. Everyone enjoyed the food from here. We watched as the waitress took a burrito out to the outdoor seating, it was looking so good. So we had inquired what type of burrito and were told it was s mole burrito. We let them know it looked delicious. The waitress then brought a small plate with chips and mole sauce on it. OMG!!! The best mole I have tasted. We will be going back to have the mole burrito. Wow! The tortas here were really the best tortas I've ever had - LA Mexican food is no joke. Unfortunately no photos because I ate it so quickly, but the tortas come with tortilla chips, a nice mild sauce (spicier options are put into a condiment container) and the torta is filled with pineapples, meat, and the layers of what's usually included to make the best comfort food melt. Moreover, it's a bonus that they're open during the day so it's easy to come here for an afternoon meal. Yeah, the tortas here are so good that it makes me wary to try another back in Washington. The pineapples are mildly sweet, the avocados and onions give a nice soothing, creamy texture, and the al pastor was super savory and just the right mild saltiness to blend with the rest of the ingredients. The sauce itself was super awesome. This place is really the epitome of a finger licking, cleaning the plate type of deliciousness. If there are any downsides, it might be that the tortas are not very filling in terms of size. The tortilla chips are moreso as a snack rather than part of the meal to fill you up. Great news though - you can buy /two/ tortas and try different styles to make your stomach more happy. They also didn't have lengua but were diverse in the other meat selections that they had.
