I normally wouldn't even deal with companies that do not deal with mobile homes since I own one. But I called Bay Area Rodent Exlusions and I talked to Paula, who seemed very nice, and even scheduled an appointment for them to do an inspection (I suspected I had a rodent problem and wanted to have my crawlspace insullation checked or replaced and have any gaps around the skirtiing sealed off to keep any rodents out. After scheduling the appointment Paula called me back and left a message that they do not do mobile homes. She said she was a new employee and that she only found out from the owner after talking to me that they could not do an inspection on my property. I don't blame Paula for any being misadvised, but I would definately give these guys a bad rating just based on the fact that they snub mobile homes. read more

He gave us thorough recommendations for both - including telling us that the second property really didn't need any work. He also explained cost-effective ways for us to prevent further rodent incursions in the future. He knows his rodents! Paula who we communicated with over the phone and email was also super helpful and responsive. She was always very professional and got back to us right away. The reason I am being specific about Bryan and Paula is there was an issue. HOWEVER, as soon as I told them about it Bryan did something most businesses rarely do these days - he called and apologized. Then he sent the crew back and they fixed it. He made it right. AND the issue was fixed in timely manner so that an event I have coming up was not affected. Obviously the people running this business understand integrity and good customer service. My tenant was referred to Bay Area Rodent Solutions(BARS) by Terminix as a rodent removal service. There was a dead rodent on the flue above the microwave and the company engaged in a deceptive bait and switch practice, trying to get $1500 for rodent exclusion services instead of $150 they quoted to remove the rodent as they'd been hired to do. The Tenant requested and I authorized to BARS remove the dead rodent. I left them a VM authorizing only the rodent removal and giving explicit detailed instructions as to how to do so by removing the microwave, opening the flap at the bottom of the flue and replacing the microwave. The rep shows up and instead starts an "inspection" at the end of which he refuses to remove the dead rodent. I suspect he was a "rodent exclusion services" sales agent and not a "rodent removal service technician." Their office calls after to say that the $150 inspection is ready to send to me. I object that I don't want an inspection and authorized only the rodent removal. Bottom Line is this: Paula in the BARS office agreed in arrears 2 days later to perform the dead rodent removal as authorized, Debbie in the BARS office called back the next day and refused to honor Paula's remedy. They're billing for the unauthorized inspection they did and were vague about what they wanted permission to do until after they did it all along. I've saved their voice mails. They used a thoroughly disgusting set of high pressure strong arm bait and switch tactics on myself and my Tenant. Regards, Bob read more

I hired Rodent Solution based on Yelp review and had them come out last spring. Nice folks but not effective as far as finding the mice's points of entry and stopping them from coming inside the house. $1500 later we still have a mouse problem. I can't figure out what I got for the money. What a waste! In response to the owner's message below, my check was made out to Bay Area Rodent Solutions so I don't think I reviewed the wrong company. I paid for exclusion and cleanup. Didn't get any value for the exclusion. All I got was an overpriced, mediocre cleanup. This fall I heard a lot of 'roof rat' activity above the ceiling in my one-story home. This was particularly irritating at night. I was referred to this outfit and scheduled an appointment. I was visited by Bryan who spent quite a bit of time on the roof, in the attic and under the house. He identified numerous entry points. I told Bryan that I was going to replace the roof next year. He indicated that the work that his crew would accomplish on the roof would be mostly destroyed during the reroofing process. He proposed a less robust but cheaper solution to the entry points associated with the roof. This should last me until I can get the new roof, then they will need to perform a permanent fix for these entry points. Bryan's crew arrived a few weeks later and spent about four hours working on the roof and sealing the areas near the foundation. Bryan was very clear that they would not do anything about rats that became trapped in the ceiling area because of their work. I could handle this myself or hire an exterminator. I chose to use some 'old-fashioned' rat traps and caught 3 of them. After a few weeks I haven't heard any further rat activity. The crew from Bay Area Rodent Solutions just left our house and I wanted to give a shout-out to the three-man crew that worked here all day - Adam, Steven and Xavier. Our home had numerous access points for critters, so Adam, Steven and Xavier had to identify each and every vent, hole or crack around our whole house, then customize a solution for each access point. They even went so far as to build a new crawl space door to cover a potential access point. When the job was finished, Adam walked me around the house and showed me their work. Heard something "scurrying" around in the attic. Called Stanley and he came out to quote the job. The quote was on the high-end, but the online reviews and my meeting with Stanley instilled confidence in this company over others. We put the job on hold for about a month as the "scurrying" went away. Recently, we heard the "scurrying" again and Bay Area Rodent Solutions was at our home within a couple days. The guys showed up and got right to work. They were very knowledgeable and sealed up the entire perimeter of our house and explained what they were doing. The idea is some neighborhoods simply have mice / rats. There is little that can be done about it. What can be done is to ensure they can't get into your house. With 3 small children, it is important that rats or mice do not make our home, their home. It has only been a day since they did their work, but from what I've seen...our home is now "bullet proof". They installed new vents where needed and cemented small holes to prevent access. Very professional and good workmanship. It also helps that they have a 1 year guarantee so if they missed an entry point, they will come out and fix it. Thanks guys! read more

If I could give 6 starts, I would. These guys were amazing. From the first consultation through to the end of construction, all has been perfect. The crews are courteous and communicative. Perhaps it is because I have had some bad luck and crappy service with other contractors recently, but these guys were great compared to all the others. I can't comment on the actual effectiveness of the work yet, but already it seems like there are fewer crawling sounds in the walls after just 1 day. I have a 3 year warranty on the work they did. I've had a number of services come out to the house. Bryan is the one who figured out where the rodents got into the basement. It wasn't easy. He searched the crawl spaces for over 30 minutes with equipment including camera and mirrors. Terrific job. We used Bay Area Rodent Solutions for a rat infestation problem in the crawl space of our Palo Alto Home, in August 2012. We talked to several pest control companies and their approach to clean up and avoid future problems seemed most prudent. They did rodent removal, clean-up and exclusion. He helped us narrow down the location of the critter, but advised us honestly that it wasn't going to be worth it to tear up our walls and ceilings looking for it. Follow-up inspection this week at our place since the painters who came in December messed up the great sealing done several years ago by Bay Area Rodent Solutions. I saw the tiny droppings in my house and later saw a mice in the kitchen. Since I saw good rating for this company on Yelp, I gave them a call. They came and said that the droppings were from mice and rats. He looked around the house for places from where these creatures could have gotten in and suggested closing out all those entry points. The price they quoted ($710) seemed a bit too much. I asked for a discount but he said there was quite a bit of work. He also gave me the option of trapping the rats myself or they can do that for $350. Since I am not comfortable putting these things under the crawl space and attic, I asked them to do the trappings themselves. They showed up for work at around 10:30 and the work was done by 12pm. A cool $710 for 1:30 hours of work! I would like to be in this business. The person who lays the trap comes back every 10 days to check on them. At least that is what they told me. I called when he did not come back for 2 weeks. They said that he will come there next week and I said that it will be 21 days then. So they asked me if I can be home by 4pm. So I rushed home to be there by 4pm and this guys shows up at 5:30pm! Again same thing happens next time. 2 weeks later nobody comes to check the trap and I call them again and ask them if it is my job to remind them. They don't say anything but send someone over the next day. So all in all there were 5 such visit and no rats or mice were trapped. When I asked how come they did not catch any rats, they said that it could have escaped when I opened the door or when they made noise during laying the traps, etc. I knew the rats were there even after they closed the openings because I could see the droppings for month afterwards. Now I don't see them which means they might have escaped through some other opening! If this is the case, they may come back again. All in all, very expensive, and if you are expecting them to trap any rats, don't hold your breath! No idea why my Yelp! review has been put in the filter section. read more

However after a few weeks we kept hearing critters in the attic. It seems a couple of access points were overlooked. We called. The office and landlord worked out the details. They did not cover the clothes in the closet when they went into the attic . They cleaned up the top shelf but took no responsibility for cleaning the clothes. When we reported it to the office they said the foreman asked us & we declined to have the clothes covered. We did not and then they lied about us saying we did. What person in there right mind would allow a ladder on top of there dress clothes and tools & trash over our clothes. Plus dragged rat shit over them. It's not what goes wrong on a project that bothers me it how they solve the problem that makes the difference. This company has poor communication problems & hires idiots to work for them. I am the renter and did not pay for this project but the crew still tried to collect the bill for work done from me at the end until I called my landlord and straighten that part out also. My landlord got the project started in the morning and then left with all the instructions of payment and also found out that they promised to cover the clothes but did not & lied to boot. The previous work done the year before was done by better crew but this one was a disaster. We were amazed at the work BARS did for us. We have been having rodent problems for years. And for years we have had Killroy set traps and pick up dead animals without really helping us solve our issues. Well, that all changed on Monday when Stanley Bapu, Rodent Specialist from BARS spent 3 1/2 hours doing a free inspection in an effort to figure out where the rats were entering our crawl space. 3 1/2 hours! He was very thorough and very practical. He could have told us that we needed work in the attic and crawl space and we would have believed him. However, he said that our attic was clear and that the entry appeared to be around the foundation of our house. On Tuesday, his crew of three very professional exterminators sealed, with screen and cement, the areas suspected of being entry points. We wanted to go to war against these disgusting critters and Stanley and his crew allowed us to do exactly that. I will be very surprised if we hear any more rats in our walls but if we do, I am calling Bay Area Rodent Solutions to solve the problem. read more

I highly recommend BARS for all pest exclusion and sanitation work. I live near the foothills of Saratoga, an area full of critters, and have had problems with roof rats making their nests in the attic & crawlspace. We used a local pest control company to help us and they seemed to stop the problem. However, a plumber recently left a hole open near the foundation of our home. Our gardeners baited for garden pests and rats ate the poison and died under our house. Then came the smell and black flies.... yuck! My local pest control company recommended BARS. (I also saw an ad for BARS in the Mercury News and did research through Yelp and the BBB.) I called and received an appointment for a consultation the next day. Brian did a thorough inspection, took photos, and showed me the likely access points. He recommended "exclusion work". Brian also showed me areas of the attic that had no insulation and rolls of insulation that had been left in the attic during a prior remodel. The house is over 50 years old and had been remodeled at least 3 times. Knowing that there had been many infestations over the years, I opted to have all the old attic and crawl space insulation removed, sanitized and replaced with their eco-friendly insulation. I'm very happy that I did! To be honest, I was surprised at the cost to do the work. I quickly called for more estimates, and found the bid to be fair. By the time BARS was done, I thought the cost was a bargain. Work started in just a few days and the job was scheduled to take 3 full days. The job actually took 5 days to complete. There was a full crew (5-6 men) here for 3 days. Because other jobs had been scheduled for the following days, only a partial crew was available to finish (2-3 men). The job was much more difficult than expected with many hard-to-access areas. Brian took pictures before and after the job so I could see the difference. BARS did a complete and thorough job. Brian even painted the new screens to match the house. The crew and the office staff were extremely professional and courteous throughout the process. Note: This is a DIRTY job. My attic and crawlspace access points (small 2'x2' square openings) are located in the middle of the house. Brian's crew sealed up the impacted areas with plastic sheeting, tarps, etc. Over 6000 square feet of old insulation, rat nests, etc, had to come out through those two openings. Thank goodness they have huge vacuums to remove the worst debris. Unfortunately, there must have been a small opening in the plastic in the room with the crawlspace access. The crawlspace is composed of red clay dirt and some of the clay dust migrated into the room. When I showed Brian, he called Stanley and they offered to pay for a visit by house cleaners. Our landlord wanted to hire a cheaper company, but I insisted on Bay Area Rodent Solutions, and I am so glad I did. With Bay Area Rodent Solutions the whole job is done all at once. They do the excluding, removal of critters and old insulation,etc and then clean, decontaminate and put in all new high quality insulation. Having one service company do all of the work is so much easier. For all the work they do, this is a bargain!!! Three months after we moved in we discovered that the house we recently rented has had a rodent problem for years that was never fully addressed. All of the insulation had to be removed from the attic and the crawl space also needed cleaning out. This was a huge job!!! COMPLETELY UNPROFESSIONAL. I would give this business 0 stars if Yelp allowed it. I called Bay Area Rodent Solutions this morning to schedule an estimate for a pest problem I currently have and was unfortunately connected to Victoria. My experience with Victoria absolutely confused me. When we initially started our conversation, everything was fine. Victoria was working with me to find a day that would work with my schedule. I then asked questions about how the work for cleaning up rat feces in the crawl space would be handled and what type of vacuum would be used since I had concerns about contamination being kicked back into my living space. This is a concern since breathing in the contamination can cause serious health issues. I was cordial and inquisitive as I was trying to educate myself on the process. I was literally on the phone with Victoria for less than 5 mins and next thing I know she randomly stops talking to me and I can hear her in the background saying, "Can you help her please she's getting on my nerves?!!" Uhh, what??? I thought this was some kind of joke. This woman literally went from fine to aggravated in a matter of seconds and I saw no indications why. Next thing I know, a totally new representative hops on the phone and introduces herself to me as Paula. Shocked, I asked her for her name again to make sure I'm speaking to a totally different person. I then realized that Victoria was so rude as to abandon me in the middle of our call and pass me along to someone else because she's inadequate to work in customer service. Victoria seems like she could only handle scheduling appointments, and evidently nothing else. Immediately realizing what had just happened, I pointed out to Paula that I heard very loud and clear that Victoria just insulted me and that I would not be using their services. Paula tries to convince me that I misheard but not a chance. No way am I paying these people for their services after such a rude and unprofessional experience that was completely uncalled for. I'm so baffled as to what had happened. I told them I'd Yelp about it. I truly urge others to look elsewhere before even picking up the phone to connect with this business. If THIS is how they treat their prospects before the actual work, I don't even know how they would be handle actual clients' issues. BEWARE! read more

I'm writing this because this Bay Area Rodent Solutions and in particular, Stanley and Bryan, have given me outstanding service. 4 years ago I heard rats in the attic and walls and smelled rat urine. Stanley responded to my call by sealing all the holes in the house, crawl space and roof and setting traps to prove that the house was sealed. This ended the problem completely. Last week I again heard the noise and smelled the urine. I called Stanley. Bryan came out the next day and completely inspected the house, roof and crawl space and found 2 areas of access for rats. He sealed these. He did not charge me for this service. The problem is again solved. These guys really have outstanding service as their goal. read more

An easy five stars. From animal habits, to creative catching techniques, to roofing options, these guys KNOW what they are doing. They cleaned and sealed our roof to rid us of the rat infestation. A few months later a rat created a new opening and BARS was there with in hours of my phone call, found the hole, and sealed it. They also educated us on what we can do to prevent future infestation (trimming trees by house, etc). A year later, we could hear squirrels clawing on the roof and were concerned that they may create a hole, like the rat had. BARS went up on the roof to check it out, free of charge, and informed us that it was not a nesting spot, but rather a place where the squirrels were sharpening their teeth and claws, thus no need to worry. I love the service, I love the knowledge, I love that they stand by quality of their work. A wonderful company that also seems to have happy employees, which I think says a lot. Amazing hard working crew! I had a major rat infestation in my house, with the critters eating through the air ducts under my house (insulation was flying up through the vents when the air conditioning came on!). I had another company trap the critters but needed to clean out under the house in order to have the air ducts replaced. Bryan came out quickly to give me a quote and to discuss my problem. Almost immediately he gave me a quick date and a crew of three hard working young men, spent the entire day under my house and in the attic crawl space, removing contaminated insulation and the debris from the critters. They then sanitized the area and went around the house, doing major repair to any and all access points. They replaced all the older vent screens at ground level with strong and better secured metal bolted screens. They also added metal and where needed, or cement, to close off any additional points in the roof and ground level. Great job! Highly recommended! I had an apt today but because the inspector was done on the previous job early, they called to cancel mine unless I could leave work to run home as it would be too inconvenient for him to keep my appointment. The extremely nice woman on the phone wanted to reschedule to another day but I asked her what is the guarantee he will keep the next one if it becomes inconvenient for him. We had found rat droppings in our house. I found this company on Yelp. They came in September and sealed the house from outside. A few weeks ago, we found the traces of rats again. They came again and found out that they had missed one point of entry which was hidden behind some bushes. They fixed it and as we have a 1-year guarantee, there was no charge. Brian is a professional, and he had a crew at my house within two days to take everything out of my attic and garage, sanitize, and clean. They also took a load to the dump for us. Great service! I have had mice/rat problems since August. I had a pest control company treat with poison. It did kill some but didn't fix the problem because I had so many openings on the outside of my home. I called Bay Area Rodent Solutions and spoke with the Office Manager/Coordinator, Paula who was extremely helpful in getting someone to my home immediately. She scheduled Stanley, the owner, to come out and check what needed to be done. Stanley spent at least an hour to an-hour-and-a-half inspecting every possible opening, of which there were many. The following week, Brian, the Manager, came and started working on correcting all these areas. What a great person! He explained what he was doing and showed me all the openings that existed. For example, under my Bay Window, the opening had not been closed off by the people who installed it. I might as well have put out a welcome mat for these rodents. Yuck! Later in the day, Brian was joined by Danny, one of the employees who helped, with the job. These guys are the greatest and it took most of the day to complete the work. I know I have to continue getting rid of these pesky creatures, but I am reassured that none will be entering from the outside of my home. We have an 1890 2 unit building in San Francisco that was infested with mice. Stanley came out and spent great deal of time going over the entire building, including crawling under the house. He submitted a plan along with a cost breakdown to rectify the problem. His crew came out and spent the day covering the entry points and replaced the insulation, which they covered so rodents will not have access to it.
