    This review is strictly on the Vietnamese iced coffee. A couple of weeks ago, I stopped by this new coffee shop for a cup of coffee and was genuinely impressed. The interior décor was stylish and inviting, with comfortable leather chairs, kiosk ordering, and a nice outdoor seating area. The price seemed fair as well -- an iced coffee was about $5.50 plus tax, totaling $5.99 at the time of this review. The drink was served in an attractive cup, the presentation was excellent, and the coffee itself was very good. Because of that positive first impression, I returned several times over the next two weeks. In and out quickly by using the convenience kiosk. However, during my most recent visit, I noticed some disappointing changes. After placing my usual order at the kiosk, the people who placed their order after me got their drinks first (fancy tea etc. ). I asked the employee and he had to look up my order and then went to the back to make it. A short time later, I was handed my coffee in a different cup that appeared noticeably smaller, despite being the same price. The original presentation that made the experience feel unique was gone, and it now felt like any ordinary coffee shop. I politely asked the employee if I had ordered the correct drink, and he confirmed that they had switched to a new cup but stated it was still the same size. I mentioned that it did not appear to be the same, but I left it at that. Unfortunately, the interaction felt dismissive and somewhat rude. The shop was completely empty at the time, which may have simply been due to the hour, but it also made me wonder whether these recent changes have affected customer satisfaction. Personally, the experience left me disappointed enough that I do not plan to return. It felt like a "bait and switch" situation -- attracting customers with one experience and then quietly reducing the quality afterward. I truly wanted to support this new business because it has great potential. My recommendation would be to stick with the original presentation and experience that helped attract new customers in the first place. I had to go home and compared the old cup with the new cup. The difference is clear in the photos. I believed it went from 20oz to 16oz? I'm not sure, but the new cup is definitely smaller. I don't mind paying an extra .50 for the same original cup if it was offered.

    Stopped by here to get a sandwich after work. Been wanting to check this place out for a while now. Exterior is nice and clean. Interior is really fancy and inviting. Clean interior, didn't get a chance to see the restrooms. Menu is pretty simple but that's not a bad thing. Staff was pretty friendly and professional. Now the reason for the 4 stars, I didn't think the sandwich was work $15. I know a few other spots that offer great sandwiches for way less. I think maybe it's because this place is more of a cafe and also because it's a fancy. Didn't know it's technically 2 restaurants in 1, Either way the price for a single sandwich is a little high. Still I recommend this spot for anyone who hasn't tried this place yet.

    OK in all fairness I wanted to try this place because of "Nate Eats"... so I decided tonight was the night! The place is BEAUTIFUL inside, but I'm not sure it's going to make it on beauty alone... Picked the Five Spice Pork Banh Mi and it was just "meh" There wasn't enough veggies in the sandwich IMO and I agree with another Yelper that it's hard to pay $9 for a Banh Mi when other places (not naming names) still give you "buy two, get one free" WITH WAY BETTER BREAD!! The bread here was nothing in comparison. Not even sure they bake the bread onsite. So, I wanted to try a drink also, so I asked for the strawberry matcha which was TOTALLY BEAUTIFUL, but I really can't give a fair assessment because I asked for no sugar, so it tasted like plain milk & strawberries. I didn't drink enough to get to the matcha. That was a total bust, but NOT their fault. Not sure I'll be back for a Banh Mi, but they do have other things on their menu...

    I came back before a badminton session to grab a quick lunch. This second time around I got the brown sugar milk tea boba and tofu sandwich. I'm glad their tofu wasn't flavored with typical lemon grass. It was more of soy flavored tofu and they add pho herbs like thai basil to their sandwiches along with the other usual toppings and condiments. The sandwich was at least $8 which is not cheap for the area. You can go to some older vietnamese banh mi places and still get the buy 2 get 1 deal I think. Anywho, it's a cute place and the milk tea was refreshing. Not bad, not bad. :)

    $33 for 3 Banh mi Smoked chicken $8+ Braised tofu $8+ Au jus beef $12.5 The bread was kinda dense, not that fluffy with the crisp exterior. I asked them if they can remove the white stuff on the inside of the bread, they said no when it had enough structure to do it. Bag of veggies only had like 4 sprigs of cilantro in it lol was astounded at the amount Smoked chicken, braised tofu, and beef were not all that special tasting. The mayo they use is not the traditional Vietnamese one. Pate is not gamey here. Parking was kinda hard even for a weekday, make sure to keep any valuables out of sight/clean your car . Would rather use the $33 toward a more traditional Banh mi, or if it were like and broths pho sandwich that would be phenomenal.

    New spot looked inviting so decided to stop by after a haircut and staff was prompt and friendly. This is a restaurant so upon entering you will be asked if you want to be seated. Ordered a pork banh mi to-go which was alright. Interior is aesthetic with a nice waiting area. The hope for these kinds of places is that decor/furniture be well maintained over time to really preserve the feeling of clean and new which I appreciated. Curious to give other things on their menu a try if I'm in the area again.

    Such a cute aesthetic boba shop! I tried the coconut pandan which is coconut water with pandan foam which was so good and refreshing! We also bought Thai tea with boba which had great flavor but the tapioca balls were so hard :(. This is definitely a place I'd stop by again.

    Got their BOGO deal for cafe sua da with light foamy cream on top. Not a coffee connoisseur, so I can't tell what makes this coffee stands out from other coffee...but the coffee is a bit rich and a tad sweeter than what my fiancé would like. I came here for the vibe! Aesthetic and decor is minimalist and clean. Ample parking space. Also has a separate space for dine in.

    I need to stop wasting my money here and trying to give them another chance... came in again today and tried to purchase two brown sugar bobas and they said "we only have enough for one" I said ok I'll get one... tasted like pure milk, I complained and she poured more tea... The drink was nothing like what brown sugar is suppose to taste like! Please don't waste your time here Second time being let down by this place.

    Boban is a new banh mi spot in Garden Grove offering a modern twist on a classic Vietnamese dish. The cafe's aesthetics seems to mirror this modern concept with its clean, sleek, and minimalist design. I ordered the 5 spice pork banh mi for $9.50. The sandwich visually has a lot of vibrant colors with the pickled red onions, carrots/daikon, cilantro, green chili, and of course the 5 spice pork. Flavor-wise, you can really taste the 5 spice seasoning on the pork, and the other aforementioned accoutrements really balanced out the fattiness from the pork. Not to mention, the bread was warm and crunchy as well. Overall, the sandwich was well-made. If you're looking for a spot to sit, relax and enjoy a banh mi with flavors that you won't see at too many other banh mi locations, give Boban a try.

    I was craving Banh Mi and wanted to try this new place out. Atmosphere: I never had Boban before even at their Cypress location but was attracted to the interior design and pho side that came with some of the Banh Mi options. I was a little confused at first when I arrived as Boban is attached or combined with the OneV Pho Bistro restaurant next door. However, it is spacious and there is ample parking in this plaza. Inside, I didn't find outlets but there were a good amount of tables to work or study (even a private room I think you can reserve). Service The cashier was kind to answer my questions and were quick to serve. Food I really enjoyed the Au Jus Beef as the beef could be described as "TENDERNISM" and will like to try their other options as well. I also tried dipping the banh mi in the broth and it was wow chefs kiss*** Drinks I was excited to try the Avocado Matcha and was expecting it to be on the sweeter side. You can taste more of the bitter Matcha if that is what you prefer. I would advise to smash the avocado a bit more with the milk at the bottom so it's not stuck against the cup and order with less ice (ice was a bit big and hard for me to stir)

    Very pricey for a sandwich and hardly any vegetables, daikon, carrots, and parsley. Drinks are pricey, but the bomb. 1 time experience.

The bánh mìs were appetizer-style cuteness, hai phong style paté and shredded pork in house special sauce. You wouldn't believe the flavors from these little bites. My son couldn't stop! Of course, the kids had what they endearingly call "white noodles" - the phở bắc Đặc biệt. Slurped up every last bite of it. My husband and I tried to steal some bites in, too. Gosh. Too good. We promised ourselves to go back. We never did. But it's definitely on my list. Writing this review now, I'm salivating all over again.
