We had our home inspection handled by Mike B. The inspection was set up by our real estate agent and we were not aware of the bad reviews from Cal-Pro. We've purchased homes in the past and had better home inspections; hence, this isn't simply from lack of experience with the process. Mike failed to report that there was no insulation in half of the attic. The report claimed the water for one of the sink faucets needed to be turned on below the sink. Mike didn't bother to turn it on. The water line leaked and caused other issues. Mike reported another sink had some water damage under the sink, but told us after the inspection that it appeared old and had been repaired. Turning on the sink would have revealed the water leak. He mentioned the leak in the report and suggested a plumber inspect. Mike didn't test the dish washer because there were dishes in it. The dish washer didn't work. The sprinkler system in the backyard was fake. There were sprinkler heads without connections to water. He didn't test. There is a long list of items they failed to notice and report. I mentioned these because they're very straight forward and a competent person with some work ethic would have discovered these problems. Why didn't he climb around the attic? Why didn't he turn on the sink after observing possible water damage below the sink? We had to spend quite a bit to bring in a plumber to fix all of the non-reported issues and to fill the attic with insulation. The idea behind obtaining a home inspection is to discover potentially problematic and costly issues before closing escrow. Mike was friendly and nice, but I would've preferred more attention to detail and someone who would take ownership of the inspection. read more

Zero stars. Hired CalPro to do our home inspection and their inspector, Greg, missed a live electrical wire in our backyard as well as an uncapped gas line. Had this issue not been discovered by PG&E, this could have led to the inadvertent death of one of our young children. The prior homeowner had turned off their utilities on their last day in the property, and as a result we had to make an appointment with PG&E to have the gas turned back on. PG&E came out, turned the gas back on, and offered to check out the backyard as well. My wife hesitantly accepted not knowing why he would want to check the backyard. Anyhow, the PG&E guy discovers in plain view an uncapped gas line and an exposed electrical wire. The PG&E guy brought out a device to measure the current in the wire and sure enough it was live. We immediately notified the city of Roseville and they sent out a technician to deal with the wire. Both PG&E and the city of Roseville technicians indicated we should receive a refund on our home inspection and could not believe this issue was missed. We then notified CalPro and they sent Greg back to the property. His only defense was that the previous homeowner had a grill (propane only - not connected to the electrical or gas lines) blocking his view of the electrical and gas lines. He indicated he would never check behind a bbq nor would he ever check behind any furniture inside of your house. Moreover, after informing him that we would like a refund for the inspection, he indicated that we'll need to speak to Glennen (the business owner) and "that you'll have quite the fight on your hands." Truly shocking and short-sighted and speaks volumes to their lack of professionalism and training. Even PG&E thought it was sensible to inspect the backyard but apparently not Greg who was too lazy to check behind the grill. I have put in multiple phone calls to the owner of the business and he has not returned my calls. read more

This inspection group missed TWO BIG ITEMS TOTALING OVER 6k in repairs. As the buyer, I had to pay for this inspection but all it seemed to do was screw me over and help the seller get out of fixing known issues. If I would have known about these issues before closing on the house, I would have asked the seller to pay for these issues to be fixed.. I mean isn't that the whole point of an inspection? Or Atleast it is for a proper inspection. Either our inspector was lazy or this company is just a load of crap. Also, if you bring any of these issues to their attention they'll basically just tell you it's not their problem. I wish I had never used them. read more

I used Cal Pro for a combination home inspection and pool inspection. They were chosen by my realtor so I did not know anything about them prior to the inspection. I bought and sold a home and Cal Pro did the inspection on the purchase side. Overall I would say the home inspection was good although when I compare the paperwork to that of the inspection the buyers got on the home I sold I feel the other company's detail was better and they protected their buyers more than I felt protected by CalPro. If I was just rating the Home inspection the review would be higher. This review is to let other potential customers know not to use their services for Pool inspections. They missed things on the pool inspection and are not nearly as thorough as companies who specialize in pools. They also can not suggest repair costs to you which other pool inspection companies can do. This is crucial when you are negotiating repairs with a seller in a real estate transaction. I had to have someone else come out and inspect the pool equipment and give me an estimate on both the things they found and the things they missed. In the end they did refund me $140 of the overall inspection fee but it did not make up for the lost money I was out by the first inspection being done to a low standard. read more
