For the last 3 years, we've rented a home in Palo Alto that was managed by Dedy Efendi of Action Properties. We just moved out-of-state, and we feel it's important to give credit where credit is due. These guys really screwed us on move out. We had been excellent tenants for four years. They promised us an extension of another year and on the day the lease was up, they handed us our 60 day notice instead. To top it off, they were a real nightmare during the move out process, marking every single little scratch they could find trying to get out deposit. Squeaking door knob, jammed doors, a dropping faucet, all things that shouldn't be counted as "damage by renter" was marked in an attempt to keep our deposit. In the end, we fought back and got our money, but they shouldn't have made this whole thing so difficult on us. read more

For the most part these people are great! Being with them has been great in terms of renting out places in the bay. The only issue I really have is that they are pretty non responsive to emails. They pretty much never reply and it takes multiple tries to get any reply, if any!! Super frustrating when this place has A LOT of repairs needed because its so old. ANSWER YOUR EMAILS FOR GODS SAKE. I had them finally reply and claim the woman who handles our place was on maternity leave yet no one let us know? That's not an excuse. This is the second time I asked Dedy to help me buy a house and both times, I am very happy with him. Dedy is a great real estate agent. He is very patient ( I am not) and he is also very capable. Rental Property 1 This house was professionally maintained, and all issues were fixed immediately. There was even a situation where an underground pipe busted, and my family was displaced for 2 weeks. This incident occurred during the holiday Christmas season, but Action Properties was very quick to respond. They even worked with the landlord to compensate us for hotel accommodations. My housemates and I have had a very good experience with Action Properties. The condo that we are renting is handled by Phillip on behalf of its owner. From the moment I met him at the open house, he has been friendly, helpful, and responsive. The tenant application and lease signing processes were transparent and efficient. Additionally he helped me successfully coordinate with the owner in order to request some small addendums to the lease. He responds to maintenance requests quickly and follows up afterwards to see how things went. When I had issues with the gas service on the first night, he immediately came by (after hours) to help address the problem and worked with PG&E until it was solved. Phillip Pei worked with myself and 3 of my roommates while I lived in Palo Alto for 1.5 years. It's been great working with Phillip and the team, and I'd highly recommend working with them. Dedy and Action Properties served my family for two years while we rented out our downtown MV condo. From day 1, it was super easy to work with them, taking the hassle out of everything related to renting: from finding tenants to repairs. What a bunch of unprofessional jerks. I have rented the same condo for 2 years and anytime I email my "go-to guy" Satya (had previously been Douglas) for a minor repair request or question I NEVER, and I mean it, NEVER get a reply from him. Instead I get a call from the professional who will address the issue but it would be nice to hear back that my question/concern will be taken care of and to expect a random call from Jose, Bob, etc. Over the last 5 months the owner of my unit stopped submitting PG&E bills to Action for me to then pay with my rent. I proactively emailed Bernard the book keeper and NEVER heard back. Call me crazy but wouldn't they want to collect money owed? On my last rent check I reiterated this via Post-It on my check so that it could literally not be ignored and guess what? You guessed it, no response. I was informed by email that the condo will be sold and I have to leave in 2 months. Was told the real estate agent would be in touch with me about the condo and haven't heard anything at all. A copy of the cancelled lease will be mailed to me, Dedy's email promised. I live in the Mountain View, their office is in Mountain View and 12 days later nothing has come in the mail. Are you freaking kidding me? I emailed Dedy asking for an update on the paperwork. Heard nothing back. How they maintain a business is beyond my understanding of a modern day, tech-savvy, professional office setting. I will NEVER use Action for my housing needs and will steer anyone who is considering them for buying, selling or renting far FAR away until the day I die (which could be soon because, Jesus, the stress they have caused me is surely taking years off my life). read more

This is a followup to my previous review. I moved out, in a hurry, to avoid having my chronically ill son nuked with pesticides. Moved into a temporary place and started looking for a long-term place. With absolutely no luck! This was baffling, as I have stellar credit, no issues on anything, and qualified financially for anyplace I applied. Come to find out that Action was refusing to provide a tenant reference, and without that, no landlord will rent to me. In few days, I and my children will be homeless thanks to Action (Inaction). I can only conclude that this is retaliation for my negative review (which no one sees, thanks to Yelp policies) or my determination to stand up for my child's safety. When I have court documents I will post them and maybe then Yelp will believe it! read more

Agents care about their pockets rather than their clients. I saw a unit which I really liked. it was a bit overpriced compared to similar units in the area. Made a reasonable offer which the agent rejected because of the lower commission he would have received. The unit is still vacant and the owner is obviously loosing more money compared to the difference in rent for an annual lease. read more

Currently renting a studio for about half a year now through Action Properties. The overall staff is very friendly and welcoming every time I see them. Phillip especially has been a tremendous support from small to large repairs that needed to be made on a timely manner. From the beginning, he made sure the studio was in great shape to move in, and communication between him has been prompt and professional.
