    Chicken and waffles
    Laurel W.

Great food. Staff was fantastic. Very cute small little breakfast lunch spot. Highly recommend stopping in, the food was absolutely fantastic. I got chicken and waffles so good. They have a build your own omelette two of my kids got that, still plenty left over for another meal. Every one enjoyed the food, if you're in the area stop in. You won't be disappointed!

    Chive Guy Breakfast Sandwich

By far the tastiest breakfast sandwich I've had in a while. I was going to stick with something that I would typically order (an omlette) when I saw this and had to try it. It didn't disappoint. From the chive cream cheese to the crunch of the hashbrown to the fresh roll, bacon and hot honey. . . I would highly recommend this menu item! The potatoes were also cooked to perfection. The service was friendly, the atmosphere small, but inviting. Thanks for having me.

Second time around - first time in 2018. Still a crowd pleaser so must be prepared to wait. They've since added a food truck to accommodate those that did not want to wait. Seating area is on the small side. Yes, yes, yes the food is good and tasty otherwise why else is there always a wait to eat here! What I want to highlight this time around is the one bakery item in the short list of bakery items... the PB cookie! Not only is it HUGE (size of dessert plate), it's delicious!!!! Not overly sweet but just right and chewy. I took a bite and immediately asked the waiter to add another to the bill. Big yums !!!

    Good morning burger

Super adorable place with an extensive brunch/breakfast menu. Prices and portions are great. Staff are very friendly and service was good. Food is tasty. I had the burger and it was cooked perfectly, juicy and quality. Fries were great. Pancakes were fluffy. Everything was fresh. Unfortunately, not a place for parties of more than 4, the space is really tight and they have no way of really combining tables.

The wait on a Friday (the one right after Labor Day) was about 40 minutes at 9 in the morning. However, we were able to place a to go order and eat it at their outdoor tables. It was ready in 10 minutes! I'd recommend this strategy for anyone else turned off by the wait time or in a bit of a time crunch. We really enjoyed all of our entrees. They were made to order and the ingredients were high quality. The portions were a decent size and we all left feeling full but not over-stuffed. The staff were nice and accommodating as well, making our drinks before our food was ready so we could enjoy them while waiting. I'd definitely recommend this spot for those looking for a tasty breakfast option with unique offerings. Someone in our group was vegan and was able to get a vegan option with tofu and beans, allowing for them to get a good amount of protein and nutrients in.

Have wanted to try this place for a long while. There's always a line waiting due to the face that it is a very small restaurant, but they pack you in tight so no secret conversations. The menu seems a bit pricey but the food is awesome. Everything we saw come out looked amazing. My wife and I split a byo omelette with sausage, bacon and cheddar cheese with raisin toast. The omelette tasted amazing and was plenty for the both of us. The bacon in the omelette was very thick and tasted great.

My husband and I were taking a weekend trip to Yarmouth and had yet to try this place for breakfast. We opted for takeout and going in to pick it up I loved the homey feel of the place! It's pretty small but it had a nice bar that added seats and it overlooks a display case of pretty pastries. The food was ready quickly with friendly staff at pickup. The food we got was excellent! I got the Green St. Breakfast Sandwich, my husband got the Farm Special and we shared the MC French Toast. The sandwich was good but the lemon vinaigrette on the greens part was overpowering to me. I added bacon to mine which helped to balance it out. The potatoes it came with though were AMAZING! They were tender and seasoned perfectly. Definitely some of the best I've had. My husband also enjoyed his meal and said everything was seasoned nicely as well. That French toast was definitely a guilty pleasure. It had maple syrup with Mexican chocolate on the bottom and it was nice and rich. If you have a sweet tooth this is a go to. Thank you to all of the staff for a great meal and experience!

5 star breakfast - my 20-something kids described the menu as millennial. The pricing is a tad steep but I think because the quality is high as well. We stopped on a Sunday and I'm so glad we did because that's donut hole day and we decided to try them and OmG they were amazing the day we went they were Cinnamon Toast Crunch donuts that were to die for. I had a buckwheat waffle with some kind of orangey butter stellar. We added this place to our must visit cape cod breakfast spots.

This place is amazing!!! Cutest atmosphere and AMAZING food. The strawberry jam is to die for. Such friendly staff as well. Highly recommend!

Cereal Milk Bread Pudding - incredible

Prepare yourself for a wait, especially on the weekends. But know that it will be well worth it. We came at 8am on a Sunday and were thrilled to only be quoted 20 minutes. Although it did end up being closer to 40, we had a nice time chatting with other patrons while we awaited our table. The restaurant is quaint, only a few tables and a few counter spaces. When we sat down, service was efficient and friendly. Food did take a little longer than I had expected, but by no means was it drastically long. We got a few things off the menu to truly get a good tasting of their style. What I notice most about this place is that they truly have a style. Unlike most of the other Cape breakfast joints, Ann & Fran"s shows off with creativity in their dishes. You aren't just getting the same old dish you can get down the road for a shorter wait time. What we got: The cereal milk bread pudding. Incredible. Fantastic. Can't get anything else like it on the Cape, maybe anywhere. 10/10. Must get if it's on the menu. Gogi Waffle. Also delicious. The scallion waffle was perfectly prepared and the five spice pork was incredibly tender and flavorful. Every ingredient on this dish played an important role and it all worked together. Kitchen sink: not my fave. The confit bacon was a tad chewier than I find enjoyable and it was lacking a little salt. I found the potatoes to be cut far too large for this dish and it could have used more gravy. To be fair, I wouldn't have chosen this dish anyways, but my father did. He also agreed that it was the only dish that wasn't fantastic. We also got a side of the corned beef hash. Best hash I have truly ever had. Must-order! Overall, my new favorite breakfast spot and I will certainly be back every time I venture to Cape Cod. Ann & Fran's: KEEP IT UPPPP!

The specials sign caught our eye from the street and immediately made us turn around and head back (my husband had been looking for a good chicken and waffles breakfast since we moved back here). We had never been before but cannot praise this spot enough! We were welcomed by the most kind staff and seated immediately within minutes they came to get our drink order and brought it over quickly. Food came out quickly and exceeded our expectations! Had great choices on the menus including plenty of vegetarian friendly options! Such a great spot with a cozy and welcoming atmosphere. Definitely stress the cozy part as there are a lot of tables in the establishment BUT it adds to the charm and maybe you shouldn't go out for breakfast if you don't want to be around others and perhaps order takeout or make it at home instead (: Also very clear that everything is made fresh in house down to their orange zest butter that went amazing with their toast! We will definitely be back!

    Chicken and waffles- highly recommend

So good we went twice on our trip! Ann and Fran's is a cute little spot with everything you need to start the day for breakfast. We had the chicken and waffles, only served on Saturdays but so good!! We also tried the avocado toast with an egg. Fresh orange juice hit the spot, and the cold brew coffee was strong and delicious. Everything was great and we can't wait to come back the next time we're on the cape!

    Harvest waffle

We were in the area visiting for a few days after the Christmas holiday and love to frequent small businesses rather than chains and this place stood out to me for the great reviews and because it features the names of my nana and aunt! We came here on our last day and couldn't have timed it any better because it was their last day before closing for the season and sat without a wait. I chose the harvest waffle with this orange flavored butter that was out of this world. Paired with fresh berries.... Mm mmmm mmm oh my god! My hubs had his usual egg special and we both agreed the sausage he ordered was better than my bacon. I will say I order bacon crispy because most places quite honestly use cheaper bacon, not this place... they're using the good stuff so it would've been better had I let them cook it less. All in all a delicious breakfast and we look forward to when we can return!

Everything was super fresh and well prepared!

This year we came back because of how outstanding last year was. I ordered the chili again, even though I knew it meant I probably wouldn't eat my whole meal. My friend ordered the fish and chips and upgraded to truffle fries. She said it was probably the best fish and chips she's had. Now... for my meal... I am not exaggerating... BEST meal I have EVER had. Ever. I had the cod. Baked. With pesto, and sun-dried tomatoes. Served with roasted potatoes and spinach. So flaky. So tender. Perfectly cooked. The flavor was something straight from heaven. Breaks my heart I'm not local. I'd eat this weekly. All of the staff is always so friendly. A gentleman also checked in... not sure if he's a manager or owner. This is a top notch place. I'll definitely be back.

The TV screens are perfectly placed, the bartenders are friendly and attentive, and the overall atmosphere is relaxed and welcoming. The pizza was excellent -- flavorful, hot, and done just right. We also tried the meatloaf, and it genuinely reminded us of our grandmother's from years ago -- comforting, hearty, and full of flavor. That's not something you find everywhere. Even in the middle of winter, the place had a warm, lively vibe. We ended up having a great conversation with someone we later found out was the owner -- just chatting about everyday life. That kind of genuine hospitality says a lot. Good food, great service, and an easygoing atmosphere. Thanks for a great experience -- we'll definitely be back!

My first glass of vinho verde wine was served at room temperature (the second was fine), and the side plate I was given was crusted with dried food residue. I also watched an employee behind the bar wipe her nose with her hand and then continue slicing citrus barehanded. The chicken empanadas were good but not particularly special. We also had one of the small pizzas, which was the best thing of the night, crispy and flavorful (with a little char at the edges, which we like). The decor is a little bananas (different shades of green between the walls, the napkins, the barstools, and the banquettes; five kinds of lighting fixtures; lots of sound and lighting items with exposed, hasty-looking wiring). The bathroom door doesn't really close and lock properly. And the restaurant is really loud, even half full. The writing on the menu, about family members and special recipes, tells me that there's pride here and real care about making a good restaurant. However, without the attention to detail (particularly cleanliness and hygiene!), that's kind of moot. Three stars instead of two here because the pizza was good and the staff obviously care about customers.
