    After revisiting at least five times since their opening day, I can say that they have made a huge improvement in the staffs and Banh Mi sandwiches here. It was quiet on Sunday mornings inside, but lines are popular at times and getting orders ready can take more than 15 minutes depending on what you ordered. Chicken pate chaud tasted good and the half size veggie Banh Mi sandwich was decently stuffed with vegetables with very crumby and crispy soft bread texture. Fresh. Packaging was convenient. My lotus coconut beverage was good in size too. I ordered from the easy self service kiosk. My server greeted me and took care of my needs over the counter. I tried many items on the menu before, including latte, matcha beverages, coconut matcha beverage when it existed, Vietnamese coffee, teas, all types pate chaud, buttered croissants, other banh mi sandwiches, etc. Convenience is key. Some of the matcha beverages with fruits is too sweet for my tastebuds though. It feels like they're focused on food/beverage quality nowadays. Wait times can still be longer than expected at times, but the last few employees I came across were actually more productive with better training. It can turn out to be a hit or miss experience at times. Environment is decent and modern with good upkeep. It's pretty comfortable inside when there are lesser crowds and long lines for sure.

    This is a newer cafe and I heard about it through my friends. They serve banh mi and it's not bad. Service is a little slower but at least the drinks come out correctly. They are known for their coffee so of course I had to try the egg coffee. Wish it had a little more egg flavor but otherwise it was decent. Their matcha on the other hand is really weak in flavor. The store is clean but with little parking.

    I enjoyed their iced egg coffee and their banh mi. I love a clean and sleek decor that is very bright and open. I came here twice as I work nearby. You can order at the register but both times I ordered from the kiosk. Their banh mi was filling w/ fresh meats and pickled vegetables which made a perfect lunch at your desk. Their egg coffee was creamy and delicious, wasn't strong to me though. Do not come here if you are on a time crunch because their banh mi takes a short while.

    Location is kind of random, sharing with a gas station and car wash, but i like it! They have a very extensive menu, from viet/french pastries, banh mis, and drinks. ordering is super easy on a kiosk. For my first visit, i got 2 croffle with durian cream and a roasted rice milk tea. Croffle blew me away Croffle with durian cream 5/5: Ive been eating a lot of croffles and waffles lately, and omg the croffle here was DELICIOUS. It was MORE CROISSANT than waffle, whereas i feel like it's more common to get the opposite. It was buttery and flakey despite holding the shape and crispyness of a waffle. The cream they pair it with is the same cream for drinks, not like chantilly cream or something. I didnt enjoy the durian cream with the croffle, but it might be better with the other creams. I ended up pouring the durian cream into the roasted rice milk tea and it was *chefs kiss* Roasted rice milk tea 5/5 : i got less ice and 50% sweet and the roasted scent was so fragrant still. It was very refreshing yet had the delicious taste of browned rice grains. I added durian cream from my croffle and it worked out really well. I plan to go back to get their cheese rolls and pandan waffles as those looked pretty good as well.

    I ordered the Pandan Matcha and felt the drink was okay. Color of the matcha looked very promising, but the flavor comes off more floral to me, which makes me feel like the tea is more toward a green tea vs matcha. I also felt that the pandan foam had a great texture but flavor fell short and tasted pretty light. Overall the drink was alright, not the worst and not the best, but I didn't care too much for the flavor profile. Changing milk option is free of choice and price to size ratio felt fair. This spot is also attached to a Chevron, so it's pretty easy to access. Even though it is attached, it is very nice and aesthetic inside. Service was nice, drinks took a minute to come out but each matcha was hand whisked and made with care which I appreciate

    A new milk tea shop called Brew & Banh Mi Cafe takes over where Bayleaf Tea used to occupy next to the Chevron Market. The parking spots are few, so that makes the parking challenging. Remodeled and asthesticly pleasing and relaxing with cushioned seats and tables to relax at. The restroom is in the gas station market. The service was super friendly and helpful. I wasn't sure what to get and he patiently explained some of the drinks that had banana and the type. The menu selection is quite large. Banana Ice Coffee Blended - a banana smoothie with banana cream foam with a shot of expresso. Yum! This was delicious and thick. Support your local business.

    The pandan and ube foam coffee is really good. I'm not a fan of bananas or banana flavored stuff but dipping the croffle in banana cream is amazing. Pandan cream is also really good to dip croffle in.

    Brew & Banh Mi is connected to a gas station, but don't let that deter you from checking out all their drinks and food. I ordered their matcha latte with matcha cream, less sweet. It was a decent matcha, though the matcha could definitely be stronger. Matcha cream was smooth and added extra sweetness. I also tried their large grilled pork banh mi. Decent portion, and was filled enough. Wish there was more meat spread throughout the sandwich, but otherwise, there was a decent amount of filling. The cilantro and pickled veggies tasted good, as well as their bread. However, I wish there was either more mayo or pate spread as it felt a little on the dryer side. The banh mi did take a while to come out. I got my drink fist and probably waited roughly 15-20 minutes for the banh mi. The staff were friendly! Overall not the best, but also not bad. They have a variety of coffees and matchas so I might return to try more or possibly their pandan waffle!

    Modern and light coffee spot in Milpitas! Even though they aren't a coffee roaster, the menu is huge - plenty of matcha and specialty brews with customizable sweetness. That egg iced coffee with the thick, eggy foam is a total winner. Mango matcha is another must try if you're not into coffee. Friendly baristas! Pro tip: Restrooms are located in the gas station market next door. But parking is limited as you have to share the parking space with the gas station.

    So it's shared with a gas station which is a little confusing but inside, it's nicely decorated and gives off a cute cafe. The only thing is, I think the restroom is the gas station restroom. Parking is shared with the gas station. They have a wide array of different Asian flavors which is what drew me in and I would've got the blueberry matcha as that's always my go-to but I went with the pandan latte and it did not disappoint. It's different than a pandan cold foam as the flavor is mixed with the coffee and not sitting as a foam on top. Interactions with the staff are limited as I ordered on the kiosk, but they're friendly. Overall, if you're feeling Asian inspired drinks, go check them out!

    Great for a study space, the wifi is relatively fast and the staff is great. I love this as a study spot!! However, I am a more bitter coffee fan. Grass jelly latte- Very sweet, granted I got regular sweetness. However, I got no condensed milk and an extra shot of expresso and it was still very sweet. Since it was sweet, I got an extra black iced coffee and mixed the drinks together, then the grass jelly latte was good for me. It had this nice basil/ tea touch to it with the grass jelly and was a strong coffee. If you like sweet coffee alone, then this is a hit for you. Vietnamese Coffee- Still sweet but holds that strong coffee after taste. If you like condensed milk, you'll definitely taste it.

However, I think the service and ordering process could use some improvement. There was only one person working, and he was clearly very busy and overwhelmed trying to make drinks for everyone. There was also no one else available to take orders. They do have a self-service kiosk, but I couldn't find all of the menu options on it, so I had to ask the person working for help. I felt bad because he was already so busy making drinks, but he was really kind and came over to help. Even he couldn't figure out why I wasn't able to order it through the kiosk, so he ended up making the drink for me himself. The good news is that the latte was actually really good! I think having another person working during busy hours or improving the ordering system would make a huge difference. Overall, I liked the cafe and the atmosphere, but the ordering experience is the main reason I'm giving it 3 stars.

You won't accidentally stumble upon it unless you make an effort to seek it out. Despite this, it seems to be well known by locals and the seating area gets full at times. There is plenty of seating inside, and some outside. Outlets can be found it some tables. It's a good place to work with your laptop. It's mostly tables for 2. There's a larger communal table, and some counter seating. Parking can be difficult. There's a small area in the parking garage for "guest" parking. It's almost always full and you will depend on luck to find one spot there or arrive in time when someone is leaving their spot. There is no parking on most of the surrounding streets, except for the small section of the road that curves underneath Lawrence. And that part is often full of parked cars. It can be frustrating and this parking situation will easily drive away customers to find somewhere else with easier parking. If you're fortunate enough to get parking, you will find that Coffeebar offers a decent coffee menu, baked goods, and some food if you need more than a snack. The people working behind the counter have all been very friendly and helpful. Their Chocolate Croissant is HUGE!!! They'll ask if you want it warmed up. Definitely do this. It is delicious slightly warmed up. I have tried their Iced Chai Latte, which was just OK. It lacked the spice I was expected from a chai, and felt a bit too milky.
