Not a fan of the property management, especially the girl named Hayley who helps out from another office that is not even Atlantis Properties. They tell you to go to property manager, but he is not there when you need him, Hayley doesn't reply or answer her phone, if she does, she tells you what you want to hear. That's why I go straight to the property management office when there is an issue, not like it does anything there either. Recently they ripped out the carpet in the hallways, it took the people they hired over a month, which they put on the notices that it will only take a week, right. They stated that the new look we would love, well when you tell us we cannot leave our apartment from 9pm to 6am because the flooring guys are working, I'm not going to be too fond of the look. They thought ripping out the carpet would probably keep a clean look, the hardwood floors are dark, someone needs to keep on top of it, but they don't, dust bunnies everywhere, among crap that is brought in by people walking. Lived there for 8 months now and it took them 7 months to give us a key to the front door, by the way it doesn't work. So we have two useless keys that do not work. They were supposed to change out the washer and dryer for a new one two months ago, still waiting for that to happen, in the mean time it's really convenient to have to take it to the laundry mat down the street. Least at the laundry mat, there is more than one washer and dryer, not like there isn't 16 apartments in our building. The only person in that office that is responsive when there is an issue and actually acts like he cares is Brad, everyone else is rude and worthless. Maybe this Louis guy who is the owner needs to assess the people he hired and actually do something about it. If people are seriously talking this bad about my management team, I'd be embarrassed. If they try to jack our rent up when our lease ends, I will most definitely move and not think twice to ever rent from them again. Least living in San Jose there is rent control, can't possibly raise it that high. read more

Terrible experience! We were moving back to the Bay Area in the pandemic. It took them 6 days to process our application, we gave them reference letters, every document under the sun, 5 years tax returns, our credit is in the 700's. Then finally they say that they need to approve our dogs through the landlord, fair enough. The next morning I get an email saying that the dogs have been approved by the landlord, and they will finish processing our application. Wonderful! We dance with delight, called our whole family and told them we got the place, AND transferred our Union to the area and secured a job. The next day I receive an email saying that since I had 2 late payments on my CC in 2 years... what??? We couldn't believe it! We gave 10 local references. This is beyond inconvenient, and stressful, Atlantis! Maybe run your FBI, ninja, credit scan first, before having people pay $70 for application fees, lead people on for a week, approving pets, call references, and have people send you all of their financial documents. Cold and heartless, we offered an extra deposit, begged and pleaded. read more

Mixed feelings. These folks jacked up my rent like clockwork until I couldn't afford to live there anymore. (Helooooo Silicon Valley!!!) Some problems in the building got immediate attention, some (after five years) never did. (Example: The building's code, after years of deliveries and tenants, remained 1-2-3-4. Seriously -- is it THAT hard to change every year or so?) They did me solid when I moved out, though. I'd go three and a half stars if that were available but can't bump it to four. read more

So i've waited almost a month after i've moved in to write this review and it's been okay for me. When I first moved into my apartment, I noticed some...ugh....baby cockroach here and there. Very next morning I called Atlantis Properties and the guy in charge of my property said okay we'll call the exterminator right now and setup and appointment. He hung up and I thought to myself, oh great, here comes the days maybe weeks of delays. But no more than 7 mins later, I received a phone call from the exterminator company and they were coming the very next day! I've had some other hiccups like my laundry room key wasn't working but the building maintenance guys happened to be around and they swapped the key for me. I was told that I had to go to USPS to get my mailbox key's but they failed to tell me it costs $35 for me to get one and up to a 1 week waiting period(which they did take the whole week). But besides those little things, i'm not bothered by their service thus far. I will be making a phone call to them about a couple other stuff. I suppose i'll write a follow up review on them when the time comes. read more

If I could give them a minus one star I would. They were hired to manage a property for an estate. They did a totally unauthorized re-piping repair without getting approval of the estate for $2800 then deducted it from the rent. First they claimed it was for a water pipe run from the street to the house under the driveway and garage to the home when there was no evidence the garage or driveway was torn up and that work had been done two years earlier. Then they claimed the tenant called in a gas leak at another managed property and the gas company mistakenly went to this house and found non-code polyethylene pipe that had to be replaced. My son finished his one year lease in San Jose. Before he moved out we cleaned the property very well hoping to get the deposit back. Even the wear and tear was charged and the cleaning. The property lacks maintenance and it's so old . Within six months after my son moved in , his place was broken in. I would not recommend this property at all. read more

We have been very happy with our experience renting through Atlantis Properties. Toby helped us find our place and was very accommodating in working with our schedule as we went around town looking at places (we moved from out of town). They have always been prompt about any complaints, Louis responds almost instantly to all e-mails and maintenance requests. The pest control and electrical and maintenance businesses they use are always prompt and friendly. Any concerns we've brought up are dealt with quickly and to our satisfaction. They did want to raise our rent after a year (and they gave us over a month's notice which we appreciated), but we agreed to sign another year lease to keep it the same as before, and they were willing to accommodate that. So really we have no complaints! They have done an excellent job of managing for us and it's like they're here in town and not over the hill! We have had a very good overall experience with Atlantis Properties. read more

Lacked to post certain information for the application process. Put excess amount of time and resources into applying for a home only to be rejected for something that was not posted in the listing. We had to ask for a refund due to their lack of detail. Also, made us lose our opportunity to fix the issue in time for the home before it was taken. We might consider using this agency again but it's almost better just to use a site such as craigslist. read more

I am set to move from my apartment of 8 years. Louis and Atlantis Properties assumed the management of the property almost 4 years ago (to the best of my recollection). I have to say, I am sad to leave an Atlantis property. While living in Silicon Valley is challenging (for obvious economic reasons), my personal experience with Atlantis has been first-rate. Louis and his team have been gracious, accommodating, responsive, professional and communicative throughout the years. Louis responds almost instantly to any and all requests and concerns. As an aside, I read a review referencing discrimination. Not to take away from the reviewers experience but I am a single mom and Latina and have been treated with respect and professionalism always and without exception. 8/16 - I submitted an application for a house in Antonio Road. I paid the application fee. 8/17 - I called in, they requested additional information. 8/18 - I submitted the additional information. They told me it would take 24 hours to review. 8/19 - I called in, they said that I was first in line because another applicant got rejected. They also told me that they need 24-48 hours to respond to my application. 8/20 - I called in, talked to Andrew. He mentioned that I was third in line (yes, I got moved). Still no response on the application. 8/21 - I got accepted to schedule a visit. Stacy was really nice and kind, the property was pretty much as described and expected. 8/24 - I got a rejection email saying that my application does not meet the required income of 3 times the rent. Combining my income with my house mate income we are in 4 times the rent. ----- I asked to talk to a manager, and they ignored my request, and tried to put me on the phone with a "property manager", and didn't even get me in the phone with them. Ronic did not show himself worried about my frustration at all. Based on other reviews, my assumption is that they found somebody with more income than myself and my housemate, and decided to pick the wealthiest person, but gave a lame excuse for that. If there is any manager of this company and wants to have a conversation, my phone number is in your records. And I have all the emails sent by your employees to prove what I am saying is true. Things collapse under their own weight. Improve your services, be empathetic with your customers. read more

I had signed a lease and purchased renter's insurance for a unit with Atlantis Properties. I emailed Jason a question about how I should pay my deposit and received a response 3 days later. The following day, he sent me a reminder that I needed to pay my deposit or they would give the unit to someone else. Less than 8 hours later, I responded that I would get the deposit in as soon as possible. He emailed back saying he had already moved on to someone else. I don't check my email multiple times per day. I didn't even have the chance to send it in. Why even send an email reminder if an 8 hr response is not quick enough? I had already started making specific plans to live at this residence regarding furniture and my commute. My deposit was slightly delayed because I had questions and was figuring out how to send a wire transfer. It was incredibly frustrating that I was given no flexibility. I did not rent with Atlantis, so I cannot speak to that. read more

Looking for a place to rent and upon calling this company inquiring about a property that they had posted on Craigslist, the lady I was speaking to told me to go to their website to look at the schedule of dates and times they will be showing for the specific property I am interested in renting. She would not assist me to find out, over the phone, what days and times that the property was being shown ... as she stated there are numerous property listings. Too much work for her I suppose. Lack of customer service is an understatement here ... and from reading the abundance of negative posts of current and past tenants, I will definitely not rent from this company. read more

Just moved out of one of the properties managed by them. Nickel and dimed us for everything, even things that were normal wear and tear. Charged us for replacing a cheap microwave that barely worked and charged over $600 for painting the interior that didn't need it. Don't expect your deposit back with these shysters. read more

They moved very quickly utilizing their professional resources and found a good tenant for me within a reasonable period of time. This is the worst property management company I have ever dealt with. First off, when I moved in the rent was $895.. not bad for living in downtown San Jose a year and a half ago. I needed a place to move into so I jumped on it. The managers have ZERO personality and respect. The place looks like a complete dump from the outside and inside. Hasn't been updated in years! They paint over any problems outside. And the steps going upstairs are falling apart as well as the tiles outside. They upped my rent after living there a little over a year. I have contacted that numerous of times to come fix things at the property and in my apartment and it never gets done. Also they advertise 600 sq ft apartments.. I added up the measurements of the area, its not even 500 sq ft. FALSE ADVERTISING! And if you have a service animal be careful, Luis will come and give you a three day notice to vacate stating a service animal is considered a pet and once you are done fighting that one of many battles he will then harass you by telling you he needs to see all of your dogs documentations, badges and doctors notes.. without being educated on knowing the ADA law of a service animal. I moved out a month ago and get a itemized list in the mail of my deductions from the security deposit. HAHAHA they are trying to charge me for things that they chose not to fix when I contacted them, and are trying to get back at me for getting out of my notice to vacate under 30 days since the place is un habitable because the main wooden stairs are falling apart and ready to crumble at any moment. They also said it would take two months for the stairs to be fix.. In my kitchen above the stove was a paper plate that had been taped over to cover up a hole, slapped on paint in the bathroom where something was peeled off the wall too but they want to charge me $320 to patch holes and repaint. And if a light has been burnt out since you moved in you will have to pay $25-35 dollars to replace that as well. Be careful before you decided to use this so called company. They are a joke and will have it out for you in the end with nickle and diming you to pay for their upgrades. The prices for the units are a joke too! They don't care about you they just want your money. SAVE YOUR MONEY!! read more

It sounds like I might have dodged a bullet. I was over in the Santa Cruz area today looking for an apartment. We had made arrangements to meet for a showing at 5:30 in Aptos, followed by another at 6:00 in Santa Cruz. I rushed to make it to the apartment in Aptos on time, and waited about 15 minutes before I called to see what the story was. At least they answered the phone, but I was told the showing had been canceled. When I said it would have been great if someone had called me. I asked if the next showing was also canceled and he said that is why the first one was canceled, because of the second one!! Duh, I am the second showing!! I told them I wouldn't do business with them. Too bad, I am sure they get a commission when they fill an apartment, they lost out. read more

Atlantis has been handling my four-bedroom house in Silicon Valley for just under two years. It's been a great ride. David G. introduced himself via letter and email when my former property manager retired and arranged the transition. Don't know the details on how the two entities hooked up but it was a good move! Both David and Louis have been prompt and helpful and at the same time, professional, but not in that stuffy manner financial people sometimes radiate. The information flow is good and organized. Early on, I discovered that they visit my property on their own initiative and also went out one or two times when I was concerned about something. We were charging below-market rent for many years. Far too many. I had gone along with my former manager, who was a veteran at managing/coping during the region's economic ups and downs and believed stability was paramount. But it was a new day and a new management team/partner. David heard me out, quickly pulled some data, came up with amounts that we both thought were fair and assisted me. All went smoothly. If there have been any problems with the tenant, no reports have reached me. Guess most people would say that's a sign the property manager is doing her/his job. I have never been left wondering and/or unsatisfied after a call with Atlantis. That counts for something these days! There's only one downside and it sure isn't Atlantis' fault. Whenever their snail mail shows up, I'm reminded of how much I miss the area, the house and the delicious bounty from the fruit trees and vegetable garden that delighted mom. Lou is the owner of this company and He managed a 4PLEX in Campbell/San Jose that I owned. He was honest and did a wonderful job dealing with tenants. Most of the bad reviews here are from tenants that were probably not satisfied by the owner's response to repairs; the property manager generally works with the owner on cost issues, so not fair to give him a bad review. In my 4plex he helped me evict a few people and really did a good job gaining the trust of other tenants. His paperwork was on time and he was very organized. He is a small operation, so he probably does single family homes and 4-8 unit buildings. read more

Just signed a contract with Louis for managing our 8-plex in San Jose. We bought the property recently and looked for a responsible/reputable property manager in the area. After a long search, and many interviews with several companies, we picked Louis of Atlantis properties on the following reasons: - they are one of the few recommended companies from California Apartment Assn; - they are very professional and responsive from all the phone calls, on-site interview, and email requests that we made; - their fee structure seems to be straightforward, and reasonable; - most of the yelper (all the property owners) comments are great; - Lou seemed to be very experienced in taking over an apartment and having a strategy of transforming it to a better investment. We had very bad experience with other property managers before in the past. So far, we are having high hope that Atlantis is the company we can depend on for the future. I will update this post in a few months. Hopefully, we can be comfortable enough at that time to turn more of our rental properties into Atlantis hands. read more
