My wife and I saw the restaurant on 19 as we were traveling north through town. It was late June of 2026 (Like three days ago). I wish that I had continued driving but as things worked out we decided to stop and get dinner. What a freakin mistake that turned out to be. Following a career with a major hotel brand, graduating from The Culinary Institute of America and serving my country in the Pentagon on an exclusive team of culinary professionals, it saddens me to have to be so truthful about our experience at this restaurant. We ordered the $37.99 porterhouse house steak, baked sweet potato and endless salad. I also ordered a house Margarita. The meal was served with rolls and cinnamon butter. When the rolls and butter stands out as the superior item served to us that night, you can imagine what the rest was like. The margarita tasted like lime juice and had no taste of tequila in the drink whatsoever. The salad was served in a huge tin bowl. One would have to look over the edge of the bowl and down into the crater of the bowl to find remnants of a salad. The bowl was way too big for the amount in the bowl. It was pitiful. Whatever was in the bowl was tired and a bit limpy. I had to remove some of the brown wilted iceberg lettuce before placing anything of substance on the plate. Never bothered to order anymore. It was pretty bad. Now comes the steak! It was a total disgrace and non eatable. It was a disaster! It was at this point when we ordered a second round of rolls and cinnamon butter because we knew where this entire meal was headed. No matter how the steaks doneness was ordered, it could not be chewed. Every knife cut of the steak was a mouthful of grizzle. The side of the plate was full of meat that could not be chewed. The sweet potato was pretty good. although small for a sweet potato, it was very good. Why not bring this to the attention to the manager you ask? My answer is this. When I enter an establishment and agree to pay you the asking price, of your food and drink, I expect you to hold up your end of our agreement and serve what is reasonably expected. You as a manager failed to do this and it is a most reasonable expectation of a customer. Secondly, your waitress told me that the steak we ordered was the last one left. We did not show up at 9pm but rather approximately 7pm. and you're running out of your priciest steak. Hint, walk your dining room and check with customers about their experience and if everything is what they expected. Try being subtle and look behind your waitstaff to see that they are giving their very best to your patrons. It goes a long way. In closing, we left quietly and will never return to any of your establishments. Sometimes bad experiences are followed a few good ones. We loved it here! My grouper nuggets or tenders were far better than I was even expecting and the blackened grouper and coconut shrimp were also loved. The fajitas were not great. The green peppers tasted pretty gross and had to be tossed but everyone else was definitely happy with their food! A lot of the meals come with salad, which was good. You also get rolls with a cinnamon butter, yum. And you get peanuts! Came here after golf to have a dinner with friends and it turned out very well. We had reservoir a specific time and showed up at the appointed time and were seated immediately. Out waitress, cupcake, approached and took drink orders and explained some menu nuances, and off she went to fulfill the drink orders. When she returned, we all ordered our food, and explained the divisions of checks with individual grouping, and we then waited a short time. Those that ordered entrees, receive part of a big bowl of bottomless salad and we all had warm rolls with special butter. Our meals came quite quickly, even though the restaurant was full of hungry patrons. The food was hot, prepared as everyone ordered, and was enjoyed by all in our group. When you mess with my money, all good reviews go up in smoke. I thought I had a good time and good food until the bill came for $46.01. The bank sent an alert on my phone that $55.93 had been charged to my card from Cody's. The date stamp was two minutes after the waitress rang up the check (before the tip and signature). I gave the benefit of the doubt and asked for clarification before I signed. If she tipped herself, then she wasn't getting another one. I wasn't going to accuse. I asked kindly. The response from the waitress and manager were the same--it was a glitch with my bank and that I had to take it up with the bank. You want me to reverse the charge, so you can accuse me of stealing coz you got caught--Hah! Somebody had sticky fingers. They didn't think I would know. Taking more than the amount owed is DISHONEST and called STEALING. How many people have been overcharged and didn't look at their bank statement. This is not the first time someone has tipped themselves when I gave them a card to pay for food. I don't care if it's a dollar. It's my hard earned dollar to do what I want with it. read more

we dearly eat out and went out for date night. The service was a bit slow. The appetizer took a while to come out but it was good and hot. My husband was offered drink refills but I was not, salad was extremely wet and soggy, both of our prime rib came to the table cold like it just came out of the fridge. Had one bite of my steak and ended up taking the rest home. my husband took 2-3 bites and took his cold steak home also. The manager came by the table told us he would discount our meals due to it being cold. We did in fact receive a $10.00 discount off of the $90.00 bill. We will not return to this place ever again. We stopped going to Cody's because of a very bad experience, but decided to come back after years. And I am not that happy with that decision. Our server was nice, but the steaks were cooked wrong, and the cheeseburger was extremely salty. We ordered a loaded potato and it came with two small pieces of bacon and cheese.... Nothing else!!!! I really wanted to like this place, and the bar is pretty low for this type of place in The Villages, but it was not good. They have a 2 for 1 drink special, I think it's every day, but I don't think there was even one drink worth of alcohol in the two drinks put together (manhattans in my case). If you're gonna take advantage of this, I suggest the wine or beer (as the others at our table did). Service is terrible. The drinks took forever to come, the appetizer was delivered along with the mains. The burgers were okay, but the French Dip was horrible. Lots of inedible gristle, way overcooked and dry and the sandwich was too small. The pickle chips were good though. It was crowded, but I can't fathom why. I won't return. read more

Went there 2x times this. Every meal was great. One day after golf my husband had "the best pork chop he ever had" then we made reservations for Valentine's Day as we had company coming in that day. It's was super busy but with our reservations they took us right in to a great table and we all had filet and lobster. Overall I can say that this place was pretty decent. Unlike most places I dined at in The Villages, it appears they have a deep fryer. This is a huge deal in my opinion. I was able to eat fried food! Service was good. The waitress was attentive and skilled in the lost art of writing her name upside down on the paper table cloth. The 2 for 1 beers helped out the experience. It was kind of a late lunch/early dinner, so wasn't overly busy. I will say, the lunch special menu was weak! Who wants a dang Pimento Cheeseburger? So I'm from South Jersey Philadelphia area you know go Birds and we have some places there that are similar to Cody's. One of those just called P.J. Whelihan's and the other is Chicky and Pete's Cody's now has some really nice selections and some daily specials the one I especially like the two for one fajita dinner with your choice of meat or shrimp. I also like the two beers for one you can never have enough Yingling I've been down here for a while now in the Villages area. and from what I have had as an experience with eating and Cody's, I decided to give it a four I mean come on if you can get a medium rare New York strip for $25 and two sides and two beers for one and peanuts on the table... We really gotta take a rest or so much. So give Cody's a try I don't think you'll be disappointed. Oh by the way, if you don't like beer, get a couple mixed drinks. Oh no, we had such a great experience the last time we came here two years ago. Today was the total opposite. So now I suppose I can understand the mixed reviews. Maybe not worth the chance if you want a decent experience, taking out your family, or visitors, etc. What a difference a terrible server and front house makes. The table next to us had a fantastic server, she had the table laughing, brought drinks and refills, they put in their app orders and entree orders, all the food came out quick, before ours, and they even got salad and rolls. While we sat at a table, with no napkins, no drinks, no salad and no rolls. Food came out wrong, some dishes hot, some not. My entree was nowhere near as delicious as the last time. Also curious to know why the server had an airpod in her ear, maybe there was a reason. She wasn't having a good day, and I kinda felt bad for her. The manager quickly fixed the wrong order and apologized, gave the "sorry, short handed" answer and took off 15%, which did not seem commensurate with the discomfort of everything. I get we are short handed, but make us wait for a table instead of triple seating us in a section for a server that spans the entire dining room inside and out. Not that we wanted a discount. And Kay Kay came out at the end and asked if we wanted anything to go? Our fridge is packed, and would have preferred to have maybe the apps taken off the bill. I would have even taken a gift card for a next visit. (Although we really thought about taking a salad with us, but when am I going to eat that? All wilted a day later.) Ok, I realize that Cody's ratings might be a bit lower than this, but my experience was pretty good. I arrived around noon to find cheap beers and friendly service waiting for me. But it was Cody's King Kong sliders that won me over. I ordered two sliders for under $3 each, expecting your basic slider; however, what I received was basically two cheeseburgers stacked for business. Dressed with a massive onion ring, each cheeseburger slider was a meal unto itself. Hearty and delicious, it was all I could do was to finish just one.. the second slider made for the perfect inflight snack later that day.
