A new milk tea shop called Brew & Banh Mi Cafe takes over where Bayleaf Tea used to occupy next to the Chevron Market. The parking spots are few, so that makes the parking challenging. Remodeled and asthesticly pleasing and relaxing with cushioned seats and tables to relax at. The restroom is in the gas station market. The service was super friendly and helpful. I wasn't sure what to get and he patiently explained some of the drinks that had banana and the type. The menu selection is quite large. Banana Ice Coffee Blended - a banana smoothie with banana cream foam with a shot of expresso. Yum! This was delicious and thick. Support your local business.

Brew & Banh Mi is connected to a gas station, but don't let that deter you from checking out all their drinks and food. I ordered their matcha latte with matcha cream, less sweet. It was a decent matcha, though the matcha could definitely be stronger. Matcha cream was smooth and added extra sweetness. I also tried their large grilled pork banh mi. Decent portion, and was filled enough. Wish there was more meat spread throughout the sandwich, but otherwise, there was a decent amount of filling. The cilantro and pickled veggies tasted good, as well as their bread. However, I wish there was either more mayo or pate spread as it felt a little on the dryer side. The banh mi did take a while to come out. I got my drink fist and probably waited roughly 15-20 minutes for the banh mi. The staff were friendly! Overall not the best, but also not bad. They have a variety of coffees and matchas so I might return to try more or possibly their pandan waffle!

Modern and light coffee spot in Milpitas! Even though they aren't a coffee roaster, the menu is huge - plenty of matcha and specialty brews with customizable sweetness. That egg iced coffee with the thick, eggy foam is a total winner. Mango matcha is another must try if you're not into coffee. Friendly baristas! Pro tip: Restrooms are located in the gas station market next door. But parking is limited as you have to share the parking space with the gas station.

So it's shared with a gas station which is a little confusing but inside, it's nicely decorated and gives off a cute cafe. The only thing is, I think the restroom is the gas station restroom. Parking is shared with the gas station. They have a wide array of different Asian flavors which is what drew me in and I would've got the blueberry matcha as that's always my go-to but I went with the pandan latte and it did not disappoint. It's different than a pandan cold foam as the flavor is mixed with the coffee and not sitting as a foam on top. Interactions with the staff are limited as I ordered on the kiosk, but they're friendly. Overall, if you're feeling Asian inspired drinks, go check them out!

Great for a study space, the wifi is relatively fast and the staff is great. I love this as a study spot!! However, I am a more bitter coffee fan. Grass jelly latte- Very sweet, granted I got regular sweetness. However, I got no condensed milk and an extra shot of expresso and it was still very sweet. Since it was sweet, I got an extra black iced coffee and mixed the drinks together, then the grass jelly latte was good for me. It had this nice basil/ tea touch to it with the grass jelly and was a strong coffee. If you like sweet coffee alone, then this is a hit for you. Vietnamese Coffee- Still sweet but holds that strong coffee after taste. If you like condensed milk, you'll definitely taste it.

I was hoping for more pork in the banh mi because I typically get more of this type of pork in other places. Although the flavor isn't bad (it's still delicious), I wish there was more meat, especially because of the cost (~$10, the tv menu is outdated).

A friend invited me here to study and I was pleasantly surprised by this hidden gem! They have a huge selection of drinks of authentic and unique Asian flavors on their menu. SO many foam and topping choices too. I tried the lychee matcha (a combo I'd never seen or tried before) and it was super refreshing and not too sweet. The matcha leaned slightly floral and could've been stronger, but overall decent. I would definitely come back to try their food and other exciting drinks on their menu, like the pink peach matcha or red velvet foam coffee that caught my eye. Take note that parking and restrooms are shared with the adjacent gas station, but my overall impression was that it's a cute cafe to be productive and try some pretty vibrant drinks!

Tried this place on a whim and ordered via Uber Eats. I was in the mood for some strong coffee and wanted to try something new. I can't speak to the banh mi but my coffee was pretty good. I really enjoyed the red velvet foam coffee. Great flavor and strong coffee, the tastes were well balanced. I also tried the banana blended ice coffee drink. It did have really nice natural banana flavor but it was on the sweeter side and honestly I couldn't taste the coffee. It tasted like a banana milkshake. I'd definitely try some of their other foam coffee drinks!

Located at the gas station :O Nice, clean, good amount of seating available! They offer a variety of drinks and food! I love me a good banh mi with my drinks :) Drinks can be a little on the sweeter side for me, so I would adjust it next time. My fav banh mi would be the cold cut combo or the all topping as they are loaded!! There is parking available around the gas station. I went a few times already. Friendly service! Be patient with them when ordering banh mis :)

I have been coming here for about a year and a half now. The drinks are always great. Staff are super friendly. My favorite drink that got me hooked is the Banana Coffee Ice Blended. They used to have this game where if you get the right number on a timer, a drink will be free. Happy to say we got to at least win it once!

There were no lines when we arrived around 9:45 on Friday morning, and parking was easy. The staff were very friendly, and the dine-in environment was very comfortable. A great place to hang out with friends and coworkers for the coffee time.

12/25/25 overall 4.5 stars for us! Came in on Christmas Day to check out the new chevron gas station hype! Ordered 4 drinks and 2 Banh Mi's. Mango Matcha Mango Passion Pineapple Sugarcane Passion Sugarcane Coconut #3 Pork Belly Banh Mi #7 All Topping Banh Mi There wasn't much of a greeting and for Christmas Day, they were fairly busy after we placed our order at 12:30! Self ordering kiosk. Banh Mi's were loaded. Jalapeños were spicy hot! Bread was soft with a light crunch. There seemed to be 2 workers avail in the front, I saw 1 in the back make an appearance here and there, it did take some time to get our order out. -1 Unable to adjust beverage sweetness/ice/etc. Drinks were all pretty sweet. Love the convenience of gas and a clean place for good eats and a variety of drinks! I have to come back and try the Vietnamese phin coffee's!!!

Service: one self-service kiosk. A lot of customization options (toppings, ice level, even condensed milk level!). Loyalty program where you can rack up points with every purchase. Ambiance: inside a gas station lot, so parking is very limited. Inside was very spacious and clean. Different sized tables for a variety of party sizes. Food: 1. Phin coffee with jelly - 4/5 I liked the option of being able to customize the amount of condensed milk. I chose a lesser amount and it was the perfect amount of sweetness for me. The jelly was a nice touch to add some change to just drinking straight coffee. Coffee flavor didn't feel as strong as other places. A bit overpriced 2. Pork belly sandwich - 3.5/5 I like how it already comes with all the staple toppings. Options to add/remove as you'd like. Comes in small/large size. Bread was not toasted, which I was surprised about (I prefer the crunch). Pork belly was also a bit too chewy for me. Got the large and it was enough to share

There is not a dedicated parking lot (it is stationed beside an apartment complex), but there is some street parking available in easy walking distance. The servers are friendly and quick, and there is a wide but not overwhelming variety of drink (mostly coffee/espresso and some matcha) and food (cake slices, waffles, and dessert toasts) options available. You can also preorder whole cakes from them. The coffee is decent, but I find that $7 is a little steep for a latte that doesn't really stand out. I can sort of justify it by thinking that I'm also paying for the lovely space to work as well. The desserts are also a bit pricy, at around $10 per piece (and the pieces aren't huge). Overall, I had a pleasant experience here and would absolutely recommend it if you're looking for a place to sit down for a while to read, study, or relax, despite the somewhat pricy menu.

Still super good, I'm just glad I didnt do 100% sweetness. The worker also asked us to let her know if we wanted any additional adjustments, so that was very nice! I love corn milk and if that's something you like I'd recommend. The pandan jelly in it helped lessen the sweetness so I think keeping that in really balanced my drink. The pistachio flavor tastes rich and legit without being overly sweet or covering up the coffee. A lot of pistachio drinks at other spots taste like artificial syrup, but this one is smooth, balanced, and actually complements the espresso. I also love seeing that deep green color in the clear cups--it just looks so aesthetic and makes the drink feel even more authentic. Honestly, 9 out of 10 times, this is what I'm ordering. If it's your first time here, PLEASE get it. Thankfully my husband is always down to be adventurous and order something different so we can still guarantee at least one pistachio latte on the table lol. His go-to is the Qamaria Latte with oatmilk, sometimes with cold foam. It sounds simple--espresso, steamed milk, cardamom, and cinnamon--but it tastes like comfort in a cup. The cardamom and cinnamon make it feel warm, cozy, and layered without punching you in the face with sugar. Nothing tastes artificial here. Everything feels intentional and made with care. Also, whether you dine in or take it to-go, the drinks always look cute. I LOVE the dine-in presentation though. The iced drinks come in clear glass cups so you can see all the layers, and the hot drinks come in these thick ceramic mugs that make the experience feel extra cozy. And I'm such a sucker for their tray setup too--everything matches the aesthetic so well and makes coffee dates here feel extra special. And don't even get me started on the milk cakes because they are dangerously good. My fave is the Biscoff milk cake. It's super soft, creamy, rich, and has the perfect caramelized cookie flavor without being too sweet. It paired sooo well with the warm spices in the coffee. _______________________________________________________ --- S E R V I C E --- Each barista I ever had was kind and super chill. I never felt rushed and they took their time answering questions. It sounds pretty simple but I feel like even with how busy it can get, they pace themselves accordingly behind the counter so that they are intentional and patient with their customers, and work in a consistent pace that gets drinks done in time and hands them off with care. Very contrast to a cafe where baristas are working so fast-paced that their interactions are short and it feels like that they just want to get the drink over with and passed off to the customer. It all goes back to Qamaria's baristas being intentional with the way that they work. Keep doin' your thing y'all. Love the flow. _______________________________________________________ --- A M B I A N C E -- It's funny because the first time my husband and I pulled up was after dinner on a Friday night. He was feenin' for coffee and was like, "What's even open this late?" Yoooo, finding out Qamaria Yemeni Coffee was open until 1 AM on Fridays and Saturdays instantly made us happy because now we got a late-night spot whenever the cravings hit. Most nights they're open until midnight too, which is dangerous lol. And let me tell you... this place gets CRACKIN'. We came around 10:30 PM and the line was out the door, but I'm so glad we stayed because the drinks changed our life. Even on a random weekday when I met up with a homegirl, we looked up from yappin' for hours and suddenly the line was wrapped outside again. Trust--it's worth the wait. The inside is warm, modern, and culturally rich without feeling forced or overly trendy. The arches, lighting, patterned seating, earthy tones, and artwork make the whole space feel cozy and intentional. Even when it's packed, it still feels welcoming and communal--honestly just proof this is THE spot to be no matter the time of day. People are studying, catching up with friends and fam, working, or just vibing over coffee, and it somehow all works together perfectly.
