    Second time around - first time in 2018. Still a crowd pleaser so must be prepared to wait. They've since added a food truck to accommodate those that did not want to wait. Seating area is on the small side. Yes, yes, yes the food is good and tasty otherwise why else is there always a wait to eat here! What I want to highlight this time around is the one bakery item in the short list of bakery items... the PB cookie! Not only is it HUGE (size of dessert plate), it's delicious!!!! Not overly sweet but just right and chewy. I took a bite and immediately asked the waiter to add another to the bill. Big yums !!!

    Super adorable place with an extensive brunch/breakfast menu. Prices and portions are great. Staff are very friendly and service was good. Food is tasty. I had the burger and it was cooked perfectly, juicy and quality. Fries were great. Pancakes were fluffy. Everything was fresh. Unfortunately, not a place for parties of more than 4, the space is really tight and they have no way of really combining tables.

    By far the tastiest breakfast sandwich I've had in a while. I was going to stick with something that I would typically order (an omlette) when I saw this and had to try it. It didn't disappoint. From the chive cream cheese to the crunch of the hashbrown to the fresh roll, bacon and hot honey. . . I would highly recommend this menu item! The potatoes were also cooked to perfection. The service was friendly, the atmosphere small, but inviting. Thanks for having me.

    The wait on a Friday (the one right after Labor Day) was about 40 minutes at 9 in the morning. However, we were able to place a to go order and eat it at their outdoor tables. It was ready in 10 minutes! I'd recommend this strategy for anyone else turned off by the wait time or in a bit of a time crunch. We really enjoyed all of our entrees. They were made to order and the ingredients were high quality. The portions were a decent size and we all left feeling full but not over-stuffed. The staff were nice and accommodating as well, making our drinks before our food was ready so we could enjoy them while waiting. I'd definitely recommend this spot for those looking for a tasty breakfast option with unique offerings. Someone in our group was vegan and was able to get a vegan option with tofu and beans, allowing for them to get a good amount of protein and nutrients in.

    Have wanted to try this place for a long while. There's always a line waiting due to the face that it is a very small restaurant, but they pack you in tight so no secret conversations. The menu seems a bit pricey but the food is awesome. Everything we saw come out looked amazing. My wife and I split a byo omelette with sausage, bacon and cheddar cheese with raisin toast. The omelette tasted amazing and was plenty for the both of us. The bacon in the omelette was very thick and tasted great.

    My husband and I were taking a weekend trip to Yarmouth and had yet to try this place for breakfast. We opted for takeout and going in to pick it up I loved the homey feel of the place! It's pretty small but it had a nice bar that added seats and it overlooks a display case of pretty pastries. The food was ready quickly with friendly staff at pickup. The food we got was excellent! I got the Green St. Breakfast Sandwich, my husband got the Farm Special and we shared the MC French Toast. The sandwich was good but the lemon vinaigrette on the greens part was overpowering to me. I added bacon to mine which helped to balance it out. The potatoes it came with though were AMAZING! They were tender and seasoned perfectly. Definitely some of the best I've had. My husband also enjoyed his meal and said everything was seasoned nicely as well. That French toast was definitely a guilty pleasure. It had maple syrup with Mexican chocolate on the bottom and it was nice and rich. If you have a sweet tooth this is a go to. Thank you to all of the staff for a great meal and experience!

    5 star breakfast - my 20-something kids described the menu as millennial. The pricing is a tad steep but I think because the quality is high as well. We stopped on a Sunday and I'm so glad we did because that's donut hole day and we decided to try them and OmG they were amazing the day we went they were Cinnamon Toast Crunch donuts that were to die for. I had a buckwheat waffle with some kind of orangey butter stellar. We added this place to our must visit cape cod breakfast spots.

    Prepare yourself for a wait, especially on the weekends. But know that it will be well worth it. We came at 8am on a Sunday and were thrilled to only be quoted 20 minutes. Although it did end up being closer to 40, we had a nice time chatting with other patrons while we awaited our table. The restaurant is quaint, only a few tables and a few counter spaces. When we sat down, service was efficient and friendly. Food did take a little longer than I had expected, but by no means was it drastically long. We got a few things off the menu to truly get a good tasting of their style. What I notice most about this place is that they truly have a style. Unlike most of the other Cape breakfast joints, Ann & Fran"s shows off with creativity in their dishes. You aren't just getting the same old dish you can get down the road for a shorter wait time. What we got: The cereal milk bread pudding. Incredible. Fantastic. Can't get anything else like it on the Cape, maybe anywhere. 10/10. Must get if it's on the menu. Gogi Waffle. Also delicious. The scallion waffle was perfectly prepared and the five spice pork was incredibly tender and flavorful. Every ingredient on this dish played an important role and it all worked together. Kitchen sink: not my fave. The confit bacon was a tad chewier than I find enjoyable and it was lacking a little salt. I found the potatoes to be cut far too large for this dish and it could have used more gravy. To be fair, I wouldn't have chosen this dish anyways, but my father did. He also agreed that it was the only dish that wasn't fantastic. We also got a side of the corned beef hash. Best hash I have truly ever had. Must-order! Overall, my new favorite breakfast spot and I will certainly be back every time I venture to Cape Cod. Ann & Fran's: KEEP IT UPPPP!

I'd skip and just order anything with corned beef!

All the road work going on MA 28 was also incentive, as we could get there without traveling on it from where we were staying. We were also told several times to get their grilled breads (if you weren't gluten-free, of course). The complimentary coffee in the waiting area was a nice tough as well. It certainly lived up to the recommendations. We had maybe a 3 minute wait for a table on a busy Friday morning. There were lots of specials on the blackboards on the side wall. Coffee came out quickly; it was piping hot and mellow, with very frequent refills. I did try the bread, an apple-cranberry, grilled/toasted medium with a pat of butter for extra yum. I opted for the hash Benedict with fruit instead of potatoes. I got potatoes by mistake anyway, but they immediately brought over the fruit. The eggs were perfectly cooked, the Hollandaise was flavorful, and the hash was crisp and not greasy at all. Now it's my turn to be a good friend and pass the recommendations forward for others.
