Buyer beware of this company. The business model company used with me: No estimates were given when requested only wanted to deal in "change orders". The owner became defensive and argumentative when I asked questions about what he was going to do to my house. In addition, there was deliberate unclear communication and lack of transparency from the owner in hopes to have free reign to do whatever work he wanted. When I did ask questions to understand, owner became argumentative and was quick to cut bait from the project. He and his crew performed unnecessary work (as confirmed by a more reliable construction company). It became clear very quickly this company wanted to perform unneeded work so that he could charge me to correct it. read more

I am writing another review, since the owner found my first review unappealing enough to call me 3 times and text me 3 times at 10:30 last night. Originally my wife had this company come out to our home and they did nice work. Just about a month ago, we had our kitchen sink leak and cause all sorts of water damage. Because Rod and his team did such great work, the first time they came out, we only wanted them to restore our kitchen. While speaking with Rod, on the phone, I felt very confident that he knew how to take care of our repairs. I asked about the next steps in getting a estimate from him and was told "it would be $2,000 for a estimate because he can't give out free estimates for work he might not get". I was told "if I paid the $2,000 for the estimate, his best estimator would be at our home that Saturday morning". Since this was an insurance claim, I made the offer that we sign something saying they would be doing the work, not another contractor. The only way we were getting an estimate from this company was by writing them a check. Before I finally turned Rod down, I was given one last offer of paying him $1,600. We ended up going with another general contractor who ended up working with us in out time of need. They came in, did a free estimate, and we signed a contract. read more

I had a small piece of siding that fell off my house. It was 2.5 feet by 1 foot. To get that small piece re-attached cost $454.90. The two handymen waited over an hour for the snow to melt (yes - the snow dusting which could barely be seen anywhere), asked to do other things instead of the reason why they were asked to come to my house in the first place, etc. All of the things that they assisted with where things that I could do myself. And then, to top it off, it took them 15 minutes to write up an invoice. I was told over the phone that the charge was $357 for two men for two hours. And then at the end, they said $454.90 for less than two hours. They may have a contract that supports their charge, but I will never do business with them again. I strongly recommend you read other yelp reviewers for this service. There are multiple instances where the prices quoted over the phone dramatically increased in-person for basic jobs. read more

On February 3, 2016 Wednesday Top Dog Professional Handyman Services arrived at our door to help us with a unique problem. Now, just to give you some background I called 7 handyman services that completely blew me off on what we wanted which was pretty unusual to say the least. Normally when you call these types of services which I have in the past it's either something really basic like to fixing a leaky pipe to fixing a door frame. Well, we needed something called a doggie door, something to keep our dogs from going downstairs to the lower level of our townhome. You are probably thinking why we didn't just get one of those gates at Petsmart or something. Well we have but none of them were strong enough for my dogs which are Sarplaninac and we have two of them. So the wife and I decided to call a professional. I called Rod at Top Dog and he immediately understood (or it seemed) what we exactly wanted, which was something structurally sound but NOT a lot of money. After all I am retired from law enforcement and not really good with a hammer and nails. Rod sent Zurick out and he was very nice and my wife and I explained again what we wanted. We spoke to Zurick and told him our options in keeping the dogs from the lower level. Even to suggest a full size door going into the lower level. So after reiterating again that I didn't want to spend a lot of money we agreed on a half door at the top of the steps to the main level of our townhome. Zurick was a professional! So much so I left him with my wife as I went to take care of other things I had to do around town. When I came back he was still working on the door which was now about 6 hours into the project. Now, I didn't want to hover and make him nervous so I started other things around the house. Towards the end I find he was having problems with the door. (The latch part) So, I suggested string to open the latch so the door could be open from the inside. Not cosmetically appealing but remember I wanted low cost (very low cost) and only something structurally sound. So, at the end I was starting to price this project in my head. I am thinking 400 on the low end to 800 on the high end. To my surprise 1200 bucks! For that price maybe I should have went for the full door going into the lower level. Now, don't get me wrong it's really a nice door. It's not painted or anything like that but it works. It keeps the dogs from going downstairs. I think maybe I should have asked for a full written estimate before he started the work. Or at least he should have given me a ball park figure as were taking about different ideas. I don't know. I do feel some kind of adjustment should have been made - when we talked over the project he batted around a figure of approx. $200-300 for materials and then the labor which he estimated would be another three. I guess I am still reeling from sticker shock. read more

Called Top Dog to fix a leak in our utility closet in the garage. One of the feeder pipes from the water mains had a hairline fracture. They arrived promptly the same day and fixed the leak without issue. Now I don't need to worry about potential water damage from the leaky pipe. The handyman was courteous and I believe the cost was fair for the services provided. Would recommend. read more

Since the first contact (direct with the owner) to discuss the scope for the work, they were very professional and crystal clear explaining what we should be doing. I met Rod Heiston (owner)and Kyle today for the first time. Both fellas were very competent and knowledgeable about the handyman services provided by Top Dog Handyman. Rod explained beforehand the services and the costs involved. They worked on stacked stone walls around my garden and I was very pleased. I have contracted with them once again to do additional maintenance work on my home. I would recommend this company. DO NOT USE UNLESS YOU WANT TO GET RIPPED OFF!!! They do excellent work, but they charge waaaaaaaaay too much. Their price structure: Service charge $79. They ring your doorbell the first time, and you're $79 in the hole. General Tech. $89/man hr Reasonable. Electrician & Plumber $125/man hr Reasonable. 2 hr min. If they go to the store, add 25% to store receipt AND $1.25/mile to/from the store (over twice the Federal rate) AND they charge for the time. Thus, our guy spent $150 at Home Depot, about 10 miles round trip, and took about 1/2 hour. So, the $150 bill cost us ($150 * 1.25) + $12.50 + $62.50 (1/2 hr. @ $125/hr) = $262.50. If they need to go to the store, DON'T LET THEM! Get the stuff yourself and tell them to come back. The "service charge" concept is a relic from the past, and is a bad business model. Customers should be rewarded for choosing you, not punished for doing so. I should know. I had my own business at one time. Also, our guy started at 6:26 and stopped a few minutes after 9. 2 3/4 hrs. We got charged 3 hrs. PLUS: the first project was a lock change, requiring a general technician, but we got charged the plumber rate. Labor was $375, should have been $325.75 Rod asked that the check be made out to him, not Top Dog. Shady at best. He told us that the labor is NOT guaranteed, and that the materials are guaranteed from the manufacturer. In other words. they guarantee NOTHING. read more

Terrible, awful experience. Let me fill you in.. 1. Quotes are given over the phone and unrealistic-I paid almost double what I was quoted. 2. The "plumber" had no idea what he was doing. 3 separate trips had to be made to the store for parts while he was on the clock-just to install a utility sink! 3. At 4:30 pm the "plumber" said the job was finished, but that a pipe was leaking. He suggested I find a replacement pipe and "ask a neighbor" to install it. I was in shock. 4. The owner said he would send his "weatherproofing specialist" to restrip my French doors. Well, I found the guy You-Tubing how-to videos, and he chuckled when I asked him if he knew what he was doing. !?! I can't tell you how disappointed I am, both in the work and in the way I was treated. I know, this almost sounds like a bad joke but-it's not. (I figured that both of my plumbing issues were not that difficult and could be resolved easily with any competent contractor.) Luckily for me, Rod and Kyle arrived on my doorstep because they were exactly what I was hoping for! Both are very cordial and personable and took care of everything quickly and thoroughly. They also made me feel at ease, welcoming me to watch them while they worked, and even took the time to educate me on the steps they were taking to fix my plumbing issues. Be careful with this company. I had them do some work for a water leak issue and they cleaned up and put some barrier to protect the space but charged more than their quote. Secondly on the phone he said they had a military discount. After getting the invoice with no discount I asked. He then said it was only on materials. This was a bait and switch. Lastly, i was going to have them do the remediation but their price was over double anyone else and then he told me how he did work for this 80 year old couple and how it was over $100,000 to fix a foundation etc. I took this as bragging and felt bad for the couple. Recommendation. Get every detail in writing before the work. The quality was poor as they scratched my floors but stated they were not liable. read more

Rod arranged for two of his workers to come to my house for the day. They were so professional, even arriving a bit early. They repaired drywall on my kitchen ceiling and on my bathroom wall (from light installations) then painted. Painted chipped doors throughout the house. Protected floors with painting cloths and taping up plastic sheeting to protect rest of house from drywall dust. Rod is so easy to work with and his prices are very reasonable. Top Dog Handyman Is The Best handyman services I've ever used. They were timely, polite, organized, clean, and super super competent. I would trust them with any job I have, large or small. They have their own trucks which is really professional looking. And my contractor, Zurich, could complete any task I had. He even came up with an innovative solution to a difficult design issue and made really good suggestions. He was friendly but not too talkative, which can be annoying as everyone knows! I called Top Dog after getting a few quotes from other handy man companies, and I appreciated their straight forward approach to things. They're not the cheapest but when it comes to plumbing work, I'd rather spend a little more to get things done the right way the first time than try to save a little but end up spending a lot more down the line. They explained their charges in a clear way so you don't get surprised when you see the bill. He called with a firm date and time the next day, at our request called a half hour before they arrived so I could meet them there. They fixed a couple of siding boards that had come loose, and repaired a broken fan vent cover. All done in less than an hour, professionally and correctly. They went in and did the work and told my store manager she had to pay. They also started the clock of the hourly rate when they got in the call to drive to my store. Highly unethical. If they bring two people ask what the total hourly rate is, they advertise 80 dollars an hour then bring two and double the hours which is a total sham because they do t disclose it beforehand. used the yelp coupon to replace a leaking garbage disposer. kyle the technician was very courteous, competent, and honest, and i thought their hourly rates were reasonable. job was done in an hour. i'll definitely be calling on them again for future jobs. the only downside to their being so good is that they appear to have a fairly busy schedule, so it may take a little bit of negotiating to find a time that works for both parties. small cost for obtaining reasonably price, honest services, so i would highly recommend them nonetheless. read more

Watch out! I own a home in Warrenton that I rent out. My tenant called about a leak from the roof. I spoke with Top Dog which said they would be out. They cut a huge area of drywall out of my ceiling without even going on the roof to inspect. By the middle of the day (paying each man by the hour) my renter was getting very concerned. I spoke with Rod who said I was looking at close to $5000 and it would take another day to complete! I told them to leave and I would call someone else. To which Rod responded to my renter "she is in sticker shock, she will be calling me back." I had another company come out who fixed the roof leak and had to repair all the drywall that Top Dog had cut for $1800.00. This leak repair would have been under $1000.00. I was charged $1297.00 for them to come cut out drywall and leave the area exposed. Nothing repaired at all. Definitely would not recommend unless you are ok with being ripped off. read more

Rod and Kyle at Top Dog did a great job! Prior to the visit, I talked extensively with Rod on the phone to discuss the tasks I needed done at my home, and he told me what the company has to offer in terms of experience and services. I had quite a to-do list to discuss with him, and with his extensive knowledge, he was able to pre-diagnose my problems over the phone so that he would be prepared with the right equipment and supplies for the visit. When they arrived at my home, they were very friendly and got right to work. In about 90 minutes, they repaired 3 toilets and a bathroom fan/vent. When they finished, they cleaned up everything, put all of my things (decorations, bathroom supplies, etc) back in their places, and they even took out all the trash. Prior to discussing the bill, Rod and I walked through the house and inspected all of the repairs to make sure everything was working properly and that I understood what it was they did for the repairs. With the hardware they used in the toilet tanks, he assured me that I will not have to have future repair work done on them. I found Top Dog by using a promotion (currently-as of 4/12/12-there is a special on Yelp, and I highly recommend everyone check it out in order to take advantage of this great company at such a good price). Because they have so much experience and knowledge, they are more than just handymen. In fact, I've already started discussions with Rod about remodeling my kitchen in the future. read more

Though the owner has always be eager in claiming to be a professional who knows all in the trade, the thousands of dollars I spent on their services did not solve the door leaking problem they were supposed to help solve. Looking back, they were not being honest with me and reluctant to provide an estimate upfront though I thought I could've trusted them as professionals who would just take care of things in an ethical and transparent way. When I was trying to seek advice and possible post-sales service, the owner was rude and seemed to look for just another opportunity to rip me off. Highly unethical and unprofessional based on my experience. Since my line of work is supporting small and medium-sized enterprises both in the US and internationally, I really hope that such a bad apple won't ruin the whole bunch in VA. total scam.bought the $99 voucher (claims to be for $257 worth of work) for 2 hours service. told him on the phone that I did not need a listed service but had a couple potential leaks we might use the voucher for. he said he would substitute that and I would owe for parts. Gets here-I told him the kitchen sink had been leaking but thought I had fixed it. He turned the faucet on and off a few times and saw there was no problem. he looked under the sink and told me how poorly it was done and it should be totally replumbed. Said no thanks. showed him a bathroom drain where my son had tried to fix the leaky drain plunger. He said he thought he had parts in his van. He sent Kyle to the van a couple times. After less than an hour of actually doing anything, he hands me a bill for $49 parts and $277 (I think-he didn't leave a copy) of hourly labor charge. He claimed the the 2 hours service paid for by the voucher was spent on "leak detection" and that it covered "up" to 2 hours. I told him I had shown him the leak-I did not need leak "detection". He tries to give me some lame lecture about his man hours and that he had a $40,000 truck to pay for (he should feel badly about that-it's ugly). Based on his scheme, replacing a drain in a small sink is valued at $583.. He had agreed on the phone to fix a leak for the voucher and cost of parts. He never at any time even hinted at any other charges. I paid him for the parts and will be glad to have him explain this to a judge if he would like to see me in court. read more
