Joseph took the time after finishing the perimeter of our house to clean all the cobwebs out of the inside of our garage. From the very beginning, when I called to make an appointment, the staff at the office was very helpful. They have enough staff and availability to accommodate your schedule. I needed a Saturday inspection which they scheduled within the same week. Ryan was my inspector and he showed up on time at 8 AM. He was very thorough and was done by 10:30 AM. At that point, he walked me through the important aspects of his report, which he sent within the two hours after that. For the pricing, they are very competitive, and you get a ton of value for what you pay for. I have never worked with a better inspection company. I'm terribly disappointed with CalPro's service and professionalism. I'm a realtor and hired CalPro to inspect the sewer for my clients who were considering purchasing a house built in the '70s. CalPro performed a quick inspection and said everything was clean and clear. So my clients went ahead and purchased the house. About a week after they moved in, they called to say dirty sewer water was gushing into their bathtub and shower stall, almost high enough to overflow onto the floor. I suggested they call CalPro to come back and check it out. The first thing the receptionist said was it wasn't CalPro's fault because the blockage was in a pipe feeding the main sewer. She added that CalPro was only responsible for the main sewer, which showed no blockage during their inspection. Of course, that doesn't make sense, because running the washer made dirty, smelly water gush into the bathtub and shower. My client begged CalPro to send out another inspector. So, that day, another inspector was sent and he performed a video inspection. There was definitely something stuck in the sewer line but he couldn't tell what it was, and was not able to remove it. His conclusion was that leaves or something had entered the line and stopped the flow. He recommended my clients hire a plumber to remove it. My clients decided to get a second opinion from another company. The new inspector also performed a video inspection and found an old piece of pipe had come off and blocked the flow. He said the fallen piece was obviously there for a long time and it was unforgivable for a professional inspector to fail to detect it. In the end, my clients hired a plumber who dug out the blocked part and replaced the sewer line with a new one. It cost them $2,200 for the repair and a few nights of hotel stays during the time they couldn't use the shower and toilets. We had hired CalPro specifically to avoid this kind of trouble, so I inquired by email if they could take some responsibility for the unexpected expense, but they haven't responded. Not one email or call. I've used CalPro in the past and didn't have any problems, but from this experience, I'm strongly convinced that their business practice is extremely unprofessional and irresponsible. It's unacceptable that they don't even respond to a customer's emails. I will never use or recommend CalPro again. read more

As a seller, if your realtor is using this company be concerned. They sent Brannon Polete who showed up 45 minutes late which is no big deal in the grand scheme of things. What was hilarious was that he stood in front of our Ring camera which recorded him telling the buyers that we were "immature" because we didn't wait around for him since we had prior arrangements with our one year old. This guy is a home inspector and didn't think to keep these remarks to himself and instead did it in front of our camera system which we have saved and will gladly share with anyone who wants to watch him blunder his way through life. read more

I worked with CalPro to have a fumigation done on my new home. Interactions with them to set up the work via email was smooth and easy. They hired another company to do the fumigation (this seems standard practice, from what I can tell). So far so good. The reason for my low review was that in the end, I don't really think they did what they said they would do. I asked if they would also be fumigating the garage. They said, in writing, that they would be (which I was happy about). Further, the instructions I received asked that I detach the fence from the garage so they could get the tent over the garage. This latter was a hassle both for myself and my new neighbor, but obviously was worth it. So, I was surprised when, in the end, they didn't fumigate the garage. Further, when I asked about this, they avoided acknowledging that they'd said they would, and said that the request to detach the fence was a mistake on the part of the company doing the fumigation. It seems clear to me that something went wrong... whether they miscommunicated to me or miscommunicated to the company doing the fumigation or the company doing the fumigation just dropped the ball, I can not tell. read more

This company does incomplete and inaccurate inspections. The non-professional home inspection these people did left me with the impression everything was in good working order however very important issues were never identified in any report. They have cost me thousands of dollars for their incompetence. But far worse is their total lack of communication before during and after their inspection. read more
