Got the peach tea at 75% sweet it wasn't that sweet. Came home added sweetener then it was perfect. Ice melts quickly so make sure you drink it fast. Specially with this heat waves. Will go back to try more.
If you love Vietnamese coffee, then you MUST check this place out. I found them on IG and they have this creme brulee latte, its ahhhmazing and I had to try it and I also had to try their tiramisu latte and that was ahhmazing!! There's plenty of parking, they have a reward system but its an actual punch card so get one if you do plan on going multiple times and the place is clean. Service has been great the two times I sent and their music was trendy, poppy. Just beware that they are next to a high school so if you go around dismissal time, you will see a ton of HS kids and parking might be challenging.
Coffee is sooo good!! There's plenty of parking in the front and there's also some in the back! Staff didn't talk much lol but drink came out pretty quickly! I enjoyed I have to be back again soon! Need to try other flavors, as I only tried the crème brûlée coffee

I love the green and brown which is a coffee with matcha cream top. If you not great with coffee though, a coffee from here might be too much, first time had me tweaking lmao. Service is always good and the place itself is a cute hangout spot. Has some games available and also a sticky note wall, you can draw your own and make it on the wall.
This coffee shop is located on the corner of Zelzah and chatsworth, plenty of parking on their lot or street as alternative. The coffee shop is small inside yet cozy and quiet. Ambiance includes dimmed lights which are helpful if you are using screen time or reading. I walked in and was greeted by the girl at the front and I proceeded to place my order for a mango matcha latte; iced. The bottom of the drink contains sweet mango jelly which I thought to a pretty creative for a matcha drink. Once mixed, the flavors balanced and it was not overly sweet. Matcha flavor was just right. I also bought a Labubu jelly. It was a delicate sweet treat paired up with my drink. I'd like to try out the coffee flavors next.
After shopping at a nearby store I came here to get coffee. Found them on Yelp of course. They have boba as well. I ordered the Vietnamese coffee and asked the barista to make it less sweeter than usual. He was so nice he went and got a sample of the coffee and asked me if I want it less sweet. I said yes and sure enough he made it perfect. I enjoyed every sip. Really delicious. Now that's what a great customer service is. They have indoor seating and a bench outside. Great place to stop by, many drinks to choose from. Ambiance is chill.

Solid coffee spot in Granada Hills! Parking lot is small but there is street parking available so it's not too bad. There are tables to sit inside. I like the menu because they had a lot of different matcha options. I opted for the cocoa matcha which I give them 5/5 for creativity. I've never seen matcha and cocoa combined before. I was a little disappointed that the only milk option was almond. But you can customize sweetness levels! Drinks came out fast and flavor was good! The Vietnamese coffee was good as well but since my husband got the tiramisu Vietnamese coffee, he said it was too sweet. I'm looking forward to trying more options next time!!
Nice little boba shop! I've only been to the last one a handful of times before they got replaced by these guys. The parking lot is extremely tiny but we've gotten lucky the past two times we've been here! A few customers, not super crowded, cute seating inside with a few tables as well. Drinks are made super quick which is nice. Their Vietnamese coffee is strong, as it should be! The boba however is just okay. The second time we visited, the chewiness was much better. The first one wasn't as chewy and almost as if the just microwaved it, that's the kind of texture it had. Overall their drinks are great and love the cute rounded cups! IG: @ammysalamii
I was craving some matcha and saw this place was down the street from where I was earlier. It's in a small shopping center, minimal parking up front otherwise it's street parking. Inside is tiny, some seating but it's more of a grab and go kinda spot. I got the strawberry matcha with almond milk to try out (no boba) and it's more on the bitter side of flavor. I like the "grassy" flavor of matcha so to me it was good, but if you want it a little sweeter have them add in honey or a syrup. Drink was made to order, came out quickly even with a few people ahead of me. Service was great and all the baristas were friendly!

This is not a place I would frequent because of that and catch up with friends. I would probably go again and give this place another shot but it won't be my go to daily spot.

To make matters worse, the drink I eventually received was incorrect--it was a Vietnamese Salt Cream Coffee instead of the drink I had ordered. I immediately informed the girl at the counter about the mistake, as my family was having dinner next door. However, she insisted that the drink was correct. When I explained that it tasted like salt cream coffee, she turned around and told her male co-worker, who then remade the drink for me. The three-star rating is solely because of the male co-worker's effort to correct the issue. Unfortunately, the female employee's attitude was rude, dismissive, and unprofessional.
Another great independent coffee and boba shop has opened in the valley and this place is great for studying, catching up with a friend, or to just chill and read a book. I had the creme brûlée Vietnamese iced coffee and it was perfect as is. Vietnamese coffee is known to be sweetened with condensed milk and strong. It's the only coffee that keeps me up at night and this cup definitely kept me tossing and turning all night. I went during Granda Hills holiday parade event on a Sunday afternoon so they were definitely slammed with parade goers but they were very efficient with the rush. Service was quick and friendly and parking in a small lot with other small businesses.

A hidden gem that I'll definitely be coming back to. It was a hot day, and I was desperately in need of a good coffee. Parking is available, though limited, but street parking is easy to find nearby. They have so many great coffee options, and I'm so glad I went with the Cocoa Egg VCoffee. It was absolutely delicious, gave me the perfect boost of energy, and is something I'd highly recommend trying. It wasn't busy when I visited, so service was quick, and the staff were friendly and welcoming. Overall, a great coffee spot that's worth checking out. read more

This place keeps coming up on my feed on both IG and TikTok. Mostly cause people love the Labubus. Visually, I loved the tiramisu latte with a portion of real tiramisu on top, sadly I wasn't in the mood for coffee when me and my sister went. The shop is obviously Labubu themed! In a small but busy strip mall. So parking sucked cause we got boxed in by several cars that decided to double park over the space to pull out. I would suggest to park in the street if it's a busy time for the businesses there. Ok now to the important stuff, the drinks themselves. They were ok, nothing special. Drinkable but not worth the 30 minute drive. The peach tea had absolutely no peach flavor, and even at 75% sweetness, didn't even have sugar goodness. The mango slush, wasn't very sweet either at 100%. The mango flavor was definitely helped by the mango jelly which was outstanding to be honest, that elevated the drink from mediocrity. Not sure if either drink warrants another visit but I'm maybe I will if I'm in the area. read more
First time at Urban Strip and so glad we stopped by to try them out. One of our friends told us about Urban Strp as they know we love specialty coffee drinks and milk teas. Urban Strip specialty coffee and milk tea shop is so cute and welcoming. As soon as we walked in we saw the cute Labubus at the order counter. The setting of the place was very modern and open with huge glass window and bench style seating. The cashier was awesome and provided excellent customer service. We ordered Green and Brown Coffe and Sea Salt Coffee with chocolate gelatin Labubus as toppings. Love the Sea Salt Coffee. You can tast the Vietnamese coffee and sea salt. It was a good balance as one did not overtake the flavor of another. The sea salt foam was a perfect balance to the strong Vietnamese coffee. The Labubu chocolate chip gelatin was a good blend to the Vietnamese sea salt foam. The Green and Brown Coffee was delicious and a superb blend of Vietnamese coffee and matcha. Can't wait to come back to try other items on the menu. read more
This is a nice hidden gem for coffee! Parking was easy, plenty of parking mid day. The shop is small but still has seating if you want to hangout. The baristas were so friendly and made my drink super quick. I got an iced Saigon street coffee and it was so flavorful and delicious, and it woke me up! I will definitely be back! read more

This is a whole on the wall boba joint in Granada hills. They have a few drinks on the menu and The creamy Thai tea with boba caught my attention. The drink was the perfect sweetness. The boba was perfectly soft not too chewy. The staff was friendly and was able to answer questions about the ingredients on some drinks. I will definitely be coming back to try their matcha. read more

cute tea/boba cafe there is a kiosk for ordering its a smaller cafe but plenty of seating service was friendly love that the youngin's are out here working :D ordered: creme brûlée thai tea - good, not sweet at all 7/10 taro latte theres labubu decor everywhere lol our drinks were ready fairly quick we sat inside and chatted for a bit before leaving parking: odd lot, has to circle back around bc we missed the entrance the missed time. handful of spots. will be difficult on a high traffic day/night read more

Came here after my sister recommended it and I'm so glad we checked it out! I ordered the milk tea with boba and it was delicious. Definitely perfect if you have a sweet tooth. My sister got the taro drink with boba, which was also really good. We added the goose jelly on top and it was such a cute touch! It actually tasted really good too and made the drinks even more fun. The shop itself was nice and clean, and I loved the cool decor on the walls. Overall a great spot if you're craving a sweet treat and some good boba. Definitely recommend checking it out! read more

I went here around 3 to try the place today "Sunday" there was 3 teenagers, one boy and 2 girls just chit chatting, drinking macha right in front of a me and making the drink without washing their hands all while having a khee khee party on the clock. I walked in wanting to read a book and order some food and coffee, after I got in it felt like I was disturbing them and their little gathering so I ordered my coffee and walked out. I would have loved to see some professionalism in the place of business but I guess that's hiring cheap labor gets you! I go to lees coffee almost everyday and it's full of younger women and I've never ever seen them playing around and drinking while taking order and making my drink. Idk but this wasn't the experience I was expecting DRINK WAS GOOD! Hence the 3 stars! read more

I'm always hunting for new matcha spots, and I'm honestly shocked this place only has around 30 reviews because Urban Strip is such a gem in Granada Hills. I stopped by after work craving matcha and was surprised to see they offer true ceremonial matcha -- not the cheap stuff. They even have a cold whisk option, which you never see in the Valley. I ordered the double matcha (matcha latte with matcha foam on top) and it was perfect for me: * super smooth * not bitter * not overly earthy * lightly and perfectly sweetened * and a great serving size Besides matcha, they offer Vietnamese coffee, milk teas, fruit teas, slushies, smoothies, yogurt drinks, and even Vietnamese egg coffee. I can't handle Viet coffee personally (my heart would be sprinting), but I'm excited to try their jasmine milk tea, peach orange tea, or matcha custard cloud next time. There's a small parking lot, but the turn-in is quick -- blink and you'll miss it. The shop itself is tiny and intimate. Definitely not an all-day study spot, but perfect for a quick grab-and-go drink. If you're in the Valley and love matcha, or just want a new coffee/boba spot to try, Urban Strip is absolutely worth the stop. I'm so glad I found it! read more

Lots of parking in front and around the coffee shop on the street. Their customer service is meh. Their coffees are delicious but overly sweet. Would definitely recommend asking for an extra shot if you want to taste the coffee flavor. Limited places to sit down & drink & they have loud music playing so not a coffee shop where you sit down and read or get work done on a computer. read more
This is tiny spot with even smaller parking. Chill Jazz music playing and the staff was nice and helpful. We came for the Labubu drink lol but they have a good selection of coffee and matcha drinks. I ordered the green and brown coffee with labubu (cookie and cream). The drink itself was not too sweet. I couldn't taste the matcha as much but I did like it. The labubu is gelatin. First time here - got the strawberry tea which usually comes with black tea but I asked for green tea and the staff were accommodating. Good service, and my drink satisfied my thirst. My husband got brown sugar milk tea with boba and also enjoyed his drink. read more

I saw this place in a video, and I knew I had to give it a try. It was so hard deciding between matcha and vietnamese coffee because I love both, but I had to try one of their hottest items. I'm so glad I tried the Creme Brûlée Vietnamese iced coffee because it was insanely delicious. You get: 1. Vietnamese iced coffee 2. Crème Brûlée topping with a rich sweet foam underneath that has a decadent flavor 3. Custard at the bottom, which was thick and creamy and reminiscent of flan One thing I will say about the drink, it is insanely sweet. I have a sweet tooth so I loved it, but if you're looking for a caffeine pick-me-up and not what is practically a dessert, I would go for another option. If you want a sweet treat, give it a try! I promise it won't disappoint! My bf also got the chocobanana smoothie, which he describes as "chocodelicious" and "banantastic". The flavors are pretty straightforward on that one! I hope to go back and try one of their other options soon, like the Vietnamese Egg Coffee or one of their matcha drinks. Another thing they have is these cute jelly toppers, shaped like little animals and labubus. Super cute if you're looking for something aesthetically pleasing and insta-worthy. Finally, they have a cute wall covered in drawings done on post-its that they provide in their store. If you're an artist or just love to draw, this is a cute way to express some creativity and get some eyes on your art. I saw some really funny drawings and some really impressive ones! I always love when businesses provide little activities like this to do, and it was truly the icing on the cake that was their great menu! Happy tasting! read more
