When we purchased our home, the previous owners claimed they had eradicated a prior rat…read moreinfestation. Unfortunately, after we moved in, we found that the crawl space was full of rats. Over the next two years, we hired two different companies to perform full removal programs. Both claimed they had fully inspected the crawl space and eliminated all entry points. Unfortunately, when the rats came back, neither company honored their warranties. We then hired 3 Step Rodent Proofing. During their inspection of the crawl space, they found and documented with photos all of the entry points they identified and sealed. In addition, the service technician discovered a water leak and showed us exactly where it was located. We would have never known about this leak without the photos he provided. We were shocked that the previous two companies never mentioned the leak, which turned out to be caused by a bad water pipe connection from the previous owners' remodel. After the work performed by 3 Step Rodent Proofing, the crawl space was rat-free. We did not see another dropping around the vents. About a year later, my wife thought she heard noises under the house. I was pretty sure the sound was coming from our HVAC system, but decided it was better to be safe than sorry. I contacted 3 Step Rodent Proofing, and they had a technician out within the week to evaluate the situation. They performed a thorough inspection of the crawl space and the house and found no signs of rats. They also told me to call them back if we saw any droppings or heard any new noises. Based on our experience, they were the only company we worked with that was thorough, documented their work, stood behind it, and remained responsive after the job was completed.

They worked with us to customize their work to our coastal climate and were very transparent about exactly what materials they would be using (all top of the line, industral-grade!). I have pets and toddlers and they took my concerns about chemical disinfects seriously and offered several options to make sure I was comfortable with what was used in our home. Billing and cancellation policies untenable and rate too high for the service…read more I really wanted to rate this company highly but in the end, the high cost of a very simple service and the lack of clarity around a full year contract fee which was not cancellable was just too much. We had mite and insect issues following a rodent infestation in a basement. The actual service was fine and the staff were friendly and professional; however, $545 included just two visits of 30 minutes each, spritzing some insecticide along the baseboards of our rooms. I could have purchased a few gallons of insecticide from Home Depot with a spritzer and done the same thing for roughly 1/10 the cost. In addition, the original sales person sold me a contract that was ~$200 for an initial visit and $75/mo for ongoing service and said it was cancelable at any time. When I called to cancel a couple months in, I was told that I would still be billed for 10 more months even though I wouldn't receive the service. I was given a second option of paying an additional $340 upfront and the ongoing monthly fees would be canceled. I negotiated this down to $270, but this felt a lot like extortion and I caution anyone going with the agency to be extremely diligent about their contract before finalizing. There are many competitors out there - I'm going with another one next time around.

When I learned I had termites due to a moisture problem, Vanguard was one of the places we reached out to do an inspection. The other places were fine, but Jim, who did our inspection, was able to find signs of dry wood termites the other guys didn't, and had their team do a probe to check the walls for them in addition to the subterrean termite issues we had. They were able to give me a lot of good advice on not just termite prevention, but other things around the house which could be of an issue to me in the future(non termite related). I appreciate their ability as a small business to quickly adapt their paperwork for changes that needed to be done on the day of treatment. They were able to offer solutions on the spot to save me some money, from not having to take my entire deck apart to do the termite treatment, and were very adamant that I do my free future inspections to make sure that everything is ok. read more

I asked for bids from five contractors through yelp. Only two of the five showed up for their accepted appointments. Vanguard arrived on time and did a very detailed inspection of the entire property. Jorge was very honest, straightforward and professional. I very much appreciated that he could provide a less expensive and much less disruptive solution than fumigation. They completed the treatment work on schedule and did an excellent job of cleaning up the mess from the termites in difficult to reach areas. They also came back for follow up wood repair where the termite damaged wood was rotted through. All in all I am extremely satisfied with the price and the quality of the work done. I would highly recommend Vanguard. I would also strongly recommend that anyone dealing with termite infestations get multiple bids! (and be sure to include Vanguard. John came and inspected the house very thoroughly and came up with a reasonable and very comprehensive quote. He followed up to make sure all questions were answered and was quick to schedule the job once we had chosen a company (we got several bids). The price was in line or better than others we had gotten. Gabriel and Roberto were sent to do the job. They were on time, courteous, and thorough as well. Despite having to get into a very small crawl space under the house, they remained helpful and pleasant,explaining each step of the work to be done. We are very happy with the work that was done. They targeted all the areas of concern and then some! They cleaned up after themselves leaving minimal trace of where they had to drill holes. I started seeing some termite poop in my bedroom and called a few companies for an estimate. Someone on my FB moms group recommended Vanguard so I gave them a call. John came out to give us an estimate and said we had both subterranean and drywood termites. Pricing was competitive. Armando was very professional. He came out for the job and answered all our questions before starting and took some photos/ videos of the work he did in our crawl space ( found a small leak from our toilet even). We got a quick response from Tim and set up an appointment with Fili to come out for an assessment and estimate for the job. We had found a tiny hole in the wall by our ceiling of our entryway with tiny shavings of wood around it and on the floor below. Fili examined our attic, crawlspace, interior and exterior of our house. He found evidence of termites in the front of our house on the siding by our front door and in the spot we found. Luckily it wasn't too bad and could be resolved with localized treatment where they drill small holes and squirt in a foam that kills the termites. He gave us an estimate. And we got back to him after a few other termite companies came out and checked our house and fave estimates. It seems the other two companies were not as thorough as Fili. The other companies didn't even check the front siding of our house and were more expensive. We booked our appointment with Chang An Termite Control. They showed up today on time and got to work. The job was done is an hour. We were very pleased with their excellent customer service, their professionalism and honesty. They did an amazing job.

While others were positive I was seeing a wingless subterranean termite, they identified the insect as harmless. Since I am nonetheless nervous about termites, I decided to take advantage of their free inspections, which is typical of the industry I believe. And a good thing. About a week later and just a couple days before they were to come over, there was a big deposit of Frasse in our bedroom. I took a picture and posed the question to Gemini and Meta AI, which both identified it as from dry wood termites. When Robert came, he did the same. Robert explained the immigration details well. Kept in touch. Fumigator who put tent on also was communicative. Does not appear that I received a call in advance from person who took tent off. Would have liked that. Overall, I am happy with the results so far. Well, at least I feel like they did the work and I am hopeful that I will not see any termite Frasse in the next three years, which is their guarantee. I would use them again for a fumigation.
