Agree, they are Not a good property management company. My community uses them and it seems the only people who want them are our board members. We have one of their employees that work in our community, she is nice but doesn't do much or is not very knowledgeable. She makes around $60,000! This company wanted her to have an IPad to use so she asked our board members to buy it! She wanted this woman to have expensive business cards, guess who paid for it? Our community! Shouldn't "her" company pay? It seems like a few board members are close to her and will do anything for her. I often attend the meetings and so many owners are disturbed that the board continues to work with her and her management company. She has no idea how many people want to sign up with a new management company. Curious about the review stating that they live in the Northpark community and have never seen anyone from Crummack "harass" a person. I never stated anyone was "harassed." I also never stated what community I live in......interesting statement they made.....It makes me wonder if this reviewer works s associated with this company in some manner. They also went on to say it is often "board members who set the tone for the implementation of the rules/fines etc." Yes, this is true, I've never had an issue with that nor did I bring it up as an issue in this review nor did any of the other reviewers. This reviewer shared how awful another property management company named Merit was. Out of curiosity I read the review they left for Merit, all I can say is....I wonder about this person. In that review they wrote, and I quote "They also tried to fine her for her Chinese tenants leaving their shoes outside the front door! These people are unethical, racist, and operate illegally." Racist? Unethical? All for leaving their shoes outside by the front door? W O W, quite the statement. My community is basically Asian and many of us leave our shoes outside before coming in. Yet, if I lived in a community which did not allow this, I would not be calling the property management team racist. I realize that most Americans wear shoes in their house and if leaving shoes outside was permitted, I would not assume it was because they did not like Asians. Actually, most of us think it looks messy leaving shoes in the front so we have a place we leave them in the garage where they are kept cleaner than leaving them outside. Very interesting choice of words this reviewer has left. Questionable review in my opinion. My issue was with Margo, one of the owners. She actually called a board member at their home to complain about a new board member she thought was going to cause problems and wanted to know what to do with this person. Maybe this is your definition of professional but it is not mine. I also don't consider it professional that Margo would ask the board members to pay for fancy business cards that cost around $200 for the employee who works at Northpark or ask the board members to pay for an ipad for their employee, I have never heard of such a thing. However, each person in a community has their own unique views on this situation. I've been around property management companies my entire life and this is one company I don't think highly of. read more

Disappointing Experience with Crummack Huseby Property Management I am utterly disappointed with the service provided by Crummack Huseby Property Management, particularly with Sandi Gibson's lack of professionalism and disregard for customer concerns. Since February 2024, I have repeatedly raised the issue of our dysfunctional pool gate to Sandi Gibson and to their ever evolving new assistants only to be met with excuses and delays. Despite involving a board member from our community in April 2024, the response from Sandi remained inadequate. She conveniently blamed her assistant's absence for the lack of progress, conveniently ignoring the fact that this issue persisted long before her assistant's absence. While Sandi assured me that they were working on resolving the problem, the gate was eventually fixed, albeit only partially. It now functions sporadically, only working in the evenings and leaving the pool vulnerable during the morning and afternoon hours. This demonstrates a complete disregard for the safety and convenience of the residents. Furthermore, the negligence extends beyond just the pool gate. Despite being made aware of the broken lock on one of the tennis court gates, Sandi has failed to take any meaningful action, leaving the area accessible to non-residents at all hours. This poses a significant liability risk to the community and its residents. Gates still not fixed/repaired ~ 4 months of requests. It is clear that Sandi's approach to management not only lacks efficiency but also demonstrates a disregard for the well-being and concerns of the residents. Additionally, her tendency to pressure board members into committing to community issues that result in additional financial burdens is unacceptable. Overall, my experience with Crummack Huseby Property Management and Sandi Gibson has been extremely disappointing, and I strongly advise against entrusting them with any Home Owner Association property management responsibilities. read more

Crummack Huseby has been a nightmare to deal with in our community of Ivy Wreath in Quail Hill. I know several of our neighbors have had similar issues as I have read on our Next-door page. Their staff required an obscene amount of information from you in order to get a parking pass for a third vehicle at your home. We have provided all the information they asked for multiple times, and then never received our parking pass. Upon asking why, we are informed that they don't have all the info they received from us and we need to start over, even though I have email threads confirming that we did, in fact, provide all the forms and proof of residency, copies of licenses, registration, photos, etc. that they requested. They once even told us that we wouldn't be receiving our parking pass because it had been denied by "the board." In my opinion, this company is biased against renters and likes to make the process unnecessarily difficult for us because they don't like renters in their communities. In the latest response from the HOA, they are now claiming that our drivers licenses must reflect our Ivy Wreath address which is unreasonable for tenants. Sue Evans has been particularly unhelpful and unreasonable. We are good tenants, take care of the home we live in, we are quiet and respectful of our neighbors and we follow all the HOA rules. There is no reason for us to be treated like this. read more

Let me start off by saying I worked for Keystone Pacific Property Management (Accounts Payable) for a couple years in the 90s, so I'm somewhat familiar with property management. I know a lot has changed since then, but one thing that has not is customer service. Our original PM was horrible. He tried using non-operational penal codes for my car saying that it was being stored even though it clearly was registered operational for the parking pass. I received excuses like my car was dusty and had spiderwebs on it. Duh it was parked next to bushes with spiderwebs and it wasn't being used regularly due to this small thing called the COVID pandemic and I was working from home for over a YEAR (still at home), so why would I move my car and lose my spot? It really was one thing after another with them. I work in marketing and as most of us are aware our perception is our reality and the reality wasn't good. Thank god they switched our PM to Kiele Judd. She has been courteous, professional and most importantly patient. She offers solutions instead of just pointing out the problems. She has been quick to respond and has completely changed my view. Long story short she treats us like valued residents, rather than criminals in our own neighborhood. It is not easy to change a bad review into a good one, but Kiele has done just that. read more

Margo Crummack, CEO of Crummack Huseby Inc., demonstrated exceptional professionalism when we were unsettled by an updated policy introduced by a parking patrol company in our community. Feeling unsatisfied with the revised policy that did not consider our situation, we sought to reach out to the community's homeowners association. Then, after sending her an email, Margo, CEO of the association, promptly replied to our concern and showed great insight to discern the matter. She handled the issue without delegating to her subordinates, as the issue required urgent attention and quick resolution. She worked diligently among the stakeholders: the board of directors of the community, the patrol company, and the homeowners, like us, who were impacted by the policy. Then, she expedited to hold a community board meeting to discuss and remediate the issue and resolved the issue within a short time. I have been very impressed by Margo's professionalism and follow-through to manage the urgent issue and provide such expedited resolution to the homeowners. My personal opinion is that a company is as good as its employees. This 5 star goes to Cheryl Downs (and 5 star fo Crummack for hiring her). She has been responsive, sincere, and effective. Any issues that are reported are resolved within the week--but most are resolved the following day. The 5 star also goes to Crummack for hiring such competent and dedicated landscaping team. These guys are so detail oriented. There was once a time that Crummack sent a team to trim down the trees. That crew left carrying the branches, twigs and as much leaves as they can gather--but in the end, they still left the place a mess. The lansdcape crew came in an hour or so later and cleaned up the place; as if, no tree-trimming was done that day (simply amazing!). What also surprises me is when I do a "white glove" test on the park benches (week-in and week-out) there's no dust. These guys are really on top of what they do. So in the end, Crummack gets 5 stars for hiring the right people, the right crews. Because of Crummack's ability to find the right people, our community is in tip-top shape. This HOA is a complete joke, and Sandi Gibson is at the center of it! The level of favoritism and discrimination in this Teresina community is appalling. Larry Michaels, a board member who helped craft the parking rules, blatantly violates them by parking two cars on his driveway and keeping a gym in his garage. Meanwhile, the rest of us are forced to strictly use our garages for parking and are denied the same rights. Where's the fairness? Despite multiple complaints and photo evidence of Larry's violations, Sandi has done NOTHING. She dismisses legitimate concerns from homeowners and lets the board members run wild, breaking the rules they impose on everyone else. We have clear proof of this in front of 27 witnesses, yet nothing is being done. This is a violation of the Davis-Stirling Act, and we will not stand for this corrupt management any longer. Stay far away from this HOA if you want any sense of fairness or professionalism in your community. This place is an absolute disgrace, and the management is complicit in enabling favoritism and discriminatory enforcement of the rules. read more

I had great experience that day. I was so lucky to talk to Noor Almandili that day. She was not from Architectural Department, but she was willing to help me with my application and she spent a lot of time with me. She was making phone calls to make sure she was giving me right answer to my questions. She was assisting me with all questions I had. She was even willing to talk to my prospective vendor for windows replacement via phone and explained to him what is needed from him for approval of my application. Noor has excellent customer service skills, she is very professional and nice person. She was very friendly , understanding and patient. We live in a new community in Costa Mesa and Crummack Huseby is our HOA. We have had a great experience with Kelly Maclnnis and Cheryl Downs. We have had many situations where we needed some guidance from our HOA. We were very lucky to have these two women to help us get our backyard plans approved and completed. Then we decided to add several windows to our house and they went over the top to help us make sure that it was done properly and to the satisfaction of the HOA. We could not have finished our project without their help. Kelly & Cheryl have always taken the time to help guide us through some of our issues or help us get approval very quickly. It is amazing to see how much these two employees take care of on a daily basis. This HOA staff goes above and beyond to take care of all the homeowners in our development. She is EXCEPTIONALLY knowledgeable when it comes to property management!! Also, probably what amuses me most, is how she diffuses irate and/or unintelligent home owners that bitch and complain about...the most RIDICULOUS things...things that would make me want to strangle them... For instance, my magnetized mailbox latch kept coming dislodged and I kept repairing it until it finally became irreparable. I work as a designer that needs to submit multiple applications to different property management companies every month and Crummack Huseby is by far the best company I have had the experience of working with. I work directly with the Senior Arch. Coordinator Melissa and she has always been so helpful explaining the CC&R's clearly, as well as being so accommodating whenever any difficulties have come up.She also always gets back to me the same day on any issue which is a huge help when my construction crews are waiting on key information to complete their tasks. In Teresina Community - Sandi Gibson, the community manager, has shown clear favoritism and discriminatory behavior in enforcing HOA rules. Despite multiple complaints, she has repeatedly dismissed valid concerns regarding unfair parking rule enforcement. Board members, like Larry Michaels, are allowed to break the rules without consequences, while the rest of us are held to a stricter standard. This blatant double standard is unacceptable and undermines the integrity of our community. Extremely disappointed with her lack of professionalism and failure to address these issues fairly. Even we reached out to CEO Margo and Huseby but they just ignored us. FYI: We have all the written proof for the above. read more

I live in the Portola Hills community that is managed by Crummack Huseby. In December 2015 we switched management companies due to poor management and a lack of follow through. Our new manager, Dana Davidson, has been incredible. Her attention to detail and follow through is better than any manager I have worked with, and having worked in the industry for over a decade, speaks volumes. Besides Dana, the Architectural Coordinator, Kelly MacInnis has been incredibly helpful as we navigated the Architectural process for repairs to our home. I have had nothing but exceptional help working from Sharon Elsasser on work that needed to be done regarding a plumbing issue in front of my condo in the Eastbrook Track in Mission Viejo.
