If mango isn't your thing, I highly recommend either the Double Matcha or the Banana Matcha. The Double Matcha is perfect if you love a strong matcha flavor; you can really taste the quality of the matcha they use. As for the Banana Matcha, I normally don't gravitate toward banana drinks, but SIP completely changed my mind. They use what tastes like a banana pudding instead of artificial banana flavoring, and it blends so smoothly with the matcha that every sip feels balanced and indulgent. The café itself is just as charming as the drinks. The wood paneling gives the space a cozy, retro vibe that makes you want to stay a while, and the staff is always incredibly friendly, patient, and welcoming.

I especially loved the red gingham decor it gives the whole place the cutest little picnic feel There are a few chairs where you can sit, sip, and chat, but no tables, so I wouldn't really consider this a spot to bring your laptop and work. Now the MATCHA I looooved their matcha with the Earl Grey foam top. OMG... it was phenomenal!! The matcha was earthy, umami, and so well balanced, and the hint of Earl Grey in the foam complemented it perfectly without overpowering the matcha. Such a good combination! I will 100% be coming back for this one!

Parking was easy to find. It's a shared parking lot with other businesses. Dex Coffee was easy to find and lots of parking available. The Pear Matcha Einspanner was good, but I prefer Coconut Matcha.

I ordered and enjoyed: 2 Garlic Bread ($5.35/each), Chocolate Croissant ($6.60), Almond Croissant ($6.85), Cinnamon Pull Apart Bread ($4.75) and 2 Macarons ($3.20). Their pastries are fantastic. My boyfriend doesn't enjoy sweets as much as I do so that garlic bread was good for it. The croissants were really flakey and flavorful. I enjoyed the bread. For the macarons I was given a third one as a thanks for all the items I orders and I liked all 3. Yum! Wish I could come back to support the business, especially with their incredible coffee, but I was told that they will be closing on 7/31/26. I'm so sad I didn't discover them sooner. I wish them all the best and hope they re-open in the future.

We were in this , 7-11 store most recently. The store was not that very busy. A very nice customer waved at the cashier just to get a hot dog. The cashier went off and became enraged in hostile anger. The employee is from : India. The employee is slightly over weight. He has a mustache with gray and black hair. This is the very same at will employee that smokes cigarettes in front of this , 7- Eleven. He is suppose to smoke 50 feet away from a business. The cigarette smoke causes second hand smoke. Women walk by with innocent children . Some women are pregnant. The at will employee does not care about paying customers. This very same cashier , yelled at a nice customer. He ordered the paying customer to not call him : Sir. Rather to call him : Dave. Not all new visiting customers know his name is Dave. The nice customer changed his mind. Did not buy a hot dog. The biggest part of at will employees working at , 7- Eleven is customer service. If one employee can't do the job another can. This is the very same employee feeding pigeons bread. Bread is bad for pigeons. Also the feces from pigeons is toxic if breathed in. He might not know this. Another thing the touching of food. There are only three ways to touch food. ( 1.) Clean disposable plastic gloves. Provided the hands are properly cleaned first. The plastic gloves do not touch : Boxes, metal counter tops, shelves or any thing else. This is cross contamination. The other way to touch food is: ( 2.) Clean sanitized tongs. The tongs should be kept clean . To avoid cross contamination and bacteria build up. ( 3.) The other way to touch food is a clean sanitized spatula. Only some of the employees that work here are aware of the , F.D.A. Code: 3-301.11. D. This is known as the food handling code. Third paragraph, third sentence. Most of the employees have excellent customer service skills. Not Dave. He was allowing a elderly female white adult a homeless women to loiter in front of the , 7- Eleven she was yelling at customers and use profanity. This is disturbing the peace for using offensive language. Dave was ok with her cussing out customers. He had no problem with it. Plus: Dave was allowing other homeless vagrants to stand out in front of , 7-Eleven and bother customers. Loitering is a violation of: Calif. Penal Code: 647g. Using yelling and profanity is a violation of: Calif. Penal Code: 415. If Dave does not mistreat all customers. This is selective enforcement. A violation of : Calif. Gov. Code: 12900. When he was hired he promised in writing to not violate any prohibited act against public policy. If his unprofessional acts are not approved of in his employee hand book. This is a breach of implied contract. A violation of Calif . Civil Codes: 3330 and 3400. Breach of Implied contract. grounds for termination. It will be nice when robots can replace lame duck empty suites that can't do their job. Bad customer service. This is the problem when we have foreigners from another company buy a American franchise. They strive to ignore laws of America. They strive to do things as though they are still back in their country. There is no crime in nicely and professional referring to a male cashier as : Sir. We briefly happen to be in the area. We came here. We were utterly shocked as the franchise owner of this particular , 7 - 11 franchise turned a blind eye on the homeless female Hispanic adult vagrant. She was blocking the side walk with her shopping cart. She was observed yelling and using lots of profanity. The employees of this , 7-Eleven did nothing. They must not have children ? We had to cover the ears of the children. The small female Hispanic homeless female was cursing and using profanity. This is disturbing the peace. Calif. Penal Code: 415. Under offensive language. It might be that some of the employees of this , 7- Eleven are homeless vagrant sympathizers. Maybe the employees can find this homeless vagrant a homeless shelter . In stead of allowing her to yell and use profanity ? Where does the franchise contract tell the franchise owner to allow homeless vagrants to stand in front of the store bother paying customers? As we know : Most homeless vagrants have disease. Some have : Hepatis A. This is a very dirty disgusting disease cause by dirty filthy homeless vagrants. It comes from the anal. Why? Most dirty filthy vagrants refuse to take showers. Its contagious . Is this , 7-Eleven franchise going to take complete responsibility if a customer gets sick and hospital bills? So if the answer is no. Then why are they allowing a female Hispanic homeless dirty vagrant to stand in front of this , 7- Eleven and call people names. Or Use the : F word ? This is hazing. A violation of : Calif. Gov. Code: 12900. Note: If these employees care so much about this homeless vagrant so much. Then find a homeless shelter for her. Or take her home with you. The shocking thing is the employees of this , 7-Eleven had complete knowledge of this dirty filthy homeless vagrant standing in front of this , 7-Eleven . They new she was yelling and using profanity. This profanity is offensive to many Christian beliefs. Note: 7 - Eleven is suppose to be a family friendly environment . I hope some one calls the corporate office. To do anything out side of the franchise implied contract, is a breach of implied contract . Calif Civil Codes: 3300-3400. Grounds to terminate the franchise contract. Note: The at will employees of this , 7- Eleven are required to make this a safe environment . Some homeless vagrants are very violent. In Hollywood many homeless vagrants have actually stabbed tourist . Some have : HIV. From: Drugs. Note : The only people standing in front or on the sides of : 7- Eleven should be paying customers coming into the , 7 -Eleven or leaving the , 7- Eleven store. Is this , 7-Eleven going to pay hospital bills if some one catches a deadly disease from these dirty filthy homeless vagrants ? Every disease including : HIV and Hepatitis A ? Bad customer service. This is a fairly good 7-11. Its pretty clean . The staff are very nice. Note: My question is why does management allow possibly homeless vagrants to loiter or hang out in front of the store? Calif. Penal Codes: 647 g and 555.2 ?How does this help business? Loitering is the act of just hanging out. With out making any purchases . Next: Is there any reason we have some , that get in some customer's space cushion? Every customer should have one arm space cushion. In the front and in the back. I realize some have different cultures . Note: If a person has another culture we are not back in a country with a different culture. We are in America. So we treat people like we would like to be treated. All customers should have one arm space cushion. This may help from being pick pocketed. The space is more bright inside, but with less space/tables in general. There's a row of tables and booth-style seating against the wall, as well as a long, communal table in the middle of the lobby. The space definitely has more light than the previous renovation (which was actually this Starbucks's second renovation). That said, there was a guy camping out during the time I was here - occupying three of the booth spaces and tables with all his stuff spread out. The employees didn't seem to mind. There are the three order status screens now showing orders placed, in progress, and ready - something I notice a lot of other Starbucks are moving towards now that they are aiming to be more mobile-friendly. Good selection of food options here - full assortment of their pastries and sandwiches. Staffing is solid - there was practically no wait for me to place my order. I ordered a Mango Dragonfruit Refresher - I wasn't aware that if you opt to work in the cafe, they serve your drink in glassware (vs. a to-go cup). Ugh. Guess I'll have to finish up work while in the cafe. Restrooms are cleaner now - it used to be two unisex restrooms, but now there is a Mens and Womens restroom. Parking is still messy as ever - in the Costco shopping center.
